    So I ran into this guy today on one of the properties he is the agent of while I was walking my…read moreservice dog. I am a combat veteran and a former Army Ranger. To set the table... this property lines Canton Road and the cut through to get to the other side of the road is easier to go through and it's absolutely a vacant field with no housing. Yes, I can walk around, but you cats get it. It didn't remotely have to be what it became. He confronted me today and walked up with an attitude that oozes of confrontation. I sensed this and as I walked toward him I extended my hand to shake and say...."hey man, how's it going?" He shook my hand and then told me this was private property and he "owned the property." I understood and told him I just walk through this huge vacant (for at least 8 years) property with my service dog maybe once a week when I visit my elderly mom in the neighborhood behind the property and then I continue on. He then said...."I am the realtor of the property." I then said....."so you are the realtor and not the owner, so you just lied to me." The next words out of his mouth were..."get the fuck off the property or I will shoot you and your dog!" As you can imagine I didn't let that go and had a few choice words for him. He then threatened me again and then his son gets out of the car. Well as soon as I identified myself as Ranger, dude softened a little. His son then intelligently got back in the car. He threatened to call the cops on me and I told him to go ahead, but he didn't because he knew he *ucked up, and *ucked with the wrong guy. Here is a wonderful picture of him confronting and wanting to be a bully. This is your neighborhood real estate agent. You can believe this post and this picture with his name will be everywhere on social media and to his clients. Phy-Ops. NEVER THREATEN TO SHOOT ANYONE UNLESS YOU ARE GOING DO IT.

Candace was one of the ones who responded. She has a lot of great reviews, and I do not mean to detract from that. I wish her the best, but at the same time, I thought that, in all fairness, I need to tell of my experience. My own take is that she was usually a step slower than others to respond. And while everyone else went to look at the condo before getting back to me, she didn't. Both of these may be on account of the fact that she holds down a different day job. Perhaps she has an assistant or two at her disposal, but I'm skeptical that she would be able to provide the attention that I would have needed. Others who had a good experience with her - good for you. I decided to go a different way.

From our first showing to closing day and beyond, it was obvious that in addition to her extensive expertise, Leah is genuinely passionate about helping her clients enjoy a smooth and successful home-buying experience. With three young kids and two dogs, we wanted to make sure we had room for everyone. He was able to meet with us on multiple occasions and show us around the houses we chose. This is what sets him apart from every agent I've ever worked with. Not only did he provide details on the homes we wanted to see, but he drove out to every single property (and there were A LOT) and provided feedback on what we may/may not like about homes and their areas and also mapped out our days to maximize our time while we visited. His attention to detail and ability to know his clients sets him above everyone else. We ultimately found our home and really couldn't have done it without his guidance, patience and overall kindness that he exhibits.     If I could afford to take these people to court I would…read more If you are a first time home buyer, I highly recommend looking for a different real estate group that will have your best interests in mind instead of their wallets. What's crazy about this situation is that these were supposed to be family friends. I purchased my 1st home using Andrew Morgan as my real estate agent, and put full trust in Page and Andrew. Big mistake. I've wound up in the worst financial position of my life because internally these people are as dishonest as it gets. My inspection was basically botched, and I've wound up with a home that is borderline unlivable, and unfortunately I can't afford to fix much. I was looking for something that cosmetically could use some work, but functionally was sound. I told this to Andrew directly, but instead I would up with a house that has severe problems. The first week I moved in - I had 7 roof leaks and my master bedroom ceiling caved in. An extension of the house that was originally a car port also has problems. The wall facing the front yard where a large window was put in, originally a brick wall for the carport, leaks water down the wall when it rains heavily. I noticed there was calk along the floor because of this - again not disclosed. I got a contractor out to take a look and they said likely when this space was redone, a weather barrier was never put in place. A roof boot was also supposed to put around the electrical mast in my closing contract, and that was never done. So this spot also leaks water into my house when it rains heavily. My furnace, which was supposed to be serviced and in operating condition (part of my closing contract) went out the second week I lived here on the coldest day of the year. It cost me $1000 to fix. I then quickly discovered the house can't maintain temperature because there is zero, not kidding, zero insulation in the house. When it's below 60 degrees, my thermostat can not get above 55. For one month in the winter - my electric is above $500 for a 1400 square foot house, and my gas is above $400. When confronting Page about this she said "You think it's the seller's responsibility to disclose this"? Absolutely, Page. I think when a house literally can't maintain temperature and utilities for a single month are $1000 for a small house, I do think it should be disclosed. This problem is reversed in the summer, and the house can't cool. It gets above 80 inside. Additionally, there was a Norwegian roof rat infestation on the property I also had to deal with, getting exterminators out to the property. My water heater constantly trips and has to be reset, meaning on any given day I never know if I get to take a warm shower or not. The master shower, which was supposed to be repaired via my closing contract, is also a joke. It's basically unusable because the floor is unstable (crawl space) and the shower head pipe has fallen out of the wall. The night before putting an offer on the house - I looked over the inspection and saw a lot of red notes, but honestly things I didn't quite understand. I asked Andrew what his thoughts are, and he said none of them were a major concern. That turned out to be a big joke. His words were "This is a great house, and it's a great investment". When confronting Page about the issues present, her response was "Well we were under the impression that the house was in poor condition, but you wanted to make an offer anyways." Are you kidding me? Tell your son to tell you what he told me about this being such a great house and great investment. These people typically sell multi million dollar homes in the East Cobb area, and I gave Andrew a chance to tap out early on because I started to get the feeling that he wasn't taking the time to really listen to me, or show me houses that I was most interested in. He said not to worry, so I went against my better judgment because they were supposed to be family friends. I was naive to trust them, and I hope others take caution.
