They are the worst property managers I've ever had to deal with they ignore complaints completely but heaven forbid your rents not there on the 5th they're evicting you. I'm glad I'm seeing as many 1 and 2 star reviews as I am; the company is full of crooks, and I don't use the term lightly. My roommate and I were not messy people and left the place sparkling upon move-out. We were legitimately convinced it was cleaner than when we moved in. We had to fight tooth and nail to get Crown to revert their over-the-top charges for "damages" and "smells throughout" (the smells were the normal, over the counter cleaners we used - 409, etc.) We still didn't get our deposit back. I'm completely sold on the fact that this is part of their policy - the very way they make money and do business. I'm not exaggerating, you will absolutely receive a bill for no less than $4k in the mail, no matter what condition the place is left in. read more

I've been using Crown Management to handle my rental property for about 7 years. The staff is very helpful and they take care of everything. Documents, payments, service calls can all be done electronically and this just adds to the ease and convenience of working with Crown. This has been a big plus since I moved to another state. With Crown I don't have to worry about a thing, it's all taken care of of. read more

They were not responsive to me. An investor that they represented walked on a deal to buy our home. Crown was the listing agent. We asked that the stop marketing our house and got no response from them. I did not enter into an agreement, the investor did. Now the contract between us and the investor is good and they are still marketing our house as for sell. read more

Although they have nice properties they are crooks out to make sure you don't get back 100% of your security deposit. I lived in a property for over 4 years, treated it as if it was my own, all maintenence checks were fantastic BUT when it was time to move out zero communication. I was penalized for touch-up painting when they wanted wall to wall painting. Who does that? and it was never communicated from the beginning. Tried to contact someone...no response whatsoever. So I moved out of my leas last year (June 2015), and completely forgot to update my experience upon move-out. The house itself was very nice, but Crown Realty is a bloody nightmare to deal with. I believe what they did with us is what they do for everyone: they kept the property listed as "for rent" for up to a week after accepting applicants. Let's say each person puts down $30 rental application, and if they get even 5 other applicants while this property "is still available" that's $150 they can pocket without even attempting to run a background check or process an application, since they accepted the first people to put an application in. Upon moving into the property, I took a TON of photographs. You have to do this, too, or you will severely regret it. I 100% will attest that is the only reason we got any money back at all from the company upon our move out. At every opportunity, I told them I had photographs and was willing to send them and willing to use them if further legal action was required. I was firm about this, but that's what you're going to need to do in order to get any shred of money back. Also, you MUST be there for inspection. They will take that opportunity to mark down anything at all if you're not there. They have absolutely NO consideration for you when you move out. A few things they did to us: -The first I ever heard about our property being viewable to others was when a stranger texted me telling me that they were going to be at my house the next day. Yes, telling me. (This is verifiable.) -The stranger said our property manager told them only a 24 hour notice was needed... The property manager never warned me this would happen. -He also said the agent was planning on putting a lock box on our property (WHICH WE STILL LIVED IN), which would have allowed any person with the code to come in. Once again, we were not notified of this by the agent. (She ended up not doing this until later, since we made a fuss of it...) -They claimed they would only allow people in the house when they were there. This was not the case, since several people randomly showed up at the house unannounced, thinking that we would give them a full tour of our house. When we told the property manager about it, she was all, "Oh no, gosh. They're not supposed to do that! Just let me know when they come by, and give them my number." Did they keep turning up unannounced? Of course. - One time, a guy just walked in. I came home with groceries and was putting them up, and the door opened and he came in behind me. So I got to the point where I couldn't even feel safe on my own property. - Once, a realty woman showed up, and she pushed at some blinds to look at the patio and bent them. I was standing in the entrance way, watching her. She giggled and apologized like it was a joke. Please see attached image for $35 blind charge that we were hit with when A REALTOR BROKE THE BLINDS. We knew at this point it would be moot to fight with them about the charge because they were ready to fight us every step of the way about every other little thing. So, imagine... Two women, who still have live in a house, with a pet, maybe we have some delicate clothes hanging to dry in our room, a computer and other valuables. And they wanted to let people into the house when we weren't there... What would happen if my roommates' dog had gotten out? Would they have been liable for missing property? Damaged property? When we fought back on the issue of people coming by when we weren't there, they finally agreed to let people in only when they notified us about it. And I do mean notified. They would text or call and say, "I have an appointment and I'll be coming by around 6:00pm." We had to tell them repetitively that we didn't feel comfortable with that when we weren't there. We were able to come to a begrudge agreement, but we felt pressured to be there. Honestly, I didn't trust these people in my home, so there was no way I would let me meander around without me being there. And of course, a part of the lease stated that we had to hire a carpet company and provide a receipt. We did that, but guess what? THEY "HIRED" ANOTHER COMPANY AND CHARGED US FOR IT. They also charged us for trash removal when there was no trash on the property. $620 for deep cleaning, flea treatment, and trash removal. In the end, we did get some money back, but that was because we were extremely well-documented (email conversations, text messages, pictures), and because I was stubborn and wouldn't let them bully me. read more

I repeat the sentiments of others by stating Crown Realty, at least from a "move out" perspective," is cash cow with excessive fees, PERIOD. My "move out" inspection was done yesterday and they billed me for over $1200 in "move out" fees. False charges of damaging carpeting, hardwoods, and personal items. We spent a week cleaning, hired a carpet cleaner and made that place shine. They gave me nothing back. Wait, I got back $45. My deposit was $1,500. I am changing my post here on Crown. I still think they are a bad company... but I'm softening a little bit... I just got the official letter (delivered to the wrong house) late. I'll probably be dinged (. They inadvertently sent me the Cash Flow Summary (01/01/2015 - 12/31/2015) for several owners of their properties. I only recognize one name (because he is the person who owned our property) and I gotta tell you, I'm feeling pretty good. We (as tenants) are not alone in the overcharging. The Management fees are crazy; and the turnkey maintenance is ridiculous. The management fees appear to be around 10% (see aren't you feeling good out there people)... But back to my complaint... now that I have had a chance to really think about it - I still feel that they are bad news and people should think carefully before entering into an agreement with them. Renting is big business. It is designed to make a profit. You need to really read the lease before you fall in love with the property because they have all the angles covered. Do yourself a favor and if you really feel as though you have been scammed - file a complaint with the Better Business Bureau. Knowledge is power. You can also put in a formal complaint with the Georgia Real Estate Board (I believe that is what it is called). You will never be able to win, but at least you will let people know what kind of company of this. And make you post on YELP, Facebook, etc., any public forum that will allow you to speak. But make sure that your claims are accurate and not inflammatory. In other words state facts. Here are mine: Our vacuum was stolen when the property was being sold. Crown's viewpoint is that we should have locked up our belongings. They sort of hide behind the lease instead of taking responsibility for letting people just wander through the property we were renting. And then because we vacated early they charged us for the rent AND another $550 for repairing the walls with products they supplied (that did not match). That is the bulk of it. We did seek the advice of a real estate friend who informed us that Crown has a reputation, that it is business and it is not personal. And to coin our attorney friend, "while they may be immoral it is not illegal what they did". And so it is what it is. So if you can - #1: File a complaint with the Better Business Bureau - but be accurate and specific. #2: Post on public forums (like this): YELP, Facebook, Yahoo, just to name a few. But remember that when you do be accurate (and honest) because you do not want extra issues. #3: Let your friends know. Lastly, read their lease carefully. Make sure you pay attention to paragraph. We cannot all be wrong. They are NEVER going to give you back all of your security deposit. That have to make a profit. So don't expect it. Feel free to reach out to me if you have any questions. But please be advised I cannot share with you the paperwork they sent me - I cannot share names, etc. While I loathe what they did to us and they do lack morals, that is not how I roll. HORRIBLE company. Ive run my own business for 30 years and never dealt with a worse company. Get this, Im on auto pay to pay my rent. The auto pay worked for 16 months. On the 17th month, Crown chnaged their website so my auto pay didn't work. I called them on the 5th to find out why my rent hasnt been taken out of my acct. They said we changed our website and now you have a $280.00 late fee and did it again the next month. Now they want me to pay $560.00 in late fees because they changed THEIR website. PLEASE BEWARE OF THIS COMPANY! I stayed in 1 of there properties for 3 1/2 years. When I moved in the representative noted that the were scratches on the hardwood floors and that they were worn. I moved out on 1/31/16. They are charging me $400 for the scratches insisting that they are more visible (as if they would go away). They also want you to keep the utilities on for 3 days after you move out for inspection. I will never do business with them again. These people are a bunch of crooks! read more

Run as fast as you can...I am currently renting from Crown. I've been renting for over 6years. Thing is that they don't have a grace period for rent. It is due on the 1st and that's that. Well today I called to let them know that I'm working out of town could I pay via the website. Unfortunately, the answer was no because it is after the 5th. No problem told me that it had to be sent over night or would file papers on Monday. So needless to say I had to send overnight but hopefully it gets there in time because they would rather send court docs instead of me paying the full amount provide them with a tracking number for payment from post office. $250 I ask myself is it worth it. Plus beware they have a VERY HIGH TURNOVER with agents. In the past 6 years not one person is still there. I mean agents in out monthly. It seems that they don't even wait a year with this Company. I hope I'm catching you before you make the mistake of signing a lease with Crown. Ask for the lease prior to signing, and read it in its entirety. Fees, full of clauses! The fees and stipulation fines are ridiculously expensive and are put in place to drain your bank account when the time comes to move out. In my experience, life happens. As a landlord/management company, you need to understand that, and be willing to work with your tenants, instead of "sticking it to them." every chance you get. Especially if you are dealing with a good tenant, who has paid their rent on time consistently. There is no such thing as "normal, wear and tear", when leasing from Crown. I will guarantee you that Crown will find a way to nickel and dime you. They will conveniently do the move out inspection without you present, even if you request an appointment ahead of time to be there. Document EVERYTHING, take pictures during move in and move out. Keep all written paperwork, and save all written correspondence including e-mails. This 30 years in business claim, doesn't mean a gosh darn thing if you're not good at it. Sounds more like delusions of grandeur, and paying people off to look the other way. I would strongly encourage you to do your research, and don't let anyone tell you that a tenant doesn't have rights. Read the lease carefully before you consider signing. Here are some of the highlights: -Management doesn't have to give any notice before entering. -Any Realtor has unrestricted access to the property via a keybox during the last 60 days of the lease without any notice. And if anything is stolen during a showing, the tenant agrees to hold the management "harmless". -Storing a gallon of gasoline in an approved container puts the tenant in violation of the lease -Management can remove any vehicle parked on the grass, sell it, and keep the money from the sale -Management will not tell you if there is a home owner's association or not -If rent is not received by midnight on the 1st of the month, there is a 10% fee. Use of the US Mail is "at own risk". This is regardless of whether their office is open or not on the 1st of the month due to weekend / holidays. -There "may be" a check processing fee. Nothing in the lease about what this fee is, just that there may be one. read more

I currently rent from a homeowner who uses their services and I have NEVER dealt with such a disorganized management company in my life. Our dishwasher leaked all over the floor and it took them over a YEAR to replace it and it wasn't because the owner didn't want to pay for it - it was because they had to send someone to look at it THREE times after they didn't seem to have a record of the fact that the first two technicians said it needed to be replaced. The fact that it was finally completed only happened because I put in a handful of maintenance requests, phone calls, and emails until something was finally done. From there, we wound up with a leak in our bathroom that caused water damage on the ceiling. Instead of sending someone in to fix the source of the problem, they simply had someone come spray paint over the stain. Upon renewing our lease, I requested a full carpet cleaning and back screen door placement (since they would have had to do it if new tenants moved in) and the owner easily agreed to the stipulations. However, four months later, NOTHING has been done. I have sent a long trail of emails and made phone calls to the property manager (or should I say, managers, because we have probably gone through 4 or 5 of them in the last year) and no one seems to be able to tell me why it's so difficult to have our simple requests met. If you are an owner looking for a management company, DO NOT HIRE THEM. There is no continuity with the staff and nothing gets done. We are good tenants. We take care of the home, don't cause neighborhood disturbances and have NEVER been late on our rent in two years. I would think that we would be the types of tenants you'd want to keep happy, so do yourself a favor and look for another company. read more

I would not rent from them again. Unless you are reporting an issue with the home, they will not call you back. They only want to communicate via tenant portal, which is not timely when you need an answer. Now when tenants move out, their policy is that you (the tenant) cannot be present at the move out inspection. This is ridiculous since it means you have no way to defend something that was already done to the home when you moved in. Furthermore, when you give them a 60 day notice, they immediately tell you they're going to start showing the home. We've rented previously, and this is the first time we've ever encountered that. They seem organized on surface b/c it's been established a while and they manage a lot of properties, but your property manager changes every other month and they manage too many accounts they don't know and dont' care about what's going on with your house. Also you e-mail and call many times, they don't get back to you... worst for me was they have no common sense when it comes to maintenance calls - they have a separate maintenance dept to handle calls. They LITERALLY dispatch contractors for EVERY little things without checking history of prior maintenance calls and repairs and charging me fees and trips contractors made for no reason - charging me crazy money like $200 for a doorbell fix, $200 for toilet clogging, wow. $200 for ice maker fix for a 10 year old fridge??! when I could have just replaced the fridge for $400 with a brand new one... no common sense. Also they charge management fees while your house is VACANT! many times my house was vacant for 2 months because they couldnt' rent it out, and they charged me $85 management fee even though there was NO rental income or tenant in there. Cannot WAIT till the stupid management agreement is over. They are holding me hostage until the agreement date is over... when I try to end it, they said I owe them a lot of money because in the original agreement it says owner owes them management fees for remainder of the lease. No other management company does this either... just STAY away! go for a smaller company where they can really manage it for you and when you call, they are not like who are you? read more

I hate that the other 2 renters had such a bad experience, but my husband and I lived in one of their houses for 2 years with zero compliants. We loved that they allow renters with BIG dogs because that was the hardest part of finding a rental property. We only moved because we bought a house. We had a very easy move in process and if/when anything went wrong with the house (and things did go wrong) we got a response really quickly. Kijuana our property manager always responded to emails as fast as she could - even when she was out of the office. The only downfall was that they did the move out inspection without us there & we said we wanted to be there so we had to go out of our way to return the keys and such, but other than that we really cannot say anything bad about them. We left the house in good condition & did everything Crown asked us to do; therefore, we got most of our security deposit back. The things we were docked for made sense and were honest deductions. Honestly, just do what they ask and be a good renter and you shouldn't have an issue. We were never charged for "upgrades" or felt like we were "buying a used car" and I have never heard of even an apartment complex giving the renter accrued interest on a deposit - you know going in how much you stand to get back if you comply with what they ask. Absolutely horrible experience so far. Moved into rental 5 days ago.did initial walk through. However, things you don't check on walk through, 2nd day here. Air condition not working properly. Called them, they said, it's summer and we are very busy. It's frickin 90 plus degrees outside! Still no help. Go to put items in the fridge drawer, drawer falls off. Open bathroom cabinet, bottom of cabinet all warped and entire cabinet about to fall off. Another very important point is that we are located in a walk in level unit. All windows in the sunroom did not lock. FYI, this is both violation of the local fire code as well as against the law for not providing (reasonable) security. Front door, can see straight through to outside on 3 sides of door. I am in a nice area. They do not care. This unit was not the least bit ready for ANYONE to move into!!! Shame on these people. Management absolutely unresponsive. Check with the BBB, they have the worst rating possible!!! And this was far before we moved into their property. read more

We had a really rough start with Crown that would have netted no stars, but over the past few months dealing with them has gotten a lot easier. That said, they suck at customer service, you can't get in contact with them by phone, they charge fees for EVERYTHING - which is how I guess they make their money, and they severely limit your ability to have anything to do with your property or your tenants. They told us we couldn't know the tenants names or anything else about them. We are getting out of our management agreement with them and moving to a different company. read more

Relocated recently from overseas to Alpharetta on an international transfer. Needed a home in a hurry, found Crown to be really helpful and very efficient in servicing our needs. Even though I had no credit record, no social security number, Crown were able to put together an acceptable arrangement and we managed to sign our lease within 2 days from intial contact with Crown. Great efficient service and a keen interest in their customers. Our inspection agent was fantastic, very detailed and had a genuine interest to ensure we would be comfortable in the home. I highly recommend considering this company for your renting (or leasing) needs. read more

Worst company to rent from. I rented from these people for 8 years and was good about paying my rent on time. The geese that they charge you when you move out are ridiculous. I cleaned the rental home from top to bottom and was still charged 250 cleaning fee. 75 dollars for a scuff mark. 100 dollars for the plastic cover that is under the refrigerator. I could have purchased one for 10 dollars. 75 dollars to repair carpet that was already ruined when I moved in. If it cost then 5 dollars to replace they will charge you a hundred. This has to be against the law. They charged me exactly 1520 dollars in repairs. We should all get together and file a class action law suit against this people. They shouldn't be allowed to get away with this. read more

A disgrace - evidently this Bob Locke and his pathetic Crown Realty have been carrying on with this deceitful behavior for years... exploiting people with his reprehensible dishonesty as a general mode of operation... I knew a guy who met him years ago outside Atlanta and it was clear that he wasn't the brightest bulb on the Christmas tree... however, he also had some sort of inferiority complex and felt if he was louder and more obnoxious than you, touting himself as something special, maybe you would be impressed. There were plenty of red flags when you heard what people said about him when he turned away. It's sad that businesses this shamefully mismanaged are allowed to continue. Getting something repaired took 2 to 3 weeks because "they have so many properties." They are Johnny on the spot to mail certified letters if rent is received on the 2nd of the month verses the first. They DO NOT refund security deposits, instead they charge fees to move out!! my wife, myself and child rented from this "Management" company for the last 3 years, each year worst than the last. After paying initial application fees and move in we contacted them about a leaky window, and never heard back. at each 6 month inspection we were praised for the good condition we were keeping the property and still the leaky window leaked. after our contacted lease time came to an end they charged us to renew and increased our monthly rent to cover extended wear. in July our lease came to an end and we decided that enough was enough and moved out. we spent a week cleaning and fixing normal wear to be sure that we would get our deposit back. upon final inspection they charged us with almost $3000 in fees for normal wear and threatened to mark my credit if we didn't pay. We were never late on even one payment and kept the house in great condition. please take my advice and don't fall for the false advertising Crown puts on out with claims of "Management" read more
