We had a house that was a rental property for 20+ years that we decided to sell in mid-2024…read more Shortly after the renters moved out in early September vandals broke in, opened water valves inside and flooded the interior of the house. After immediate damage control was completed, we enlisted Marvin as our sales agent and construction manger. We live out of town, so we had to make the decision to hand it all over to Marvin to deal with. We had a couple of references for Marvin, but had not worked with him before so it took quite a bit of trust to give it all to him. The outcome exceeded all of our expectations, and it would be hard to say how impressed we were with everything he managed. He had a very talented team of contractors that did the work to clean up the exterior, repair flood damage inside and update the interior. Along the way, Marvin selected paint, flooring, and all the extra hardware needed. After starting repairs in October, work was completed in December, and it almost looked as if the home was new. He addressed all the issues with the home, listed it at a price virtually the same as we originally thought, and managed to complete the sale before the end of the year. His communication was excellent, always responding quickly to e-mails or texts, was always willing to take time to talk things through over the phone and ended up doing exactly what he said he was going to do. At close to the same time the sellers sold the property to another buyer. It became a challenge because the seller would not release my deposit, and this ended in court with the judge ruling in my favor for the immediate release of my deposit with Chicago Title of Kern. With a copy of the court order in hand to release my earnest money deposit Chicago Title still will not release my money! Update, with persistence, I was able to contact Jonda Stewart an escrow manager at Chicago Title, and she worked with the seller, and kept in touch with me during this process. After about 10 days my earnest money deposit was released on April 30, 2024.

My experience working with Lucy was extremely disappointing and unprofessional…read more One of the most serious issues was that she renewed the tenants' lease without my consent or prior approval. As the property owner, I expected to be informed and consulted before any lease renewal was finalized. Communication was also consistently poor. Lucy was often unresponsive and did not provide documents or information I requested. For example, after repeated repair requests that did not appear to be normal wear and tear, I asked for an inspection. I attended an inspection with her, but she never provided the inspection results or the pictures I requested afterward. I also specifically asked to be included in the final walkthrough, yet I was not informed or included. I was very frustrated that key decisions regarding the security deposit appeared to be made without my involvement. When I later conducted my own walkthrough, the condition of the property raised major concerns. In my view, the damage went well beyond ordinary wear and tear. The house had a cockroach infestation, there were oil stains on the garage floor and driveway, and some ceiling fans appeared to have been pulled away from the ceiling. What made the experience even more concerning was learning from neighbors that there had reportedly been frequent police activity at the property and that the number of occupants may have exceeded what was outlined in the lease. Based on the overall condition of the property and the lack of oversight, I was left with little confidence in how the tenancy was managed. Overall, I found Lucy to be unprofessional, unreliable, and lacking in transparency. Based on my experience, I would not recommend working with her.
