We have been living here for a year in November, and we are extremely happy. We actually just signed a lease for another year. We love our apartment. It's really spacious and the kitchen is beautiful! Everyone at the leasing office has been friendly, extremely quick to respond and very helpful. Not to mention, they remember you by name! The maintenance guys are great as well! They respond very quickly to any and all maintenance requests. They are friendly, quick, and respectful of your home. The complex is clean and safe. Biggest problem would be people not always picking up after their dogs, but they really try to stay on top of it, and it's gotten a lot better!! There's always plenty of parking on the street which is where we like to park so it's great! I'm not sure about parking spots in the complex as we don't use those. Further, the complex is a 7-10 minute walk to the TRAX! If you walk a little further down there's plenty of places to eat or get some drinks and there's top golf. There's also Winco and Maveric. The complex is also right by Gardner Village which is really cute. Everything you could want is right here. Highly recommend checking this place out!

To be transparent, I fell behind on monthly assessments beginning in November 2025 and take responsibility for that. My concern is how quickly the balance escalated into a lien, accelerated assessments, substantial legal fees, and civil litigation. At the end of Oct. 2025, my account had a $14 credit. After the November assessment, $192 remained unpaid, and I paid $250 on Dec. 5. On Jan. 27, 2026, I received a ledger showing $435 past due. On Feb. 20, a Notice of Intent to Lien was prepared for $701.71. On March 2, a lien was recorded against my property for $928.76, plus continuing assessments, late fees and a $250 lien cost. USPS attempted certified-mail delivery of the lien notice March 9 and March 23, with notices left at my residence. I did not retrieve those letters and did not learn through those attempts that a lien had already been recorded. On April 6, Association counsel prepared a demand reflecting $3,830.39. Certified-mail delivery attempts were also made April 10 and 15. On April 16 and 20, I issued payments totaling $1,420. I contacted the Association's accountant myself, acknowledged the missed payments and requested an updated statement. After my inquiries, I received the updated ledger and demand letter April 28. On April 29, Association counsel provided me with the Notice of Intent to Lien and recorded lien. This is how I learned that a lien had already been recorded against my property. On April 30, I requested an Advisory Opinion from the Utah HOA Ombudsman. On July 17, the Ombudsman concluded that the Association did not violate Utah law in imposing the lien and that certified mail was a reasonable notice method. I include this because I want my review to reflect the complete outcome. I continued making payments while disputing certain fees and seeking clarification. Association records later reflected legal fees of $540, $2,295 and an additional $6,345. The July 28 statement showed $11,186.47 claimed due, plus the upcoming August assessment. I requested an itemization to understand the attorney fees. The billing information provided included attorney time for reviewing/responding to homeowner correspondence and communications involving the Association's accountant, as well as substantial attorney time associated with the Association's response to my Ombudsman request. Some portions of the billing descriptions provided to me were redacted. This concerned me because some underlying communications involved questions I initially directed to the Association's accountant regarding my account and requests for information or clarification. I continue to dispute certain attorney fees. I also requested an opportunity to address my disputed account with the Board. On Aug. 28, Association counsel responded that I was not entitled to the general hearing requested and directed communications regarding my account through counsel. The same letter notified me that the Association has filed a civil action against me in Third District Court, Salt Lake County, seeking amounts it claims are owed, interest, collection costs and attorney fees. I am not claiming I never owed assessments. I did, and I take responsibility for falling behind. I am sharing what I experienced afterward. If considering purchasing here, carefully review the governing documents and collection procedures. Understand how delinquent assessments, liens, acceleration, payment application, collection costs and attorney fees are handled. Also understand that once an account involves legal counsel, communications concerning the account may involve counsel and potentially result in additional legal charges being assessed. Monitor regular and certified mail closely and maintain your own payment and correspondence records. This review reflects my personal experience and retained documentation. The matter remains in ongoing civil litigation.

We had a 3 bedroom with a garage, which was a solid choice. The maintenance crew was absolutely amazing -- our dishwasher died and it was replaced within a couple of hours. For whatever reason, the pool area was almost always empty, so it was like having a private pool and hot tub. Moving out was a breeze! We did have to break our lease early and pay a penalty, but that was not a surprise. I was pleasantly surprised that they did not nickle-and-dime us about cleaning the apartment or paint. All moving-out fees were completely fair. I highly recommend Pinehurst and doubt if there is a better apartment complex in the valley.

It has been frustrating working with the corporation that owns Pinehurst Apartments…read more. In my household, we paid rent and media fee two days early (the only two things showing that we owed), bringing our account down to zero. Two days later, they posted another (optional) fee to our account..and instead of applying my payment to what I actually paid for in the first place, they took a portion and applied it to my optional fee, leaving me a "balance" on my rent and media fee which was paid for in the first place. Now, they have charged an extra $115 "late fee" (on a $14.95 optional charge) because they chose where they wanted to apply my payment to instead of what was actually paid for. One of us left a review, and the customer care team responded and told us to email them because they would like to resolve the issue. However, after reaching out to customer care a couple of times, they have ignored the emails and have not responded at all. Again, not showing they really care. Another reason I'm leaving a one star is the walls and ceilings are not very sound-resistant. We here our upstairs neighbors and their dog constantly.

For the common areas where we are paying $50-$200 a month per unit to maintain, you can expect dog and goose poop everywhere, broken fireplaces, no propane in the bbqs, green algae filled waterways, and big bald patches of grass and mud. They even got rid of the hot tub! The broken sprinklers drain the water usage so badly that you are unable to shower or run your dishwasher at night. Me and another neighbor thought that they were doing water maintenance every night. It eventually occurred to me that it was the sprinklers. So too bad if you like to shower in the morning or at night! As for the individual tenant experience? Something insane was happening almost all the time which for any other place, would be on it's own noteworthy of a horrible apartment complex that you shouldn't live in. We moved in in August of 2025 and moved out August 2026 - here is a timeline: October 2025 Neighbor's dryer catches fire, no smoke detectors are triggered (despite ample smoke), then we are followed up with harassment about our patio the very next day rather than a proper inspection of safety of the premises. November 2025 I go to retrieve our mountain bikes from our storage unit and when I opened the door, everything is gone and there are 2 homeless people crouched on the ground in the dark. Because of previous patio grievances, I had moved more of my personal items off my patio and into the storage unit. I overheard maintenance say that there used to be security cameras by the storage unit but they were tampered with and never replaced. In addition to this major theft, our car is continuously broken into the entire time we live there. January 2026 Every single unit in the entire apartment complex is given the same exact notice for lease violations and a payment owing of $50 which later jumps to $100. When anyone calls the leasing office to find out why, no exact details are given about their violation. The only answer I was given was that I was violating the section of the lease referring to Community Rules. However there's no official list of Community Rules listed anywhere and the leasing office couldn't tell me which Community Rule I was violating. They eventually threatened to evict tenants who did not pay these fines. I talked to disabled elderly people who were living there using Section 8 vouchers who also received the exact same notice and no explanation about their individual lease violation. April 2026 A building wide inspection is performed. I try my best to be in compliance, which I guess stressed out my boyfriend. He ended up breaking some things in the apartment because he felt stressed. He knows it's his fault and we fully intended to pay the repair costs but they insisted on payment before the repairs were completed. They ended up threatening to evict us to pay the repairs that eventually were never completed. The property manager actually refused our rent payment and altered the ledger on their website to reflect this while our bank statements and the company we used to process the payment all showed that the payment successfully went through. July 2026 They decide to upgrade the mailroom to a keyfob. However the new locking mechanism was barely nailed into the wall and the lack of communication meant that my boyfriend unwittingly pushed open the door to the mailroom, to have the lock fall on his head and cause bleeding and a head injury. They didn't do any email communication or those written notices they like so much when they want money. They just posted a sign on the door, way below eye level. So it was pretty easy to ignore it and push the door open like normal. Pictures of this incident are attached. August 2026 Going back to those repairs that never got completed. Even though we paid for the repairs, they ended up double charging us for repairs that we already paid for that never were completed. They told us that they are intending to send these costs to collections. Springs of Country Woods is constantly extorting you for money and I have no idea how the property manager there, Nikki Luke, still has a job. Her practices are actively driving customers away. You can expect your monthly rent to go up by $200 to $500 a month. If you can't pay the fees, you will be threatened with eviction regardless of whether you are paying your rent. Not only are they collecting these exorbitant fees, they aren't using them to actually maintain the property. Literally everything is falling apart to the point that it's a safety hazard. The maintenance staff has extremely high turnover and is constantly stretched thin. Also a weird little observation, Nikki Luke was on maternity leave twice while we lived there but I've never seen her visibly pregnant or with children. Strange!
