    This is the barbecue area at the Lofts at 7800 from last summer. This is after my husband and I had spoken with the management office about keeping the area cleaner for tenants. We were ignored. Then I called and left a message for the property company manager who also ignored me and never bothered to return my call or rewind in any way. More t is needed.

We actually just signed a lease for another year. We love our apartment. It's really spacious and the kitchen is beautiful! Everyone at the leasing office has been friendly, extremely quick to respond and very helpful. Not to mention, they remember you by name! The maintenance guys are great as well! They respond very quickly to any and all maintenance requests. They are friendly, quick, and respectful of your home. The complex is clean and safe. Biggest problem would be people not always picking up after their dogs, but they really try to stay on top of it, and it's gotten a lot better!! There's always plenty of parking on the street which is where we like to park so it's great! I'm not sure about parking spots in the complex as we don't use those. Further, the complex is a 7-10 minute walk to the TRAX! If you walk a little further down there's plenty of places to eat or get some drinks and there's top golf. There's also Winco and Maveric. The complex is also right by Gardner Village which is really cute. Everything you could want is right here. Highly recommend checking this place out!

In my household, we paid rent and media fee two days early (the only two things showing that we owed), bringing our account down to zero. Two days later, they posted another (optional) fee to our account..and instead of applying my payment to what I actually paid for in the first place, they took a portion and applied it to my optional fee, leaving me a "balance" on my rent and media fee which was paid for in the first place. Now, they have charged an extra $115 "late fee" (on a $14.95 optional charge) because they chose where they wanted to apply my payment to instead of what was actually paid for. One of us left a review, and the customer care team responded and told us to email them because they would like to resolve the issue. However, after reaching out to customer care a couple of times, they have ignored the emails and have not responded at all. Again, not showing they really care. Another reason I'm leaving a one star is the walls and ceilings are not very sound-resistant. We here our upstairs neighbors and their dog constantly.

    There are several issues with general areas being run down, and despite feedback, it has not been…read morehandled. I have also noticed that there are several areas that have become a biohazard because dog owners are not picking up after their dogs. I have stepped in feces several times, as has my dog. Over the last several weeks I have been reporting that my neighbor is letting their dog poop on their balcony, and nothing has been done to stop this and I have not received much response from the complex. It's a bio hazard, and I'm looking to report this to a health department who might actually take action. They typically send out email blasts asking residents to let them know of people are violating rules (such as not picking up after their animals) and yet they still do nothing even after it's reported. I'm incredibly disappointed and disgusted.

But now, it's been about 10 to 15 years and it's a little outdated. That's not to say it's a bad property, but it hasn't been kept up so a lot of the amenities aren't even usable and potentially unsafe. We've only lived here a month and already we notice little things here and there are broken. You report them and nobody cares, they don't get fixed. The people who work here don't give you the impression that they care. They seem to care more about their eyelashes and nails than helping you recover a package or fix things that are broken. It was all minor inconveniences but last night was definitely a wake up call. Last night, our neighbor's dryer caught on fire. My boyfriend who is a former firefighter contained the fire before the city firefighters showed up. This morning we're told that we're going to have an inspection. I am thinking, good they're going to check our dryer and ventilation for safety but no that's not what happened at all. Instead, we had someone come over and complain about our patio. Not only is our patio not in violation of the lease but she seemed very unconcerned when I mentioned that there was dust collecting behind our dryer and that the ventilation needed to be improved. We've only lived here a month, there should be little to no dust accumulating behind our dryer. I was so distracted by the outrageous situation, I forgot to mention that our smoke detector never went off even though our apartment had filled with smoke before my boyfriend noticed anything was wrong. Again, we've only lived here a month. The smoke detector should have been recently checked since the previous tenant. Now I am concerned about my safety. How many other safety issues are there in my home? Are they really more concerned about the looks of our patio than the building catching on fire due to faulty appliances or ventilation? It's not just us that have fell victim to the patio police. My friend here who's patio is pristine with nothing but patio furniture has also had the patio police come around to complain about the occasional mountain bike that belongs to her boyfriend who visits every once in awhile. Just in case they are interested in my two cents on how to improve this property: 1. Fire your patio police. They are a waste of money and really annoying to the residents. Anyone who has any means at all will not stay here. I am personally already planning on how to pick up as much work as possible so I don't have to stay here any longer than I have to. 2. Replace your patio police with a decent maintenance force to upkeep things. Use them to fix the broken things that have been neglected over the years and especially use them to fix things that are potentially a safety concern. This will save you money two ways, help you keep your best residents and also prevent you from a dangerous fire that could take out an entire building or end up with an expensive lawsuit due to neglect. 3. Want to make a stellar improvement? Better communication between staff on regulations, lease violations, and how to improve general customer service when residents need to resolve an issue. I've only been here a month, and I can't tell you how many times I heard "that's not my job". It's like nobody here wants to work for their money.

    Update: My water heater has gone out multiple times again since my last review…read more If you are going to rent here, inspect the unit first. YOUR UNIT. My sink is literally only being held up by two wood planks and is not even sealed to the counter. Water is constantly getting under my sink, and the mold problem is out of control. I have brought it up to them and it's been 2 years and still nothing. The issues with this place are fundamental and I won't be surprised the day my walls suddenly collapse in on me. The dog poop and trash situation has become so bad, my kids can't even play outside. Not kid friendly and not animal friendly too unless you want to have your dog put down after stepping on a dirty needle because they do not know how to manage and not be assholes about literally anything. They SAY in the contract that you can pay rent early, but you can't. You can't even turn in a cashier's check to the office. they don't take them. They will literally tell you to do it through the same buggy app they want you to pay rent through. If you get these apartments under their "reduced rent" deal, if you are late because their system bugs out, they will tack on that extra money. SCREENSHOT YOUR PAYMENTS. They will find a way to make it your fault. DO NOT make the mistake of signing that lease with them. If you are thinking about it, DEMAND to see the inside of YOUR UNIT. they showed us a newer unit when we arrived, and we ended up moving into a completely different one. Check the windows, they leak when it rains. Check the bathtub, that caulking is shit, it pulls away from the wall and shifts when you stand in it. look behind the fridge, roaches live there, and you will notice immediately. On the outside of the buildings look closely, there are cracks everywhere that spread out from the windows. Their rent prices differ dramatically. We pay $1600 a month, but we have seen eviction notices (which they just tack onto your door, open for everybody to see your private info and names etc.) where people pay $1000 and notices where people pay $3500. They can't even get their pricing straight, but at best these apartments are run by slumlords who want to get their cash and go. They parking lot is a mess too, it floods WHENEVER it rains, they "Fixed" the lot recently but all they did was paint it at best. They fixed nothing, and they will never fix anything because fixing things requires money. They are not renovated apartments if my flimsy aluminum dryer vent tube literally falls out of the ceiling whenever I clean behind it. Its literally blowing into the space between apartment units. They sent out a non-smoking memo today through email, but honestly, I don't think the secondhand smoke from other tenants has done nearly as much damage to my lungs as the mold in the apartment has. Trash apartments, trash management, and trash company. Don't make my mistake. Take your dogs and run.
