Overall, Kim made the biggest impact that made our experience so positive, especially toward the end. Pros: Great location, fair rent (in comparison to other places), good amenities, spacious units, the grounds' landscaping is VERY well cared for, and it's very quiet. Some of the staff are fantastic - Kim is the best there. The maintenance team is great. I appreciated that they were not super intense with observation, we did not feel like we were being watched 24/7. Cons: -San Marino had multiple instances of theft during our time there. My step mom's car got the window smashed, over 3k of things stolen in the middle of the day. My catalytic converter got stolen. In my conversations with Kim at close out, it seems they are making efforts toward fixing this. However, I made many efforts to get them to install cameras and they never did after the events took place. -San Marino has a massive trash problem. They need to adjust the trash schedule as the trashes are often OVERFLOWING, all over the place, and disgusting. They are not recycle friendly as there are no recycle units on the property. I gave this feedback multiple times, no changes. -I really did not appreciate certain staff members and their attitudes when I provided concern relating to spraying pesticide spray in our home, next to our bed specifically. I gave this feedback to the manager when we left, but Tiffany was consistently difficult to deal with and very rude. I recognize she is likely a kind woman outside of work, but I hated dealing with her. Blanche was very difficult to work with as she consistently did not give me correct information and took forever to get back to me or complete tasks. -We lived in the very back building. That road was complete ice on multiple, multiple occasions. We also were the last to get plowed and were unable to work many times during snow storms. We were injured multiple times. The ice needs to be taken more seriously due to the lack of sun back there. -Their rent payment portal is better now, but previously was extremely confusing with the amount owed. -Their after hours phone service is complete trash. We never got calls back, maintenance staff never got requests, they had no answers whatsoever. It is trash. Honestly, they need to get rid of it. -The property is not ADA compliant in a lot of ways. There are NO ELEVATORS. Good luck moving in & moving out! -There are no where near enough parking spots for everyone and guests Overall, I would recommend living here. But here are my tips - DO NOT leave anything in your car, pay your rent on time and they'll leave you alone, keep discussing the trash with them, only talk to the manager when you need something, don't even bother with the after hours line, put a camera on your door, hire movers (good luck with the stairs!), and rent a parking spot (it's worth it). Quick to get you off the phone and has no proper customer service skills. When it comes to communication she will send you and email and never follow up with a phone call. Along with that we had a lot of issues with the main office staff except with maintenance being their only strong suit. I would give maintenance a 10/10 with their service and response times. We have been living here for a year in November, and we are extremely happy. We actually just signed a lease for another year. We love our apartment. It's really spacious and the kitchen is beautiful! Everyone at the leasing office has been friendly, extremely quick to respond and very helpful. Not to mention, they remember you by name! The maintenance guys are great as well! They respond very quickly to any and all maintenance requests. They are friendly, quick, and respectful of your home. The complex is clean and safe. Biggest problem would be people not always picking up after their dogs, but they really try to stay on top of it, and it's gotten a lot better!! There's always plenty of parking on the street which is where we like to park so it's great! I'm not sure about parking spots in the complex as we don't use those. Further, the complex is a 7-10 minute walk to the TRAX! If you walk a little further down there's plenty of places to eat or get some drinks and there's top golf. There's also Winco and Maveric. The complex is also right by Gardner Village which is really cute. Everything you could want is right here. Highly recommend checking this place out!

Immediate and Severe Safety Concerns: The management's complete lack of action regarding severe resident disputes is alarming. * Assault and Threats: My spouse was physically assaulted and threatened multiple times by other residents. We witnessed instances of neighbors attempting to run over residents they disliked with their car. These serious incidents were reported, and the management consistently failed to take any effective action. * Neighbor Issues: It took a two-year process to finally get an annoying, disruptive neighbor evicted who repeatedly broke their lease and engaged in confrontational behavior. * Pet Safety: Due to a lack of enforcement, our dogs were attacked by pets who were not properly controlled. 2. Complete Financial Dishonesty & Move-Out Charges: The move-out process revealed a disturbing level of financial and operational dishonesty. * Security Deposit Fraud: When we moved units midway through our lease, we were explicitly told (and have documented email proof) that our initial security deposit was being transferred to the new unit. Upon moving out, we were suddenly told the deposit was used for "other things" and we had no deposit for the second unit, despite never being asked to pay a new one. * Unjustified Cleaning Fees: We spent six hours deep-cleaning the apartment, following the move-out checklist, and documented the clean unit with detailed photo and video proof. The manager, Mason, stated during the walkthrough that only minor cleaning was needed, and the price for professional cleaning would be heavily discounted. We were later charged $501.47 in move out fees. * Hidden Fees: We were charged an undisclosed $60 pet carpet cleaning fee that was never mentioned to us during the lease or move-out process even when we paid the mandatory carpet cleaning fee. 3. Management and Maintenance Failures: * Zero Accountability: With four turnovers in three years, nothing is ever correctly notated on resident accounts. New managers consistently refuse to help, claiming they "don't handle that" or blaming all problems on the previous management. * Poor Maintenance: Maintenance issues, like broken water heaters or water pressure problems, are constantly given cheap, temporary "band-aid" fixes using low-quality replacement appliances rather than permanent solutions. * Filth: The community allows dog owners to routinely neglect picking up after their pets; the grounds are often littered with dog feces. And our dogs have gotten giardia multiple times due to licking paws after walking through infected sprinkler water grass and eating grass. (Giradia is a parasite in case you are not aware) Conclusion: This apartment complex is not worth the stress, risk to safety, or financial turmoil. I would strongly advise against moving here, especially if you have pets or work from home. If you choose to, you must DOCUMENT EVERYTHING--every email, every conversation, every photo, and every payment--as the management cannot be trusted to handle resident accounts or safety issues responsibly.
