We lived here for over a year. The buildings themselves are quite new and equipped with basic Whirlpool appliances. Parc on Center provides luxury apartments as well as town homes. Both are quite spacious and equipped with two bathrooms. Just know that prices can vary quite a bit depending on the type of contract you sign (6 month, 12 month, etc.). However, there are many downsides to living here to which the potential resident should be aware. Even if you sign a leasing contract for $1210 per month, you are going to be tacked on several utilities: gas, electricity, water/sewage/trash (usually around $90/month), and an expensive cable/internet package ($100/month) that you will likely not use to full capacity. Furthermore, nothing is done about the rampant lack of respect for the property, by dog owners who do not pick up waste. Also be aware of the hidden fees of moving out: a cleaning fee, a carpet fee, and extremely high fees for any sort of paint issues that come up. Management seems to be improving, but for the longest time they were never transparent with us about certain costs, or did not point out certain items in the contract that would have caused us to consider different housing options. The only saving grace of Parc on Center is its amazing maintenance staff, who are always willing to help you with what ever issue you come across (bad seal on a sink, pests, other repairs). Before moving here, really consider all the options you have. read more

They're going to gouge you for every penny they can and they won't feel any remorse about it. Apart from that, the place isn't that nice. The amenities are sub par. The management and maintenance teams are pretty much useless. And as soon as you sign that lease, they are no longer your friend. Don't move in Parc on Center Apartments, they are very nice to you until you sign the lease, after you sign the lease they don't care about your complaints or when you tell them to come fix something they don't come and do it and the manager Kayla is terrible, when I told her that i wanted to move out, that I didn't want to continue living here, she started treating me with attitude, and even charged me fees for things I didn't do, and when I tried to explain myself to her and she didn't care,they just wanted to drain my pockets. don't move In these apartments the manager and staff are terrible. PLEASE READ: (also not in canada idk why it says that, this is a real review i promise) I wish I would have spent more time looking into the apartments here before renting. From the outside looking in, the apartments look nice and the pool and gym look great but after moving in that all changed. After moving in you can tell how cheaply built everything is and for the rent they charge I would really expect more. The maintenance crew does cheap quick fixes and none of the fixes last long, either that or they will tell you its not "fixable". They also believe in group punishment as if someone breaks a rule, the pool and gym are closed off to everyone. The people in the front office will take care of you until you sign that lease. After signing a 12 month lease here, and specifially telling Cayla and another office manager that we would not be returning after the contract was up, we found out that they require a 60-day notice that we would be moving (even though the lease it up, and this was never mentioned in our conversations). They then proceded to tell us that our rent was going to be raised $1100 for one month! My roomate and I are both college students barely making ends meet and after trying to reason with them they told us that there was nothing to be done and told us we would be sent to collections if we didnt pay this outrageous number. All in all I will never rent here again and I hope this review helps others keep these guys accountable because it is absolutely rediculous how sneaky they have been and for taking advantage of us and our situation. Now looking forward I cannot wait to be nickled and dimed on the move out deposit.... read more

DO NOT MOVE HERE. Complaint #1 We were enticed by the "dog friendly" apartments as we have a golden retriever. We were one of the first ones to move in right when the apartments opened. We took a tour of the apartments while they were still in construction. We were told that this was a dog friendly complex and that the large grass area to the east of the buildings would be a place for dogs to be able to run & play. LIE! You will be fined $75 every single time your dog is off leash, even to pee for a few seconds. We have a fat, old GOLDEN RETRIEVER! He can't even chase a tennis ball anymore let alone anything else. SO not only did the grass area become off limits for unleashed dogs but so did the ENTIRE complex. We now take our dogs down the street to a nearby park to play with them in fear of getting fined. Complaint #2 Parking. Unless you have a condo with a garage, you will NOT find parking anytime past 5pm. We literally have to drive around in circles trying to find parking & will switch a car out of one parking spot if we are taking that car in order to not lose our spot. ITS THAT BAD! Not only that but they give you less than 24 hours notice to move your car because they will be doing parking lot maintenance so you then need to find somewhere else to park. So either across Center street or in the park and wait a mile down the road...? Also, a covered parking stall is NOT included in your rent. You have to pay EXTRA for a covered parking stall. No biggie BUT you have to have a hanging mirror tag they provide you otherwise your car will be towed. YES, your car will be towed out of your covered stall that YOU pay EXTRA for every month. So if you forget to put your hanging tag in your car or you have a friend park there for a few minutes or you are human and just forgot to put it up, YOUR CAR WILL BE TOWED AT YOUR EXPENSE OUT OF THE STALL YOU PAY FOR! Complaint #3 The pool. Its always broken. Its looks extremely nice -- I hope you enjoy just looking at the pool because you'll never be able to use it since its ALWAYS under maintenance. Complaint #4 Poorly constructed apartments. Think IKEA's rejects. They are all modern, newish (year old) apartments but everything is so cheap & is constantly breaking. Our bedroom fan won't turn off, made winter season super fun. Yes, I have sent in a service request but that never got fixed. The ONLY pros of this complex is that the maintenance guys are actually really nice and the gym is really nice as well. That's about it. Now lets see what kind of backlash I get from posting this since our lease isn't up until August... stay tuned. read more

Reading these reviews makes me sad... I love living here. They have new management and they are good! But, the reason I have put 3 stars, parking is horrible... I have visitors that have to park sooo far away just to come visit me.. ridiculous. If they don't park in the few and far between visitor spots, you will be towed. And in order to get it out it's a ridiculous price! The gym is spectacular. The pool is gorgeous, haven't yet had a time to swim! So many dogs :) I love that! The apartments are really nice. It's basically sound proof if you are in your separate rooms. Can't hear a thing. read more

Parc on center is the best option when it comes to Apartment in the Orem area. After searching more than 10 communities, we couldn't find anything better than this. Very spacious rooms. Nice pool and super modern gym. They're pet riendly which makes my daily walks with my dog very enjoyable. The administration is super friendly and very professional, We love living here! read more

Do not move at Parc on Center in Orem! Do not make the same mistake my husband and I we made. Here are the reasons why you should not live at Parc on Center *Must read* -Rude manager! Mindy, the manager, was very nice when she was doing the initial paperwork to lure us in the apartment. But once you're in and signed the papers, she just doesn't care about you or your complaints anymore (She even rolled her eyes at me once. No kidding guys!!! I went to her office to bring a legitimate complaint, but like usual her demeanor was unpleasant and nasty...) She is incredibly rude towards her customers. In my opinion, she is not fit to be a manager. Kara, her assistant on the other hand is nicer. It's a matter of time before she gets tarnished by Mindy. She is Mindy's little puppet and she does all her dirty little work. Whatever Mindy says is what will be. -Unleash barking dogs everywhere. Not kids friendly. -Dog feces all over the grass. Not a safe environment for your kids to run and play barefoot. -Nightmare parking spots. If you don't find a parking spot as early as 6pm, your chances of finding one are very slim. Every single spots will be taken. Your visitors are not welcome. There's not even a parking spot for them. My sister came over to babysit for us one night, she used the only spot she could find. They towed her car on the basis that it was an unrestricted spot. We paid $200 with "Express Towing" company to get her car back. This towing company they use has the worst review in Utah county. That's how much they don't care. -This location is next to "The Stop" gas station which can be convenient at times. But unfortunately, they share the same parking lot entrance. When the public needs to go to the gas station, they have to enter through Parc on Center's main entrance, which makes the entrance super crowded resulting in constant car accidents. The traffic is so busy there. You worry so much about your kids crossing the parking when they are playing on the grass. -Weird parallel parking set up next to the gas station. You risk getting your beautiful car all scratched up and ruined. -During winter time, they don't even care to shovel the snow in a timely fashion. -They have a clubhouse. In order to rent it for an event or your kid's birthday, you have to pay 200. 100 deposit + 100 rental fee. They say the 100 is refundable but they also said the same thing with the original deposit you pay when leasing the apt. We cleaned our apt in its entirety and we still did not get our deposit back. -These people will find a way to take your money. They have some additional fees on top of the already outrageous price for their apartments. Now they won't tell you. You just have to find out the hard way like us. That's how dishonest they are. -They have a nice playground for your kids to play in. However you need to watch out for unleash dogs, cats and feces all over the playground. Not so much fun after all. Besides, if you desire to go play with your kids at 7, Be aware there are no light poles in the playground. Not that safe nor kids friendly after all - They have the gym and the pool. The gym was my favorite. They kept it well maintained. They have a nice little play area where your kids can have fun while you peacefully workout. The pool wasn't bad either except at times, it was super crowded. They would often close it for multiple days. -If you're going to school, you have to get your own internet because theirs is not reliable. "Too slow" -If you need to get out of the contract, you need to either give them a full "2 month" notice or pay a fairly large amount to move out. No other options. You can't sell your contract. We are so glad our contract is over and we're all moved out. We're glad we don't have to give them another cent out of our hard earned money. Now you've been warned!!! If after all you choose to go live there, you'll be in for a surprise!.... Living at Parc on Center was the worst financial decision my family and I we've made. They will financially drained you out. They will find every tactic out there to take your money(like charging you for covered parking spots when it should have already been included in your package and so forth.....). Since we've moved out, we've been finally able to catch a break. We are now in a better place. Look around and see what your choices are. We made this decision in a hurry without giving it much thoughts. Dont make the same mistake we made. Take your time and find a place where you'll be valued and truly appreciated. There are cheaper and better options out there, trust me. For the way they treat their customers, it's not worth living there. read more

AMAZING FACILITY. Has everything you could possibly want in an apartment complex plus more. I reserved a spot, but unfortunately pulled out of signing a lease. There were some mishaps and miscommunication with securing the correct apartment. If you do decide to live there, make sure you do a "walk-through" before signing a lease. Other than that, Kara & Levi were great to work with and after a little bit of a fight with management, they made things right and refunded the money I paid in advance to reserve my apartment. read more

Unfortunately, I had high hopes when I moved to Parc on Center. One of the areas was the utility service with ConService which is in one of the most dishonest Utilities providers I have seen the past several years. I was assured that the utility would be based entirely on my own usage. I have had over the past couple of months my bill go up 800%. And the response by Parc on Center is we hate ConService too and cannot do anything about it. I lived in a prior community on ConService and never did I have a bill that was even 1/2 of what I am doing now. Also, I have never lived at a place that made you pay for a parking stall. That was always included, but at Parc on Center they charge you $25.00 per month. Just be aware if you move here which is already pricey that you will continually have new fees and charge that just keep accumulating. You have to accept that your fees and services will go up 100%-800% monthly and be okay with that. This has NOT been at all what I was expecting from Parc on Center. I would not recommend this pace at all. read more

There are many great things to living at the Parc on Center, but there are also many downsides. The upsides? Management is very friendly and helpful. Both Mindy and Kara are very informative, and Kara in particular has been extremely kind and helpful in all of our apartment questions and needs. Unfortunately, the downsides are big enough that I would not be able to recommend this apartment complex to someone else. It also seems that most of the complaints and reviews about this particular facility are related to the same issues, which means most of the residents have experienced the same problems in some form or another. Hands down, the biggest problem with the Parc on Center, and what seems to be the most popular complaint, would be parking. I have lived here for almost a year now. When moving into an apartment here, you are assigned a covered stall with an option to pay $25 extra a month for if you'd like to park there. I opted out, being that it didn't seem worth it with other uncovered parking available. Over the past 8 months, parking became almost impossible. So crowded, that people were parking in every illegal parking scenario imaginable. On average, it takes me about 3 minutes to walk to my home being that I have to park so far away every night. Over the past 2 months, management implemented stricter parking policies, including permits for all parking on property and towing. It has seemed to take care of the issue for the most part, but not entirely. I recently went to management to get my assigned covered parking stall. I was given my assigned stall number. After heading over there, a car was parked in my stall. A car I realized that had been parking there for a while now. The car had the exact same number and permit as me. I returned to management, only coming to find out that they are unable to tow the car because the car has a permit, but that they could also not find out who the car belongs to because the license plate is not registered in their system. They said they would contact me once they are able to open that parking space. I have yet to here back from them. Other than parking, for what you are paying ($1,360 for a two bedroom) quality is a little bit of a joke. Wood floors being warped, entire frames and drywall being crooked, and dryer tubes literally being taped on during install. Construction between units is thin. Making you being able to hear light switches being turned off below you and babies crying next to you. Water pressure is incredibly weak and inconsistent, causing toilets to clog almost everytime, and pipes howling in the middle of the night. All this even after having your own dedicated utility closet. Emergency maintenance is a joke as well. Had a taped dryer tube completely come off on a Sunday. Obviously wouldn't pay for repairs or parts myself. Called in, and they said they would get back to me on Monday. All in all, Wasatch Management in general is a bit of a scam. Advertising high end luxurious apartments and townhouses all across Utah, which really fall nothing short of college dorm room quality. I hope in the future that they can take the feedback that they have received and implement it into their future developments. read more

Don't move here. There is some good, which I'll start with, and then there's bad. The staff has been super helpful and kind to me. I've never had to wait long for repairs, the pool in the summer is awesome, and the location is perfect for what we needed, being close to anything you could want. That's the good. Here's the bad. SUPER expensive. I was willing to pay for it knowing that I wouldn't have to worry about snow removal and knowing I was in a brand new, never before lived in place with no need of repairs or problems. Then reality hit. I was very specific when I signed that I would be bringing my security system with me and was told that was totally fine. When installing the system, the contractor happened to be in the area and stormed into my home yelling at me that he didn't authorize any changes like a system being installed. I told him to take it up with the office because they approved it. Then, within days of moving in I realized that there is a hill in my hallway - really. A hill. As you walk from one end to the other, there is a definite upward climb, then back down. I shrugged it off as an oddity and made a few choice remarks about the contractor that yelled at me. Within a month of moving in, the railing going up the stairs fell off the wall. When we had the repairman come to fix it, he was there for quite some time and finally told me that he would have to come back another time when he had a significant amount of time because the railing was never attached to a stud in the wall, only the sheetrock. He said he would have to come back and rebuild the wall so he could attach the railing. SERIOUSLY?! Then it snowed. A lot. The entire complex needed to be plowed. I finally saw the repairman riding around on a 4-wheeler trying to clear the snow. It was inadequate for the job and the whole winter has been difficult to drive in and out with the lack of adequate removal. The screws in the drywall are working their way out of the wall. You can see them poking through the cheap paint that chips off if you bump into a wall. For the amount of money I'm paying, I expected a lot higher quality. The carpet is cheap, the laminate floor is cheap and warping, and I will be moving when our lease is up. At least the staff is nice. But no, I wouldn't recommend it. And I have neighbors that have said the same thing and will be moving when their lease is up as well. read more
