I love this unique historical bed and breakfast with its pretty architecture, vintage-style wood furniture, wallpaper, and winding narrow stairwell and hallways. Location (5/5) quiet tree lined residential street only 5 minute walk from Stop and Shop. Lovely to get away from the hustle and bustle of Boston street traffic and yet have east access to everything. Checking In/Out: (4/5) good information through emails, no contact, instructions/key were in an individual envelope on the front door. Simple as long as you don't need to speak to anybody about any issues. I stayed on the 3rd floor. Stairs are narrow and have a rail on one side. Dropbox on the 2nd floor for checkout. If you need parking, request it at the time of booking as it is limited onsite. Continental breakfast: (3/5): available for two hours in the morning on the 2nd floor, including coffee, orange juice, little muffins, bagels, boiled eggs, yogurt, packaged oatmeal. The Captain's Room: (4/5) Spacious with 4 post queen bed, vintage wooden upholstered chair, large dresser with large mirror, two nightstands, overhead light with ceiling fan, closet with mini fridge, TV, free WiFi. It shares a bathroom down the hall with one other room. Bathroom is small but clean with good hot water pressure and a convenient sink-side table for your toiletries--free shampoo, conditioner, soap. Creaky wooden floors in room, carpet in hallway. Earplugs offered on nightstand in case you're a light sleeper. Cleaning service available daily though I only requested it for checkout. Thermostat in hallway, not in individual rooms. Fortunately it was a cool weekend, not too humid. Though I never saw any staff, the place is clean and hospitable and I would stay again, maybe next time in a room with an en-suite bathroom. Booked a room under my name for my mom . We had a family emergency an hour after my mother checked in and needed to leave ASAP . I had no issue paying for the room the issue was getting a hold of a actually person that I can talk to called over 40 times to 3 different numbers finally someone picks up . I explained the situation and told the person I left the keys on the table and the room door open. Also I payed for parking and there was no parking space in the driveway had about 6 cars in it ! So 12 hours later after I finally spoke with someone . Someone name jack calls and says they can't find the room key so I call back no one picks up . So again I call all 3 numbers about another 40 time and finally Jessica picks up holy sh!t . I explain the situation again . She says ooooo he must have not known that you checked out yesterday it's fine don't worry . You know communication is basic in any business no matter how small the detail . If you like making phone calls that no one picks up too stay here . If you like creepy dresses hanging randomly in the hotel please stay here . This inn is in a beautiful location...however, the shower is tiny and it's hard to stand up (the side wall angles up and I bumped my head. Also I asked for plain yogurt and plain oatmeal for breakfast and they were not available until late in my stay...That was a real inconvenience for a room i paid $150 for. OK, let me just say that one, this place is so bad it has taken me over a year before I could think about the place again. And two, the place is so bad they seem to have renamed it or something to erase the negative reviews I read about the place after staying there. Perhaps the place is run by a new owner now, but when we stayed there last summer, this guy named Jean worked there, and lived there. Crreeepy! At breakfast the first morning, he seemed nice enough, though the conversation lasted too long and we would rather have eaten breakfast in peace rather than hear about how smart he was and how much he had done in his life. Plus the cheap plastic knives and paperware? Really? The next morning we cut breakfast short, and he must have been miffed about it, because for the rest of the week he barely spoke to us. And we were staying in the room right off the kitchen, whereas his room was on the other side of the kitchen. He was always in his room, with the door open, watching TV. To get to the bathroom you had to pass his room, and he would just look at you and say nothing, despite saying hello. I cannot express how uncomfortable it was to stay there. Unfortunately we already payed in advance. We even considered staying somewhere else, and would have if we had the extra money. What a creep! Ahh, feels good to get that off my chest! My mother came to visit and found this place online. It is close to the Beth-Israel Hospital (and tasty Fugakyu) and has parking for the hefty price of $1 (that's for the whole stay, not per night, haha). For $150/night we got a room with a flat screen TV with a million channels, private bathroom (Trader Joe's brand shampoo and conditioner! Puffs Plus tissues!), and two double beds with seriously ghetto pillows (luckily I brought my own) and a dorm fridge. Without my mother, I would not have discovered how frightening the carpets were. Her white socks were turned black, I kid you not, BLACK, from just walking around the room. Also, the outlets in the wall were falling apart (I can haz safety hazard?) The breakfast had tasty bagels, as advertised. There was also coffee cake imported from a bakery from down the street. Cereal was also offered. In addition, you could drink OJ, coffee, or tea. No fresh baked goods ;( The stove in the kitchen didn't work either ;( There was a microwave which I used to cook eggs that I brought... The biggest problem of this place, however, is the manager. He was very indifferent and just plain unfriendly at times. A few examples: my mother and two guests were eating & having friendly conversation at breakfast when he chased them out of the dining room to make room for other guests (there were three open seats, and one person was about to come in), clearly in an attempt to clean up so he could finish his job as quickly as possible. He also called our room 5 times very early in the morning to ask us to move our car in the driveway. I asked if he saw my keys in the common bowl in the kitchen; the on-site handbook stated to put your keys in the common bowl so the manager could shuffle cars. He said he hadn't even looked. *sigh* In any case, the place is pretty inexpensive & has parking, though the beds & friendliness leave something to be desired. (P.S. A lot of the so-so and negative reviews I see hear sound as if they come from people who really should only stay at chains or resort B & Bs. It would be nice, though, if the management updated the electrical outlets with more "grabby" ones. The recharger for my phone kept threatening to slip out. read more

Great place for the value and the location is also very good. Quiet for the most part except for the air conditioning system and the squeaky floors. You can hear people when they get up out of their bed. Shared bathroom but that was not a big deal. Breakfast which I did not partake but I heard good things about. Great pricing as well especially for a Thursday and Friday night. I think with tax and fees I ended up paying around 330. two nights. The bedroom is really cozy. Bed was pretty soft but I slept well two nights. The house is also pretty old and looked historic. read more

On the outside, the Coolidge Corner Guest House looks really cute. It is located on a quiet street, very close to theT green line. We arrived in the late afternoon and approached the door to check in. An envelope with my name was taped to the door. It contained the room keys and parking instructions. When I made my reservation, I booked room number 13 and reserved a parking space. On street parking is for Brookline residents only. My envelope contained the keys for room 17 and the instructions for parking, even though I reserved a spot, were to park on the street during the day and call a phone number for instructions for parking at night. I was confused about the parking situation and concerned about the room change so I went inside to try to find the owner. I stumbled upon a man who greeted me by saying, "Yeah, I'm Jorge. I'll be with you in a minute." We were in town for my daughter's graduation and subsequent move from student housing so we had driven a large SUV. Jorge told us that on site parking was for "normal" cars only and that we needed to go to a public lot. He directed us to a parking lot and we decided to walk there and try to make a deal with the owner. No one was there but while we were gone, Jorge came up with a solution to the parking dilema. We could park the car on site as long as we didn't need to move it. Deal. And as far as the room change, room 17 had a private bath so it was an unexpected upgrade for us so they could squeeze more people into room 13. The owners apparently live on the first floor and the B&B portion of the house is on the second and thrid floors. We stayed 3 nights and never saw the owners. Jorge runs the day to day opertions. The common area rooms are small, the dining room seats only 6 people but one night there were 22 guests. We were not permitted to linger at breakfast and socialize with the other guests because Jorge had other guests waiting to eat so he asked us to leave right after eating every morning. The breakfast was ok if you don't mind carb overloading. Bagels, cereal, fruit and fruit flavored yogurt. The coffee was so-so and everything was served using paper and plastic products. Even with only 6 people eating it was cramped. Breakfast is served starting at 8 on weekend and 7:30 during the week. You can not get a cup of coffee before those stated times. The house is noisy and everything creaks. I needed to use ear plugs to get a good nights sleep because people needing to use the bathroom during the night had to leave their rooms and walk down the hallway and we could hear every creaky step and door. Our room was small but clean, but the bathroom needed some TLC and the baseboards need a good scrubbing..The bath towels were ok but the bed linens and pillows have seen better days. They really need to be replaced. Overall, the wallpaper and curtains throughout the house are pretty tacky. No care was taken to make sure anything matched. Our last morning there Jorge called our room at 6:15AM and asked us to move our car. My husband obliged and then spoke with Jorge, asking him that since he woke us up, could we please have a cup of coffee. His answer, "Breakfast starts at 7:30." read more

Being originally from the Midwest and having never been to Boston, this B & B, Coolidge Corner Guest House, was exactly what I imagined a place near Plymouth Rock would feel like - quaint, charming, friendly, warm, and cozy! The moment I put my hand on the knob, the smiling host, George, was opening the door. He welcomed my daughter and me, picked up my bags, and showed me right away to my room which was at the top of the stairs. He pointed out the common living room area, well-appointed kitchen, and dining room whose table was literally lined with bowls of fruit, filled cake stands, and cookie bowls almost overflowing with chocolate chip, raisin oatmeal, and some other cookies that made me warn myself to not overdo it. I knew then even my midnight-snack cravings would be satisfied! After my daughter gave her thumbs-up approval, she left and I immediately went to the shower. It was a nice size with clear glass doors in a bathroom that was actually roomy enough to hold a mirrored dressing table. There was even a black face cloth that said "make-up" which I really appreciated because I had forgotten my night-time make-up removal cloths and I always feel so badly when I leave make-up stains on white face cloths! After a little while, I went to the dining room and grabbed a few cookies and made some tea. I relaxed right away putting on my pj's and turning on the cable TV. But, I didn't watch TV for long before I dozed off in the king-size bed with pillows so comfortable, I decided right then and there to buy some new ones when I got home! I slept perfectly through the night. Didn't hear a peep (and no cat to wake me up like at home!) In the morning, George greeted me as I walked into the kitchen and asked what I would like for breakfast. I went for the bagels, since I was on a tight schedule, and my favorite - peppermint tea! He had them ready in a jiffy and was smiling even at that hour of the morning! After breakfast, George helped me with my suit case down the stairs, out of the door and down the outside stairs to where my daughter was waiting. How has no one ever rated this place? If you're visiting Boston, this is a hidden gem. Skip all of those overpriced, fancy hotels in favor of this adorable little Victorian tucked away in Coolidge Corner. Super close to a great neighborhood that offers delicious food, an indie movie theater, good coffee, and one of the best bookstores this side of the Charles - not to mention it's also super close to the T as well as several buses that can get you into the city in just a few minutes. The lodgings are clean, the people are very sweet, and you can't beat the prices. Whenever I have friends in town, I make them stay here. Support local business! read more

My mom and I went here from Connecticut on our way to a concert, and this was the closest and cheapest place around. Quaint and cozy little Victorian home, nice and friendly staff, decent breakfast. Gets the job done. Parking situation is kinda odd however. You pay around the same for most hotels local to that area (about $120 a night depending on the room you get). I have never been to a bed breakfast hotel, so I didn't know what to expect and I cannot compare. But overall I enjoyed the hospitality, quiet neighborhood, and old-timey aesthetic. read more

First time in a B&B so can't compare to others BUT on our past trips to Boston, have used hotels which we prefer much better. If you intend on going to Fenway or downtown, for around same price and much better accommodations and convenience, stay at a hotel. Very nice people here but very thin walls in this old house which allows you to almost hear whispers in next room, parking is horrible with you having to leave your car keys here for others to move car of needed and T subway downtown at busy time is a little painful. read more

Incompetence and awful communication amoung staff/owners!! I booked on hotels.com on thurs. Got a email confirmation that said I was all set and my room was fully paid for. Fri I called to say I would arrive around 9pm. Coolidge Corner's answering service contacted someone while I was on the line and assured me my arrival would not be a problem, an envelope would be on the door for me. I arrived when I said I would. No envelope. Nice staff member greeted me and said my reservation was no where to be found. He was not aware of my earlier call. He tried to contact the owners with no success. After sitting around and waiting awhile I was put in a pleasant small room. He asked for my credit card info. I gave it and specified not to charge me because I already fully paid on hotels.com. He said not to worry I would not be charged. Overnight there was some loud machine like noise maybe coming from next door. The next morning I found out my credit card was charged because a different staff member gave me a slip to sign for the full cost of the room!! I refused and showed the email proving I paid on thursday. I was advised to email the owners which I did. The owners responded hotels.com confirmed I paid and the charge from Coolidge Corner would be canceled. No apology and no acknowledgement/responsibility taken for my phone call indicating my arrival and my card being charged in the first place. Two days (1 business day) later the I checked my credit card activity and charge didn't appear to have been canceled. I called and the answering service person was totally useless, saying there was nothing they could do, the owners would have to deal with it. After two requests over email the owners sent me a picture of the reversed charge. All this hassle was definitely not worth it. Two stars instead of one because the room and breakfast was nice. The staff on site was pleasant, but powerless and there were communication issues. read more

The Coolidge Corner Guest House was a nice, budget-friendly place to stay near the heart of Boston. The decor throughout the Inn was cute and simple. We chose to stay in a room with a bathroom attached, which came with Trader Joe's branded Shampoo and Conditioner in the shower. The room itself had a flat screen tv and a mini fridge, which I find you usually do not get for the price. I had called the Inn and mentioned seeing an advertised special on TripAdvisor. The receptionist told me that she could not match the price, but the owner gave me a call soon thereafter stating that she could! It was very nice customer service. A primary reason I booked this Inn is that it offers parking at $1 a night if you mention in advance, however the parking situation does leave a lot to be desired. You share a thin concrete driveway with the other guests and leave your keys in a bowl in the kitchen in case the cars need to be shuffled around. I was under the impression that only the hotel staff would do so, however it is not staffed overnight. We had no problems occur during our stay, and were able to park on the street all day Sunday. In all, I would book at this location again for the price and the convenience. read more

Parking situation is ridiculous, they should of disclosed how it works. I was not OK with leaving my keys to a house full of strangers to move my car and legally couldn't anyway since it was a rental. They overcharged a small amount and never refunded me that money, I just got sick of the back and forth. They also did not fully disclose the room set ups. This is much more of a boarding house than and B &B. The house is nice though and the innkeeper was very sweet. read more

This is definitely where we'll stay when we return to the Boston area. Why would we stay in a hotel when we can have such a nice place in a great location for half the price? The manager, Jorge, was extremely helpful and pleasant. We couldn't have asked for better service. Everything was clean and well kept up. A nice Victorian on a tree-lined street in a nice, quiet neighborhood where you can walk at night and have easy access to transportation and services, just a few blocks away. Also, if you keep kosher, this is a very good spot: refrigerators in rooms (and no light inside, at least in ours), disposable dishes, easy walking distance to the kosher market and the stretch of Harvard Street with most of the local kosher retaurants (pizza, deli, Chinese, a Zagat-rated Mediterranean style...). Slight downside stuff: Our otherwise great room seems to have been half of a larger room, thinly partitioned into two. Our first night the guest in the next room was talking somewhat loudly on the phone late at night, and it was very disturbing. But she was very agreeable when we showed her how thin the wall partition is and was quieter, no more problems, and other than that one night it was very quiet. If I could recommend anything it would be a better partition between rooms 9 and 10 (you can see light!) and also, as irons are inexpensive, to have more than one available. Still, great bargain, and we're so glad we chose this guest house! read more

This is an old beautiful house. Sure it has some creaks n' cracks, but it really just feels like a victorian/warm/clean home. If thats not what you are looking for...then thats fine :). The owners brought their child up to meet the guests, and really made us feel welcome. The managers were willing to help us in any way they could (directions, cabs etc). We were very much looking forward to staying at this B and B because of the location and proximity to the house where our adult children live. The exterior of the inn was nice, and the interior was adequate. From the time we checked in at 2 pm until the time we departed the following morning at 8:15 am, we saw no staff person. In all fairness, we were gone from 3 pm until 9:30 pm. However, the following morning when breakfast was to begin at 8 am, there was no staff person, no coffee, could not even have a cup of tea. One couple staying at the inn went and got their own breakfast and brought it back to inn. We have been staying at B and B's for decades, and it is the first time we have had the experience of never seeing a staff person. We discussed the concerns with the innkeeper much later that day and she said she would deduct $20 from our bill for the lack of breakfast. The parking situation was quite disturbing from a security and damage standpoint. When we arrived ,there were instructions to leave our car keys in a bowl so that other guests could reposition our car if their car was blocked. The driveway was quite narrow and difficult to navigate with concrete retaining walls. The guests had access to our car and all the interior contents including our trunk. We were not aware of this parking situation until we arrived at the inn. We did not consider this inn a good value for the money we spent. read more

My husband and I were really excited to come to Boston for the weekend and found this place that looked cute and in a good location. Long story short, our flight was canceled and we were traveling with a baby. We had no choice but to turn around and come back home since it was already almost 11:00 pm and we didn't know when we'd be able to get to Boston. When we called to let them know, we were informed that we would have to pay the entire reservation charge. I understand that this is the typical policy, however this was out of our control and is really the airline's fault. We have a baby and so that dictates what we must do. We were really upset about not being able to make the trip, and the innkeeper's lack of compassion or willingness to compromise (I would have thought it fair to be responsible for 50% of the charge or some sort of deposit) left a very bad taste in our mouths. We will not be staying here when we do make it to Boston next. read more

i dont like writing bad reviews, but this place could be easily fixed with just a few minor changes. things like: -the room could have really used a little fan to drown out the sound of other people walking around, using the bathroom, eating breakfast, etc. -breakfast from 8-10? okay, i understand you dont want to leave food out forever, but can't you just leave the fridge (instead of behind a locked door) open so i can get a cold yogurt out of it whenever i have breakfast? my husband opened a yogurt at breakfast which was warm from sitting in a bowl of what was probably ice earlier in the day. are you really worried that you might lose money if i eat too many yogurts? -don't use smelly fabric softener or dryer sheets or whatever. a lot of people have sensitivities to overly smelly stuff. and it doesnt make you feel like you are comfortable and want to sleep when it smells like crazy flowers or something this place isnt bad, but i wouldnt stay here again unless they fixed these things. at least a fan! you can hear EVERYTHING! i barely slept if you are looking for a nice bed and breakfast that is affordable, check out the "bed and muffin" in cambridge. read more
