Avoid staying at the Beacon Inn as it's filthy, falling apart, doesn't even have a working coffee machine, and doesn't hold itself accountable for its failings...and overpriced weekends. Paid double for Friday-Saturday stay; 1st room had a cut toe nail and schmutz on the floor; 2nd room an upturned bottle cap I nearly stepped on. Asked for a partial refund; not given. Parking problematic and overpriced, too. Nothing good to say. Breakfast allegedly included, but nothing for my celiac disease husband to eat...and no place to eat it, anyway. Great location and friendly staff for the most part. However, the building itself was disappointing: it smelled moldy and musty and the rooms were very dusty. It did not feel clean and I doubt the bedding was fresh. Plus, we had to wait over 20 minutes to check in because the front desk person was on break, despite the fact that they called and asked when we would be arriving. We showed up at the estimated time and no one was there. I was not pleased that the keys were required to be store in an unlocked cabinet by the desk. Anyone could've taken the keys to my car. Our room was on the 4th floor--quite a hike up very narrow stairs. Breakfast was disappointing to say the least--not much available and kind of a dirty presentation. Multiple issues at this property during our stay 9/14-9/16/2024. Parking is $33 a night. there is a six spot lot in the alley behind the property. Our first night there were no issues parking. The 2nd day (9/15) we left the property early in the day and went to a concert that evening at Fenway. I received a call during the day asking when we would be returning. I couldn't give an answer because I didn't know. Then during the concert I received a text advising me to park a block away from the property due to ongoing construction. this should not have had anything to do with the spots behind the property. The signs for no parking on the street in front of the building stated 9/17 and 9/18, had nothing to do with the dates that we were there. i requested a refund for having to park on the street a block away from the building. They will not give a refund. I responded to the text asking for a refund, they did not answer. I sent an email, received a call and explained again what happened. She had to call me back. The call back was that there would be no refund and stated that the agreement was that if I got a ticket for parking on the street they would cover it. I asked for the owner to call me. I then sent 2 more emails. One that shows an screenshot of the website to reserve parking after making a reservation if needed and another with a picture of the agreement that I signed reserving parking. These people are a thieves. Take your money to reserve parking but then don't guarantee you a spot. Additionally, a fire alarm was going off on the morning of 9/15. There was no direction from anyone as to where to go and what to do. The bathroom is not clean. The shower has soap scum and the bathroom floor was dirty. The shower liner was also yellowed with soap scum. There weren't enough towels for our stay. There is a table on our floor that stated to take towels from there if need but there were no towels. No one was available in the early morning hours to get towels from. The front door to the inn did not close all the way and was easily accessible to anyone after hours. The refrigerator in the room did not work properly and froze our drinks and food. There was dust and a dirty washcloth under the bed. I do NOT recommend this property at all. Agree with all those who gave one star, The most disappointing thing was the bedding. The sheets didn't look fresh, didn't smell fresh, and didn't feel fresh. I definitely had a feeling the bed was made but sheets were not changed after the previous guest. Sheets were stained, if these are stains which didn't come out in the laundry, for God's sake, get rid of the sheets. have pictures of stains and hair on the sheet. The mattress cover under the sheet is SO stained! The comforter as well was pretty gross. Couldn't sleep on that bed and no house keeping to call for fresh sheets. They were so rude and very unprofessional. They refuse to give me my money back with plenty of notice. They canceled it without my permission as well. The older man was so condescending. They refuse to let you speak to management. They won't give any names out of who you are speaking to either. I don't even think this is a real bed and breakfast and is a scam. I really prefer not to give this inn any stars. I booked a room for a friend far in advance of her arrival. I used my credit card and paid in full, as asked. Unexpectedly another friend offered her apartment, quite a beautiful one. When I went online to cancel my reservation, first one attendant said, "Sure!." I had to call again to undertake that cancellation. This time, someone else answered who said that the form I signed indicated that no cancellations with refunds were allowed. There was no such form! I spent 10 minutes on a call to be almost hung up on, was promised a call back that never came, was called today to ask if I was going to be checking in, and then was told that I will still get no refund because THEY didn't actually cancel the reservation when I called over a week ago to cancel it. I was told I had to do it through Expedia. I didn't book with Expedia. I've spoken on the phone with them three times in the last week, and every time they say there is no manager available and refuse to give me the name or email address of someone in management I can contact about this. We stayed at the 1750 Beacon St location of the Beacon Inn for three nights and nearly every aspect of our stay was unsatisfactory. The front desk was staffed limited hours and their published hours of operation varied by source. Their website states their buildings are staffed 8am to 8pm everyday and a sign posted outside the entrance said they were reachable via phone 8am through 10pm. We found these statements to be wildly inaccurate during our short stay there. We arrived around 1pm but the doors were locked and the property was unstaffed. We called the number posted outside the entrance and were told no one would be at the front desk until after 3pm, the official check-in time, and were asked to leave our bags behind the property even though we had included a note well in advance with our reservation about our arrival time and their bag drop-off accommodations. We were not provided with any sort of secure storage solution. Luckily the area seemed residential and safe, so nothing happened to our bags. We unfortunately had a security incident one night where someone repeatedly tried to enter our bedroom. This incident occurred before 10pm. The doors don't have peepholes, so we couldn't see who was outside our room. We called all of the numbers on the Beacon Inn website and no one responded. We emailed them and noted in the subject line that it was an emergency and again no one responded. We eventually moved the desk in the room to block the door and waited an hour until the entry attempts subsided and we could hear other guests returning. The only place we later found an emergency phone number posted was OUTSIDE the building, but nowhere inside the property. The emergency phone number was not in any printed materials they provided during check-in and the front desk staff did not mention it at all. As two single women travelers, we felt extremely unsafe and uncomfortable that night and during the remainder of our stay. We tried to look for an alternative, but all of the area hotels were completely booked for the next two nights. Beacon Inn management made no attempt to reach out to us that night or even the next morning. We told the front desk the following morning about the incident and asked them to have management contact us before the afternoon since they refused to give us a direct line. We actually had to follow up twice before they responded to our questions. This business has extremely poor communication and does not care about their guests' safety, which is frankly unacceptable for a hospitality business. It did not inspire confidence that keys for guests checking in at night were left in unsecured envelopes outside the property's front door. Lastly, the front desk was always staffed by students during our stay. The students were friendly and tried to help, but they do not hold any decision-making power and thus cannot be held accountable. It was impossible to speak to management directly because they were effectively hiding behind all their part-time workers. The building itself was old but adequately maintained. Stairs and floors were squeaky and the walls were thin, which are to be expected when staying at an older property. While the rooms met the bare minimum requirements in terms of amenities, they could have been cleaner and it would have been nice to have a working TV. It was not difficult to spot areas that were not cleaned recently or thoroughly enough. Our beds did not have comforters already on them so we used fleece blankets sitting on the luggage rack. We did find comforters in the closet, but they were dusty and did not appear to have been laundered before our stay. Housekeeping service was not provided during our stay. The "continental" breakfast is an extremely limited arrangement of breakfast cereals and plain pastries, sometimes without bowls, napkins, or utensils, and there is no common indoor seating area to enjoy your breakfast. One morning we found a fly in the hot water dispenser. We paid $263/night and regret every dollar spent on this stay. Perhaps the other property is in better shape, but their atrocious communication is unacceptable and unprofessional. This business seems to be in it for the money and does not care about the guest experience. In 15+ years of travel, this was by far the worst hospitality experience either of us has ever had. We highly encourage anyone considering staying at the Beacon Inn to take your business to a more reputable and responsive establishment. read more

Found this hotel for a good price. Personally I just needed a quiet place to sleep, parking, and not much more. There were some hairs in the towel, blanket, and shower. But the beds were clean and the staff was friendly. I was able to check out, leave early, and get my car. It had a cool feel to it and was nice to stay outside the city. read more

Booking.com customer service cannot help me, and the hotel isn't responding to my emails and messages. I also can't get through to their phone number. My husband and I stayed at the 1750 Beacon Inn, in Brookline, from 5/18/24 to 5/20/24. When I booked the room, I neglected to ask what floor the room was on. My fault, but I should have been warned that it was an attic room on the 4th floor with no elevator! We are both in our eighties and I have a knee problem, which makes it difficult to climb stairs. That wasn't the only problem. We paid a total of $1182 for this! They gave up paper cups for the bathroom, there was no plug in the sink, no top sheet (only a duvet cover on the comforter, which we thought was unsanitary unless it's washed whenever someone new uses the room,) no coffee maker and only one chair! The advertisement did state that this Bed and Breakfast had only a Continental Breakfast. However, it was in the small main foyer with no place to sit inside. There was a small patio in front with table and chairs but it was too cold to sit outside. We ended up going out for breakfast one morning and eating the granola bars in our room the next day. Also, there was no-one at the desk on Sunday and no-one available at the sister B & B, the parking was extra and very limited. All in all, a very bad experience for us! read more

They offered suggestions for free parking in the area, as well as restaurants & sightseeing. The location of the inn couldn't be better for access to the train to downtown Boston. I love this place. I highly recommend it to anyone looking for a nice place to stay in Boston without spending too much. I love the location - it's safe and has traditional old world charm. The T is right across the street and there's plenty of shopping around the corner. You're not too far from downtown and you're also not too far from Coolidge Corner. I've stayed in the Commonwealth room - super comfortable - for about a week when I first moved to Boston. There have been a few times where I stayed in the smaller Patriot room which is fairly bare bones. It's a nice place if you need a place to sleep. There's a microwave and a fridge in the lobby - super convenient. However, wi-fi is super shaky. It's only decent if the room has a wire that goes into your laptop. Otherwise, you gotta use the Brookline free wi fi. read more

This is a tough one, as you can tell from the wildly divergent reviews. On the plus it's in a great neighborhood, right across from a T stop, and has the bones of a grand old house. But the deferred maintenance, bright prison-type lights everywhere and shoddy housekeeping keep it from being the kind of "charming" experience you hope for when you stay in a guest house vs a chain hotel. There are complaints and accolades for the very young staff, as there should be. They do their best but there just aren't enough of them and nobody at all is on the premises from 9 pm till after 8 am. As for parking, you absolutely do need it if you have a car and you need to reserve ahead because there are more guests than places. They were trying hard to juggle parking and called me twice while I was en route because they had a place reserved for me but I was late. They were full the night I stayed in spite of all the negatives, so I guess the management knows what they're doing. But if they spent a few bucks spiffing up the place and hiring sufficient staff and housekeepers they could charge 50% more and I'd happily pay it. read more

I agree with 1 of the reviewers, save yourself the trouble. I can not believe that this location can get away with this kind of accommodations. At arrival at 6.00 at night, no staff to be seen, just an envelope with the key to a room. The plants outside were totally dried up, just a sign of what was to come. Unclean surroundings, balcony full of dirt and rotting wood, piece missing in the railing of the steps. The t.v. broken in 1 room, move to another room, cable t.v. not working. Breakfast was totally inadequate. (Stale croissants and muffins). The young man at the desk was unable to get in contact with a supervisor. This will be reported to BBB and appropriate authorities. If your expectations are in line, this is a heck of a deal and a great location if traveling to the Fenway area! We went to the Foo Fighters concert at Fenway, most rooms in the area were triple the amount on this night, some not even as close as the Beacon Inn 1087! Literally a 10 min walk to the park, great access, and nice little area with restaurants and shops. We were provided great service from the time we showed up. The gentleman at the desk physically guided us through the parking which was right around back, and explained everything in detail about the room and what to expect for hours of operation etc. We stayed in the Isabella Gardner room. This is a massive room with a king bed, nice bathroom, original marble fire place, and a lot of charm! This was the first room once you walk in on the first floor, very easy access...no complaints. I have stayed at both sites and the staff was very unhelpful (even unavailable) when we had an issue. The property is unstaffed at night and, during my first stay (site near Cleveland Circle), people climbed up the fire escape and tried to break into my room to get to theirs. They were drunk and had lost their key. I could not get any help and this incident would not have happened if there had been night staff for them and me to call. I had a pretty sleepless night. My second stay was at the site nearer to Back Bay and the staff was unhelpful when we were surprised to find the bathroom was not in the room. More worrisome- no accessible fire exit on the top floor. I agree that the locations are great but the Inn fails on some basic levels- like service and safety. read more

Such a horrible place. I booked for two beds with a fireplace. No fireplace. The headboard of one of the beds was seriously loose and head injury for anyone sleeping in that bed. There were was no bedding for one of the beds and no towels. There was no coffee in the rooms and the coffee machine on the first floor had no water. There was no "breakfast" and there were no people on site. I was one of three that that day that checked out given the poor poor condition of the facility. I actually made someone come over from the other site to make sure they knew why I was checking out and to confirm they were not to charge for the rest of the reservation. In the spirit of self-disclosure, I must first say that I did not actually stay at the Beacon Inn 1750. Once I saw the condition of the room and experienced the shady business practices of management, I promptly left and booked another place to stay. I'm not sure I've ever seen a more misrepresented hotel, inn, or bed and breakfast. Oh, and so you know, that's what they call themselves - a bed and breakfast. Because they give you a continental breakfast. First thing they make you do is sign a number of documents that basically inform you that you will never get a refund from them. I wonder why they would make such a point to remind you that you won't be getting out of your agreement to stay there? All of this happens before they take you to the rundown room with peeling wallpaper, one too bright florescent light and one too dim nightstand lamp. Oh, and all hardwood floors - and not nice hardwood floors. Creaky hardwood floors with no rugs. The king bed has a dirty looking comforter on it with about four flat pillows. The whole place screams, "run for your life!" Oh, and forget about parking. Most likely, they won't have space for you to park your car. But don't worry, they'll still charge you for parking. They just tell you to park illegally on the street (a street that doesn't allow overnight parking), and if you get a ticket, they'll pay for it. How nice of them! Oh, but they'll only pay for the ticket if you give them $40. The Beacon Inn called me three times before my "stay," and each time, they asked me if I was still coming with one other adult (I was traveling alone for business and never indicated there would be two people), and if I would need parking. Each time, the response was the same. "Yes, I'm coming. No, it's just me. Yes, I need a parking spot." And yet they didn't have a spot for me. Skip ahead one day. I left, booked another hotel, and had a wonderful nights sleep miles and miles away from the terrible Beacon Inn. I receive an email that the Beacon Inn refuses to refund me any money for my stay. "Tough luck," they say. "You signed the papers!" Right. I did. Before I saw the disgusting room. I signed expecting a normal, clean, well lit, comfortable hotel room. And the parking fees? No refund there either. I payed $40 for parking that they were never intending on giving me anyway. And to add insult to injury, they booked another guest for the night that I didn't stay. So they get paid twice, and I'm out well over $300. Great business practice, don't you think? One word sums up the management style of the Beacon Inn: Unethical. Just try to give them a call to talk to management. You won't be able to reach them. The college girls they have working the front desk are well rehearsed: "I don't have the authority. If you give me the number, I'll ask the manager to call you if he decides to debase himself by talking to commoners." Here is the deal. The price is right and you get what you pay for. You are right on Beacon and right in front of a T stop. The bed was actually one of the more comfortable ones I have ever slept on. Now, with that said...here is what we experienced which you need to prepare for. This is an old house and nothing has really been updated. The bathroom was gross and tiny. The air conditioner barely worked and would overheat. We could hear the people above us and beside us. Do not expect them to lug your suitcases up three flights of tiny ass stairs either to your room. When we got there our room was not ready so they offered to call us and we could leave our luggage there...what that meant was leaving our suitcases in a closet open to the public just behind the desk. Because when we got the call we came back but no one could be found so we just grabbed our stuff and went upstairs. In other words, anyone could have taken our stuff. The front desk people barely acknowledged us until checkout and then the girl went on a rant for like ten minutes about how I should write a good review and such... If you are counting on the continental breakfast...DON'T - it is pretty much frozen pastries and stale bread - a few tiny boxes of cereal with milk if you are lucky. read more

Beacon inn 1750 Not happy with this stay. The walls are thin, the stairs are creaking, I could hear the couple in the next room and every time someone walked up or down the stairs. The floor was uneven and creaky, area rug was filthy. We stayed in the attic area, which was an extra flight up a tiny back staircase. There was no sitting area in our room to eat the continental breakfast, only a desk chair, no other seating. The Continental breakfast was set up in the lobby with no seating either. Room should be updated and cleaned better. They were stingy on new towels on the second night. Bathroom was smaller than a cruise ships The first night we couldn't get our old door to lock or even close over so we couldn't go to dinner without leaving our belonging so we skipped dinner. By the morning we had decided that we did not want to stay another night bc of the worry of the door not locking. I complained to the front desk at 8am asking for a refund for the second night. He apologized, called the manager and the manager hung up on him. VERY bad management, an hour later still not resolved when we were ready to leave for a tour. I felt badly for the front desk gentlemen, he called me 1pm. He was only allowed to refund me parking, and he found keys that worked. We had to stay another night, because we couldn't lose $200 and pay for another place also We would not ever stay here again. read more

For the price, this is a great place. You can't expect a b&b to be like a hotel. This is not for high maintenance kinds of people;but great if you're on a budget and just need a place to sleep. The room we had was huge and comfortable. The bathroom looked old and in need of an update. The breakfast was a joke but the staff was very kind and there are great restaurants nearby. It's a 25 minute ride downtown and the train stop is just outside. The staff didn't seem to be as knowledgeable as they should have been for out of towners. Amazing. We were stranded in Boston on Monday night due to bus cancellations and needed a last-minute room. My girlfriend's sister booked a room with them over Orbitz and landed a great deal. When she found out we needed a room too, the manager waited for us to arrive at the Inn. When we got there, he offered us a matching deal at the sister Inn down the street and personally drove us there himself. Then he drove us and our friends to the downtown area to get dinner. David really went the extra mile when he didn't have to and made what looked like a dire situation into one of my favorite nights in Boston. The room was a steal at less than $100 (way less). For my visit to Boston, I really wanted to find an alternative to your standard hotel. I was charmed by the Beacon Inn, but completely scared by the previouse yelp review! I contiuned to search for a comparable place, but couldn't forget this quaint little inn. I ended up sending them an email regarding my concerns and they assured me that the price was fixed. So I booked the reservation at 1087, holding my breath. When we got there, I knew that I had made the right choice. It has historic Boston charm and is - literally - right next to the T. (All you have to do is walk out the front door to the above ground T stop.) The neighborhood is bursting with resturants, bars, convience stores, etc. and the inn has residental housing on either side. The woman who checked us in was super sweet and waived the $20 fee for have 2+ people staying in the room (which is "required" everywhere in Boston...even at the Hilton). Besides that, the price never changed from what we originally were told! Phew! The room was similar; cute, historic, and comfy. We had two queen beds, with the flat screen mounted on the opposite wall, and adjoining bathroom. I never noticed any street noise - or noise whatsoever! After a good night's sleep, I went down for the modest continental breakfast. OJ, coffee, tea (singular. really just one type), bagels, croissants, danish pastries, and travel-sized boxes of cereal were available. Not to forget peanut butter, cheese cream, and nutella :) This was really all we needed for breakfast. Has I been starving, there was a cute breakfast place nearby. I definitely recommend this place...I guess just don't go here if you're going to run the marathon. read more

Like other reviews, I found the inn very loud, but I didn't expect the smoke alarm to start beeping in the middle of the night every 60 seconds to let me know the battery was out. I had to book a place to stay last minute and found the Beacon Inn to be reasonable, convenient, and quite pleasant. I think the negative reviews on here are coming from folks who are expecting a hotel (not bed & breakfast) experience. This is not a posh place and is not advertised as such. It is however a very comfortable and affordable place to stay, and I found the staff to be super kind and accommodating. I knocked off 1 star due to cleanliness (it was not terrible by any means but was the only thing that was slightly below my expectations). That being said, I would definitely stay here again. This place is worth the price for a stay in Boston, which typically offers hotel rooms for hundreds more a night. The hotel is old and loud, but it's a room with a hot shower. Love the refillable coffee but wasn't impressed when staff complained about other guests in front of me for an extended period of time. Also, I was on top floor after very windy staircase and wasn't offered help with luggage. Would be much more charming with better management and renovations to the rooms. DON'T STAY HERE!!! We made reservations but, because of our location and travel time we had to cancel due to lack of parking and your "curfew" rules to arrive by 8 pm. I was aghast at the "curfew", upon reading it in our printed confirmation. We live in Upstate NY and are looking at a 6 hour drive! So I called to make arrangements for our late arrival only to be questioned as to when I was going to arrive. On long trips unexpected things can happen like heavy traffic, construction zones, etc. I could not guarantee when we will get there. They said they'd "leave the keys taped to the front door. This can't be safe for any of the guests that stay there. Then we talked about how to find our parking spot only to find that it was an extra $25. But, then, even worse than that, they had NO parking spot available and we would have to park in the street and get a $30 ticket just to park in front of the Inn! I am quite upset with both the Inn and with booking.com. The room was reserved by my non-profit organization for a guest speaker/celebrity chef from New Orleans. The guest checked in and found there was no hot water. The guest checked out telling the people at the desk why. He found another place to stay. But neither the lnn or Booking.com gave us any consideration when informed of this situation. As a result, we paid a high rate (it was college graduation time) for 2 nights while my guest stayed there less than an hour. The Inn tried to convince me that they were not responsible because they were not given a chance to remedy the situation. Yet no one assured my guest it would be resolved in a timely fashion. It seems both rude and absurd to be charged for 2 nights for a room that was unacceptable to the guest. Even billing us for one night might have some logic (tho it is still bad business practice) since the room was available for use the second night. Extremely, extremely dissatisfied. If that is their idea of customer service, I would avoid at all costs. read more

I stayed at the Guest House in December 2017. My room had LITTLE TO NO HEAT during my visit. I was told upon checking in that if the heat wasn't sufficient to let them know, which is fine but the desk help leaves at 9pm which is when I was returning from visiting friends. I had to check out at the crack of dawn on the last day because my room was SO cold! I called the Guest House upon my return home and was told, "it's an old building". I wrote a letter to the manager seeking some type of compensation due to the fact that I was not provided what a reasonable person would expect from renting a room in December, in Boston which would be HEAT! It's been a month and I have not heard from the manager! I would not recommend this place if you expect to be comfortably warm. T Andrea read more

I travel for business every two weeks from NYC and have been staying @ the Beacon Inn for over a year. I can not recommend the Inn enough for those who seek affordable comfort near a wonderful residential neighborhood (Washington Square) directly on the Green Line trolley. Grocery store acorss the street. Managed by a wonderful gentleman named Martin who can help you navigate almost anything you need to do or desire to see. I think he's actually a semi-retired tour guide. read more

Booked a reservation in middle of February for March 13-16th. We get to the main lobby of 1087 and was asked for our confirmation number. We were then told that the reservation was cancelled. Appalled, I checked my credit card to see if money was taken out. As was expected, it was. The money was, however, returned. The front desk informed me that the reservation was canceled via Expedia according to their notes. One, the reservation was never made on expedia. Instead, I called Beacon Inn directly and made the reservation over the phone. A confirmation email, several actually, was sent to me after that. My credit card was also charged. Why the cancellation happened is beyond me and was not at all explained by the front desk. No possible scenarios or explanations were even given. This is by far the most frustrating obstacle any travel could encounter, especially traveling all the way across the country. I get that mistakes happen, but the situation was worsen by the fact that no notification at all was sent to me that my room was taken away--at any point. I still have no idea when the reservation was reversed. On top of that, St. Patrick events happening in the city made it exponentially more difficult to find an alternative place to stay. The front desk, Tana, tried her best to help us out with finding a new place. She was patient, and I understand that no blame was directed to her. However, no alternatives or compensation was given by the management itself. I was also charged the $25 cancellation fee. Absolutely one of the worst customer service I have experience. Ensure the details of your trip before and the upcoming days of your trip. Save yourself the headache. read more

I would absolutely stay here again! Cute and even quaint! By the end of my stay, I may even say I prefer this to the still/sterile aesthetic of a hotel. Room was clean and comfortable and I felt very safe - something important to me as I was traveling alone. Also a great area! I was able to walk everywhere I needed/wanted to go. Will be back! And have already recommended to friends. read more
