Definitely some pros and cons. Recently use this company to list a property for sale for one of our long time clients. This company does claim that there are a flat fee listing service. Note that they do not provide any additional service if you select the "flat fee listing service". They simply put your listing on the MLS. Contract negotiations escrow advice are all on your own. Pros: - They are licensed in many different states, so most likely if you want to sell your property by yourself, they most likely are licensed in the state - They do have a website portal that people can log into and see a whole list of all the realtor documents and templates for buying and selling transactions. This did proved to be very helpful. However, I do warn that some of the documents are complicated and if you don't have experience, it might be a little hard to read. - The administrative staff is fairly responsive Monday through Friday 9 to 5 Eastern standard time. Cons: - There is a hidden fine print in the contract: in addition to the flat fee that you pay to list, when you sell your house, this company also charges a 0.1% in commissions. This is not advertised anywhere on their website. Depending how expensive your property is, that 0.1% can be quite a significant amount. - Some of the administrative staff are nice, some of them are impatient, and can be rude. Service is inconsistent. - The forms in the portal are not the most updated versions, many are many years old, and of a much older version. Not sure if the old version is consistent with the current laws. - When you list, you are to fill out this long form containing information about the property on their website, yet the form does not match with the fields in the MLS. This makes it confusing. We have had quite a few experience selling properties and thus we opted for the flat fee listing, for most people the process is a bit complicated to handle on their own. read more

We have used MLS2U.com/Continental Real Estate Group to sell six homes since 2006 for a combined savings of well over $110k. The service is amazing. As a flat fee service, it allows you the flexibility to host open houses, communicate with buyers, and negotiate the best price. We always offered the buyers' agent a commission. Even with paying this commission, we have saved over $110k. We sold homes in New York, New Jersey, Pennsylvania, and Delaware. I cannot emphasize how incredible the savings are. The communication with Continental was always wonderful. I typically communicated through the online portal, and they responded immediately whenever I sent a message. Their team was consistently responsive and supportive. Overall, I highly recommend this service! It's an unbeatable value for anyone looking to sell their home while retaining more of their hard-earned equity. If you're comfortable managing some aspects of the sale yourself, you won't find a better, more cost-effective option! read more

I fell for the "list your property for only $99" scam and failed to read the copious pages of small print. Please don't fall for it. I sold my house myself, to a friend, but before the friend and I talked and came to an agreement, I had posted the house online, on Marketplace, and on this site. I tried to get the listing canceled through Continental Real Estate Group, but they would not do it. They demanded contracts, my lawyer's info and then, the kicker, 0.25% commission of my sale price! So, be warned. I failed to read the fine print, and they clearly dont put it up front - "List your house for $99 and pay a comission if you find a buyer who doesnt even find your house on our service." And, I am not sure they did what they were supposed to do - even though my house was listed and on their site for over a month and is an attractive, modernized and updated house, I never got one inquiry. I sold the house to my friend within a week of listing. So, please be careful. This has been one of the easiest and best experiences we have ever had listing our home. As a father of six children- two in wheelchairs- I have say what a blessing this was to find an easy way to list our home without having to pay a full commission. Anyone that's sold a home in the past will know and understand what a huge benefit it is having access to such a great tool. Our family was fortunate enough to sell to a buyer without an agent and saved well over $24,000!!! As opposed to listing the traditional way. The support they offered was easy to use and understand. We offered 2.5% to a selling agent. The appointments were easy to set up. Before you even read my review, take a look at the sheer amount of negative reviews that say they are rude, and read the CONTINUALLY rude responses from the owner. I've escalated my complaint to flat fee realty directly and let them know they should cease business with this joke of a company. I purchased an entry only listing through Flat Fee Realty which routed me to Continental Realty. I have never had such a terrible customer service experience. The website to update the listing never works and if you call the office they will tell you that they "do not get on the phone with customers because this is a limited service". If the website worked, I wouldn't have to call. The lady who answers the phone is someone I have had the worst DISPLEASURE of ever speaking to. It took about 5 conversations of her being totally rude and condescending before I admittedly lost it on her. She speaks to you like you are a POS for calling the office. She makes snarky comments and has the worst attitude of anyone I have ever spoken to. She very obviously does not care about customer service or about other people's money considering she wanted to charge me for a change to the listing when their site was the issue. I would never recommend them to anyone. If you don't want to offer entry only listings then don't. But do not be rude and take it out on customers to who purchased a product that you offer because you're not making commission. Just don't offer the product. read more

Extremely rude and argumentative with all customer service interactions. This is one of the most unprofessional companies I have ever dealt with. I often wonder how this fly by night company is still in business. Read through a few of this guys argumentative responses to the yelp reviews and you will get a sense of what you will be dealing with. When I criticized Derek's customer service and pointed out the inaccurate information in a previous email, Derek responded with inaccurate claims about his contract and comments like these below: Quotes from Derek's emails to me- "For someone who saved as much as you saved and did not read and is unaware of the contract you signed (particularly clause 4) you really have a lot of nerve not being pleased." "Also your status was changed and I am appalled by you and your whole demeanor. Did you fall of the wrong side of the bed today. Most of our clients love our service, the great success they enjoy and the fortune they save. Every once in a while we get a scrooge." Derek thinks that his customers that write poor yelp reviews are out for revenge. For me it is not about revenge, I am hoping to help other people. I sincerely hope that other people will read these reviews and not subject themselves to the poor customer service this company provides. If you are looking to save money with the sale of your home, do a search and find another flat rate brokerage or just list it on Zillow. read more

STAY AWAY! This is a terrible, shady company. I hired Continental to use their flat-fee broker/MLS listing service. It was a disaster. I received two offers over one weekend - they notified me three days AFTER the offers came in. Thankfully, the buying agents called me after not receiving any response. I communicated with Derrick Eisenberg, the owner and maybe the only employee. His response: "You only paid $145, what did you expect?" Literally, he denied any obligation to forward a sales contract/offer over the weekend - when most real estate transactions occur. Derrick's serivcve was terrible service throughout the process. The website promises "best technology" and "superior service." What a laugh. THE ONLY WAY YOU CAN COMMUNICATE WITH THEM IS VIA THEIR OUTDATED PORTAL. You can't call them. You can't email them. You have to log in, send a quesiton through your account, and then wait for a response... usually a couple hours or so. They control the communication process entirely - and, you can't get access to it after the transaction is done. In the end, you hire a company like this for access to the MLS and forms. Every form I needed for Missouri was either outdated or inoperable. Literally, Derrick's suggestion to me was to ask the buying agent for a form. Of course, they are quick to offer service upgrades for more money. It's hard to believe that the basic service would not include prompt communication of offers to buy - bait and switch. But, they are quite willing to upsell you. And, when call Derrick on any of these issues he attacks. He called me "nasty" and "rude" and on and on... but, seeing all the complaints about him on Yelp make me feel good that I'm not the only one who received such treatment. There are many other companies who provide this service. Hire one of them. read more

I have used their services twice. The first time they were okay but this second time around it seems that their service has gone down. They have started to nickel and dime you on every little thing. If an agent calls regarding showing your property they will send you an e-mail that someone called on the property but shall not give you their name or number. They want you to pay extra to get that information. Really? They will not speak to you on the phone instead they want to do everything via their online system.  Also they are slow to change things in the listing and even then leave incorrect information up.   That saying that you get what you pay for applies here. If you want to save money advertise on Zillow or better yet negotiate a lower commission with a real estate agent. I would not recommend their services nor use their services again. The most rude and nasty keyboard bullying customer service representatives that I ever had to deal with. What a disgrace to the real estate business is Derek Eisenberg and his crew of bullies. Search out a different company for FSBO transactions and remember if you do not do FSBO, real estate commissions are negotiable when using a realtor to sell your home. Try that route first and negotiate a deal where you can deal with the realtor face to face rather than through the computer. **UPDATE 10/31/18** After reading the owner's review, you can plainly read for yourself, he takes no responsibility for his employee's rudeness. That's fine with me. As long as my review takes away just one customer, my review was worth the time to post. He tries to seem so professional with his legalese. Prospective clients beware. I think that many of the other reviews are really over the top with criticism. I used their service to list and sell a building lot several months ago. This company exists in order to help owners get their property listed on the multiple listing service and other platforms, but they do it for a very low price. If one takes the time to review the contract agreement with Continental you quickly realize that you need to do most of the work yourself. There is a lot of digital uploading of forms and photos that you will need to organize and provide. They will provide you with all the proper forms and process, but they are not a full service broker in the traditional sense, nor do they represent themselves as such. By design, they are not prepared to spend time on the phone holding hands with sellers,but they do respond very well to simply written email requests. I learned how to use their message system and every question was answered promptly. For my listing, I think that I had one early phone conversation with someone about the process, but after that all communications were completed online. Almost every question I had could be found in the FAQ section. At some point during my listing, there was a mistake by Continental that kept my property from appearing as truly listed. Once they figured this out, they extended my listing for a significant amount of time at no charge to me and they owned the mistake. They are reasonable folks and try to be very fair with customers. In my view, I think that some sellers feel that they are entitled to get "full service" even when they choose to go the economy route. If you use Continental's service, be prepared to do much of the leg work. If you do your part, they will properly do their part getting your listing on various platforms. You will save significant money if you use this service correctly! read more

Good communication, very professional! What I liked best was that everything was clear and communication was fast. Thanks Continental, esp Derek and Christine. Fast, easy. More than expected for what they charge. If you're getting a reduced rate for listing (and it's crazy reasonable) you're not going to get complete hand-holding every single step of the way. I recommend adding on extras - which are still CHEAP! I paid extra for negotiating help and a lockbox. Both worth every penny. In the beginning - you will get a real person answering ALL your questions very friendly and patiently , after you send that money and sign that contract SAY GOODBYE TO YOUR SANITY. Their website doesn't work, they will NEVER answer their phone because your number as a current client is logged in and their system recognizes you ... they will even BLOCK you. But call with a friends phone and MAGIC a real person answers because they recognize a potential new SUCKER. You will get daily emails telling you your listing isn't actually effective and you need to SPEND MORE - Nickel and dime you alllll they way. Service you may get via their online message system is NASTY. And the worst of it is, if THEY get a call (and they purposely won't put your contact info on all info that's out there) of an interested party in your home - YOU HAVE TO PAY THEM to get that buyers contact info or they won't give it to you. Say goodbye to any interested buyers unless you like paying blackmail money. read more

We are in the process of attempting to sell our house by owner. We signed up for this, paid our money, and it has been nothing but frustration ever since. Originally, they cut off our copy that we had written mid sentence. They blamed it on us. They had the incorrect photo as the feature photo. And to this day and multiple back and forth they can't get the mapping correct so our house is in the middle of some field. So, we pay to have our house listed, but no one knows where the house is because this service cannot get it correct on 3rd party sites that they post to. I even gave them the GPS coordinates upon request. On top of this, they are not helpful and very rude! read more

Saved 2.5-3.5% -- almost $10,000 on commissions in Bergen County NJ. Buyer and selling realtor did not know it was a flat rate listing so sales price negotiation was not affected. Selling realtor got his 2.5%. In fact, house sold in 3 days and $100 over asking price. After receiving proposed contract, I sent it to Derek at Continental who immediately signed where needed and returned his forms within 30 minutes to keep deal moving along quickly to attorney review. The Lock box and sign showed up fast and everything was well thought out and ran smoothly. I had selling realtor send Contract to my attorney who interfaced with the realtor, title company and buyer's attorney. I will use them again in a few months. We paid Continental Real Estate to list our home on the MLS for 12 months. After ONE WEEK, our home was listed "OFF MARKET" and not listed "ACTIVE" on the MLS. Our home's location was also inaccurately listed. The office personal were rude, slow to respond and unavailable on the weekends. This service is a terrible waste of money and a racket made up of multiple online MLS/ sell by owner type of websites. read more

I purchased a flat rate mls number from Continental Real Estate Group. Everything seemed okay until I had a problem with the message system. I have not been able to send a message for weeks. I wanted to make changes to my listing, but none of my messages go through and there is absolutely no way to contact a real person...not even by email. I called every number I could find and I just get a recording without the ability to leave a message. When you contact trouble shooting they tell you to use your messaging system. Okay, and when your message system is not working? Too bad...you are out of luck. Don't use this company, it's not worth it. read more

STAY FAR AWAY from Continental Real Estate Group! Do not use their flat fee MLS services (such as mls2u.com)! They are incompetent and mean people. They make numerous mistakes with listings. They do not help you with anything, and when you ask a question, they reply like mad dogs. In order to communicate with them, you have to send a message through a website. If you ask them to correct their mistakes with your listing, they become mean and arrogant. They are horrible people to deal with. You get what you pay for, and they figure that because they are getting a flat fee instead of a commission, they can treat the customer without respect. The only thing they do for their flat fee is list your property on the MLS. If you want to change your listing, you pay a fee for the changes. The other huge problem is that you think that you are selling your property by owner, and think that the buyers will contact you---WRONG! When buyers go to Realtor.com and other real estate sites and want information about your listing, they fill out an inquiry which gets e-mailed to a local broker! That means that you have to pay a commission to that broker. When you ask Continental Real Estate Group about it, they give you lame excuses, but the bottom line is that you had better be prepared to pay a broker's commission. The other big problem with their flat fee services is that there are numerous hoops that a prospective buyer has to go through in order to even call you to inquire about the property. The phone number that appears on the listing on the various websites that buyers search, such as Realtor.com and Zillow.com, is an 800 number that goes to a recorded message with various prompts that include asking the prospective buyer to enter a property ID number. It's not a simple and easy process for a buyer to contact you. Just the fact that the caller reaches a recording is a turn-off to them. Then they have to listen to the prompts. Then they have to have the property ID number handy and enter it. Then, if they are still on the phone after all that, their call will be re-routed to you. You have to pay an extra $100 to get buyer's calls re-routed to you, by the way. If you don't pay the extra $100, then when a buyer calls, they will go through the prompts and then hear a recording with your phone number on it and will have to hang up and dial that number. Most buyers will not bother to go through that much trouble. I received only one call after having my listing with Continental Real Estate Group for months. Continental Real Estate Group and its flat fee services are a total waste of money. As a seller, you are much better off hiring a local broker, and paying a commission. Just build it into the price. Having a live person to call and speak to, and who will show your property, is better than trying to save money on a commission and dealing with unprofessional, mean people like the ones at Continental Real Estate Group. The worst part is that you won't get your property sold. read more
