Matt Brown is someone we are familiar with and respect as his knowledge of Hoboken and Hudson County is deep. His network and reach of quality clients is a part of what makes him so successful, but we also truly appreciated how helpful he was with all of the little details, like staging our home correctly by providing props, plants and flowers and a professional photographer. Most importantly Matt understands the market and gave us advice on what to do and very importantly what not to do, particularly when it came to negotiations and entertaining multiple offers. We sold our home in 5 days for cash with competing offers that pushed our home well above the asking price. It was enough to cover our broker fee and take care of our out of state moving costs. If you are looking for an intelligent, honest broker who will represent your home well, look no further than for Matt Brown at HRG.

The…read moreprocess of putting your home on the market is always stressful, but with Peter we felt confident about the plan, the marketing and the successful sale. Our 150 yr old row house, previously converted to a 4 family, with driveway, garage and rear carriage house required a strategic analysis and creative marketing plan. Peter's deep understanding of Hoboken real estate and big picture market trends were invaluable in bringing the property to market and then contract within weeks. Peter was professional, straight forward and transparent about his process as he guided and advised us on every detail along the way. He counseled us on how to prep the property and was a great resource in helping us find just the right people to work with. Peter's passion for architecture and knowledge of historic homes is infectious and a great asset in showing and selling buildings of historic importance, of which there are many in Hoboken. We highly recommend him. Ada + Jon

No matter what you do, stay away from Hudson Property Management (HPM). They present themselves as…read morea modern mgmt company with a flashy web portal where residents and condo board members can put work orders in, but it is all just flash. HPM has terrible service, instead of sending a person to oversee problems and repairs, they send "protocol", documents that are full of disclaimers to remind owners that HPM is not responsible for anything, and you are on your own. When water is pouring into your apartment, the last thing you need is a document called "leak protocol". When a major event occurs in your building, you need somebody from the management company on site to oversee the incident, you don't need a protocol document to tell you that you are on your own. The brothers that own HPM, are seriously bombastic AF. Ask the poor Parking utility guy that was simply trying to buy lunch at Fiore's a few months ago when he got aggressively harassed by one of the brothers who was pissed that he got a parking ticket. Or ask any of the multiple unit owners who've been aggressively yelled at by the brothers that "your building is a piece of shit, you are lucky that we are managing it for you" HPM Refuses to share financial documents with unit owners, in order to see anything financial related you must go to the HPM office in person during business hours, you must view them on a monitor, you cannot take pictures, you cannot take notes, you cannot pass go, you cannot collect $200, and they stand over you while viewing the docs. At the first sign of snow each year, many management companies will send out a notice reminding you to be careful, letting you know when your entryway will be shoveled, and letting you know how to contact them if there's an emergency. At the first sign of snow each year, HPM sends out a disclaimer reminding you that HPM is not responsible for any injuries or for clearing the sidewalks or for anything. Need your lightbulbs changed, no problem, put in a work order and HPM is sure to have the bulb changed within a few months , yes MONTHS. Moving in? Moving out? You need to pay HPM a $300 "non-refundable inspection fee", this is to have somebody from HPM come to your building to look at the walls after you move. Sure, maybe you can justify this as a service fee, but HPM will never actually show up to do that inspection. Damage in the building's hallway? No problem, just open a work order and HPM will send somebody out in 4 to 6 months to take care of the damage. Maybe they will fix it right the first time, but probably not. HPM has their own cleaning business that does things like taking your garbage out or cleaning the building. Watch out, they will make your building look worse than it looked before they cleaned. Want to rent your unit out, HPM will harass you to pay them for unit management services. HPM is shady AF, they frequently hide work orders on their portal and they have stopped showing the dates that entries were made on the portal (so you can't figure out how long it takes them to get stuff done). Have an opinion about HPM? Post a review? Want to share it on the Internet? Maybe put it on Reddit? Get ready, you will get harassing threats from HPM's lawyer "remove your review or we will sue you" They are full of excuses, their service is terrible, they are a disgrace that will run your building into the ground.

Sooooo you…read morecan already tell I have good things to say. 5 stars doesn't seem to be enough for how helpful Alison was in finding me my next home. She took everything I was hoping to find in a new apartment and showed me all of my options. I was in a bit of a time crunch with just over a month to find a place before my current lease was up, I have a dog and have a pretty tough budget I was hoping to not exceed. All of that, in addition to me being extremely picky (as you should be with a decision as big as where you'll be living!!) led to a stressful search before beginning to work with her. She sent me numerous listings daily, didn't push me when I decided to pass on seeing some, drove me to and from most showings and, in the end, found me a fantastic place. I went from scouring Zillow nearly all day, every day, to finally being able to relax and feel assured Alison would see and send me everything that was available. Working with her was incredibly easy and I felt like I was going through the process with a friend the entire time. She is professional, kind and extremely patient. She was always easy to get in touch with either by phone or a text and answered every question I had. I couldn't recommend working with her more!

She is very professional and knows who she is working for! It was nice to know that even though we were paying her for her services she let us make the decision from start to finish (something you don't find with many, if any, agents). Rich Basili served as my real estate agent during a home sale earlier this year, and I would highly…read morerecommend him to anyone seeking that service. This was my first experience selling a home (a condo in Hoboken), and as such I knew I needed some guidance through what is a complicated process. I interviewed several agents from different firms, including a few who were very aggressive in a way that came off as untrustworthy. Rich was the exact opposite: from the start he came off as very honest, helpful, knowledgeable and trustworthy, and he stayed that way throughout the entire process. Rich started by visiting my place and providing a suggestion for asking price. Based on my online research, he was right on the money. He has worked as an agent in Hoboken & the surrounding area for years, so he was also able to provide a lot of helpful insights on the local real estate market. We were rushed for time - I had accepted a job offer in another state, and was moving / selling on short notice - but that was no problem. Rich was able to accommodate my schedule, and met me at my convenience as often as was needed. Rich formulated a sales plan that worked to perfection. Prior to putting my place on the market, he arranged for a professional photographer to come and take pix of the place (again, this was on short notice, and arranged around my hectic packing schedule). He also put up hundreds of fliers advertising the sale in strategic sites around town, and planned a series of three open houses during the first 3 weeks the place was to be on the market. In the end, though, we only needed one: we put the place up for sale on a Wednesday in mid-January, held the first open house that Saturday, and by Sunday had three offers to choose from (!!). From there Rich advised me how to navigate the rest of the sales process, and we ended up closing about as quickly as we possibly could have (just over 60 days after putting it up for sale). I couldn't have been happier with the price we fetched, and with how Rich handled the entire process. To top it all off, Rich / Century 21 charges a slightly lower commission than some other places (5% vs. 6% elsewhere), and that, combined with how well he handled everything makes me recommend him without hesitation.

When my husband and I began the search for a home in NJ, we had negative prior impressions of what a bad experience home buying can be (we owned in Manhattan). Lori came into our lives and completely changed those expectations and made the process stress free and (dare I say) enjoyable. She provided us with the tools to make the right decision, but never put any pressure on us, which we wholeheartedly appreciate. My husband and I knew virtually nothing about Hoboken living. We came in thinking we'd look at condos in Hoboken, Edgewater, Jersey City, or Weehawken without much knowledge about what was going on where. Lori was quick to educate us on the pros/cons of each town and provided us with the knowledge to help us decide that Hoboken would be the best choice for us. Once we made the town decision, Lori showed us properties that were absolutely a great fit, but in different parts of town. We quickly honed in on our dream property and made an offer that was accepted! Exactly 2 months to the day from putting in our offer, we are in our new home and could not be happier.
