Our Board hired CMI this past fall and Todd has been very responsive, professional, accommodating and informative. For years we were told we couldn't afford to do general maintenance, routine safety checks and were intimidated into situations that were not good for the property. We have been working with Todd and his team at Condominium Managements Inc. for less than a year, and already our building is running smoothly in spite of a long history of inept management. Are you looking for reliable responsible and responsive property management in the Seattle Area? Avoid Condo Management! Our property manager is notorious for taking months and even years to do simple tasks. He can't manage repair crews to do their job. Scheduling and communication skills completely lacking. (He let a work crew dismantle two large privately owned storage sheds ($2000) without permission and then had the nerve to let the crew finish up for the weekend without putting things back together! When I complained his response was for us to work around it. He said it was too late to have the crew put things back together as promised. (This is 2pm on Friday so that is just bad planning.) That's just one recent example. We found out our first condo manager, that we complained about for years, had zero experience in managing condos. She finally got replaced, unfortunately with another incompetent manager. Fire hazards ignored for years (12 foot dead tree 6 feet away from the next condo left neglected for 4+ years!), security breech that was identified on our intercom system not fixed for 9 months, Dog piss in hallway not cleaned for months. Seriously mouth dropping negligence. I now blame the management company itself. They do not hire qualified managers for the properties they manage. They do not appear to train their unqualified managers either, how else to explain our manager's lack of....managing? Notifying the company of negligence gets you zero response. (Notified Todd Emery, but he didn't care to fix anything or even acknowledge the complaints.) Just stay away. Theses guys don't care about your property. read more

I have worked with many condo management companies but this is the worse. They did not inform me of the special assessment and then had the gall to tell me I am past due on it. I brought it up to the head of the company (Todd) who then blamed it on a timing issue. Baloney. Then they got the in house collections person (Tisha) who was extremely rude and threatened to send the matter to collections, when this was all their fault. Instead of taking responsibility, they blamed the condo owner. Paying the Special Assessment was not an issue for me, but I should have been informed about it. The matter was only settled when a person from the condo board intervened. This however should have been handled professionally by CondoManagements. But they provided horrible service instead. Be careful if you buy a condo and it is managed by this company. read more

Condo Managements has been our condominium's management company for about 9 years. In these 9 years, the property looks worse, functions worse and worst of all, their customer service skills are almost non-existent. As an example, I had asked them to trim some tree branches, so they wouldn't touch the building. They hired a company who then cut off about 25% of a nearby beautiful flowering tree -- tragic, since it can't be reversed. When I called to complain, I asked if they had supervised the vendor. They said it wasn't their job to do so. If that's the case, who's looking out for our interests? We've also had several break-ins and have asked for better security for years. They should know how to advise us if they have the experience in management they claim to. They haven't. This is only two of many examples of poor management. It's bad enough that they don't know how to manage properties, but they'll also treat you like you're their subordinate if you're a lowly unit owner and not on the board. When there are problems, they'll say it was the Board's decision. If you have any say into who you hire to manage your property, do not hire them. read more

We are a condo of 69 units, including two commercial spaces. We have been an association for 12 years now. Over this period of time we have had 5 different property managers. Condo Managements Inc. is our 6th. As we are located in West Seattle, this West Seattle based company seemed like a good option. We now have been Todd and his group for the last 6 months, through a very difficult transition from the previous Property management company and over the last few months they have helped us complete close to 40 projects. During this time we found that their transition was outstanding. They helped get all of our records and resources from the past property management company, which wasn't easy. They did so with the most professional attitude and behavior possible. Todd, who is the president/owner of the company is our current manager and he has advised us on projects that we should be considering, completed all tasks with a great deal of expertise, and worked on proposed items that needed to get done no mater how large or small they are. The staff at CMI are without question the most professional and supportive. Not only do they respond to the board of directors, but they also are responsive to all of the residents and owners of this condo. As a current board member, we have heard from current residents how well they have been treated, talked to, and helped by the staff at CMI. Overall, we have found that all aspects of working with CMI has been outstanding. They have a well developed list of vendors, most of which are local to the area. They respond to emergencies fast and efficiently. They make living in a condo much easier for not only the board of directors but all of the residents. CondoManagements, Inc. is without question the most unprofessional business I have ever encountered. They don't even deserve one star but had to mark something. We have had several different property managers and they've all been the same - incompetent & unnecessarily rude. Every project has turned into a disaster with bad workmanship and cost overruns. Their incompetence has cost the homeowners money and when reported to the owner, Richard, he just shrugged it off. It's safe to say their business model is not about serving their clients - just getting their money. CM got worse as the years went by, to the point where even a small issue would take months and repeated requests to address. We would have been better off managing ourselves.
