As usual the terrible contract with elevator repair company didn't allow them to do anything at all the first day it happened because it was a Sunday. Isn't this an emergency for some? When the elevator is working, I still love the building and the views. Original Review: I have been living here for 3 years and the elevator goes through periods of outages. Don't get me wrong, I love this building! It wouldn't be so bad if the contract with the elevator company wasn't so bad. If it goes out, you're stuck until the next or the following business day (we're the lowest priority). This isn't considered an emergency, yet at least 3 tenants on the 6th floor use a cane, walker or wheelchair. I'm the whiny guy on the 5th floor with a dog. Just getting tired of it! The entire management team is incredibly on it and kind, problem solving issues as they come up with grace and speed. Rent seems fair and has only been raised on me once, by less than $50, in the time I have lived here. It's a gem in Ballard.

When I was walking my dog, someone from the neighborhood asked if you needed a dog in order to be a resident at Odin. I replied, "No, yet it helps." As pretty much everyone in the building either has a dog, cat, or some other pet. Which is possibly why the residents seem to be mellow, respectful, and kind to each other. If you are not keen on animals, then this may not be the building for you. As a majority of the tenants have them or want to get one. Although my apartment looked nice at move-in, the ceiling fan, microwave, and closet door were all broken and needed repairs shortly after I moved in. The biggest issue has been a neighboring unit with a severe trash and hoarding problem. The odor regularly fills our hallway, and the hallway carpet is stained beginning directly outside that unit. I first reported this over a month ago and have continually provided management with photos and documentation. I understand there may be legal or logistical challenges in resolving another resident's unit, but there are many steps that could be taken to address the impact on neighboring residents. Instead, I've continued to live with the odor and unsanitary conditions despite paying full rent. After I raised my concerns, the neighbor directly confronted me. I immediately notified management, and more than a week later I still have not received any meaningful follow-up. Building maintenance has also been disappointing. One of the two elevators has been out of service three times in the two months I've lived here, including on my move-in day when neither elevator was available to reserve. The lobby air conditioning has been broken for weeks during the summer, and the rooftop amenity appears neglected. I genuinely wanted to enjoy living here, but the recurring maintenance issues, unresolved sanitation concerns, and lack of communication have made my experience far different than I expected.

I've lived here for 2.5 years and things used to be relatively great, but ever since Bonavista took over as management in October 2025 things have gone downhill and continue to get worse. For starters, one of the elevators was down for 3 weeks in August 2026 and this was the 3rd outage in the previous 2 months prior, with one of the other outages being 2 weeks long. The management only acknowledged these outages and sent building-wide notices after I sent them formal complaints advising them that they are in violation of the 10-day statutory timeline allowed for general repairs that is defined in the law. During the first of these three outages they stated in writing that "the issue has proven to be more extensive than initially anticipated" and that "taking the time to properly address the underlying issue will also help prevent recurring breakdowns and improve the long-term reliability of the elevator," yet the elevator continues to regularly break down. During the last outage, management stated that an "elevator service vendor is scheduled to arrive on Tuesday, August 4, at approximately 1:00 p.m. to assess the issue and complete any necessary service. We will share additional updates as more information becomes available," but 0 updates were shared throughout the entire outage. The broken elevator finally got restored again after I sent multiple emails directly to DeAna, the Regional Portfolio Manager overseeing all the Bonavista communities in the area, but they still provided 0 transparency as to what the exact issue was and why they failed to communicate properly with residents about it. There is an ongoing case with city inspections regarding the elevator here. Additionally, areas of the building have become very unclean and unsanitary. Trash is often left piling up in the trash rooms and the garbage bin in the garage at times can be seen overflowing. There are also many stains on the carpets in the residential hallways, which has already been alluded to in a previous recent review. Areas of the rooftop can also be found littered with cigarettes, suggesting that the no-smoking policy is not being adequately enforced. It doesn't help the situation at all that management considers their business hours to be "open daily, by appointment only." I once had medication delivered to me that got stuck in the package locker due to a technical issue and I had to call the emergency maintenance line to get someone to the building because there was no one present on site during a working day and no one else to contact, which is absolutely unacceptable. Previously this building had a property manager and an assistant consistently present on site Monday - Saturday and that's not the case anymore. It makes no sense to be living in an apartment building at this price range without even a front desk. Property crime rates in the area range from 50% to double the national average and we don't even any overnight security contracted. There have also been many instances of package theft. which becomes harder to deter when the lobby is unattended for long stretches. Residents are also now expected to pay a $150 security deposit to reserve the lounge, which is one of the only amenities in the building and something that used to be completely free. It's incredibly disappointing and frustrating to witness what's happened to this place. If you asked me a year ago I would have given Viva at least 4 stars but Bonavista has completely ruined my resident experience here. It's nothing but issue after issue and any notices of complaints, concerns, or frustrations sent to them are returned with corporate pacification emails using the same template of "I apologize for the inconvenience", "I understand this is frustrating", "I appreciate you for letting us know", and "thank you for your patience as we work through this" without any real action or accountability taken. Save yourself the trouble and live somewhere else. I'm looking forward to the day my lease is up.

For me, the communication was fine until I was there but after the lease ended, they were unprofessional in there behavior. I ended up loosing nearly a thousand bucks extra on move out and never heard back about my security deposit. I got ghosted after I asked for details about the matter. On my final day, my friend tried to deliver the key at the end of the day but they were closed. He returned it the next day but they charged me rent for that day. Lesson learnt, always leave the keys inside the apartment to not get charged by Holland Residential. So my advice would be to clarify the details you care about beforehand to avoid sneaky surprises.

I have had an extremely disappointing experience with this HOA management company…read more Our insurance claim, which stems from a leak in our condo, has already been approved by the HOA's insurance carrier, and the insurance adjuster has been ready to move the claim forward. The only thing holding up the process has been the management company's failure to provide the information the adjuster has repeatedly requested. Despite numerous emails and phone calls from both me and the insurance adjuster over several weeks, communication has been inconsistent and follow-through has been virtually nonexistent. We were told new staff members would be taking over the claim, but the delays and lack of responsiveness continued. Meanwhile, my tenants-including two newborn babies-have been forced to live with a temporary post-mitigation setup while we wait for the management company to act. This unnecessary delay has caused significant stress and hardship for everyone involved. I understand that staff changes happen, but homeowners and tenants should not have to suffer because of poor communication and lack of accountability. I hope the company improves its responsiveness and claim handling so others don't have to go through the same experience.

I had major surgery and had to go downstairs and let each person who came to help me in the door while I could barely move my arms. One roommate stayed home to get packages and regularly missed them entirely. Another had to start getting his packages delivered to another location (he was an editor and regularly had manuscripts fedexed to him, and didn't have a car and worked from home, meaning he had to go for a long walk to retrieve them). I regularly also had to go fetch packages elsewhere, sometimes as far south as Sodo or Redmond. At least I had a car. It was a huge pain in the ass. Also, it was acknowledged that a manager made a mistake in not informing us of a rent increase. I have the emails :) attached! Kimberly was super rude and decided I didn't need to be part of it. Don't rent from this guy. And don't trust the one single 5 star review without any actual info in it or any other reviews...

Even then, she will harass and threaten you and refuse to fix it. I thought I'd stay for another year or two but I'm just not renewing my lease. It's just been such a bad experience dealing with her. Moreover, while my unit is clean and undamaged, I am genuinely concerned that I will not get my deposit back because she seems like the type of person to make things up to withhold a deposit. Like a scratch on the wall is 1000$ fix or something. It is no surprise that the building is unable to hire anyone and has really gone down. The lobby smells bad and is dirty. There's never anyone at the front desk. Elevators in both Nolo and the Wave have issues. The gym and common areas are dirty and the equipment and furniture are old. It smells like dog piss everywhere. The dog washing station is filthy and clogged, I literally gagged when I went to use it. This wasn't a problem before she started. Other people at the building have commented on this, and their shared unfortunate experience with her. The only upside is maintenance, which is always friendly, timely and follows up for everything. But that's a separate team so it's no surprise.

The majority of the property staff are terribly unprofessional and have an attitude problem. The amount of time it takes to receive any type of response even if it's time sensitive can be days to even weeks. If you want to get anything done, you'll have to go to the front desk and hope they have a good attitude that day, are even there since they tend to hide in the locked offices and avoid tenants, and hope they are feeling helpful. And even then, the majority of times I ask the front desk/leasing about something, they have snide remarks or simply point to the business cards and refer me to the info@stadiumplace.com email. It should not take months to resolve billing inaccuracies on the property managements end. On the other hand, they will expect responses they "need" from you within hours and will strong arm and retaliate against you into getting what they want regardless of rental contracts in place. And on several occasions, I've passed by and overheard staff gossiping about other residents. I've taken to going in through side entrances to avoid seeing the staff as it's so unpleasant. I strongly believe this culture is coming from the top. My interactions with Amanda Flores, the property manager, have been completely unpleasant, stressful, and borderline frightening. It's crazy to believe that she's an Accredited Property Manager as that would imply she's knowledgeable about property management and understand lease terms, tenant rights, and tenant intimidation. I feel like I'm unable to begin to address my issues without some kind of backlash. And if you review the majority of 1 star reviews across various review platforms, you'll see this is a problem that began with her becoming property manager of Stadium Place. The interim property manager Chelsy is also a piece of work. Any kind of escalation also falls on deaf ears by upper management regardless of the issue - inaccurate fees, unit issues, safety issues, etc. None of it will get addressed but watch as someone in management will want to address my concerns with this review. What a joke. Additionally, any community centric marketing on pillar properties part is just that - marketing. They are not quietly awesome per their slogan. Their resident round tables are for show and nothing gets done. And any community events/groups get canceled without much if any notice. Their weekly Building Updates send out is a joke and just reminding residents of the same thing - that pillar properties aren't responsible for anything and they're closed. It's not an update, stop spamming me. The amenities are aged and there is a significant lack of upkeep. The elevators frequently stall and break down. They've also dropped between the floors before and I've seen blood splatter in them for multiple days at a time. Management does not see this as an issue. The grills also do not work and the fireplaces are just for decoration. Trying to use them elicits loud screeching making one think it will explode. Pet washing stations are clogged. Storage units behind parked cars will have someone calling you to move your car so your neighbor can get into their storage unit in the middle of the work day. The shared gym is also tiny and dated; nowhere near large enough for 30+ floors of tenants between the Nolo and The Wave. The units themselves are falling apart as well. Expect grease to drop into the microwaves even when you haven't used the stove or the microwave in days. The plumbing is either leaky or backed up. They'll just tape over the issue or gaslight you into thinking it's fine. Do not be surprised if you'll have to put in several maintenance requests for everything wrong with the place when you move in. You'll get to know the maintenance staff very well.
