Anyone wanting a cute getaway for the weekend in New Jersey, look no further! This B&B is quaint and beautiful, offers nice secluded spots as well as rooms in the main house. Free breakfast included a croissant or muffin with coffee, tea, juice, and yogurt all for you to take in the cutest basket to enjoy like a picnic. Breakfast could have been a little better in terms of options available (fruit, for instance, would have been a nice addition) but I'm not complaining because everything they did have was good. The employees were all soooooo nice and welcoming. The coffee was so delicious. Highly recommend overall. And Covid precautions were taken throughout Smithville, too! read more

Ok. So this is the final update. First night was rough. Little issues became big issues. Originally gave this place 2 stars. My gf and i chose to give it another shot because everyone was very nice it is such a great family place. We briefly spoke to the owner and voiced our concerns and she was all attention and was upset that we had a bad first experience along with her family business having a blemish because it was not up to her standards. The owner, her daughter Samantha, Bridget, and Linda (I believe) went so far above and beyond to make it right that the second day was amazing. We rode rides and blew money and the kids loved it. Total 5 stars now. Worth the 2 hr drive and it was so relaxing to get away from the greater NYC area. Pros- Family oriented Very clean Friendly staff Great businesses and food Clean air (sounds stupid but it was nice to actually breathe) Low traffic A.C. not far away Very diverse crowds. I booked the Captain Fitz room for my cousin's wedding, which was taking place at the nearby Smithville Inn. This is a super convenient location as it's just a short walk away, no transportation required. Everyone on the staff who I encountered during my stay was very nice and accommodating. There are great touches like complimentary cookies in the afternoon and morning coffee. The room (and the entire property) has a very quaint, country vibe going. I personally prefer a more sleek and modern look, but the room was sizable and comfortable. Our bathroom had a nice shower and also a soaking tub. That said, there were shutter windows on the far side of the tub which opened into the bedroom, and they were stubborn about staying shut. Which means that there wasn't total privacy for the bathroom - not ideal. Missing from our bathroom was shower gel/bubbles for the bath and also floor towels for getting in and out of the shower or tub. I'll also echo another reviewer to say that the soundproofing could be better. It was time to wake up when I could hear people in the hallway as clearly as if they were in my room. My brother booked a room in the barn which had a small patio. I'd likely look to book the barn if I were staying at the Colonial Inn again. Overall, we had a comfortable one night stay and it was a huge convenience to be so close to all of the wedding festivities. read more

Sadly, this review would have gotten a 5 star BUT there was several things I noticed which were things that could have been prevented. First off, the staff are very friendly and you can tell they enjoy their jobs. That is a great characteristic to have while having to work with the public on a daily basis. In addition, staying here means you receive 10% on several different stores around the Inn. Some of the stores are "eh", but there are a few that really draw you to them (one had a puppy inside which was very much a bonus). Sadly those stores close pretty early which is 5- you would think they would be open until at least 7pm. Secondly, it's nice to have a complementary breakfast in the morning, but it does lack options. It's either a muffin or croissant- i feel as though cereal should be an option too. They also allow for free drinks to the people staying within the Inn, the refreshments include tea, water, and coffee. In addition, they will give you free cookies if you ask- which are taste amazing. Things that should not have been an issue but was. First, there are no vending machines which really suck for those who didn't bring snacks or drinks along with them. By the time you realize you don't anything to eat or drink say around 9 or 10pm- it's too late to get anything, meaning you have to drive to get something. Secondly, they have bubble tubs to use but it's obvious they don't clean out the jets because when we turned the jets on (room 105 main house) there was blasts junk that came out (pictures below). Thirdly, when we were finally ready to settle down, the sheets and under blanket smelled horrid. Like they sat in the dryer for 3 days without being dried. Though there were several things that sucked, I would recommend coming here. It's a nice little get away and something new to experience. read more

A charming delight doesn't even begin to describe my stay on the Colonial Inn. My husband and I booked a room at this bed & breakfast out of convenience for a wedding being held at the Smithville Inn. Trying to keep the price point as low as possible, we ended up in Barn Room 205. The check in process is a little confusing. We first went to the Smithville Inn, but that is a different business. We were directed over to the café where all lodging check-ins occur. It really wasn't a big deal since historic Smithville is so close together, and everyone was very kind with directions. We arrived for check-in around snack time. Snack time consisted of to-die-for shortbread cookies. They were buttery and light; if I wasn't attending a wedding shortly thereafter I could have eaten the entire jar. Snack time also consisted of coffee. I was expecting a pot for everyone to share, but we got our choice of items from the café menu. They didn't have Splenda but I made do with another sweetener. Our room was absolutely charming. Located in a barn, I wasn't sure what to expect. It had a home-style country décor however it was spacious with modern amenities. The bathroom was extremely modern and there was absolutely colonial about it. The room also had a TV. Phew! I was concerned with so many rooms being located in a barn, it would be noisy. Aside from a brief time in the hallway, we never heard another neighbor. So it is a bed and breakfast so I certainly can't leave the breakfast out of my review. Upon checking in, we received a card to fill out that included options of coffee, tea, various muffins, yogurt and juice. Breakfast was served from 8a-10a. While my hubby and I were on track to make it to breakfast, we ended up bumping into the groom and chatting. We weren't going to blow off our friend the day after his wedding for breakfast and ended up getting to the café a little after 10a. They kindly still provided us our breakfast basket even though we were a little late. The blueberry muffin was slightly crumbly but the banana nut was perfection. We didn't check off a juice but they included OJ with our breakfast. That was just an example of the hospitality of everyone we encountered. I was legit sad to leave after my less than 24 hour visit. I enjoyed my stay at the Colonial Inn and my visit to Smithville so much; I can certainly see myself booking a mini-vacation in the future. read more

I recently stayed at the Colonial Inn in Smithville, which bills itself as a "bed and breakfast" inn. WRONG! I had made the reservation a few months ago as part of a trip to visit a local wildlife refuge, and had no problems, but I wasn't told about their "Octoberfest" weekend that happened to be planned for the same time. At checkin, we were told that we "might" have to move our car on Saturday because of this event. I figured that since we were going to be up and out very early it would be no problem. Little did I know that they would have vendors setting up stands until about midnight right outside our room, and then we would be rousted out of bed at about 5:45 AM to move the car. This is ridiculous for a room costing $160 + tax a night; and to top it off, when I was moving my car the vendors gave me all sorts of crap about it, and grudgingly got out of my way. So I had to lug our bags about a quarter mile to the car, versus a few hundred feet from my original parking space. Oh, about the room... It was a cramped little thing with zero amenities. The "bed and breakfast" part was that we could get a muffin the night before and then wander over to the office to get some coffee in the morning. WTF? At best this place is a glorified motel, only slightly better than the ones heading into Atlantic City on Whitehorse Pike. The room had some mugs and a coffee service, but nothing to actually make coffee. While this motel is better than the ones on the route to AC, it is by no means a B&B. This is deceptive, and they really should stop describing the place that way. Never again. read more

Was in Smithville for Witches Day! Decided it would be nice to get a room after our day scaring little kids and adults. Room 207 is nice. High end linens and towels. Very very clean room. We left the housekeeper a tip it was that clean! We had a private porch to sit outside and watch the other witches. We received a continental breakfast, which they put in a cute basket, with coffee, ok, your choice of pastry and yogurt. It was such a nice stay. We are going to stay 2 nights next year. read more

My boyfriend and I stayed here this past Valentines's Day. This was his first time in New Jersey, and we couldn't have been happier that this was the place we had chose to stay. Our room (304) was upstairs in the barn, which is cozy, decorated beautifully, and MUCH bigger than I had anticipated. It had all the amenities you needed and some, like a full length mirror and an actually good coffee-maker made the trip feel even homier. The bed was insanely comfortable with great pillows, a snuggly spread.. there was even a day bed in the corner! Great for a third wheel...kidding! But, not really. It was nice to be able to store our luggage or outfits for the next day on top of that, though. Big tv, and a great view onto the Smithville Village, especially during sunrise. To top off this fantastic stay, on V-Day..the housekeeper came to the room with a box of chocolates. We both loved the small and honey touches of this sweet place and will be back the next time we visit my old stomping grounds. Money saving tip: The coffee drinks are free at the inne's breakfast bar in the am..can't beat that! read more

My boyfriend and I just came back from a lovely weekend at The Colonial Inn at Historic Smithville. We stayed Easter weekend (Sun & Mon nights) and thankfully had wonderful weather to enjoy the weekend! We arrived a couple hours early around 1pm and decided to call and find out if we would be able to check in a little earlier. I had the pleasure of speaking with Tracy (The Innkeeper) who was so nice! We were able to check in right away and were given our coupons, vouchers and we filled in our breakfast card. We were then escorted by Sherry, another lovely woman, to our room - The Village Room 203, which was actually off the property located in another area of the village. She was so sweet and was telling us about the town and how nice it looks during an evening stroll - she was absolutely right! She showed us around the room and went off back to the main building. During the snack time, we had the chance to chat with her and it turns out she sings and her and her husband play music at various places. We enjoyed some shortbread cookies and I got a hot apple cider! They also offered fresh iced tea, lemonade, coffee and more! On our way to dinner, we wanted to stop in and thank Sherry for her hospitality and were pleasantly surprised to see that she was there with her husband performing for a small audience! If we didn't have dinner reservations, we would've loved to stay. I did catch a note on the way out and her voice sounded beautiful! :) The room was nice and spacious with a vaulted ceiling, king size bed, cute granite sitting area, mini fridge, microwave, coffee/tea maker, tv and a spacious bathroom with a spa/steam shower. The bed was so comfortable, we could've stayed in it all day! The shower was nice as well with 5 shower heads at 3 different levels and the steam added a nice feeling, but be careful not to get too close to it - HOT! The room gets great light and though the shades appear as though they might not block out the sun, it does a great job! Breakfast was cute as well. We had a selection of muffins to choose from including chocolate, corn, banana nut and blueberry. There was also croissants, juices (apple, orange, cranberry), coffee, tea and choices of yogurt. We tried the corn, chocolate, and banana nut muffins as well as the croissants, juices and yogurt. All were good and packed in a picnic basket upon arrival to pickup breakfast. The muffins/croissants were warm.. yum! Although we were able to check out all the shops within a day, we spent our time strolling along water and pathways of the town. We enjoyed the peace and serenity offered by the historic Smithville town and the Colonial Inn. They also had geese, ducks and roosters that roamed freely around the grounds! There was a slight down side to our stay and that was the thin walls we had connecting us to the other half of The Village rooms. We could hear the other couple often and they constantly were slamming their door. We never saw them, but boy did we hear them! The only other thing was that on a Tuesday morning, the lawn mowing people thought it appropriate to freshen up the lawns before 8AM! All the shoppes pretty much open around 10am so it was baffling and unfortunate for us that it happened. Both nights we stayed, our sleep was wonderful up until our noisy-door-slamming neighbors and the early bird lawn mowers... Tracy, Sherry and the other staff at the Inn were so wonderfully hospitable and genuinely nice. We had a late checkout and Tracy was nice enough to offer us a drink for our drive back home. I would definitely come back to The Colonial Inn! So close to attractions like Atlantic City, but far enough so that it still feels like you're on your own secluded retreat :) read more

Wow. Wow, wow, wow. WOW. My husband and I checked in on a Friday afternoon and were greeted by two friendly ladies. We were offered cookies, coffee, and tea, and were showed to our room (Captain Fitz room). When we walked in, my husband and I both gasped a little - HUGE windows on every wall, RIGHT on top of the water (literally!), wooden floors, a big tub with jets, beautiful wood floors, and the most comfortable bed I've ever slept in anywhere. I had full intentions on asking the people at the front desk where the bed linens are from, because I slept like a BABY and would love to bring that home with me! The shortbread cookies they offer during the afternoon snack time were so. good. I started off with just one on our first afternoon there. The second day, I think I ate four... maybe five... I lost track. Yum. Even though it didn't fit within their "coffee or tea" offerings, I was dying for a glass of milk on Saturday afternoon. (I'm pregnant, and milk has been my ONE big craving so far!) I asked my husband to go to the cafe and buy me a glass of milk when he picked up his coffee, and he came back less than a minute later with coffee... and milk. I asked how much it cost, and his answer was NOTHING. How sweet! I know to them it was probably just a glass of milk, but to me, it was the best thing I had to drink in days!!! The rooster starts crowing around 5am. Literally. The fact that ducks and chickens roam around Smithville was something I was not aware of before we arrived, but it added even more character and charm to the town. The rooster was a nice alternative to an alarm clock! The complimentary breakfast we received in the morning was far better than I had expected. Instead of offering it up continental style, they take your order and have it prepared in a basket for you to take back to your room - all you have to do is pick it up in the morning! We had OJ, warm muffins (WARM!), coffee, and yogurt both mornings. Yum, yum, yum. We enjoyed our stay SO much... wish that we didn't have to leave. The staff is so incredibly hospitable and sweet. My husband and I stayed the night in room 206. The room was so adorable. For some reason I thought these rooms were kid free but the room next to us had a crying kid who cried alllllll morning. My husband and I were away from our 2 little kids for the night so the last thing we wanted to hear was a crying kid. Otherwise we enjoyed our stay. The breakfast is complementary but I wish they offered more than just muffins and coffee. We will be staying again though in the future. Oh and just be careful of the baseboard heat. It gets so hot and my bag was near it and got burnt! The strap was so badly burned it fell off. read more

We absolutely love everything about The Colonial Inn. We stayed here on our way back from Atlantic City last summer. We stayed in the barn since we are a family of four (two adults and two teenage kids). Everything was neat and clean, just as we expected. The breakfast is a little lame (muffin, yogurt, juice and coffee) but nevertheless delicious! The complimentary coffee and buttery shortbread treats in the afternoon were an added bonus. My wife and I have always went to visit Smithville every year for her birthday (December 6th) during Christmas time since we got together (5 years). Last year she told me that she wanted to go and actually stay in the village. So I booked 2 nights at the Colonial Inn, we stayed in Room 204. The room was MUCH more than I expected and obviously well worth the money I paid to stay. The room was clean, had a very vintage and colonial (obviously, lol) feel to it. I don't have to get in on the details about the village itself because honestly its the best Christmas decorated place to visit if Christmas is your favorite time of the year. The shops are amazing as always, the staff is amazing, the hot cocoa and shortbread cookies are to die for. My wife and I both had a great time celebrating her birthday. Safe to say that this tradition will continue and staying at the Colonial Inn, maybe even Room 204 again, will definitely continue! Merry Christmas everyone! read more

Nice room, great service. Breakfast basket was very cute and a nice touch. Unfortunately there was a situation that made our stay very uncomfortable. Walking back to our room for dinner we were approached by someone asking for money. We then witnessed him follow another couple to their car asking them. We called the front desk and they sounded as if they knew who it was and said they would take care of it. The next morning when we picked up breakfast the same man was standing outside asking people for money again. My fiancée & I went there recently because we received a gift certificate as a gift. Although we absolutely loved our room (we stayed in the cottage) our pleasant visit was ruined by the customer service. I booked the room & gave them my credit card for a room hold. When we checked in I told the girl at the front desk I wanted to pay for the room with cash because we didn't get a chance to hit the bank to deposit $ before hand. She looked up the account & told us that the money was already taken out when we booked the room. I asked her to please make sure because I didn't want to mess up my bank account with over draft charges & she assured us that the room was already paid in full. We were fine with that because it was paid & we didn't have to worry.....of course she was wrong. When we reviewed the invoice later we did see in fact that my card was charged on the day we checked in. We went to the front desk upon checking out & informed them that we were not happy about this & wanted it rectified asap. The lady at the desk told us that only Tracy could help us & that she would leave Tracy a note to contact us immediately, she didn't. I called the bank & the bank told me that my over draft charges were $25. Since I didn't hear from Tracy I called & left a message once again for her. I spoke with the lady that I spoke with about this issue upon check out & she told me that she told Tracy about this & told me she would again leave a message. Once again no call back. Another issue was when we got into our room there was a bottle of wine, cheese & crackers set up on the kitchen table. There was no note to explain why this was here. We assumed it was kind of a wet bar so we didn't touch it. The day we were checking out I talked to my mother-in-law and she informed me that this was a gift from her. We had no clue because there was nothing saying it was a gift. She also told me to check my credit card because they were trying to charge my card for this gift instead of hers because both are on file. Now I know $25 isn't a lot of money but I work hard for my $ and this could have been avoided if the girl at the front desk knew her job. A simple call back from Tracy would have probably resolved this & we would possibly come back & stay again. But they lost my business instead. This was supossed to be a very special weekend for me & my fiancée because he proposed to me there. Thanks for leaving us with a bad taste in our mouths on a very important occasion for us. So if you are planning a stay here, make sure you check your charges so your not being charged for things you shouldn't have. We won't be back! read more

This has always been a favorite spot for me, the Inn is quiet, beautiful, and has incredible staff that make for a perfect weekend getaway. But they really outdid themselves this time as my boyfriend and I were stuck here in a blizzard and the staff was beyond accommodating, offered us food, and a free nights stay due to the dangerous weather conditions. You couldn't ask for a better experience, we are so grateful and will continue to be loyal customers here! read more

I came to this Bed & Breakfast with great expectations-and left with a spider bite from my room, a memory of a complete lack of compassion & rudeness from another guest & allowed by the manager & with the desire to NEVER go to a Bed & Breakfast ever again-and this was my first. As a disabled person-who is dying from medical malpractice & is partially blind, has Endometrial Cancer that has now traveled to my stomach; Non Hodgkin's Lymphodema which renders my voice often useless & causes me to choke on my saliva; Progressive Multiple Sclerosis & acute Diastolic Heart Failure from 2nd hand smoke & Bronchial Asthma COPD-when you inform a hotel you are disabled-you expect to at least receive a modicum of compassion & some accommodations. I was given a room in The Barn-never being informed it was at the other end of the office. My room was dirty; the floor was uneven-I am on a walker & almost fell several times-the last day I saw a spiderweb on the ceiling. Maintenance found two & confirmed they were, indeed, spider webs & I was bit. The manager is a very rude, derogatory person who never returned my promised return phone call. I also have a destroyed Sak bag due to the fact they put a coffee cup in a basket. A customer was allowed to scream at me-witnessed by The Colonial Inn staff-my first morning after I "touched" the top of a yogurt believing the basket was mine since they served the couple ahead of me for some inexplicable reason. She called me names & reduced me to tearsI had tipped the women in the Inn $10 for a coffee & some pastries-which were delicious-when I checked in the previous day afternoon. NO ONE defended me nor would the manager discuss the inappropriate behavior with these ignorant, rude guests. Many of the stores have no ramp access. This place is not at all designed with the disabled in mind. Quite the opposite, in fact. I couldn't wait to leave The Colonial Inn after 3 nights of a dismal stay that certainly didn't warrant their overblown prices! read more

We had our wedding at the Smithville Inn late September and booked a room for the weekend and so did our friends and family. Everyone at the inn was so darn sweet and helpful. We had a beautiful room, comfy bed, great shower, and a wonderful outdoor porch/deck area. Our suite was gorgeous and clean, and our wedding pictures turned out beautiful! So you check in on a dreary, windy, cold day and you are greeted by the NICEST people on Earth. People who don't let the weather get to them, people who actually enjoy their job. The people who work here are absolutely great and very accommodating. The rooms are pricey sure but it's not like it's an unknown thing so if you stay here you know that beforehand so moving past that, they have a nice little cafe up front and good prices on the snacks and drinks. The place is peaceful too. I will say this though, the walls are paper thin in the rooms so if someone is showering or talking loudly you can hear it all and whenever a door closes, you hear that too. It bothered me at first but once you realize it's about the whole experience, it was pretty great plus it's in the heart of the town which is another beauty on it's own. I love this place, I love the staff and can't wait to stay here again. Oh, I should also mention that I got married in this town and I was waiting for my photographer to come by and the lady at the cafe came around and helped me clip my veil in more snugly because she saw me messing with it. The people here are just willing to help you at the drop of a dime and that's what a good experience consists of. read more

Such a wonderful, cozy stay we had here! The staff was so kind and welcoming. The room itself was pleasant, comfortable, and clean. The only con is that the shower in the bathroom was a bit grimy and needed a complete scrub down -- other than that we enjoyed our time here. They also offer free continental breakfast with muffins, croissants, and yogurt that they place in a nice, little basket for you. The village green area of Smithville is a nice place to stroll around with their vast array of shops and taverns. A very nice getaway for the two of us by far. read more

This was our first stay based on a local friend's recommendation. We stayed in an upper floor barn room, family of 4. We had enough room for a pack n play and a twin blow up bed. We did have to walk up stairs with our things. This room had 4 chairs and a small table. The bathroom had a tub which is a win for parents of small children. Some things I wish I had known before we booked- there are barn rooms that have little porch seating areas off of the room entrance. I wish we would have had one of those so we could have sat out there after the kids went to sleep. The breakfast they provide is muffins, juice, yogurt, and coffee/tea. This was fine for my family but if you are seeking something other than this, you may want to make alternative arrangements. Also consider any dietary restrictions or allergies. Yogurt provided was a Big name brand (I think yoplait?). Muffins were ok but probably not homemade. also think it would be charming to have tea in the rooms from some of the local shops. The coffee is delicious and I was able to get one right at check in. The staff is friendly and helpful. Be prepared to walk from the office to the barn rooms. The cottages (adults only) seem to be scattered all around "the village" so I advise checking out a map if you aren't able to get around well. My wife and I just left the Colonial Inn from spending our anniversary weekend. We had a great time. We stayed in one of the new suites rooms 206. The bed was very comfortable and the separate room with table, chairs, and TV was very nice. We treated our selves my wife had her nails done and I enjoyed a straight razor shave. Most of the shops on the Colonial Inn and Historic Smithville side of the lake offer discounts to guests. All of the shops were great and we spent a lot of money on both sides. We stay at the Colonial Inn when we visit my parents in nearby Four Seasons. Recently we stayed for two nights for Thanksgiving but we could not book our usual room in the main building. So we booked Room 204, in the Village. Be advised that this room is every bit as comfortable as the rooms in the main building, and is quiet at night, and less affected by the lights in the village. Breakfast consists of a big breakfast muffin, yogurt, coffee, juice and is served in a basket. This time we elected to eat breakfast in the cafe itself. The only disadvantage of the village rooms is that the Wi-fi does not work in these rooms. I had to go to the cafe to get internet access on my iPad or smart phone. read more

We were participating in our friends' wedding at nearby Carriage House this past weekend so we wanted to be nearby. We were in the Carousel Room in the main building which was very convenient to the Café. Room was very spacious, lovely roomy shower and soaking tub with "jets" but I didn't have time to use it unfortunately. The complimentary breakfast of muffins, juice, coffee was very nice 1 morning. The windows looked out to part of the lake and ducks and swans were fun to watch. You could walk all over the shopping complex which was nice. The 2nd morning we walked to the Lakeside Grill as they had a full breakfast menu. They offered snacks in the afternoon but we were not available because of rehearsal first day and wedding the second day. I would stay here again when in the area. Staff was very friendly and helpful. Christmas decorations were beautiful also. Lovely experience. read more

This is an absolutely phenomenal place. It is incredibly romantic, very well-run, the staff and owner are all extremely friendly and accommodating, and the rooms are filled with wonderful amenities that anyone could enjoy. The inn is spotless and comfortable to the highest degree. The only negative thing about this place is that you do eventually have to leave! read more

I've never been treated so disgracefully in my life. My husband is serving in the National Guard and had been mobilized to serve due to Hurricane Sandy. Military units are not given an end date to the mobilization and sometimes are released with minimal advance notice. Because we were joining many of our other family members also staying at the Inn for a family celebration that night, we were hoping he would be released and we could join them. I found out late Thursday night before our planned Saturday night stay that he would not be home for certain. I called at 8am on Friday morning and was told by and older gentleman to call after 10 am to speak with Tracy. I was next able to call at 5pm and spoke with another woman who told me Tracy would have to call me back. At 1pm on Saturday, Tracy had still not called me back. I called her at 1pm to follow up on cancelling our reservation and when I spoke with Tracy Walsh, I received the rudest most adversarial treatment one could expect. Tracy demanded to know when I "found out about this" because their "strict cancellation policy" would not permit a refund. She informed me oh so unpleasantly that she would make a "one time exception" and let us use the reservation at a future date; how magnamimous of her. To think that she would 1-speak to me so rudely, especially under the circumstances; 2-act as though if their business refunded us $150 for our pre-paid room, their business would collapse; 3-their "strict cancellation policy" is too strict to bend for a member of the military serving in the wake of the biggest natural disaster in NJ's history (per Tracy, she did bend it by letting us re-use in the future... even though we were staying there on the 10th for a special family celebration that is not repeating itself in the future); 4-the fact that 5 other rooms were paid for and occupied by our other family members that night was of not influence upon her decision to refuse a refund. Also noteworthy, my brother in law cancelled earlier in the week and because he had not pre-paid, it cost him nothing to cancel. Apparently, he must not have had to deal with Tracy. It's also worthy to note that today, on Veteran's Day, they posted on their Facebook page how they gave away 5 free stays to members of the military. So, somehow, they're able to take a loss on those rooms, but it was not in the realm of possibility for my situation. Someone who spent the last 2 weeks saving lives and preventing additional loss of life is not a good enough reason for them to gracefully refund our $150 on short notice in light of the circumstances. When I posted on the said Facebook post how I was not the beneficiary of such treatment, and others joined in on the commentary regarding their distaste for their actions toward me, they deleted the post and deleted me from their Facebook. I will attempt to sell me pre-paid room to someone else; why on Earth would I want to re-use my pre-paid stay after the way I was treated. read more

horrible!! atmosphere old falling apart, very bad atmospheric conditions mold moldy bad for all false advertising misleading would never recommend to anyone! most shops were closed. very, very overpriced for there moldy atmosphere. go elsewhere water was stagnant algae covering most the water, this is the view looking out of the room. what a joke. read more

My boyfriend and I found a GREAT groupon deal for a two night stay with this B&B. It was the perfect getaway. Our $179 groupon got us two nights stay plus a wine tasting plus a free bar of homemade soap. Not to mention free breakfast and snacks! The little village of Smithville was perfect and quaint, with a wide variety of cute shops and restaurants. My only critique of the B&B was the actual breakfast, as I was expecting something a little more substantial than a muffin and yogurt. However the fact that we were able to bring this breakfast back to our room in the morning made up for this. Plus the muffins were filling. We also really appreciated the complimentary coffee and tea at any time in the day. If you are looking to stay in this B&B we have two recommendations: 1. stay in a room with a steam shower and a double soaking tub! and 2. Hands down go to the Colonial Inn restaurant. The food was amazing, the atmosphere was perfect, and you can order as much wine as you like because its walking distance from the B&B. read more

My husband and I stay here every year to celebrate our anniversary. This is our little heaven not too far from home. Everyone is friendly. The last two years we stayed in the cottage. It is a perfect place tucked away from the actual inn. It is incredibly romantic and relaxing. I would recommend this gem to anyone! read more

We reserved, paid for, and received confirmation of Room 203. Upon arrival we were told that during the week they called us because they needed our card number and we didn't call them back. (Called us, why? We paid in full and owed only taxes due upon arrival weeks before our visit. They also said they left a message. I received no such message.) I have since sent the confirmation of PAYMENT and ROOM CHOICE to them as proof of their error. But when we arrived, our room had been given away. They were pleasant about it, but gave us double talk about the situation, and made us feel like it was our fault, but they could offer us a lesser room (one without the amenities of the original room.) It's disappointing that they couldn't admit the error, assign us an upgraded room, or offer us a discounted return visit. We understand and accept mistakes, the Inn should have owned up to this one. read more
