Riverway RV Park - View of Llano River

As full timers, we get to see a lot of different types of RV parks and campgrounds, both good and…read morebad! There is an occasional one that you just feel right at home, Riverway is one of them! The owner is great, the facilities are really good, and the area has lots to see! If you are coming to this area, this is the place you want to stay!

We stayed for the weekend in early June. Reservations were easy and we camped in space 7. We had a…read moregreat view of the Llano river and were close enough to the club house to occasionally get their free WIFi. The camp was very clean and our space was crushed granite, grass, and a concrete pad with a picnic table. It was a beautiful view. It was very peaceful and quiet. Our only issue with the place was that the grass was very high to walk to the river and there were stickers everywhere! They were so bad, our dogs could not walk in the grass and the bottoms of our shoes would be covered if we walked to the river. We tried to pull the stickers that were growing from our grass area by our camper, but we still pulled plenty from our dogs' paws. The other issue we had, which people may not mind, is the crushed granite. This hurts your feet when you walk barefoot and sticks in your shoes, so we had tiny rocks n the camper. Again, only a slight annoyance. Bring a broom. I recommend water shoes or sandals because entry into the river is rocky. The river was barely flowing the first day, and swimmable, but I heard from the locals that they slowed the flow the next day at the dam up river. Water level went down slightly. They are currently dredging this portion of the river, we heard, but we never saw any machinery working. We brought paddle boards and were able to paddle all the way down river to the dam and bridge. That was very fun! It was a long walk to haul them down to the river. I wish they would let you drive down to at least drop heavy items by the shore. We also fished from the shore. Definitely recommend bringing canoes, kayaks, or paddle boards. Overall, we enjoyed this hidden gem in Llano. It is very close to town, and the town does have plenty of shops to explore in the square. My family really enjoyed our weekend here! We will be back!

Staff was immensely helpful from the moment we arrived until we left. Other campers were also so friendly, beautiful place and had great and friendly people, amenities if needed and more!! We will definitely return to this great park.

It was my first multi-state trip in my RV so I wasn't sure what to expect. The park is clean and quiet with a very nice dog park. I checked out the park while I was there and picked a few sites I would like for my next visit. I booked and paid for another stay 5 months in advance. Again, they tried changing my site saying the agreement says they can do that. I was told they would make more money renting that site to someone else. After praying about it, I decided to cancel my reservation and find another place to stay. I was giving them 3 months' notice. I was told I would have to pay a penalty for the cancellation. I called to follow up on my cancellation; I happened get the management company who was very surprised the way I was being treated. I realized the first time they changed my site they moved me from a Premier site to a Standard site. I was never offered nor did I receive a refund for the difference. I explained the whole situation to the management company and they were very helpful. I am receiving a whole refund. They also manage the new site I reserved. I think it is very sad that you have an RV park that sells itself with the convenient location, clean and quiet facility and you feel the need to cheat people for a few extra dollars. The $30 dollars you cheated me out of on my first stay has cost you a repeat customer. And your terms and conditions nor your cancellation policy say you have the right to change the site as you please. I received such helpful service from the management company that I wasn't going to leave a review, but I hope this will help another traveler who may find themselves in a similar situation. God bless and safe travels. Donna C

Wow! This RV Park in Liberty Hill has all the things we need and some nice extra touches…read more Spacious, picturesque, clean, modern, and secure facility. WiFi was strong and dependable. Laundry room is new, "24-7", big, and super clean. P Park has lots of areas to relax, walk, bike, hike, and enjoying the serenity. Feels like a "Ranch Experience". Huge open area in the back for the dogs to run. They love it! Management is friendly and super attentive to the operation. I'd give them an extra star for their hospitality and kindness if yelp allowed. We will definitely return and spread the word to friends. Update in June 26, 2020 Lots of good stuff happening @ the XS12 RV Park. Me and the misses dropped in for a visit earlier this month and excited to be back in TX at the XS12. Some new additions since we were here last year. A nice new community room, (with several big screen TV's), a cool new dog park area (with sleek misters for the little fellers), and a rocking upgrade to the Internet. Sweet! Management here really goes above and beyond to make our visits comfortable and spoil us "Road Warriors". I guess the word is out because the spots are filling up and I hear people are making reservations for fall & winter. This is my favorite place on our lower 48 route. Even Liberty Hill is growing and has some nice new restaurants. A big THANK YOU to the XS12 Team. Keep it up and I'll see you in again in December. Ricky-Pete & Ginger.

So, we just left Sky Ranch RV Park. Their website makes the place sound so awesome. But, then there…read moreis reality. This park is under new ownership for the last 2 years. There are roughly 50 functional sites. Many permanent folks. All very nice. However, with permanents you get lists of "stuff" piled up around the sites; broke down trucks, etc. The laundry/shower house is nice. Clean. There are 5 washers; all seemed to work. There are 5 dryers; 2 work. Good news the laundry is free. Take care of them. The security gate does not work so you do not need a code. It's okay, we never felt uneasy. There is no swimming hole. It's dried up and I don't think you really want to swim in it if it did. The fishing lake is beautiful and so clear you could see the fish. The property surrounding the campground is just so pretty. We were here 7 nights. All we kept saying to each other is, "this place has so much potential." Just pick up the trash, mow and kill the weeds. There are pieces of pipe and old sewer hoses just lying around. Finally, the RV sites are a little strange. There are two concrete strips to park on. For class RVs your jacks are not going to align, with the concrete. Anyway, when we first arrived we were a bit disappointed, but by the time we left we were like, "It's okay. It's a beautiful property and a campground with so much potential," I'm giving this camp 3 stars because it needs a little TLC.
