    Do NOT rent from CLV Group. Apartment on Maclaren St. was absolutely infested with cockroaches. They sent the cheapest pest control person they could find which did not help the situation at all. I asked the building manager Roman to send me the report that pest control created detailing the status of my apartment. He lost his temper at me and hung up the phone. When I gave them the notice that I was moving out, the leasing agent Ashley would throw away my roach traps and roach spray so that they could lie to potential new tenants about the infestation. Then she accused me of lying about the infestation. They also raised the rent $300 for the next tenant. $1800 for an apartment infested with cockroaches. Shady business that does not care. Avoid at all costs.

    Do not ever deal with CLV group. I'm living a nightmare in Avalon Park. This place is TOXIC! And I'm saying it literally. I received a notification last week from the site administrator saying that they were going to install a containment in my bedroom. On Tuesday (Jul 11, 23) a huge containment was installed, with a sign indicating that they were working with ASBESTOS (see photos). ASBESTOS is a known human carcinogen i.e. it causes CANCER (Mesothelioma) by breathing it. When I saw that, I wrote an email to the site administrator to ask to immediately stop this absurd, however, he replied that the construction company already started to work on the ASBESTOS on Monday. Not only CLV group did not notified me about the work with ASBESTOS, but also, they did not give me the chance to move to another place to avoid this, because, they started the works with a toxic substance without communicating it to the tenants. Now, I was forced to sleep two nights (at least until now). However, this was the last event in a succession of painful events that are making my life a nightmare, and already affected my health. In September, 2022 I was looking to an apartment to rent and the choices were scarce because I wanted to live close to my job. Even it was not cheap, Avalon Park was a nice place not far from my job. I decided to move here in October, 2022. The lady that showed the apartment to me did not mention anything about the construction that it was going to take place in 2023 in the balcony of my apartment. The only thing about this construction was a pdf attachment to the email containing the link to sign the contract. The note described superficially what to expect from the construction, however, it did not mention the MAGNITUDE and the DURATION of the works in the balcony. Moreover, that pdf did not mention anything about the PRESENCE OF ASBESTOS AND THAT THEY WERE GOING TO WORK WITH ASBESTOS IN MY APARTMENT. In May 2023 the nightmare started. The window/door to the balcony was locked allowing to be opened at most 10 cm, but know they reduced to at most 5 cm (see photos). In this manner, I was not able to use the balcony since May, however, even worse, is that the scorching days of spring/summer (including world records of global warming) is impossible to be inside the apartment. Furthermore, the amount of dust generated by the construction is insane, and is not removed from the balcony after the workers leave it. So, when I open the little space of the balcony window, all the atmosphere gets impregnated of dust. It is impossible to breathe in that atmosphere, my eyes were compromised but all the dust and I needed to buy eyedrops to be in my home. The construction noise is continuous and annoying, and it is unsupportable when the works are in my balcony on in the balconies immediately above or below mine. And nobody tells you with anticipation when the workers are going to work in your balcony, so it is impossible to know if you are going to be able to remote working from your own apartment. Furthermore, I have no privacy in my apartment because I have workers passing all day through my balcony's window. In that manner I was forced to buy and install curtains and keep them closed. Also, since I cannot work from my apartment during the day, I was forced to buy a car (I didn't want to do it, that's the reason why I preferred an apartment close to my job). And, CLV group increased 20 dollars the parking spot compared to the price they told me when I signed the contract. At this moment, 2 and a half months have passed since the start of the nightmare; however, the site administrator told me that they expect to end the construction in September (but this is only an estimation). A construction for some days, a week or two is rather tolerable; however, a construction for at least four months is insane. If they knew about that when I rented the apartment, why they didn't tell me in that moment?? Was I scammed by CLV group?? Even CLV group was aware of the amounts of dust generated, the impossibility of using the balcony during the spring/summer, the fact that is almost inhuman to let the tenants without proper ventilation during the scorching days and in an atmosphere impregnated with dust and the lost of privacy, they never provided me with mitigation actions. I was forced to buy curtains and install them, to buy a vacuum cleaner and fight with the dust that impregnates every space of the apartment, furniture and electronic devices. My hydro bill is increasing because I'm must use the electricity to illuminate my apartment during the day because I need to keep the curtains closed. The only thing that they gave me (last week, after months of suffering the heat) was a tiny portable air-conditioner they installed in my bedroom, however, I later discover that the installed that due to the installation of the containment for the ASBESTOS; because they needed to lock the windows of the bedroom. So, right now I was left with

Let me be clear: there is no legal requirement under Ontario's Residential Tenancies Act (RTA) to submit this kind of sensitive information before viewing a property. When I politely declined and asked to view the unit first, the agent refused and insisted no showing would happen unless I complied. This kind of behavior isn't just pushy -- it's unethical and likely violates legal and ethical standards, especially if the agent is RECO-licensed. It violates basic consumer protection standards and contributes to systemic exclusion in an already broken housing market. I have filed formal complaints with: - The Real Estate Council of Ontario (RECO), and - The Ontario Human Rights Tribunal (HRTO). Housing is a right -- not something you should have to qualify for before you even walk in the door.
