    Amanda is the owners daughter. She is very unprofessional and incompetent to say the least…read more I was having a hard time with getting her to understand anything I was saying. We wanted to hire one of there inspectors to come do the first and initial pre drywall walk through on our home, simple right? Well it wasn't.. she continued to mess up everything I was saying to her, couldn't get the information right that I was giving to her. I had to keep repeating myself. So there wouldn't be any misunderstanding I put everyone in copy on our emails. We scheduled the appt for today at 2:30. We paid the full amount up front. My husband beats me there at our property, He got there at exactly 2:30 and no one was there. I got there a few minutes later and we both waited, no one showed up. After 20 minutes of waiting, we were getting antsy because we both got off work early to have this inspection done. When I called Amanda answered and when I told her why I was calling she never offered any apologies just said one sec let me check.. she then goes on to say that someone might have already came out there and did the inspection and I said what would make you say that if we have an appointment scheduled for 2:30, why would you think that they would come earlier? She said because a lot of times if they finish the job, they'll just head over to the next one . I said that better not be the case on ours because we specifically set up a time to meet and if in fact, he wasn't going to meet us at this time why wouldn't they extend a courtesy call to let us know.. she said no, they don't do that. We went back and forth because after all I should be more understanding like she stated to me. ??? Then she says well it looks like the inspector had came out earlier this morning. I told her that was unacceptable!! I told her at this point we have no idea if he even came out or not just because your records show he did. She said well what do you want me to do about it. I said he needs to come back out here. We both took off work and we want the inspection done. We need it done before Thursday as I stated in my email. I said, did you get the time wrong? She then got on the defense and became belligerent and started talking over us and wouldn't listen to us and when my husband heard her say.. it's not her fault, don't be yelling at her etc. he got on the phone and told her who he was, and said he would like to know who the owner is of the company, and she refused to give us that information. She replied... I did nothing wrong, and that the inspector is on his way to us, and he asked again who her boss was and she said.. who is your boss. She continues to yell and tells us to act like an adult and have a conversation. I told her that we were recording the phone call in which we did and she said fine. She didn't care. She said I hope you got it at the beginning of the call when he was yelling at me. I told her at this point we just want a refund and we will go elsewhere. She said well my dad is the owner and he's in route to you. But refused to tell us where he was or how much longer was going to be. My husband ended the conversation because it was going nowhere and we contacted our real estate agent to let them know. We immediately got on the phone and was able to contact another company who seem to be very professional and was able to get an understanding and comprehend what we were saying. It all worked out for our good because we don't have to deal with them. I have seen a few other reviews of people who have used them and are not satisfied, and they have actually cost the home owners thousands and thousands of dollars because of their poor work. It seems like they delete all of the negative comments and post on there page, I will continue to share my experience with others and on social media. We had every right to be upset. Amanda's father the owner decides to call me and starts the conversation after I say hello he states his name and says, do you still want me to come out there. I know his daughter called him with a totally different story, and he believed her. He was very arrogant, and when I told him we found a different company to go with he said good and hung the phone up on me.I am sure she has treated other customers in the past the same way. She is costing her father money and apparently he doesn't care. If you are thinking about hiring this company, you should really reconsider. We picked this company because they were referred to us. We since went back to the person who referred us and had him listen to the recording and he was so apologetic to us and said he will never refer anyone else and will also let others know also. I'm sure along the way. A lot of the bad reviews got deleted. This is bad buisness! I'm just glad things happened the way they did, I got a way better deal and I don't have to worry about them costing me money like they have others on the back end. Amanda only has that job because she's his daughter.

    I can't say enough good things about Dave of Advance Property Inspections. He does a thorough,…read moreprofessional inspection at a very fair price. I am a remote buyer, meaning that I live in New York but am buying place in Savannah and flew in for the inspection. I am also very handy when it comes to home repairs and maintenance. However, I still learned a lot just by following Dave around as he did the inspection. He was relentless, crawling in the tiniest spaces, pulling off panels, opening and closing all the windows. There is just one more thing to say, Dave is an honest guy who takes his work very seriously. I asked him for a recommendation for a contractor to do some painting and other small jobs, and he said that would be a conflict of interest if he recommended people. That shows a lot of integrity and that, above all, is what is important.

As a home buyer, it's important to know that in our beautiful state of Georgia, the home inspection industry is completely unregulated. Anybody with a flashlight can, and do, declare themselves to be a home inspector. Flashlight optional. Look at the individuals level of knowledge, relevant experience, and the experience that others have had with them to be sure you'll get a thorough and competent inspection covering all aspects of the property.

    I'll start off by saying that The people I interacted with at HomeTeam were professional and…read moreprompt. However, that is where the good things I have to say end. The report we received contained more disclaimers about what the service and report DON'T cover and include than anything else. The "issues" that were found are trivial items compared to the two things (so far) that they completely missed that I would've expected to be found during a home inspection. I know not everyone is handy and knows what to look for when looking at a home, not everyone is familiar with the different systems in a house or code requirements or things like that but I'm confident that I would have been better off inspecting the house myself than wasting my money paying them to do it. The first miss I noticed immediately as I was reading the report and, I will grant them that the listing for the property incorrectly listed it as on public sewer, but they listed that in their formal report as well despite the house having a private septic system. I understand they are not a septic company and do not perform septic system inspections specifically, but I would hope that, at the very least, a verification of they type of waste disposal in the house would be done. Noticing that discrepancy threw the entirety of the rest of the report into question to me right off the bat but if there's no easy way to confirm it, fine. I'll let it slide. However, we've been in the house for a few weeks now and I finally got up into the attic to set up some storage for decorations and I noticed an electrical splice connection for one of the light fixtures below just sitting out in the open on top of the sheetrock ceiling. No box, just wire nuts connecting the leads from the fixture to the Romex wiring in the house... Not covered by anything, not hidden in the slightest, right out in the open and easy to see. I'm not an electrician, but I know that building codes require that connections like that be made in junction box or some kind of enclosure. THIS is the kind of thing that home inspections are for, not missing screws in a door hinge. I know there are limitations to what home inspectors can reasonably find. Things like rotting wood that's hidden in a wall or mold behind cabinets are things that aren't readily accessible and can't really be found unless you're doing demolition for a renovation or something. But especially after finding the electrical issue, I regret spending the money to have them perform the service.
