A year after my initial review and I think Choice Management is still the worst property management team I have ever encountered, and I say this as a former member of the HOA Board. Don't hire them if you want a responsive property manager. If I could give zero stars, I would. We have the unfortunate luck that part of our HOA is managed by Choice Management Solutions. If an issue arises requiring their assistance, you better hope that you are not put into contact with Amber because irregardless of if it is an emergency situation or not, she will immediately make you feel as though you are an inconvenience to her. She will not listen to understand or give you accurate information causing significant delays resulting with you and your family to be without a working fridge for over a week. I've lived here since 2008 and this is the only time I've ever inconvenience them with a phone call and this is how we're treated. Not to mention, we pay this company loads of money annually on HOA fees. She acted as if she does it for free. Completely unacceptable. Do your self a favor and look elsewhere. I have no idea what this management group does, or what their responsibilities are. I purchased a condo at Collwood and have had an array of issues, to include, residents having their pants down with no shirt where you can see their butt crack, constant laundry issues, and when you ask a question it is as if you are causing the problem. I have sent pictures, and was told by Trevor "the association will not engage in policing resident behavior". Well, what are we suppose to do, you got homeless people drinking a 24 pack of beer by our trash cans, you have residents who have their butt hanging out, they have no control and this place is a damn zoo. It is disgusting that this company has little to no impact, I have no idea why they are used or what we pay for as residents. read more

In Jan 2023 we contracted with Choice Management Solutions and transitioned our HOA from self-managed to a property manager. Only 18 months later, we began looking for a new property manager and recently completed that move to a new management firm. Here's what was lacking from Choice Management Solutions: Timely board packet distribution, in many cases board materials were received only 2-3 hours in advance of a meeting making it impossible for board members to conduct their due diligence. Homeowner questions, inquiries or reports of issues went ignored via email and phone; most of the time homeowners were never acknowledged nor provided a response. Work contracted and approved by the Board sometimes took months to actually schedule or simply never got done at all. Vendor payments to contractors were late getting paid; some taking 6 months to pay our valued contractors (landscape, tree trimming, maintenance). The owner Amber eventually handed our account over to a less experienced person in her office so she did not have to work with our dedicated and seasoned Board of Directors. I loved this HOA when they first started with us 2 years ago, as they were light years better than our previous management companies. However, that still doesn't make them good, at least not currently. There are some serious communication issues with this management company. Apparently Tawny left as our community manager, but none of the homeowners knew. It was a "middle of the night" kind of thing. Like the Colts secretly leaving Baltimore in 1984. So now we have Amber as our community manager. But the communication hasn't improved with a new community manager. She didn't announce her presence or take-over, but was at the board meeting (and that's how most of the owners found out the manager change). 2 months ago the HOA hot water pipe in the outer wall burst and flooded my kitchen, and then down into my floor below in the bathroom, and then down into the unit below mine.. and maybe even their 2nd floor, and the garage below. You could see the water rushing down the outside of the building. I called Tawny, and she said she knew about it but thought it was a pinhole leak in a pipe......Really?! Water gushing down the outside of the building?! As it turns out, the unit below me had called her THE DAY BEFORE and let her know of the flooding, but she hadn't done anything. I wasn't home that day, so I didn't see the flooding until the next day. It was a day and a half before Tawny sent a plumber out to find the problem and stop the flooding. How much more damage was done in that day and a half? Plus, she didn't bother to call or inform me of the leak coming from my unit (or try to stop of fix it). Now, even though part of the pipe has been replaced, and the HOA is responsible, they won't return my calls or emails. I guess they don't want to have to put the repair on their insurance? So I put it on my insurance even though it was the HOA's pipe and responsibility. My insurance had water mitigation come out and tear down the outer walls. Termites (thousands) were found in the upper level and the lower level in the outer walls once they were torn down. That was on October 4th, 2019. Today is October 31, 2019 and the HOA still hasn't done anything about the termites. I can't rebuild without the termite issue being resolved. I call and/or email them everyday or every other day. They finally had a board meeting vote on it this past Monday, and they voted to spray the termites, so I could finally start repair on my unit. However, they still haven't sent over the authorization to the termite company (their own pesiticide company) so that it can be taken care of! Nor have they responded to me. The lack of communication is just plain dangerous in a condo building. Especially one like ours, where all the water in the units is connected. And where there was a gunman taking a homeowner hostage and shooting at police from one of the units a couple years ago. My sentiments were echoed by many of the homeowners at the board meeting. Another example of the complete lack of pertinent information to homeowners is the 100' pine tree right in front of my balcony that was cut down without my knowledge a year or two ago. I came home one day to loud saw sounds and branches and dust falling onto my patio! Seems like something that not only should the homeowners vote on, but the homeowners right in the path of it being cut down should be notified of! Dangerous! I initially met Amber through the CAI community outreach committee. It's a group of people from the HOA industry that work to put on different charity events, food drives, etc. After speaking with her at length during the Race for Autism event I came to find out that she was going to be taking over the property management duties for my HOA. We have a relatively demanding but fair group on our board but they had been let down multiple times by other companies. Ambers focus and follow through was impressive and issues that had been ongoing for quiet awhile were handled promptly after she took over. Since I was in the HOA industry already I was able to work with Amber on other properties where she worked to fix different community issues during a particularly heavy rain season. I would recommend her management services to anyone and cross my fingers she ends up managing the next place we live after our move. read more

They still can't seem to get a painter here with a brush and a paint can. It seems to me for the $370 I pay monthly for HOA fees that hiring a painter would not be like doing brain surgery. I believe my posts are showing how inept Choice is at managing. Heaven help your association if you have a real problem going on when a simple bit of paint applied with a paint brush is too hard for them to find! It's only been ONE YEAR since the HOA had my exterior walls patched with a different color and exterior items is theirs to maintain. I'd do it myself but we are prohibited from doing exterior maintenance. So I have to live with a place equivalent to Sanford and Son since Choice Management has no time to dial a couple of numbers to get s painter here. They sure have had loads of time to get more reviews posted to change their ratings. I find it extremely interesting how they've had a reported 100 reviews posted since my factual reviews showing the mess they've turned our property into in the 6 months of mismanaging it. She is incredibly helpful with any questions, takes pride in the complexes she manages and provides a level of service that you just don't see anymore when it comes to property management firms here in San Diego.
