Sam, the leasing agent, was incredibly knowledgeable about both the complex and the surrounding area, and took the time to answer all of my questions.

Our experience with F&F Property Management was consistently frustrating from beginning to end…read more Getting ahold of anyone was almost impossible. We would call, leave voicemails, and frequently have to call multiple times before getting a response. When we had important maintenance issues--such as the building not having hot water--we were told to submit a maintenance request. However, even after doing exactly that, we often had to submit requests multiple times just to get someone to address the issue. There was also a constant lack of communication regarding scheduled appointments and maintenance. Things would be scheduled, we would have to follow up ourselves, and then we'd find out the appointment had been rescheduled without anyone notifying us. We also went through multiple different "property managers" during our tenancy. There seemed to be constant turnover, and the level of communication and follow-through never improved. We had a serious termite issue inside our apartment, and initially it felt like management was trying to dismiss/write off the problem rather than actually address it. There was also an issue with our smoke detectors. Someone came out for routine inspection and told us that some needed to be replaced. They left, and when we followed up about when the replacements would happen, we were told we'd be notified. They were never replaced. Months later, another smoke-detector inspection was done and nothing was mentioned about the replacements that had supposedly been needed. When we gave our 30-day notice, management wanted to begin showing the apartment. We were told we would receive the required notice before showings, but there were multiple occasions where we received around 30 minutes' notice instead. We shouldn't have had to repeatedly deal with unexpected showings after specifically being told we would receive advance notice. Even our final move-out walkthrough was frustrating. The employee was already 10 minutes late, then told us she would be another 20 minutes late, and ultimately arrived approximately 40 minutes late to the appointment. And now, after moving out, we're dealing with security deposit deduction reasons which are extremely vague , including a $250 cleaning charge. We were specifically told the apartment needed to be left "move-in ready," and we left the apartment spotless. The cleaning invoice provided simply says "Cleaning of entire house -- $250," without explaining what supposedly required $250 worth of cleaning. The biggest issue throughout our entire tenancy wasn't that everything went wrong--it's that we constantly had to chase management to get anything done or get basic communication. Maintenance requests, appointments, property showings, safety issues, and even the move-out process repeatedly required us to follow up ourselves.

Property owners, think twice before hiring Onyx Property Management…read more I've lived in an Onyx-managed property since 2017, and as the owner of a triplex rental property myself, I can say with confidence that I would never entrust my investment to this company. My experience with property manager Jason Bois has been exceptionally disappointing. I've dealt with numerous property management companies, but I've never encountered someone so consistently argumentative, dismissive, and adversarial toward tenants. Jason seems more interested in asserting authority than actually resolving problems. The maintenance issues alone should concern any property owner. When a window fell out of its frame due to what appeared to be rotted wood, I was charged for the damage. When contractors replaced a sink, they left construction debris and old materials throughout my home, including an overflowing trash container. My concerns received little meaningful attention. More recently, I reported overgrown vegetation touching the home and potentially obstructing emergency access. Jason simply canceled the maintenance request without addressing the safety concern. Even ordinary conversations become unnecessary confrontations. Jason argued that I couldn't access the sprinkler controller at the home I rent, despite my being responsible for the water bill. This is representative of his approach to tenant relations. What concerns me most, however, is the handling of formal notices and communication. Onyx issued a termination notice with the section requesting specific facts of the alleged violation left blank. When I tried to discuss a resolution, Jason told me I'd hear from the owner's attorney. Instead, I received conflicting notices, including a future rent increase and another three-day notice demanding unexplained charges after my full monthly rent payment had already been accepted. My requests for clarification went unanswered. I understand that property managers must enforce leases. As a landlord myself, I expect that. But professionalism, accurate documentation, maintenance oversight, and reasonable communication are equally important. If I owned the property Jason manages, I would be deeply concerned about how my tenants were being treated and whether unnecessary disputes were being created on my behalf. A good property manager protects your investment and solves problems. My experience with Onyx has been the opposite: unnecessary conflict, poor communication, unresolved maintenance concerns, and a troubling lack of accountability. After nearly nine years of firsthand experience, I cannot recommend Onyx Property Management. As a fellow rental property owner, my advice is simple: look elsewhere.

From the day I moved in until the day I moved out, the team was professional, honest, and easy to work with. The property was well maintained, and whenever something needed attention, it was handled quickly without a lot of back-and-forth. A special thanks goes to Zach. He was consistently responsive, approachable, and genuinely helpful. Whether I had a maintenance question or needed clarification about something related to the property, he always got back to me promptly and made sure everything was taken care of. It's clear he takes pride in providing great service. Finding a management company that communicates well and follows through is harder than it should be, but Crown Management did exactly that throughout my entire tenancy. I would absolutely rent from them again and wouldn't hesitate to recommend them to anyone looking for a place in Pacific Beach.

1 star - October 2026…read more You absolutely need to read this if you are thinking about renting from Crown Management. My experience with Crown Management was nightmarish. Calls, texts, and emails went days and even weeks without a response from the leasing agent OR the main property management phone and email. My wife and I were moving from Chicago to San Diego, so we had to tour our unit remotely. We understood why it was vacant once we got there. The unit was advertised improperly and a complete disaster. It started with an unprofessional access to our unit. To organize picking up our keys, our agent said they would coordinate a time for pickup as our lease was starting on a Sunday. No such coordination occurred. Crown Management instead left my unit opened and unlocked and placed the keys to the apartment, dumpster, and laundry facilities in the freezer. I repeat - the property management left my home unlocked, and my keys in a FREEZER. That was their process. Additionally, the unit was extremely dirty. Layers of grime coated the walls and windows. The electricity wasn't working, the fans and fan light were not turning on, and the closet and shower doors were coming off the hinges. The key we received to the dumpster simply did not work because it was warped. We had to drive to find a public garbage can after struggling to open the dumpster for 10 minutes. We ended our lease early per the lease agreement, paying a hefty sum, signing all proper contracts professionally and still thanking the leasing agent for their assistance. Somehow, this process was also a disaster. We were sent a random address to their "office" in Bird Rock to drop off our keys. It was a UPS branch and the worker took our keys and just wrote our names down. They seemed familiar with this process. Crown should specify they do not have a leasing office for key drop off, because even something as simple as dropping off keys was made disorienting. Plus, despite signing an early termination, we received a rental charge on our account for the following month. How does this happen? It was eventually removed after a myriad of calls and texts to the property management, but it should not happen in the first place after signing paperwork. Based off this experience, the positive reviews I see on Crown Management are shocking and questionable. I'd urge you to take your business elsewhere, unless you are pleased with a property management & leasing agent disrespecting you, your home, and, ultimately, their own property.

Located right off Nobel Drive in the UTC / La Jolla area, The Aventine Office Building consists of an eleven-story office tower, an adjacent six-story office building, and a three-level underground parking garage. I am currently a patient in a clinical research study there & I have to admit it is a nice building. I am not crazy about the parking garage that is confusing and hard to get your parking ticket validated for. There is very little public parking on the streets outside the Aventine Office Building. You take the parking garage elevator up to the Lobby and then have to switch to another elevator to get to the upper office buildings. Your first time there will have you thoroughly perplexed. A few parking spaces are reserved in the very front street level entrance to the building but most days they are quickly filled up. (Deducted 1 YELP STAR for problematic parking.) The Aventine Office Building is right next to the Hyatt Regency Hotel and Sporting Club at Aventine. It is certified LEED Existing Building Platinum and has an Energy Star rating of 100. So environmentally, this place is top notch. The views from most of the offices are awesome--even the ones that overlook the buzzing traffic of nearby Interstate 5, I have no doubt that the rents paid by tenants at this very fancy office building are through the roof. There are a variety of businesses here but most do seem to be high tech medical offices. Most of the office doors have lock contraptions on them that require a special code to unlock. There is also a lobby attendant on the ground floor who keeps an eye on things in the building. It does seem to be very secure and safe to be a tenant, client, visitor or deliveryman at the Aventine Office Building.

The dinner possibilities are endless by starting at Trulucks for drinks, then off to Flemings for dinner, and The Melting Pot for dessert. Or Flemings for drinks, Japengo's for dinner, etc, etc... There is plenty of street parking available, but due to the number of apartments in the area, finding an open space may require a bit of patience and a nice little walk. Instead, hit up the reasonably priced valet and enter just steps away from your favorite restaurant. Getting to the Aventine can be a bit tricky if you are not familiar with the area. Coming from most directions in San Diego, it is easiest to exit from the 5 and make your way straight onto University versus winding through the La Jolla business district. This is certainly one of my favorite date and celebration spots in San Diego. Come hungry. Leave happy.

When we decided to try to sell again, Salvatore got to work and was very confident he could get what we were looking for. He didn't disappoint.... He had three offers to share with us after the first broker open. We accepted one, slightly more than we were asking, and closed within 25 days. This company was hard to communicate on a good day and once things went sideways they were a nightmare to deal with. The "handyman" they used to perform repairs on my house was so bad once I terminated my service with San Diego Premier Property Management, I had to get a home inspection to determine everything that was wrong. From doing a lousy paint job, to using air piping on the garage water lines causing corrosion very quickly, to using PVC piping not rated for high pressure on the outlet of my pool pump there isn't much positive to say. I will say SDPPM is loyal to their handyman though, and stood behind him once I found out and showed them the facts. The most egregious issue was the replacing the water heater not to code, then after my home inspection I instructed them not to go back to the property to fix it, since I wouldn't know if the fix was correct or not and didn't want to have to get a 2nd inspection. SDPPM let the handyman back on site to "fix" what he did wrong anyways, only to not do it correctly a 2nd time. All of this was only discovered once I found the cell number of my tenants and reached out to them regarding some inconsistencies SDPPM was telling me, and then the whole thing started to come undone. All in all, there are lots of property management companies, and if you want to avoid a headache. Do not use San Diego Premier Property Management, and avoid Salvatore. Although this was quite a while ago that this affected me, based off the other reviews it seems like they are still doing the same thing.
