I would advise you to not use thia company. We lost our entire deposit because of MVs neglect and failure to properly document the required walk throughs of our property. They did not regularly ensure the property was in good condition and we found out after the tenant left that there was thousands and thousands of dollars in damage to our brand new kitchen island, the walls, and also found water damage from a leak that went undiagnosed by MV or the tenant that was quite obvious. read more

0 OF 5 STARS!!! AVOID AT ALL COSTS! RECENTLY FIRED BY HOMEOWNER! UNRESPONSIVE AND HIRES CONTRACTORS WHO DO SHODDY WORK! When moving to San Diego, I was told about a house for rent from a friend. I was given the contact information for Nick Hunting from MV Properties. I called, texted, and left voicemails with no response. I only got a call back after using a friend to contact the owner directly. I was given the run around by Nick during the application and lease process as it did not seem to be a priority. I was told the entire house was being remodeled; when I asked for a floor plan or photos of the house, I was told I would have them by the end of the week. The week end came and went. I requested either a floor plan or photos multiple times to no avail so we were moving in blind. Also, Nick went MIA and no one else from MV Properties reached out. As the move-in date grew closer, literally days away. The secondary on my lease was contacted by Keegan (I believe) who gave two possible combinations for a key lockbox and ensured that one of the codes would work on move-in day. Additionally, Keegan of MV Properties requested we pay the week of August and September full rent on move in day as they would no longer be the Property Management company as of 1Sep. Not sure why they would request payment other than greed but ok. Move-in day... guess what, neither code worked. After attempting to call and text every number we had for MV Properties for almost an hour without any luck, I got crafty. By that I mean, I went in my toolbox and used a hammer and screwdriver to break the lockbox open. Just what I wanted to do on move in day; look like I was breaking into a house in front of my new neighbors. Once we got inside, we quickly realized that the home had been remodeled to look very similar to a newish apartment. White walls and cabinets, laminate floors, etc. Overall, the remodel wasn't horrible but it is very clear that neither the contractors or MV Properties did a walkthrough before I moved in. If I was being nit picky then I would say that the latches for the door knobs were set in the wrong spot since all three bedroom doors do not close properly... or that the kitchen sink needs to be re-caulked... or even that the door bolts are missing/were not put back on. But that is nitpicking the contractors shoddy work. What is obvious is that the poor owner overpaid for subpar quality work. Where MV Properties is on the line is the fact that the said the home was move-in ready and it was not! Not only was the washer and dryer not hooked up but I had to move them across the garage, buy new hoses, and then run multiple cleaning cycles through them. Speaking of the garage, it was unfinished and full of building supplies and random shelving. Awesome! The absolute worst part of it all is that on move-in day, WE SPENT A COUPLE HOURS CLEANING THE ENTIRE HOUSE! SWEEPING, VACUUMING, MOPPING, AND WIPING EVERYTHING DOWN BECASE IT WAS COVERED IN DUST! Thanks MV Properties for the great move in experience. To top it all off, Keegan and another employee had the audacity to blow up our phones on Monday morning at 10am. He was just returning our call from Saturday afternoon... over 48 hours later and give some BS excuse about camping. So apparently no one else at MV Properties answers the phones or works weekends. Now, imagine if someone broke into your home or if there was a flood and you needed to get ahold of them for a service call. Excellent customer service! It's no wonder the home owner fired them! I truly hope renters avoid them at all costs and MV Properties is sued or goes out of business. read more

Please, consider somewhere else to live, for the health and safety of your family. My entire renting period with MV Properties was riddled with problems. It started with being pressured to sign a lease before a viewing, continued to an apartment that was so unkempt that I had to sleep in my car and terminate my lease early, and ended with being charged for maintenance and cleaning that should have been done before I occupied the building. I was also charged for the removal of a bed frame that was in the unit when I began occupying it. Even if you were to disregard the above, I am still shocked by the way that Hayley, Michelle and the staff at MV Properties treated me over the course of my stay at their property. I rented with Alanna/MV for a short period of time. Alanna has the perfect balance of obligation to her duties and personal understanding to her tenants. She communicates extraordinarily well and keeps expectations in line at all times. I had been renting a North Park apartment when suddenly MV Properties took over management. I never missed a payment and always paid early. Well they transition Dec 1st and we were informed on nov 26. I had already paid my rent early and was assured (after calling them) by my previous company everything would be transferred over. This ended up being a back and forth between both companies (emails and phone calls). Dec 1st came and my online portal still read unpaid. Dec 5th I was charged a 100$ late fee. I called again. Dec 7th The regional manager (who I had I informed of the situation by email in Nov and she had replied) texted me and asked if I was going to make my payment. (...) So again I texted her the situation. They refunded the fee but my payment was still not showing. Dec 8th my payment finally showed. I'm upset because of the lack of communication and lack of knowledge about my payment information being transferred. I felt like there was no care or concern with what was happening and how I might be anxious over a 1600 payment being lost in the transition. So after that I put in a 30 day intent to vacate for Jan 15. I never heard anything back from that. Thankfully my rent was pro rated on the app but didn't get confirmation the intent to vacate was received even though their website said someone would be in contact to schedule a move out inspection. Which makes me laugh because I get a text on Jan 11 at 10:25 am when I'm at work "HI Ivy, the on-site manager will be moving in today and will be scheduling a pre move out and move out inspection. If you are there today at 2:30 we can complete the pre-inspection at that time." SAME DAY....WHEN MOST PEOPLE WORK?! It wasn't going to happen. So then I tell her I can't make it so she proceeds to tell me the manager will be in contact. I hear nothing again. Jan 14th "since your move out is Sunday (the next day) please knock on the door and hand your keys to the manager. We will complete the walkthrough on Monday." So lies on lies on lies. They say one thing and it never gets done. Quite honestly I was over it at this point. With no walk through I gave my keys over. This has been the worst experience with a management company and after reading other reviews they do like to combat what people say. But they can't deny their communication is terrible with this situation. read more

Rented a city heights apartment. Management didn't take care of my garbage disposal maintenance request...had leaks everywhere...outside the building had dog poop everywhere...and then they tried to increase my rent by over 10% without a 60 day notice which is completely illegal. Save yourself the trouble of dealing with these people...especially the owner Keegan who personally told me he'd take care of the above mentioned maintenance...and then never did. I wouldn't trust this company again...plus false advertising on their listings...double check the square footage for yourself. read more

I see that this company retaliates when the truth is said on here, and I expect nothing less. Myself and the other residents all agreed 100% that since the renovation began in Oct of 2019 we lived in squalor and confusion within the company. It was the worst managed construction project any of us have ever witnessed. Incompetence squared. The day we left there and didn't have to go back was the biggest relief. All the residents were long term tenants. And not one considered staying due to the incompetence and lack of care for the humans that lived there. Michelle yelled at every one of the tenants and then turned it around to make it someone else's fault so she didn't have to accept her unprofessionalism. As I said this was a joint feeling of many residents. The "deal" they were going to give us for staying when the renovation was complete was a misrepresentation of reality. In the end the habitability of our building was far from code. Happy to be gone and feel bad for the residents that will move in there after what they call a "renovation". read more
