Be very persistent, get everything in writing, and clearly state that you do not want it. In my opinion, it's not beneficial at all. Everything included in the RBP can be obtained for free elsewhere. I genuinely believe it's a scam. My experience with Pure Property Management has been, quite literally, the worst. I feel they crossed serious boundaries by using my personal information to report to credit bureaus without my permission. Even though I don't have any negative marks, I never authorized this, and they act like it's completely normal and legal. They have repeatedly refused to meet with me in person to go over their policies, and they won't clearly send them either. Instead, they hide behind emails and generic responses, clearly drafted with help from their legal team. In my experience, their policies change often, and renters are not informed when they do. It's somehow on the renter to constantly follow up and keep track of changes -- which is unreasonable. They do not work with their renters. In my opinion, they don't care, they aren't transparent, and they make things intentionally confusing. I believe they rely on sneaky practices to make quick money -- like automatically enrolling renters in the RBP and charging for it. They later changed the policy to allow renters to opt out, but never properly informed anyone that this was an option. Personally, I call it the "scam package." Based on my experience, I would avoid Pure Property Management at all costs.

The actual property owner's are very attentive and agree to our requests promptly. However, Burbank drags their feet on getting the repairs completed. Example: our 5-year old dishwasher leaks all over the hardwood floor during use. We reported it to Burbank Rentals in mid-July, with the owner authorized purchasing a new one after a service technician evaluated the problem all within a week of being reported. End of September still no dishwasher. Burbank is pointing fingers and claiming that it's been ordered. 3 months after reporting the issue and having a replacment authorized, still no resolution. If you want a property management company that actually cares about you as a tenant and is on top of customer satisfaction, DO NOT go with Burbank Rentals.

Both units ended up getting mold, the first being black mold that ruined my bed and mattress. All timely did was offer a dehumidifier. The second apartment did not have a working water heater for the first 7 months of my stay due to them installing a new water heater that did not have the proper wattage, and not getting a permit from the city. Nothing was done to compensate me for their mistake. The toilet in the unit also did not have a wax ring for the first 8 months of me living there and was only discovered when there was a leak. When I gave proper notice and vacated the second unit they did not get my security deposit back to me for 6 1/2 weeks. They also constantly spelled my name wrong in interactions despite me correcting them several times. I never felt any kindness or empathy from the staff in my many interactions with them. The only reason for 2 stars is due to the somewhat affordable rent, and simple maintenance requests being fixed. Avoid renting from them if you can.

Bottom line is that instead of working in my best interests, Baker routed all requests through me and never told the tenant no to anything. They have wasted hours of my time and cost me hundreds of dollars extra. Absolutely do not hire them. I get the impression that Baker is only interested in placing tenants since that is where they make the most money. After that, they could not care less about the homeowner.
