This place is the worst business of any kind I have ever seen. Mike Mugridge is the owner and a liar. Rented a dirty place we made it better than it was. By far the worst property management company I've ever dealt with. Office staff is pleasant, but the managing Broker does not care about the property condition or on keeping his tenants happy. He and the office personnel always tell you what you want to hear, but then have no follow up. Every work order submitted has been like pulling teeth to actually get the work done, requiring weekly phone calls to check the status. The actual property owner's are very attentive and agree to our requests promptly. However, Burbank drags their feet on getting the repairs completed. Example: our 5-year old dishwasher leaks all over the hardwood floor during use. We reported it to Burbank Rentals in mid-July, with the owner authorized purchasing a new one after a service technician evaluated the problem all within a week of being reported. End of September still no dishwasher. Burbank is pointing fingers and claiming that it's been ordered. 3 months after reporting the issue and having a replacment authorized, still no resolution. If you want a property management company that actually cares about you as a tenant and is on top of customer satisfaction, DO NOT go with Burbank Rentals. read more

I have not even made it to the tenant phase but they keep listing a unit on Craigslist and when I call to inquire about it, they keep telling me it has been rented out. I then let them know that it keeps being posted on Craigslist and they say things like "we are waiting for it to be removed from the system, etc etc." We are now going on 4 weeks of it being posted on Craigslist on a regular. How does a rental agency not have their act together enough to stop a Craigslist post. If they can't handle a simple task like that then I would hate to see how they handle actual tenant problems. Feb 8, 2018 Very dishonest manager "Mike" (holds his little doggie in his arms), we wrote a check to "Mike" to pay for running our required credit report, for we were accepted to rent a house on his list. because I happened to read some bad reviews a few days after, we had decided to not rent. We phoned to cancel renting and I asked if we could have our $50 returned or refunded, because we didn't write up a contract for his rental house and "Mike" said NO because he already ran the $50. for credit report. I said okay. I waited one week to see the check deducted from my checking account. I waited a 2nd week, I waited a 3rd week. I went online a credit report company, to see who has inquired of our credit report. No activity, No inquiries. This "Mike" had cashed the check 3 1/2 to 4 weeks after my phone call to him that we decided to not rent. Very dishonest man Very lying man. He is NOT any kind of good honest business man, accept in his own business to take advantage of anyone in his path. EVERYONE BEWARE. read more

I would highly recommend going through Burbank rentals when looking for your next home. My fiancé and I were in a tough situation because we moved to Santa Rosa from San Diego with our boxer who isn't an ideal dog for a lot of rental homes because of the size. We also were unfamiliar with the area and had no idea where to start! We went to other rental companies and all they seemed interested in was making sure they got our money for the credit check. Burbank rentals runs your application by the owner to make sure you are even a possible candidate before charging you the credit check fee. We really appreciated that! All the ladies in the office helped us out one way or the other. Christine sat down and went through all of there listings to see which one fit us best. If I could give zero stars I would... From searching for a rental, to communicating the status of your approval, to actually renting. The building (rental) was beautiful but working with them is a nightmare on all levels. I left the place spotless and am still waiting to hear about whether I get back a deposit even though I see it is currently available. Not holding my breath... I rented from them for 6 years and had an overall great experience. You've got to want specifics they offer - privacy, written permission to fix-it is easy to get, if I wanted to paint it was easy enough to get written permission. I like to do things myself in a nice way that would only improve my home, and they allow that to an extent. At first, it was rough because the repair person was backlogged and stressed, so work orders were handled by top priority first, and getting around to changing the front door was on the back burner for years. Other things I needed done including RESURFACING THE FLOORS in the home I was going to rent - these were all ok'd by the owner within 3 days of my written permission request. They even paid for the rental of the resurfacer for the floors - the owner was ok with it too - it needed to be done badly (not their fault) & sealed before moving in. After a couple years I was totally ok with doing any minor repair myself, and like the garage sink was so old I just didn't use it. If you don't want a landlord that's going to be breathing down your back then go with Burbank rentals and make the world a comfy place to live. I got 90% of the deposit back. Oh well, it was a beautiful time living there, raising my child, without worry of being picked at by a landlord. In the past, I had landlords that would gripe over little things, or ask for a 24 hour walk through for no reason, so I'm glad I went with Burbank rentals. It removed all that stress. read more

I am a previous tenant of Burbank Rentals. I rented three different properties with this company and have to inform the public that most problems are not a result of the broker himself as the broker has to take orders from each property owner regarding what can be repaired and how much money can be spent for repairs. My 1st apartment was a great price and great experience however I always had to wait on owner approval for repairs since I had to deal directly with the owner for maintenance, my second unit was an unpleasant experience as the owner of the unit was a slumlord and did not want to improve the property at all so the BROKER helped me get into a brand new 3 bedroom rental home that did not need maintenance at all and the broker even negotiated for my previous rental property owner to pay my deposit for the brand new rental home that I was moving into. read more

Burbank Rentals was absolutely abhorrent when it came time to leave our rental. We spent over $300 dollars with a cleaning service and they deducted $250 for a cleaning service of their own. I was unable to receive a return phone call to discuss so I went to the office multiple times before I was able to catch the owner/manager. The comment I received was "I would have called you back if you owed me money". They kept the money and I would be very careful if absolutely have to deal with them. read more

I was very unhappy with Burbank Rentals and would recommend you don't do any business with them! They always make promises they don't keep. When they were showing me my apartment, they said they planned to fix a bunch of stuff and when I moved in, none of it was fixed. They said they will have the cleaner deep clean the apartment, including getting rid of scuff marks on the kitchen floor, repair the damage on the front door, re-grout the bath tiles, etc. When I moved in, I had to clean AND those fixes they promised were not fixed. The cabinet shelves were dusty, the floor was not mopped, the kitchen floor scuff marks were still there, the front door was still in the same shape, the bath tiles were not re-grouted and still stained, etc. I was able to easily remove the scuff marks on the kitchen floor so that showed me they didn't even try. They also originally promised that there is a landscaper who cleans the exterior monthly. I moved in July, and have not once seen the place cleaned. There was trash and leaves around the building that was there for 4 months until one of my neighbors got fed up and cleaned. Burbank Rentals is responsible for paying the water bills for this property, and in the last 5 months, I have gotten 2 water bill delinquency notices hung on my door. When I called to notify them, they said it's an error, crossed in the mail, incorrect distribution of their check, etc. I doubt all that could happen with each check. They are obviously not paying their bills, while I am paying my rent in full and timely. The bathroom and kitchen sink leak and have not repaired it. The bathroom floor was molded under the laminate and leaking into the parking units below, and they did have someone repair the floor with a new toilet, but the contractor was so unprofessional and was using foul language and didn't clean up after the job; I had to clean the dust and residue he dragged into the living room. Then the old toilet was abandoned on the parking area for 2.5 months. I had informed Burbank Rentals multiple times, and they never removed it. It was taken to the dump by my neighbor when he cleaned the exterior of the building. I ended up moving after 6 months, and they gave me my deposit a day later than the law requires. I even picked it up, otherwise it would have been more late. read more

If I could give negative stars I would. I would not recommend this rental company to any property owner or potential renter. The staff does not answer the phone during most business hours. I called over the time of a few days and was finally able to reach someone who answered some of my questions but referred me to Ana to answer the rest. Again, a week later, I was able to reach Ana via phone and we set up a viewing of the property. The property was very difficult to find and she did not provide a cell phone number or directions to the property. I arrived at the property and she was not there. I waited still no one. The next day I went into the office. I met Ana in person and explained to her that I went to the open house and she was not there. She said that she was there but made an awful comment about how she showed it to "some Asian man and a lady who looked young enough to be his daughter, but could have been his girlfriend" That comment disgusted me enough. She could tell that my mood changed and she offered to show me the two places I was interested in renting on her lunch hour. I arrived at one place and the carpets had black stains on them, the oven looked very dirty, and I opened the fridge and there was an open bottle of Jack Daniels... I was unimpressed. The second place she showed me was the reason we called Burbank. I fell in love with the outside and upon viewing the inside hoped to rent it even more. Ana let my boyfriend in to see the property and she overheard the positive comments I made to him and asked him "what do you think" He responded in a positive tone that he liked it. Then she said that there was another application that she is processing and the applicant said he wanted it so he will most likely get it. I am thinking w.t.f? Why would you show us the place to begin with? Unprofessional, inappropriate, uneducated, and uncalled for. I will never go through Burbank Rentals. read more

Mike made an agreement with me if I repaired paint, carpets yard etc that I would be reimbursed and was able to move in before they even advertised it. The house I moved into was disgusting, hadn't been cleaned and was covered in mold. I put in over $500 worth of paint and materials, over 80 hours work as well. I left the house looking new when I moved out. They're now trying to keep my entire deposit to pay for their old house repairs claiming damages of $13,000. I lived there six months and they want brand new carpet, the law says carpet has to be two years or newer for tenant to replace if damaged, this carpet was originally white and it was grey when I moved in. Mike told me today he doesn't have anything in writing so our deal never existed. They knew what they were doing from the beginning, they are thieves. I have an appt with fair housing to get it worked out, Burbank Rentals is a horrible company. read more

HORRIBLE rental agency. I rented from Burbank Rentals for a couple years. Mike, the owner is constantly making excuses as why repairs on something hasnt been done. He often blames the owners of the property for stalling. His own personal friend came out to replace my water heater after getting the run around for almost a full week and he even told me Mike was overwhelmed and cant handle his job. Not that the owners of the propery on Laguna Road were any better though. They always played stupid and wanted to wait to for their insurance to compmany to come out. I guess they dont understand the urgent need nor did they care that I couldnt wait around for their insurance company to make time to come out. I went without a working bathroom for almost a full week. Anohter time without a hot water heater for almost a week, raw sewage backed up and flooded the garage and damaged my belonging and it sat like that for over a week. I never got reimbursed for my property and they never cleaned up the mess. The last straw was when raw sewage would down poor over my front door. I have video footage by the way. The combonation of the the slumlord owners and slumlord landlords was overwhelming. STEER CLEAR!!!!!!! By the way I had to fight to get my full deposit back even with raw sewage down pooring over the front door and we didnt cause any damage to the house. Mike is also extremely rude on the phone and screams at you if you about how busy he is with his own personal problems like his divorce or court proceedings etc. He will try and give you the run around and blow you off. When I told him he has a legal responsibility to me as my landlord he scram over the top of me and became hostile. Ive rented from several landlords in the area and a couple other rental agencies. Never have I been treated with such lack of respect or professionalism. There are several other agencies out there. Heed my warning and the others on here and steer clear of Burbank Rental, Mike and the owners her represents. read more
