Property management is a tough business, and there are a lot of questionable people and practices in the business. I can't say I am a fan of Pacific Properties, but, from a tenant perspective, they are ok. I rented a place in Santa Rosa for two years with Pacific Properties as the manager. I did not have many maintenance requests or anything. I always paid on time. I didn't destroy the place. I was a good tenant. When the microwave died, they replaced it within a few days. When I mentioned some damage to a fence due to some vines encroaching from the neighbor, they did a half-way repair job. When the mailbox fell over due to a rotten post, they propped it back up. I have to say that the repairs were the minimum, but they were repairs. When I left, I felt they treated me fairly on the amount I received back on my deposit. They took out a cleaning fee, which I expected and agreed with. So, if you are looking for a rental and are a low maintenance tenant, you could do a lot worse than Pacific Properties. read more

After being away from our rental property for five years the ups and downs of managing shouldn't be that bumpy for the owners when they have hired a company to manage in their place. Needless to say I received a flyer in Florida!!! Super shady company in how they conduct applications. They allow applications for 4-5+ people and allow the landlord to cherry pick his or her preference. I had a much better experience with Hills and Homes and Sonoma Marin Property Management, with them when you are the first to apply they don't take any other applications and you find out much quicker if you are approved - very honest and straight forward. It took Pacific Properties 3 weeks to tell me my application was denied with 0 details and before then I already was moved in and rented another place. If I could give negative stars I would. I would recommend to avoid doing any business with them based on my experience. read more

Rented from Pacific Properties. Reply to emails and service requests was timely and accurate. There were a couple of service hiccups during COVID but everything was taken care of. Rent seemed high but I guess that is just how things are in Sonoma county. I initially talked to a different company in Rohnert Park and they didn't seem above board. Later I found out that the owner of the other company had his real estate license revoked due to some sort of felony assault conviction on a woman! Yikes! I contacted Pacific Properties back in April, started seriously looking for an investment property in Rhonert Park in June, bought one in November, and had a lease signed from December 1st. They ran things very efficiently. I remained remote throughout the whole process. Never once, I felt its inconvenience. I worked mostly with John. He is quick, insightful, reliable, and always reachable. I found it a great pleasure working with him. Knowing I am a first-time investor, being the local market expert, John educated me with great patience and helped me with setting up parameters in the property search. I used this company for managing my condo. It was a smooth experience until I decided to give 60 day notice to the tenants to vacate. The tenants passed their 1 year term lease and were under month to month term, so either party can give notice. I needed the unit to reside as my primary residence so I gave them notice to leave under professional and legal terms. The situation escalated. The property manager told me that the tenants were mad that I gave them notice to leave within 60 days even though it was legally binding and they were on a month to month term. Also, I never raised the rent on them during their entire stay and promptly addressed any needed maintenance issues. The worst part of this experience was when the property manager told me he does not want to be involved anymore and he was not my property manager no longer. After the tenants vacated, the manager never offered a move out inspection and did not coordinate a smooth transition. I was very disappointed. Every time I wanted to schedule a time to meet or coordinate things his excuse was that he is going out of town. I guess he was frustrated with the tenants complaining about the move out, but why punish the owner? Your job as the property manager is to calm the tenants down and explain the terms of the lease agreement. I never could figure out why he became so unprofessional at the close of business. And after this experience I would never use this company to manage or sell any of my properties. read more

I hired him recently due to his marketing proposal which said he could find me a renter in 2 wks, it took him 2 months and for $600 less than what he started at. Additionally, he let the renter move 2 weeks early without paying any rent, and without my permission. I found out from a neighbor. I fired him immediately. When there is a repair, Oscar has his network of buddies that grossly overcharge for repairs (landscaping, lawn maintenance etc) and do a inferior job. These people care nothing about their clients except the amount of money that they can get out of them. I had an issue with a woman I was renting a room from and she was renting the house from them. They claimed that they had no knowledge of her renting out rooms in the house but I'm sorry if someone is renting from you shouldn't you be aware that they have other people living/renting there for over a year? She even had friends staying on the couch for months at a time and they claimed they knew nothing about this. Either way my renters rights were violated and they refused to help me in anyway and the only suggestion they gave me was to start paying them rent instead of her from now on. I was having the locks on the house changed on me, the water turned off so I couldn't shower, my room broken into and valuables stolen... and giving them money was going to somehow fix all that? No. Then they just told me to call the police but wouldn't speak to them themselves to verify my situation. Thanks a lot! read more

I paid rent on time, i brought concerns to your company about the high gang activity around this home. Randomly my car window was broken, my rental company couldnt even help and try to get video of who did it. Then all the neighbors who lived by would always party and have gang members around, my husband was jump by drunk gang members. all couse we where out side of our home. I address this situation with the rental company and you didnt care. We left it a mess lol. The home was the cleanest in Simpson pl. We never said we were fire victims never once said that we moved out because the gang activity lol wow. we moved out the 1st week and no i did not pay oct rent we moved and you had a $3500 deposit. I have eyes and ears in that neighborhood. the people who live there constantly have different families living there like 6 different cars to that home and are certainly not fire victims. Of course your gonna talk bad on us cuz i rated your worthless rental company bad. Please tell the truth. The home was pretty clean for being there over a year and when john boss or what ever his name is and the mexican girl came and did an inspection he said how well i kept up withthe house and he didnt expect it to look that nice after a year. We are a family hisband and wife and kids. You guys are pathetic and mad and you erased the 1st review and john boss even called me and confronted me on this comment but ok. Simpson pl is a high gang neighborhood and Pacific property does not care about no ones safety. You guys used my deposit money to fix the home of the damage i was complaining about and there had been water damage to that home before we even moved in there. Then we had funding issues that extended escrow another 30 days and John managed to string the renters along for an extra 30 days while being more than polite and professional every step of the way.
