I recently hired Justin to manage my property in Petaluma. Things fell quickly apart when he hired a worker to repair broken outdoor water pipes who was not a licensed contractor who did not carry any insurance and was charging outrageous prices. He identified this person as a plumber which I quickly asked this person for his contractor's license which he could NOT provide. I then asked for his workman's comp insurance. He provided a document which I called and the company said the policy had expired. He had already started the job and was $625 into the job for 2 sprinkler heads and about 10 feet of sprinkler pipe and he wanted $1,500. I told him no way. We settled on $900. Long story short. I just had to hire another sprinkler company to come redo a sprinkler valve for $300 because it blew off. He didn't put any glue on it. Don't trust Justin to hire reputable people to work on your property. Do yourself a favor and hire them yourself. You will at least know what you are getting. Unfortunately, I ended up paying TWICE because Justin's guy had NO IDEA WHAT HE WAS DOING!!! read more

We had an agreement at the end of our lease for Justin's contractors to prepare the house for the next renters, as long as he would tell us when they would be there since we had already moved out. His contractors arrived without notice, and refused to provide identification (names or contractor's license # which they HAVE to provide when asked) - a little sketchy if you ask me ... they worked through 8:30pm without Justin ever telling me their scope of hours (which I requested). When my neighbor contacted me regarding there being family members in the house hanging out as it's getting dark, I decided to call Justin with my concern. When I explained my concern, he yelled at me and used profanity which eventually led to him just hanging up on me. He then wrote an email with profanity, along with plenty of texts that were completely unprofessional. I never once used profanity when speaking with him, but he felt the need to act that way. The owner of the house seemed to take his side, unfortunately, even with all of the evidence I had. When we asked for a final walkthrough in person, he gave us attitude and only allowed a 1 hour window of his time all week for it to happen in person, or he wouldn't do it. It's really unfortunate that it ended this way, because I really liked him until we called him out for "our rights as tenants" just to know when people would be on the property since we were still responsible for the house and it had been COMPLETELY professionally cleaned already. That didn't seem to matter to him. Avoid doing business with Justin, if possible. read more

I had worst experience with Mavericks realty management. I saw unit and was one of the two first people to visit the place and applied for it. I waited for 2-3 days to get reply from these people and sent few mails to management and agent who showed us the unit. Agent replied to me that someone agreed on 100$ more then rent for the unit so we signed the lease and this place is not available anymore. When I asked management replied to me that My application was not even in first fews and they were already in contact with other applicants. If these people can't behave professionally and all this for 100$ more. Pathetic services no professionalism. read more

My daughter was so happy you found her and her children the perfect place in Oakland by the lake this is their management company there was an apartment upstairs of a Triplex that had only going down to her apartment it created a very dangerous mold dangerous for the kids her her neighbors this company went in and fixed it they never replaced all the mold and her clothes and their bedding on their beds she has to start all over hopefully with the money we get in court since they don't want to replace anything that was due to their negligence I advise not to rent from these people my daughter and her son are sick right now I told her to go to emergency because they might not have it all out I'm not even sure if the city code let them do these repairs or if they looked at it they had to get some kind of permit for all the walls and things they had to tear down this is what they do to people single mothers fighting to make it for their children read more

My fiancé and I (and our little ones) were looking to move into a new apartment after our previous landlord told us he had to sale his property. We didn't have too much time to look at all! We found an add for a great apartment that was in the general area we wanted to move to and (bonus) it was actually the place my great friend grew up in! So I knew the neighborhood well. Jessica (we are both Jessica's, love it!) was AWESOME in being flexible and made herself very available. There was initially some issues with the agency they went through for the background and security check, but Jessica was SO helpful and accommodating. She always sent responses back to my (tons) of emails in 24 hours or less! We got the place and she was able to work around our move in date and even pro-rated our first months rent! I was so worried that we would have another landlord that would shake our hands, hand the keys over and then never show up or respond to whatever we might need. Jessica has proven me wrong! She is still VERY attentive and the company makes weekly visits to the property to remove any bulk garbage items, handle any "fix-it" issues and make sure the grounds are clean. We are so happy to finally be in a place where we KNOW we can depend on the management company! I hired Mavericks Realty Management to manage one property in the SOMA area for me after trying to manage it myself. Had I known better sooner, I would have brought them on a lot sooner. Whether you are comfortable dealing with tenants and handling various emergencies that may arise, or are more of a do it yourself kind of property owner, there is something to be said for the value and time savings of using a professional management company to handle various things that come with owning a property in SF! I'm impressed and was very pleased by Mavericks Realty Management's wide range of services and their in-depth experience, and knowledge of the local SF market. Navigating various rental issues and regulations and knowing how to handle tenants was a key requirement I had and I'm glad I chose them. I have worked more directly with Justin and I would say that it is because of his responsiveness, professionalism and ability to handle difficult situations with a smile, that has impressed me the most. I called a few other companies but I was not impressed. You can truly feel and sense the quality difference, or at least I did. Yes, they are that good. I've been living in this building since 2007, and I have seen several property management companies come and go. Maverick Realty Management (MRM) took over this April, and in the last 27 days, I have seen palpable changes in the building compared to what all the other property companies had done before. They immediately tackle issues that directly impact us. They laid new carpet in the elevators, cleaned the air vents, cleaned the windows in the lobby and foyer area and touched up paint on all floors. They also cleaned out the basement common areas where over the years tenants had piled up bulky heavy trash items. Separately, they started a web site for the building and a monthly news letter to keep us up to date on events that impact us in the building and in San Francisco. MRM has been attentive and responsive. They have reviewed the various contracts with vendors and have already saved us money with recurring costs. This is all the more impressive primarily due to our small building size and lack of attention most companies would typically provide. I'm waiting to see what they do to solve the problem of the window cleaning system. I hear they are working very hard to give us a solution. I'll give them the remaining star then... read more

When I had to move out of my condo in Daly City and rent it out, I initially thought "I don't need a property manager." Well, let's just say that was a bad decision. It took me two months to find a renter for my place and at that, I had to lower the rent by $200 from what I was originally trying to rent it. Then came the maintenance. While there were not a ton of maintenance issues, every time the tenants called with one, I had to either decide if I wanted to drive down from Sacramento to Daly City (a four hour round trip) to take care of it or spend countless hours trying to phone contractors to deal with the issue. This was a nightmare!!! So about a year later, the original tenants moved out and my mom convinced stubborn old me to look for a property manager. The first few I tried to recruit were flaky. Ignoring phone calls, not showing up to meet at times we had arranged to view the place, etc. Then came Justin at Mavericks Realty to the rescue. He was very prompt with appointments, responding quickly to all emails and phone calls, and had a real professionalism in the way he went about things. When I told him how much I rented the place for before, he thought we could get a lot more than that--which I was skeptical about but decided to trust him. There was also only about a week and a half left until the end of the month, so I thought there was no way we could get it rented by the end of the month. Well, despite my skepticism Justin was able to get it rented out within that one and a half weeks and at a rate that, even minus the monthly management fees, allowed me to "clear" more per month than I was making with the original renters. In addition, before it got rented, there were a few maintenance tasks that I wanted Justin to coordinate prior to renting it out and he was able to coordinate these for a good price with no major hitches. That was about a year ago and since then, things have gone smoothly and Justin and Jessica have continued to be responsive to any inquiries I have had and have continued to maintain the highest level of professionalism at all times. I would highly recommend Mavericks Reality to anyone looking to rent their property or anyone looking for a place to rent. You will not be disappointed. read more

Absolutely unprofessional! I live in the building that they so called "manage". This "business" is basically a brother and sister who think they know what they are doing. The brother, Justin, is an arrogant prick. The guy kisses ass of board members and absolutely ignores all the other residents. This CHILD is the biggest fake there this. He cuts corners, doesn't pay his contractors on time, and never takes blame. In fact if tell him that he did something wrong he will challenge you with almost a physical altercation, and in the future will ignore any and all of your requests and issues. The only way to get along with Justin is by agreeing with him on everything, which is a little strange considering that he works for you and the building, and not vice-versa. read more

They have improved the property in numerous ways, installing a window cleaning apparatus that we never had; tiled the elevators to match the marble in the entryway; changing out plants and flowers; constantly making sure the building is clean and the HOA are enforced. They have also added a personal touch by producing a monthly news letter of events in the area, negotiating discounted parking, and general news about the building which makes a difference and a building a community. Been living at 201 Sansome (the Royal) for several years. Have the opportunity to serve on the HOA Board for the past 3 years. Dealt with at least 2 management companies with frustrating experiences before we engaged Mavericks Realty Management ("MRM") earlier this year. Both Justin and Jessica at MRM are pleasant and personable to work with. They are very organized and professional. They are always available and attentive. They are extremely effective and have accomplished a great deal of projects for the Royal. I strongly endorse MRM without hesitation. One particular project that clearly showcased MRM in terms of "can do" attitude and professionalism is the window washing project. Where prior management companies failed to accomplish, MRM completed the project in a few months. With Justin diligently overseeing the window washing project from start to finish that include: Getting structural engineers to design and placements of the anchors that are up to code and OSHA standard, getting contractors to install roof-top anchors and finally executed and completed the window washing in a seamless and flawless fashion. To achieve the feat, it requires a lot of communications, coordination and time management with many different third party vendors and Government agencies. Since I moved to the Royal in Sept 2012, we have had three different management companies. Must admit I was not impressed by the first two, in fact, it was rather frustrating that minor issues were not addressed timely. I even joined the HOA board; however, it was not until a few months ago when Mavericks Realty Management took over the HOA management that I started seeing positive impact. Justin is absolutely on top of it. He responds quickly to questions, issues and suggestions via email or in person (7 days a week!) A couple of weeks ago, I came home to a beeping fire alarm battery and luckily Justin was in the lobby, advised on the type of batteries needed and came to the unit to replace the fire alarm batteries, but also replaced the AC filter while in the unit. I don't think this would fall in the HOA management responsibilities but I greatly appreciate his help. You can see they truly care about the building, the residents and making a difference.
