They replaced our flat roof two weeks ago, including removing the old roofing membrane, replacing some rotten deck boards, and installing new insulation and a rubber-modified bitumen system, all at a reasonable price. Mac was very knowledgeable, patient with our questions, and managed the process seamlessly. The roofing crew was professional, efficient, and cleaned up the property well. TL;DR: Poor communication throughout the entire process, poor installation that has caused issues years later, subcontractors were used without proper oversight, the job site was left messy, and their mistakes became our financial responsibility I wasn't planning on writing a review because I just wanted to move on from our experience with Charm City Roofing, but unfortunately, our roof continues to cause problems years later. We had a new roof installed by Charm City Roofing at the end of 2023 because the company had excellent reviews and they were reasonable cost. We have a pretty simple duplex so we expected the process to be straightforward. Unfortunately, what should have been an easy roofing project turned into a frustrating and ongoing ordeal that we are still dealing with years later. During the installation, the workers left 20+ roofing nails scattered around our property, with at least half of them near our 2 year old daughter's sandbox. They broke a PVC pipe (sewer backflow pipe) that stuck out of the ground near the house that they later had to come back and fix. Additionally, they cut into the wrong side of our attic while installing solar tunnels that also had to be patched up later due to a lack of communication with workers. We planned to finish our attic in the future and were assured by Darius that a roof exhaust fan would provide sufficient airflow and that soffit ventilation would be "overkill." It was communicated with the company that the attic would be finished in the future, and that we did not expect an exhaust fan to automatically turn it into a livable space. Two months later, we discovered that the underside of the attic roof directly above our daughter's bedroom was now covered in mold due to a lack of air flow. After multiple missed appointments (there were approximately 5 total over the course of the entire ordeal, resulting in wasting at least 3 PTO days) and failed attempts to get someone out to inspect the issue, they finally came to look at it. They then told us we actually would need soffit ventilation and that WE would have to pay to fix the problem. While they were fixing their mistake, the owner informed us that the roof had actually been installed by third party contractors. After correcting those issues, several months later our duplex neighbor noticed water leaking into her closet, something she had never experienced before. She hired another roofer, who found that Charm City Roofing had failed to install proper flashing between the two roofs which required additional repairs. Now, more than two years later, we are still discovering new issues. We are currently getting water leakage near our chimney due to large gaps between the plywood and poor sealing, which we will also now need to fix. Once again we continue to be chasing repairs and trying to correct issues that should have been addressed during the original installation. If you read this far, I think you can see why we don't recommend Charm City Roofing. read more

Editing/Updating: After a discussion with the owner of Charmcity roofing, they helped to ask a HVAC contractor to come and fixed the issue and reimbursed the repair cost. I appreciate that. The work they are doing is great, and I had no issues in the past years on their job. I am changing the review to reflect this update. ------------------------------------------------------ When I brought this to the roofer's attention, I was surprised by their response. Rather than calmly discussing how we might resolve the issue, they replied that I was trying to "extort" them simply for asking for reimbursement. They refused to consider even partial responsibility and instead blamed the HVAC installation. In my view, the mark of a good contractor isn't just how well they do the job when everything goes right -- it's how they respond when complications arise. Construction projects are complex, and sometimes responsibility can be shared or unclear. I realize that this is a difficult situation and am not saying that the HVAC company isn't at fault, BUT a good contractor should be willing to approach those conversations with professionalism, understanding, and respect (...all of which they claim in their email but I'm attaching their reply here so you can judge for yourself if it's true). I had used this company in the past and even recommended them to neighbors, but after this incident, I can no longer do so in good faith. After 2 roof installations I can no longer recommend this company. In my most recent roof replacement, Charm City Roofing showed lack of professionalism and knowledge. I had my roof replaced, new gutter installed and some other things completed. I'll start with some positives first... the roofers came the day we scheduled and completed the install and the scope of work in 1.5 days. They also cleaned up relatively nicely! That's where my praises end. I've never really been compelled to write a review but after CCR fumbled our situation and show their lack of incompetence making it right I had to. Here's our experience. After the job was completed they sent the invoice and pictures of the job, pretty standard for this job. I could tell by the pictures some things were a little off. They also were further away shots so it didn't show the up close details. I could tell even by there pictures that the roofing seems were sloppy. I don't think it would have leaked or anything. But when you're spending over 10k for something you hope the product was produced with pride. I decided to climb on the roof and check things out for myself. When doing so my suspicions when correct. It was an overall messy install. But the thing that I also noticed also while I was up there was MY NEW GUTTER WAS INSTALLED INCORRECTLY. On this rowhome they installed a 6in gutter sloped opposite to the downspout. And it just so happened it rained the day before... you guessed it, a few inches of rain sat in the gutter sitting stagnant. I get it, mistakes happen etc etc etc. people can use poor judgement. What I can't get over how they handled fixing it. They came out an additional 2 times before the gutter was corrected. They also "fixed" the sloppy seems by caking some silicon compound on the messy spots making it look even worst. The first time they came after completion to fix the gutter they realized the gutter they installed was too big for my house. You see, we have a vent pipe running up the back on the home that bows out near the gutter to allow space. They fit a gutter too big for the space and it really should have been a 5in gutter. Upon this discovery I thought, "Why did the first gutter (the 6in one) get installed if it didn't fit and it slopped the wrong way?" No one seemed to know this answer. They also didn't have the materials the fix it in the first visit back. So I need to schedule again, further wasting more of my time, for the roofer to return. The second time out the gutter was downsized to 5in and fixed completely. The office response to the whole situation was aggravating. They never once apologized or owned up to the fact that they make a mistake. Saying "I'm sorry" goes a long way. They adopted the tone that this was normal and that I was more so bothering them with the concerns I raised. In the end I finally said "What does your business do in situations like this to fix them (make it right with the customer) after it didn't go to plan." This was my last ditch effort for them to apologize and maybe credit back a small amount... I'm talking a 100-200$. After all we just wasted hours of our time communicating with the office and physically looking over their work. I never once demanded anything and I truly gave them every chance to make it right before I reviewed them. They responded back saying we fixed the problem and fulfilled the project work, pay us. Bad business practices if you ask me. Their below average work doesn't stop there! Back in 2021 they installed my first roof on a rental property in Canton. They came out multiple times after the work was completed too to fix problems. I'll keep this short since it was a past project. New roof and added skylight. Skylight leaked... had to return. Skylight leaked again... returned and fixed. Contractor dropped a ladder on neighbors awning and tried to cover up damage. They eventually replaced it. Placed a new exhaust vent on roof rafter so it was blocked. Returned and moved it over. From my 2 experiences with CCR they have a legacy of poor workmanship and lack of ownership. read more

We had 5 roofing companies come inspect and price our roof. Our roof was extremely old and had a small leak. Mac came out from CCR, walked the roof, and gave me his honest opinion about our old, flat, rowhouse roof, with 2 skylights. He noted what CCR could do, what he recommends, and gave a few options as well. He was also able to give me a rough price on the spot which was very helpful. Pricewise they were on the lower end of middle from all I heard, but including the skylights, I think it was a very fair price. I also had a contractor recommend their work. He emailed me a packet of info, I read through everything and replied with some more questions. He was quick to reply and gave satisfactory answers. Overall I felt the scoping process w/ Mac was far and above the most professional of all the companies I inquired with. We ended up signing a contract and scheduling for a month out. The day of the actual install they had a whole crew here and finished in about 8ish hours. The took off our old roof, installed 2 new skylights, and cleaned up debris in and around the home which was much appreciated. After work was complete, CCR followed up with a final invoice and lots of pictures so we can see the final result. We love the new skylights and peace of mind of the new roof! Lastly, Mac followed up after the install to get feedback, see how everything went, and just check in. Overall, it was a great experience. They did a thorough inspection of our roof, described the problems as well as they could to non-roofers, and followed through with a clear timeline providing details on what they would need to do to make sure our decrepit roof would stop leaking into our home. The roof now looks beautiful and I have no fear of issues arising in the near future. As a sidenote, during their first assessment of the house they quoted a price for replacing the skylight, but after we put a deposit down, they realized that a custom skylight would need to be made and It would cost significantly more than their original quote. I was greeted by a gentleman who introduced himself and told me what he was going to do. Everything was laid out for me including installation process, the different shingles and what kind of warranty they're backed with, color etc. The price was fair, the installation happened less than a week later (before a ridiculous stretch of rain) and we are satisfied with the end result. I didn't like this company. They charged a boat load of money, I paid more than anyone else on my street by thousands. They made mistakes and had to come back and pull off stuff and reinstall it. Nobody on the roofing team spoke English. They weren't sure what to do and there was lots of pointing and hand waving. They took out a nine foot branch from one of my trees somehow and also busted a screen on one of my windows. It should have been a 2 day job but they crammed it into one day, with a second team arriving after 4 or 5 and then things went flying into high speed. They were walking around the yard with phone flashlights in the dark looking for nails at the end of the day. They missed many and we couldn't walk barefoot in the yard for months, still picking up debris. Just a shoddy job and I wouldn't recommend them. They've only been in business for around 10 years and I think they don't really know what they're doing or what is good customer service. read more

I recommend Charm City Roofing for sealing your roofs. I had to re-seal my second floor roof (a flat roof). It was a simple maintenance job. Charm City Roofing are pros and answered my questions. Their quote was affordable and I quickly scheduled the work. They completed the work in no time. The roof is completely re-sealed, and Charm City takes pictures of their work. I can also see my second floor roof from my third floor windows. The work was done professionally and they didn't leave a mess. Paying for the work was easy since Charm City uses Freshbooks, an online invoice and payment system. We purchased a home in Howard County which badly needed a new roof and mold remediation. Roger's crew did a great job on the roof and the mold remediation in the basement but his crew left the house messy. I found it very unprofessional and my husband addressed this dissatisfaction with Roger. Roger personally offered to come out and clean up after the crew but we declined. We just wanted him to know the state in which they were leaving the job site- food packaging and wrappers left errantly on the driveway, in the house, drywall buckets, and messy footprints everywhere. I understand drywall is a messy affair but most companies put tarps down or at least clean up the footprints they leave. Also, originally we were delighted to work with GreenSky the loan program which Charm City works with as a courtesy to customers. GreenSky however has called several times for a survey which I find annoying and time consuming. I prefer to do online surveys and not have to interact on the phone with people if at all possible. We had our roof done in March 2021. I got the estimate fast. Mac answered all my questions patiently and we both got up on my flat roof to look at the spots that needed special attention. Work was scheduled within the month. The crew arrived on time and worked quickly stripping off the old roof. I asked them to save all the old metal as my neighborhood scrapper would take it. Unfortunately, no one on the crew understood English well enough to do that--which I only realized later in the day. Charm City Roofing charges a flat rate for replacing the underlying plywood sheeting and they replaced 3 spots. I really think they should have notified me of that, as I was working at home at the time and checked on progress a couple times. I saw one repaired patch but not the others. The rest of the roof work progressed and they finished as the sun was going down. It looked good. This past month, my husband and I were checking out the roof in preparation of adding a deck and we notice a VERY soft spot. It takes many calls to the office to get in touch with Mac again, even after asking for him by name. Mac is a little argumentative about our concern, says my husband, but sends a guy over to take a look. A couple days later, the guy agrees that it needs repair, two workers come to fix it. My husband has concerns about a couple other areas but, again, he can't communicate those concerns to the workers as the workers don't understand him. All in all, a good roof job but really bad that we couldn't communicate with the workers! (Our deck contractor thought the other spots were okay.) read more

I've had the pleasure of working with Charm City Roofing on two occasions. First they installed a new roof on a townhouse in the Canton area of Baltimore. Since installation that roof has been serviced twice as mandated by the warranty with nothing but excellent service. On my primary home, after a rather large tree landed on my home, they quickly and timely repaired all damaged shingles and supporting boards and braces. This is a very knowledgeable team that quickly identifies issues and resolutions. Roger came out - without a ladder or mask- and concluded that my job would be no problem and that he would email my estimate directly. I never heard back .
