Through out the 11 years they were great in quickly fixing faults whenever I contacted them. The whole team over the years were good to me especially Maggie. Although rent prices changed over the years, it always stayed at a reasonable amount and they also gave me enough notice. Little Johns never ripped me off. For me to be in their property for this number of yes tells you how a good service I had from them. They never stressed me over the years. The best part of it was when I got me full deposit back from them after I moved out. I personally feel they could have had good reasons to take some of my deposit but they never. I was very pleased by this- who wants to pay £75 on top of a deposit and first months rent??Especially when it's fairly hard to work out what it is for! They were really flexible with our start date and gave us keys a couple of days early knowing it would take us some time to move in. I've dealt with a lot of agencies in 4 years of living in rental accommodation in Edinburgh and I really would recommend this one.

Only to receive the same email again. So I asked if they're actually interested or if they are just wasting my time? The answer came of "apologise" and "viewings for this property are booked out quickly" and her "colleague does the bookings". I wrote back they should just leave it then. Not a professional company at all. They seem to just pull people out the hat.

Only two things went wrong with the flat whilst we were there - the shower broke and the heating stopped working. They sent someone to fix the shower within an hour and someone to fix the heating the next morning. Brilliant service. And they didn't charge us. If only all letting agents were this good.

You can complain about something and they'll refer you to the SLA, where it tells you that before you can bring any matter to the Housing and Property Chamber or Citizen Advise Bureau, you have to follow their defined complaint process which takes... 40 days and two levels of management. They are costing us money. We have started our legal proceeding against them.

In the period leading up to taking the flat, signing the lease and moving in, they were very helpful, always keeping us up to date with how things were progressing. They also helped out in the period immediately after we moved in, helping us to set up our gas and electricity accounts. This good service continued once we were established. They responded to any queries we had quickly and efficiently, apart from maybe a couple of times when it took a few days. Apart from the occasional thing that they promised, and didn't deliver on, they were thorough and professional. When considered against the many other letting agents, and some of the horror stories that I have heard of them, they were very good. I would happily rent a property managed by them again.

Was shoved for 2 days in a hotel before stuffing me into a substandard flat with no heating nor internet. Apparently, the tenant occupying the room I paid for will not be leaving a month later. I was (and am) still raging. Staff was rude in dealing with the situation, they will not tell you anything unless you ask or when the problem has already escalated. Started bringing in your race and ethnicity to cover up they messed up the situation. Cheekily told me that these situations happen all the time and they expect you to stay with a friend when that happens. Like seriously? Stay with a friend for a month? Are they for real or just desperate to paint themselves in a better light? Imagine coming back from your holiday and being left stranded on the streets with your luggage. Their emergency number rarely works, had to call for an hour before someone picked up. They had no choice but the stuff me in travelodge for two nights and emphasized its out of the goodness of their hearts that they pay for it. Honestly, if they did not I would have gone to the police and sued them for fraud. DO NOT work with PLC, unless you want to be treated like trash.

However, in Clouds I found the antithesis to every other property company/letting agency out there. I was with them for 4 years and had the best experience ever. They are refreshingly professional, caring and honest. You are assigned your own personal property manager who you contact directly with any problems (of which I had VERY few, if any). I rented with them twice moving out of a one bedroom property of theirs straight in to one of their two bedroom flats. Both flats were absolutely stunning - gorgeous,elegant decor, excellently equipped and sparklingly clean. It is clear they only take properties on to their books which are of a very high standard. I actually got to know the actual owners of the two flats as well which made the whole experience that bit more personal. I am not one to write a review, in fact I think this is my first but having recently had a hugely awful experience with GRAINGER PLC and Letting Solutions (they seem to be on a joint mission to ruin lives, I swear) I thought it was time I wrote about my brilliant experience with Clouds Property. The employees themselves are extremely nice and the service is simply wonderful and they are extremely efficient. For example, one of the toilets blocked in our apartment so I phoned up my property guy and the plumber was sent out THAT DAY! Never invasive, never in your face. CS has always been very quiet but helpful. Everything that needed to be repaired was repaired within very reasonable time. When my flatmate requested a new materace, he had it on hte followin day. There is no hesitation with CS. They are REALLY good. Smiths place is lovely and I would recommend it to anybody.

In addition, they informed their previous tenants (who I now rent a flat to) that they would be charged £25 for providing a reference to me as a prospective landlord, despite the fact that this is unlawful under section 82 of the Rents (Scotland) Act 1984 and section 32 of the Private Rented Housing (Scotland) Act 2011. Melanie's approach initially led me to believe that there was a problem with the tenants I was considering, but this was not the case, and I am not sure why she was not forthcoming with information; suspect it was because she was reluctant to provide this without payment. Based on my experience, I was not left with a great impression of the company or their approach in appearing to circumvent the law at tenants & landlords expense. I would choose not to use this agency to let a property and would not recommend them to potential tenants looking to rent property. I can see why landlords and agencies get a bad name when there are companies out there that are not operating responsibly.
