Valentino was great until we reached the final walk-through and settlement; hence the "Meh. I've…read moreexperienced better" 2 star rating. It was really hard for us to decide on moving forward with this home because there was a really gross cat closet in the home that just turned us off. Eventually, we moved forward and after the inspector came in, Maria negotiated 3 items to be fixed before we would purchase the home. One of these items, naturally, was for the sellers to deep clean the 'cat pee closet' so it wouldn't stink anymore. We were told the final walk-through would be done up to 5 days prior to settlement to make sure the items in question are fixed. Settlement was May 9th. On April 22nd we emailed Maria, "How are the inspection items progressing?" Maria wrote "I plan to check in with the listing agent next week regarding the receipts as the sellers have until the final walk through to have the repair items completed. I'll be sure to keep you posted." We were confident that Maria was taking the necessary steps to make sure the items were completed. The morning of May 9th, settlement day, I emailed Maria to ask her for the sqft of the carpet in the home or the dimensions of the rooms so I could schedule carpet cleaners. She wrote back with, "Unfortunately I don't know the carpet square footage or have specific floor plans with the dimensions for the home. On the positive side, the seller had the carpets professionally cleaned prior to leaving, so you may want to check it out this afternoon before making any specific plans." At the same time, Ben sent an email with the invoice, "Please see below for some final notes from the listing agent and attached for the home inspection receipts......." *final notes from seller: "Hey Ben -See attached invoices for the home inspection items..... my client got the property professionally cleaned as well..... " In response to Maria's email (that she didn't have dimensions of the bedrooms/livingroom), I wrote: "No problem! I'll just measure it when we get there.....I did see the invoice and all the carpets weren't cleaned.....I actually thought it was kind of funny that their agent said the property was professionally cleaned, when the invoice says it was only half the carpets and inside the oven ;) lol ..... the hallway closet was not in the invoice - which was the only thing we asked to be deep cleaned. It had better be cleaned and not just febreezed!! :) " Maria Responded with: "Understood, Jocelyn. I expect that the whole property was professionally cleaned (included the hallways, staircases, kitchen living area, etc) and that the standard form just didn't have a place to state those areas. With that said, you'll have a chance to check it out shortly. ;) Keep me posted!" Soooo... since she didn't care to take my concern into serious consideration, I did it myself and called the cleaning company to confirm what EXACTLY was cleaned. The cleaning invoice said: Bathrooms: Bedrooms, Living Room; Cleaning Carpets Dining Room and Basement: Kitchen Inside Oven Total Bill: $60.00 After calling the cleaning company, I wrote Maria: "I just got off the phone with [company name].,,,,,,It was JUST the Master Bedroom carpet and inside the oven. Nothing else in the home was cleaned.... She said she was told they only wanted the Master bedroom carpets cleaned so that's all she did..." (I specifically asked about the hallway closet and the cleaning company said "No, just the Master Bedrooms carpet was requested to be cleaned, so that's all we did.") Maria wrote back with ",I just left a VM for the listing agent to get clarification on the hallway closet.I'll let you know if I hear anything prior to the final walk through." We didn't hear from Maria. Ben met us for the walk-through and the cat closet REEKED of pee... STILL! He 'texted' our concern to Maria. We left to eat and 1hr later met Ben for settlement. He didn't revisit our concerns nor did we hear from Maria or anyone at Valentino about enforcing the contracted items. We were just told to sign. We got home and I emailed Maria directly. She responded with, "I'm so sorry, Jocelyn. The listing agent had written back (much later) the carpet in the hallway closet had been cleaned. Unfortunately once going to settlement, we really don't have a leg to stand on if we were to go back to the sellers regarding this item. With that said, let me know if I can assist in anyway. I hope everything else went smooth and successful today & your happy with your new home" I was shocked. It was like a slap in the face. Basically... "Meh, tough love, Jocelyn! Have fun with the cat closet!!" Maria did send me a link to ahome remedy to get DOG pee out? First, that's 'dog', and second, if I wanted to clean that closet myself (I'm pregnant) then we wouldn't have negotiated the sellers to do it!!!! So now, I'm 8.5mo pregnant using CHEMICALS to clean that closet myself. Thanks!

We rented a townhouse managed by Charles Kim / The K Group for two years. During the tenancy,…read moreCharles was responsive and attentive when issues came up, and we would have said good things about him. The move-out changed that completely. We left the home professionally cleaned, receipt provided as our lease required, and they attempted to keep $2,932 of our $4,200 security deposit. What they charged us for: $1,702 to touch up paint throughout the house, $500 for cleaning on an invoice that was actually titled as a move-in cleaning for the incoming tenant, and $212 for a blind with no defect identified until weeks into the dispute. The landlord's own inspection report described the damage as marks on walls. That was it, after two years of ordinary living. In writing, the agent defended the charges as bringing the home back to like-new condition and acknowledged that paint colors simply fade over time. Virginia law is clear that normal wear and tear cannot be deducted from a security deposit. They billed us for it anyway, and billed us for preparing the home for their next tenant. We disputed every charge in writing and offered from the start to pay for the one item that was arguably ours, a plumbing repair totaling $818. That offer never changed. They returned the full remaining $2,114 only after we prepared to file in Fairfax County General District Court. Every disputed dollar came back, on exactly the terms we had offered weeks earlier. We also learned during the dispute that our deposit had never been held by the managing agent as our lease designated. It had instead been handled through the fee arrangement between the agent's company and the owner, and we were never notified. This was not a misunderstanding about wear and tear. A property manager can be pleasant for two years and still treat your deposit as the owner's renovation budget at the end. They knew what the law allows, charged us for turnover costs anyway, and only paid the money back when it was clear we would take them to court. Protect yourself: photograph everything at move-in and move-out, keep receipts, and know that Virginia law is on your side.

My review/experience working with Joe Nguyen, Realtor…read more Joseph is a man of many hats and talents. When I first met Joe back in 2017, he was wearing his landlord hat (lol). He took a chance on me and my family and rented his rental property to us. Joe was a blessing in disguise and an awesome landlord. Whenever there was a problem, or something needed to be repaired - he came out within the week to fix it and/or find a solution. He was kind and precise from the start. Joe as a realtor? THE BEST! For starters, I was interested in finding a home in WV and at the time he was not a licensed realtor in that state. Within the next two weeks, I received a text message from him that he had passed his WV realtor license and whenever I was ready to go look at houses to let him know. But WAIT! Let me go back - - - in the beginning of March 2023, me and my family decided we needed more space and decided to move from Joe's rental property. Joe offered his services to help my family and I look for a new rental property, that met all our needs. We would receive daily listing emails from Joe with potential properties. Each property we saw, Joe was there, guiding us along the way, advising of the pros and cons of each home. In the end, he helped me, and my family find the perfect home. In May 2023, I started the home buying process. Joe set up many properties to view in WV, keeping in mind my budget, commute, needs ,and wants. He was patient and gave me space to think on my own and really settle on what I want. There was one time, I wanted to put in an offer on a house sight unseen because of this crazy sellers' market (not knowing any better) and Joseph said "No, what if you don't like the property? This is a marathon, not a sprint. We're going to go look at it tomorrow, I've already set up a tour for you". The following night, I submitted an offer on that same property with the assistance of Joe. Joseph literally walked me through/explained each form from top to bottom. As a first-time home buyer, I was a nervous wreck and asking questions left and right. He answered each one with style and grace and made sure I didn't have any others before submitting my offer. We even had a sharing note on our iPhones, where I would randomly type questions I wanted to remember to ask him. By the time I was ready to mention it to him, I had seen that he had already answered the question in our shared notes. Within a month, I closed on my first home. Joe and Zac (the loan officer) made my home buying process seem like a breeze compared to the horror stories I heard and read, and I am SUPER grateful! Actually, my home buying WAS a breeze because of them. I appreciate Joseph so much for everything he has done for me in my home search/buying process as well as what he has done for my family. I now identify Joseph as family. Cousin "Joe Win" for the Win!
