My experience with attempting to buy one of their homes was bad enough to warrant a review. We had a very negative experience with making an offer on one of there new construction homes. We made a full price offer but asked for a couple concessions and also included a 4 day deadline for an answer. This is pretty typical when negotiating. They chose not to respond till just after the deadline. They declined our offer altogether. They sent over a offer that showed what they would charge for any changes we wanted to make which was well over retail. Demanded payment for any upgrades immediately after closing. And raised the asking price of the home to above what it was listed for. I have never heard of a builder or seller coming back with higher than asking price. As it turns out, upon further investigating, they have a really terrible history of not completing houses properly and performing sub-par work. I think we dodged a bullet. I hope i can help someone else dodge a bullet as well and recommend they look elsewhere for a home. read more

UPDATE: We finally pulled up some carpet and found that the subfloor is actually put down with regular nails. This isn't to building code. The floors squeak so badly now that we have decided to pull out all the flooring to fix it. Our quote to have this done is over $32,000. We contacted the Construction Contractor's Board, and they said that we should take the builder to court. We're also planning to speak to our neighbors to see if they're having the same problems with their houses. read more

If you are looking to have a new home built, steer clear of Chad Davis Construction, purchased a newly built 3-story home in Newberg, OR based on our realtor's recommendation. Big mistake, a year and 5 weeks later, we started having flooding coming through the ceiling in the garage from the second floor. Reached out to the builder and they wouldn't provide any assistance and ignored my calls and texts. Had to figure out on my own what was causing the water damage, eventually found an HVAC technician who came out and cut holes in the ceiling and walls and found they had not connected the AC drain inside the walls and was not up to code. The water from the AC was draining into the walls and then through the ceiling causing nearly $20,000 in damage. Reached out to the City of Newberg and they confirmed the AC and plumbing was not up to code. Numerous other new homeowners experienced similar issues. This builder cut corners to build cheap homes not up to code, now left with $20,000 in repairs for a year old home and having to explore legal options to try and recoup costs. If you are looking to build or purchase a newly constructed home, do your research and if it is a Chad Davis Construction project, know it is a poorly constructed home. lol read more

I bought a house from Chad Davis in Albany Oregon in 2017. There are too many problems in my house. 1.The wall was poorly painted, there are many white spot in the wall, looks like they are raw. 2. The door handles are too small for the big hole, that makes the handles are not steady like they are broken. 3. The Kitchen carboard was painted poorly too. 4. The screen door doesn't work , a lot of bugs came into my house from the screen door in 1 minute in the summer. 5. The worst is one of the front door hinge was missing. I called them, they said I can't prove that they didn't install it ! They think I was lying ! I highly recommend not to buy house from them unless all other builders are gone ! read more

We bought a home from Chad Davis construction 9 years ago in Stonehaven development in Hillsboro. I can honestly say if anything was going to go wrong it would have happened by now! We love our home and it has been virtually problem free. We just painted the exterior this last summer but could have gone a couple more years if needed. Most new construction paint jobs might last 6 years but they did not scrimp on paint or quality. The workmanship is excellent and the price reasonable. Full disclosure, I am also a realtor but do not represent Chad or his homes but know the quality of many local and National builders. I chose Chad Davis because he simply gives the best bang for the buck and follows up if there is any issues. My neighbors also have homes build by Chad Davis construction and very happy as well. This company may not be a large scale builder but they are definitely on par with them. Chad E. Davis is a mid-sized builder in the area, my guess, but they seem to have more and more projects listed on their website. Their warranty is average length at one year from date of purchase and they are very responsive to your requests. My first year has just ended and I didn't have too many issues. Many of them were minor and some were just human error but nothing that couldn't be fixed within half a day's work. Towards the end of my warranty, I decided to use an inspector to make sure i didn't miss anything. He found a couple small issues but overall he complimented the builders choice on a lot of the unseen options. He said the insulation was to a higher than required level as well as some other ways the builder chose a higher standard than what would have just given them a passing grade. This is the 5th home I have had built and each time with a different builder. Chad E. Davis reminds me a lot of DR. Horton but without the ability (headache?) to choose from 1,000 different upgrades. These guys only 4 or 5 which makes things very simple. I did a couple upgrades myself once I moved in but nothing too drastic. Overall, I am happy with this builder and would recommend them. Their prices seems very fair for the market as well. read more

I looked at several of their model homes in the Millersburg area and was definitely unimpressed. I have no doubt these homes will sell, and also have no doubt the features they put in homes are very popular. What I saw in the houses I toured was a master bedroom/bathroom/closet arrangement that was meant for a house twice the size of the homes(s) they were trying to put it in.In my opinion A 2500 square foot house should not have 400 square feet dedicated to Master Bedroom. The Master Bedroom in the house I mentioned is also as big as the Great Room where I would expect the extra space to be, in other words, you have as much space to sleep and go to the bathroom as you have to entertain guests, a complete waste of money and space, in my opinion. I also do not understand the name of the business, why "Chad E. Davis" ? Is this supposed to mean something? read more

He builds the worst house I've ever seen in my life. He doesn't honor warrenty issues. And he should be in jail for what he did to me and my family. He should not be allowed to continue to build. I'm an Electrical Contractor. And we made the biggest mistake of our lives getting involved with this builder. In all my years of wiring new homes, I've NEVER seen a worse builder in my life. So many things were SOOOO wrong about what these people did. Including their sales agent Caldwell Realty. I don't even know where to start. He tried to cancel the sale of the home 80% of the way through it. AFTER we were forced to pay 30 grand of extras to an outside vendor. And yes, he tried to steal the appliances, flooring, counter tops, etc by refusing to cover those costs throughout an unlawful sale termination. We had to hire an attorney and threaten a lawsuit to get him to knock off his childish games. After this, THEY built the fence wrong. Against THEIR own community standards. And refused to cover the cost to fix it after the local community enforcement agency demanded that it be re built. Then they installed counter tops with seams that we paid extra for NO SEAMS. Refused to correct it. And many many more issues. Please do your research before purchasing a home from these people. There are so many bad reviews it's disgusting that they're allowed to treat people this way. ​ read more

We were lucky - we didn't have too much that needed to be addressed under our one year warranty. BUT they never completed the shoddy workmanship pillars and pitting concrete on our driveway and front porch. After many promises that they'd be back... they never did. The house itself is fine. But I would question any builder who doesn't honor their warranty. Buyer beware. read more

We bought from Chad Davis construction just two months ago in Corvallis. The first thing if you want to buy from this company is to not accept the keys to move in before everything that you want done is done!!! because they will promise to come fix but not show up. I started to move in the same day that we got the keys and did not check inside the microwave(you would think who would be using it) well my son open it up while we were moving in and there was a big puddle of food left. Called up CEDC and they said to put in a warranty request. The quality is poor, they put the cheapest material(appliances, flooring, carpet, molding ect...). For our house we had to pay extra for many thing Fridge, back yard grass, fence, AC, just be prepared to pay up to extra $20,000 for these thing. Just after two months lots of cracks in sheetrock and grout on counter top. For the amount of money that you are paying for the house they should have a more pride in the final product. The good thing about getting a new construction is a one Year warranty which i will be needing. read more
