I lived here for a year and that was enough for me to not want to renew the lease. Let me start by saying that the apartments get new managers frequently and change rules alot the new manager tried her best to help but she's not here anymore. They have a new sit in "Regional Manager" to help until they get a new manager and let me tell you you would think with that title she would smile or be more welcoming but no she's mad over answering questions which is her job,I'm confused here don't we pay rent that pays your salary to help us figure things out? So these apartments are outdated, which is fine. I can deal with that. It's the constant water shut offs for maintenance and emergencies that happen more than usual. You're not allowed to store anything in the patio no bikes,no bbqs,no lights nothing just outside furniture or they'll send a notice of violation,so if you're thinking you're going to bbq in your own backyard or store things nope not allowed and the patio lights are hardwired to be shutoff at nights. Parking is kinda iffy they give you 2 green placards one for a carport and the other for you to find a parking space inside but there's more cars than parking spots so then you need to park on the street which is not always available and on a hill. We got flooded during the storms in January and February were talking about full on water coming into your kitchen, bathroom and living room the neighbors said this is not the first time it happens and they just don't care to prevent it, that's until this year they have made some adjustments but that's because about 18 units got flooded. I'm not a disgruntled ex renter just telling you what I've experienced.

Not sure if this is just mold or a combination of dirt and mold; FUN!

I'll start this post by saying that legitimately all I want is to allow future tenants, especially those in the military, to be afforded an educated view of what's the living experience is like here at Casa Monterey. In the military, we have times away from family and home. If you have to leave your family at home for time on a training trip or in the field, this is not the place you want to do it. I will caveat this by adding that 1 week after moving into Casa Monterey the local management changed. However, the current management does not care about their tenants which has been evident throughout my time living here. My posts in the coming days will detail a one year accounting of my experience to help you intimately familiarize yourself with how a 20yr disabled combat veteran was forced to endure a terrible situation daily. Could I have paid cash and moved immediately; yes, but due to a change in career, the way that the Service member Civil relief act was written, and difficulties with finding available employment during a pandemic, I was left exposed due to the recent backlog caused by COVID-19. I'll post every day for the next 20 days so that you can live the exact same reality as if you already live here. Enjoy! I'll start my leisurely stroll through the twilight zone here in my kitchen. My AC leaked for 6 months straight before the management team deemed it necessary to replace after several failed attempts at repair. Mind you this was during the blistering heat of the summer days after my knee surgery. The silver lining was the local management team procured a portable AC after a weekend of me sitting in my apartment...a joyous time at Casa Monterey for sure. Today I would also like to take the time to post photos from 7 months ago of my living nightmare water leak that took over a week to solve. Not only was that situation a nightmare, but it also cost me my own money as I had to pay a sitter to keep my dog while they tried to complete the job. The whole reason for me moving into CM was to provide my dog with an unrestricted home environment. Not the case here. The photo below is still my kitchen post-water leak detection/fix. Is that black mold...? Any advice would be greatly appreciated. Photos to follow! Drop by tomorrow to 'live through' the bathroom ordeal with a bit of overflowing feces! It's sure to be a jaw dropper! The pics will amaze and stun! It's too bad you won't be able to experience the smell first hand as well. Ewww.

DO NOT LIVE HERE! Please! This apartment treats its tenants terribly! The Water is constantly being shut off due to ongoing "slab leeks." Had we known the water would be constantly shut off while living here, we would have never signed our least contact to rent here. Casa Monterey Apartments DOES NOT inform future prospect tenants about the ongoing water issues with the property. Since My husband and I moved in July of 2018, we have dealt with reoccurring water shut offs. And they are still continuing. In fact last week we had 2 different water shut offs with little to NO communication ahead of time. This past month we have had more than 4 water shut offs. Living here and not knowing whether you will have access to water or when the water will be shut off is extremely frustrating to say the least. We have missed work opportunities due to not being able to shower and get ready. We have experienced difficulty taking care of our infant due to no access to water. I have had to deal with sanitary issues due to no toilet. I am 1 monthk post partum from pregnancy and I have had the hardest time keeping safe sanitary practices with no shower or functioning toilet while still bleeding with open wounds. We have no access to our: bathroom, showering, nor our kitchen sink along with every tenant in the complex. After speaking to longtime residents as well as the Otay Water District, this property has had these ongoing water issues and it is nothing new. In fact for years now, tenants have been dealing and living with the water shut offs and plumbing issues. This property has unsatisfactory, and failing Plumbing problems that have never been resolved properly. Since moving in July of 2018, the apartment is getting more and more empty by each month. People are moving out left and right, to escape this nightmare. It is a ghost town here. Every current tenant we have spoken with, also cannot wait to move out of this complex. They are tired of dealing with the same annoyance. Again we would have never have made the decision to move here and pay our hard-earned money each month for an apartment that does not have running water at all times. It should be illegal for this apartment to continue to rent to people and target new prospects when they do not provide reasonable living conditions. This property is hurting and desperate to fill spaces due to so many people moving out that they offered each of us a $400 rent credit if we refer someone to move in. There is no way I would wish anyone to live and deal with what we have been experiencing here. It is absolutely awful and a dishonest property to rent from! I posted a picture below of the letter that the management posted on every apartment door yesterday encouraging rent referrals. I want to reiterate that the Casa Monterey Apartment complex is dishonest and does not care about its tenants. While my husband and I have submitted emails to the property manager and the corporate office, we still have NO response nor a resolution to this ongoing problem and annoyance that we have to live with. When can we expect to have ongoing water with no random, unannounced water shutoffs? It is deceiving that we were not informed of this properties plumbing and water issues in our contract. This should be disclosed in every rental contract. Besides the major issue of water shut offs, this apartment complex is dirty and infested with mice. There is dog poop everywhere and never properly picked up. The trash cans are over flowing with dumped furniture and trash all over the ground. Not to mention it stinks! The mailboxes are falling apart due to water damage. This place is disgusting. I pray that no new tenants move in here and have to live with the same conditions that we do. We can't wait till our lease expires so we can get out of here and find a new place for our family to live! I hope this post will help detour people from making the same mistake we did.

We have lived here for nearly a year. In the beginning we were thrilled that they took dogs with no restrictions, it was quiet and staff very friendly. But in the last two months things have drastically changed. Security gates that are stuck open for over a week. How is that a secured property? A tenant that lives across from us stabbed by someone who came on property. Blood all over the concrete. Machines in the laundry room that have not worked for a couple months. Trash and furniture stacked up around the dumpsters that you have to walk thru to get to your cars. Most recently we get a notice the laundry rooms will be closed for renovations for a week. We get the notice Friday effective Monday morning. But when we went in Saturday morning to get laundry done before closure, all the machines are down. I have attached pics. We are now in search of a new place to live. We are disappointed !

A couple of visitors at the pool - did they get a tenant escort?

After living here for almost five years and moving recently from a one-bedroom apartment to a three-bedroom townhouse, we're very happy. We highly recommend! We've been through some "interesting" times here, but Shanna brings an amazing passion for the job and she's very thorough - very critical for this role. I also work with federal rules/requirements in a different industry so I completely understand Shanna's heavy responsibility. Yet, she manages to carry it out with care and concern and we appreciate everything she did for us to facilitate such an unbelievably smooth transfer. Matt is SO super helpful and always on time. He's very knowledgeable on all things "house maintenance", which is extremely valuable and very admirable. Matt is an incredible asset and the management company needs more like him!

They let me bring my own washer & dryer. Management is good for the most part, better than where I'm at now. Con's: hear foot steps from above, no lights or fans in bedrooms, small kitchen w/ only 1 true drawer. High water bill, even tho I would be gone half the month every month the bill would be about $160-180ish. They distribute the bill between everyone in the building not per unit. They charge extra for auto pay even if it's from a checking account which I find inconvenient. I wish they would change the laundry doors to the bifold ones instead of the sliding ones. And the bathroom in the master is very small.

She was always kind, professional, accommodating, and a genuine pleasure to work with. Unfortunately, I have to deduct the other three stars for a few major reasons: 1. The utilities bill. Lakeview Village does not cover trash, sewer, or water. While I understand this isn't always standard, I've never seen these utilities cost what they did here. My monthly bill was **an additional \$200 per month** -- much higher than the $50 or less I've paid elsewhere. This was an unwelcome surprise when I moved in three years ago, and while I adjusted my budget to make it work (had to), the annual rent increases eventually made staying impossible. 2. The 60-day notice policy. This has been the nightmare part of my experience. I have never encountered a lease that requires 60 days' notice to vacate in 30+ years of renting in San Diego. Most places in San Diego only require 30 days. I gave 35 days' notice -- which is more than enough for most properties, including the one I just moved to -- but was still held liable for rent for the remaining 25 days **after I had already moved out**. On top of that, they kept my entire security deposit and still billed me over $900 for cleaning, a few broken blinds, and that high water/trash/sewer bill. 3. Catastrophic Consequences. After spending over $7,000 to move to a more affordable home, my plan to recover part of those costs with my deposit was completely derailed. Now I'm paying off this unexpected balance over the next four months, which has put me in a worse financial position than when I started. I'm grateful for the payment plan but this really put me in bad spot. I guess I should thank my lucky stars that they offered a payment plan (after threatening to send me to collections if I didn't pay in full within 30 days). At least my last payment is in November, so I might still be able to salvage Christmas. But then again, it's 2025, so I'm not going to hold my breath. THE MORAL OF THE STORY - BEFORE YOU SIGN: * Ask if they pay for trash, sewer, and water. * If not, ask what the average bill is. * Read your lease *very* carefully, especially the notice-to-vacate terms. Rosie is a bright spot here, but the financial burdens and rigid policies have made my overall experience a very costly one.

Maria kept us in the loop of our status and guide us through the application and documentation process. The Quarry office closes on the weekend and with our busy schedule, we could only see it on the weekends. Maria made it happen and we were able to see it on Saturday. During the move in process, Maria greeted us and PERSONALLY handed us the keys and a welcome packet. She also made sure everything was in working order before we moved in. We have not seen a property manager who is this efficient and involved in San Diego. There was an incident where the maintenance guys blocked our car and we contacted Maria about it. She PERSONALLY walked out of the office, looked for them, and told them to move. Maria is wonderful and we are glad she is our property manager. The neighborhood is quiet and lovely. Even though they just raised it with no reason other than it's been a year--- no upgrades. But what I also have come to find is, that all the neighbors are obnoxiously loud, inconsiderate and ghetto --especially near me, disrupting me day and night and I work from home. It seems like no one has a job here because I can hear them in my walls like rats all day and night. I live upstairs but the noises that come from my surrounding area feels and sounds like I live downstairs. Outside landscape is the most welcoming and kept up with, but we have to pay a pest control fee every month, yet the pests are not controlled. This place is roach infested and no matter how many times they've sprayed, there are still creepy crawlers to which I saw one come out of an outlet in the kitchen! They act like my complaints are irritating and unnecessary but if I'm going to be paying over $2000 a month, that is the bare minimum. Your rent also goes up significantly because utilities are included, but what you will learn is that you share meters/water heater so you have to pay for water and the heat for the water separately-- no matter how much water you're using. The smell of the pipes are so old and gross, it creeps into your house. I've spent so much money on air freshener to avoid vomiting. I'm hardly ever home and I'm still paying 70+ dollars for water every month, plus my own SDG&E bill for the electricity part. I contacted the property management company about this to ask, and they gave me the runaround and stopped replying when I didn't agree to a phone call. That's not suspicious at all. The property manager on the premise will just send you an addendum that doesn't explain much, and definitely none of these things explicitly. You also have to pay for the trash and that "fluctuates." As an individual currently, I'm paying $93 for trash because they split it/ release responsibility throughout the entire complex as they throw away toilets, fridges, closet doors and cement blocks. Seemingly they have trouble leasing these, due to all of these things aforementioned-- so whoever lives here is stuck paying whatever bill comes instead of the property management/owner. Meanwhile, because I'm rarely here, I barely use the dumpster while people are throwing away entire furniture collections every other week. The popcorn ceilings are so outdated and full of dust that my allergies are on 10 all the time and cleaning is more often than not because surfaces get dusty probably the next day after you've cleaned. It's actually really hard to keep up with. There's a pool, but I don't think anyone cleans it so the water is always murky and full of bugs and leaves. I guess it's all preparing me for homeownership. It's actually been a traumatizing year living here and I've only been physically here five months out of the year. So if all that is right up your alley, then you found your home.
