I have emailed, called, left voicemails and it's been months. I never got a response to my voicemails i left about never receiving my security deposit. I moved out in january and it is now June! Please do not waste your time with any apartments under this business. They will steal for you. They charged me a cleaning fee for a 2x2 apartment when i lived in a 1 bedroom... that is crazy. The invoice i received was a copy of probably every invoice they use and people just don't realize. They just added in my unit number with pen and it is extremely noticeable. Very high staff turnover including managers; new manager every 2-3 months. Common areas not cleaned often, hallways and stairways filthy. In-door carpet in outdoor area on the 2nd floor gets soaked with every storm and stays sopping wet for days (mildew, etc). Constant plumbing issues throughout the entire building, which have been ongoing for several years. Constant safety issues, many of which are very serious. Elevators often broken down with expired maintenance notices. Prior manager was hiding someone in their apartment who was wanted for murder (not joking, Google it, Swat team was here throwing tear gas bombs into the manager's apartment on the third floor!). It is a rent controlled building so you can do the math on why nothing ever gets fixed - always "band-aid fixes" at best, often being performed by very under-qualified maintenance workers, never addressing the root of the problem. There has been 10 different maintenance workers over the last 2 years - they typically quit or get fired within a month or two. Sad to see such a great location so mismanaged. Cannon promised "that was then and this is now" but over the last couple of years since Cannon Property Management has managed this property they have shown that they are either not capable or not willing to address the root of any of this building's ongoing problems. Also, notice how the majority of the 5 star reviews only reference calling the office or touring the property, not actually living here. What does it tell you when a company pushes for these kind of reviews and then gives generic / canned responses to critical reviews? You can find a much safer and better managed apartment in this price range, however, I'd rate it 2 stars instead of 1 simply for the fact that this is a good neighborhood and there is onsite parking. read more

I Have leased here for 8 years and it is a rent controlled building, 615 s Virgil ave. In my eight years I have not contacted maintenance 1 time, I took care of all repairs myself and opted for nicer finishes when needed. About 2 years ago I felt like I was being spied on by my neighbors and a few things went missing from my apartment, on of those things was my Apple Watch which I thought that I misplaced because is showed that it was still in the building on find my, I figured it would turn up eventually and didnt give it much thought. the spying feelings got worse and I would do something in my apartment and hear my loud neighbor announce it to whomever, bizarre, so I reported it to management. And they did nothing. I know it's a rent control building and I've been there a long time and my apartment is nicer by far than any other unit there And probably cheaper than the other units but that is because I did my legally allowed 2 yearly maintenance expenditures, and never charged cannon because I felt like it balanced out and honestly didn't want to deal with the red tape.on my LAhd rental reporting they said my rent was 250$ more per month. I have had 2 faux evictions served from them and one real one they had to resend because the rent reimbursement came through. September 7 I had a warrant served in my apartment for all My Apple devices for child pornography which I know there was none of on my devices so I wasn't worried and I figured that since someone was stealing my wifi(which there was someone stealing my WiFi I may have been one of the only PAYING WiFi accounts in my part of that building)and that homeland security would figure that out and bring me my things back. I'm not sure if any of those people were actually homeland security or not but the warrants were fake! All my Apple devices 2 computers, 2 ipads, 2 iPhones and 1 Apple Watch stolen means I can't work I'm now locked out of my Apple ID, my accounts have no money in them I obviously would be late on rent, and all my data is lost everything all my photos and work, my contacts, my bitcoin, everything gone I have to completely start over and the person that took the phone has been sending messages, I get notifications of these emails and texts but when I go to read the messages they aren't there. I noticed that happened with a message to my building management and i emailed them asking for here to Resend the last few emails because I wasn't sure what was being sent and they refused to, saying that i can just look at the previous messages, and either totally missing the point or just not caring and poking fun at the situation. 1/4 they abruptly changed my lock, four years prior I had put a keypad lock on and given the maintenance the code. the email sent about changing the lock on the day of, said nothing at all about giving me a key I was already moving so fortunately i wasnt on the street but I didnt feel safe going back in there after it was broken into, on the 21st I went back to the apartment with police on the phone and the apartment was absolutely trashed. Things were stolen it is a nightmare! I don't know who did it and will leave it to the police to find out but it's just a horrific situation that doesnt seem to get better, all my emails I send to police seem to somehow get blocked or not to show up. My car was vandalized twice and nothing ever came of the two police reports I filled out for those incidents. It's hard to believe that these are all unrelated and I just have insanely bad luck, I guess thats possible but if that is the case shouldn't my building manager be horrified by this situation too? I mean this was a violent act not just burglary resend I'm never going back there because it's scary now. I had to send my boyfriend to get my mail. This is my experience I hope it's not like this for everyone and I'm writing this as half complaint and half the only way I know how to get in touch with any management that might give a damn. read more

I finally gave that to them I finally move out and received a invoice showing I owe for repairs to a ceiling that I never touched, I owe for cleaning but I cleaned when I moved out . Let me reiterate Ms Business Manager. Because Cannon Property Management and River Oaks declined to complete the form and answer the question if I had any late payments caused me to lose the unit. I never had late payments. Cannon Property Management and River Oaks caused me to lose the unit. The other property manager for the new apartment could not verify if I had any late payments with River Oaks. I worked with that new property manager to hopefully get the unit. Contrary to your response, Canon Property Manager and River Oaks did not seehelp or made my situation any better. I ended up paying three times the deposit because the property manager for the new apartment unit more suitable for me could not verify with you if I had any late payments with River Oaks. You could not even answer the form saying "not applicable" if the questions did not apply. For instance, the form asked if I gave notice to vacate. Of course not, because during the time the form was given to Mr Brian Lamb, I still lived at River Oaks. The simple answer to that question on the form would have been "not applicable." As you probably can see, I repeated the same information twice so hopefully you get it. I have no clue what you meant by discussing public details. Therefore, please stop it already and stop saying whatever it takes to make you, your property management and River Oaks look good. Last but not the least, the California Fair Housing and Employment Act mentioned about ''policies, practices, terms, or conditions that result in unequal access to housing or housing-related services." Your policy of not completing the form to answer the question whether I had late payments with River Oaks (which I didn't) as well as your policy not to put the response of "not applicable" on the form caused me to lose the unit or denied me access to it. I have an email documentation informing Mr Brian Lamb that I lost the unit. There was no email response to it. Therefore, on my end, I had to plead with the property manager for that new apartment unit, who allowed me access but asking three times the deposit because she could not verify whether I had late payments with River Oaks. They also were so helpful when I was first searching for a place to live and made move-in a breeze! You not only chose to ignore me, you willingly allowed me to live in a deadly environment that had been confirmed by the state of California. without any regard to me or my late son. If you look at my hundreds of reviews, I can count on one hand the number of one stars I have done. This is the worst property management I have ever dealt with. They do not answer their phones and don't t even respond to BBB complaints. They will send you letters from their lawyers but there is no contact info on notices to respond. Pretty fishy company. We pay extra to live on the golf course with pools and a gym, they have been shut down for almost a year. Other management companies allow their amenities to be open but Cannon does not. We pay a higher rent to live on a place with these extras. They need to prorate rent to make up for this loss. They won't. They don't even answer their messages. This management company is atrocious. I've been renting a so-called "Penthouse" in one of their properties in Palm Springs. Because of poor insulation, the electricity bills in the summer were $800-$900 a month for a 2 bedroom. Cooperate employee Rosie Middleton had the nerve to tell me that the AC is only supposed to cool down a place 10%, so in the summer if it only cools down to 92 degrees, then it's doing it's job. Mind you, my AC HVAC was decades old and held together by duct tape. So running the ac continuously for 24 hours in the summer spending $800-$900 a month on electric bills only cooling to 92 degrees is normal in her incompetent mind. Rosie Middleton behaves as if others are not intelligent. The past year, there has been a tenant here, stalking, recording, and making false defaming complaints about myself and several other tenants. No one has spoken or had interactions with this tenant. There has been reports made and several have moved out because of this threatening issue. The tenant has been seen carrying fire arms, and posts all the photos he takes of us on his front window. Rosie Middleton just states she's takin care of it... For a year! I am now moving out because of this issue too; feeling unsafe and threatened. I am a strong minded person and not a paranoid person by any means, but this situation has made me and many other tenants feel threatened and paranoid. I am not in a lease and currently in a month to month. I gave notice of moving due to this safety issue - the month is paid in full and gave a 25 day notice. Rosie Middleton, thinking were not intelligent, tells me that she cannot let me leave before 30 days because of the fair housing act. Yet, when called out about letting people break LEASES for cockroaches, her reply is: that was for a more serious issue. She she admits to letting people break their lease for a serious issue, but here I am; month to month and she's not gonna let me leave with a 25 day notice due to a well documented and reported un-safe living environment. There are several police reports and litigation happening with this issue. I haven't moved out as of yet, however, she is trying to charge me for 5 days of notice even though the month is paid in full, and is also going to illegally charge for cleaning (no matter if I have it cleaned or not) and trying to charge for paint (even though I've been here almost 3 years.) I haven't moved out yet as I'm in process, but my place is immaculate as this is what they are saying they will charge. Who charges one to move out?! There are many other cases where other mentally unsound people had to be evicted because of threatening tenants. Rosie Middleton does nothing. I called her to discuss this issue of safety and my move out and she still hasn't returned my call. She returned another tenant's call regarding the same issue, to whom I am friends with, and yet has to address the issue with me. I am now starting to feel isolated and discriminated. I am not one to feel such things, but what else can I describe this mess of management? I have been very reasonable living here for 3 years and laid back to a fault. This is the point I'm not tolerating this atrocity any longer. I will be proceeding with litigation against Canon Management and Rosie Middleton PERSONALLY if these issues aren't resolved to legal satisfaction. I would be purely doing it for principle and to have this company's incompetence documented publicly. Cannon management just took Over managing the apartment building i live in and they are Absolutely the worse . Hot water went out and I called they told me they would call me in 15mins . Two hours later no call . I called back and they said they can't get in contact with maintenance. They didn't give us any other numbers or emails to use. Also they give us a website to use to pay our rent and the site doesn't work . I was actually very pleased before they took over . My lease is up soon and I'm really considering leaving . Like most others I have to leave a very negative review about this company ! The property on Inglewood blvd is NOT safe at all ! It took Cannon Management over 4 months to repair the front gate. Had police knocking on our door multiple times in the middle of the night because there were people screaming and fighting inside the property. Not sure if they were homeless or what, even after the front gate was repaired ... In addition to that the property was advertised as having AC and instead it did not. I did not hear from the new manager till September 6th stating my rent was late. I let the manager know I did not renew my lease and had told the prior manager I wasn't renew and she would put a note on my file. Found out more info at my meeting today, by sending my personal information they violated the TPA Act and can be sued for that also. I just found out that I can file a police report for unlawful entry (trespassing) into my apartment that is my next step, all they had to do was respond. Due to my race notice, that they replied to the people who posted after me, I am still waiting. Regarding Highland Meadows in Moreno Valley Don't move in here. I have lived here 24 years and it has gone completely downhill. They enter your apartment without permission. But when you call to get something fixed they don't come at all. I found out that the Manager Robin sent the worker into my apartment to shut off my air and newly fixed garbage disposal because she was mad that I called her and told her off about my issues. They came into my apartment and turned off my air, turned on my heat, sabotaged my garbage disposal, and added some thing under my sink and I knew nothing about it until I came home and saw a maintenance slip. The manager sent out my email address to everyone who lived in the complex and people who have left. I asked the manager why these things happened and she said it's a mistake, no sorry, nothing else that's it. When you call the office to complain they give you an attitude like it's your fault.I contacted Cannon management and they still have not gotten back to me I spoke to the area manager Deanna. She said she would get back to me on Friday, then Monday, and Tuesday, then Wednesday, I finally emailed her and she said I'll get back to you when I can. I am still waiting to find out why someone was roaming around my apartment without me knowing. I have prescriptions out, bills, things with my Social Security number etc. Look at the reviews on yelp other people are having the same problems. They also raised my rent without telling me. My sons been living in Cannon Management's downtown Palm Springs building. We couldn't be more unhappy with management of this building. Prices are insanely high for the micro apartments and the manager lies about everything, that's if he even responds at all. Manager is as shady as the tenants living there and spends more time seeing where he can get side business or kickbacks from companies then being a manager. The dude is more a hustler then a manager, management before him was much better and got things done fast. New manager doesn't get anything done until he's been notified so many times that even the police have been called to the building because of his slumlord work methods and ignoring tenants. Instead he just blames his employers for not getting things done. He's rude, he's unprofessional and with guys like these it's no wonder Cannon has so many bad reviews everywhere online. We have never dealt with a more unprofessional company. Late in 2012, we received a letter stating that we needed to remove the barbecue pit from our balcony...and the letters kept coming well into 2013, although we had complied back in December of 2012. My husband left several voice mail messages and even spoke to someone in the office, verifying that it was already removed. Never received a call back. In March 2013, we received another letter stating that we are still in violation and will be charged $500 if we do not remove the BBQ! ARE YOU KIDDING ME? He finally got a hold of another live person over the phone. They responded that we need to send a letter, even though the letter they sent, states that we must call them. Fine. So we sent the letter and as of 4/25/2013 had received no acknowledgement. Received another 'violation' letter regarding the lattice on our balcony not being natural. Um, IT'S BAMBOO! Walk around the complex and you will see many other tenants/homeowners that also have bamboo. How much more natural can you get? It's like they're fishing for money from people who just blindly pay for things. The only good thing I can say about Cannon Management is that they have brought our community together...in solidarity against them! Another homeowner actually mentioned that they cash their mortgage check weeks later and then get charged late fees. Do yourself a favor and do not have any kind of business dealings with Cannon Property Management...find another property. All the complexes around us have opened up their pools and gyms but Sea Pointe Apartments in Long Beach, CA is still closed. Not only that, our apartment has become a DUMP! Torn caution tape everywhere, community chairs piled up - it's a mess. I know these are weird times but whoever is making these executive decisions clearly doesn't care about their properties or their tenants. This place used to be so bright and joyful. It's a real let down. It's bad enough they hire good for nothing managers, like Jerry Gomez, who don't do anything. My husband literally has three cases open with the city of Long Beach - dog issues with the humane society, pool being closed with the local news, and drug operations within the complex with the police. Worst customer Service. The office personal is so non caring and rude. Maintenance had to come out more than twice and plumbers more than once to fix a leak coming from upstairs into our kitchen. We showed them pictures. Told us nothing was leaking and guess what it was. After a week and damage to our walls they finally said it was leaking and fixed it. The residents and their bug trucks double park causing some of us to park outside. We pay for gated community but have to park outside gate. When i bring it to managements attention they say there is nithing they can do about it. Covid has closed our pools and gym and office but instead of accounting for this they increase our rent. Laundry machines are always breaking down. Homeless live in our storage closets....the list goes on and on. They deserve no star. The first thing is that they deny any report when you call them. They will say " nobody has reported it". They even denied their notice to the residents and asked us to pay whatever the cost to make the things function. If you call their office, the receptionist will hang up on you because you expressed that your property manager is off office for 2 hours and finally you found out that she left due to her personal emergency and left property emergency unhandled. I lived at Silverhawk (La Quinta Property) from Nov 2019- June 2023. Overall, our living experience was fine. I mean its an apartment living so the interior is cheap, the management team/office staff is always changing, and you have loud neighbors. I was happy living here until we gave our 30-day notice. Jorge and his office staff are clearly lacking training, organization and professionalism. The office staff was unclear from the beginning about what their move-out procedures were and what was being deducted from my deposit. No one could really give me a straight answer about what to expect. In the end, they tried to charge me for nail/screw holes in the walls, a cleaning fee for the dirt and grime that had been painted over before we ever moved in and an ozone treatment because we had a cat. After putting up a fight and getting my relator involved, I got my full deposit back. In short, I do not recommend these apartments as long as Jorge is the manager. read more

My husband and family moved into Country Club Villas & Terrace in Upland the end of March 2020. Upon our visit we viewed an apartment with two bedrooms and a loft, it was very beautiful and shown in an upscale setting, fireplace, new fixtures, beautiful flooring, views of the golf course as well as beautiful entry landscape flowers ( which are literally only offered at this specific "showing unit". I specifically requested a 3 bedroom to accommodate our family of 5. Donna said that the model she showed me where the loft was is where the third bedroom would be. After agreeing we left our deposit and were sent on our way. We moved in and instantly realized that this unit was NOT a 3 bedroom it was a loft with 2 bedrooms. I called and spoke directly to Donna and she told me that she was so sorry for the miscommunication but we signed the contract stating 2 bedroom. So basically we were locked in. We moved in and my daughter is uncomfortably with no privacy whatsoever living in the loft. It gets better Covid hits and we are sent a message stating that the gym and pool will not be able to be used at this time, okay understandable but then when pools and gyms in other local communities opened back up the complex refused to do so due to "the lack of employees to clean". So why am I still paying for both these things in my lease even after 5 months of living here and not being able to utilize them?! Also upon moving in, our apartment was dirty and i don't mean just small things I mean filthy ! I had to hire someone to come and clean they charged me 300$ and took 4.5 hours to complete, the apartment had missing lightbulbs, scratched flooring, old silver metal windows, and the fridge ice and drinking water was not working either. I called and left a voicemail letting them know I needed these things fixed and they told me unfortunately due to Covid they could not enter the property !! The maintenance man finally came after a few weeks and used a hairdryer to thaw out the water line. It literally worked for 1 day and stopped working he said he would order us a new door because it needed to be replaced and to just keep using a hairdryer to un freeze the line ! Are you kidding me ?! So needless to say I contacted the office after 3 months told them it's still not working and where they able to locate another door for us and there response was due to Covid the orders are taking a lot longer than anticipated!! Really 5 months and we still don't have running drinking water using that against the LAW !! It gets better I had a drive through Birthday party for my 2 year old daughter that lasted approximately 15 minutes when I was told by Donna that she was calling the police because my friends truck horn was loud, she literally yelled at me like a child while sticking her finger an inch away from my nose reprimanding me about how this will not be tolerated !! Talk about ridiculous! By the way the police she "called" never showed up, probably because they realized how ridiculous the call was. At the time the police were actually offering to drive by for your child with there lights on to wish them a happy birthday due to the horrible circumstances of not getting to celebrate due to Covid. Another situation most recently I was having a problem with spiders and maggots in our garage, when I called the office I spoke with Donna and she told me to try and use vinegar in addition she suggested food items that cannot go down the garbage disposal to put old food and trash in ziplock bags and keep it in my refrigerator until trash day !!!
