There's plenty of outdoor seating, spots to have a fire and even bicycles you can rent during your stay. We stayed in the Firefly cottage that has an unobstructed view of the water from its private back porch. Every morning we received freshly ground coffee and enjoyed it on the porch watching the jumping trout and pelicans. It was really relaxing and serene. The cottage itself had everything you'd need and was super clean. Cute little kitchen area, fully stocked with plates and utensils. Bathroom with plenty of towels, toiletries and places to hang your bags. There's also a living room area with tv and queen sized bed. The cottage is so cozy and decorated with the coolest art and books. The best part are the hosts/owners. Ian and Darrin were so warm and welcoming. You can tell they love what they do. They know all the best spots in town too! The cottages are also only a 15 minute walk to town. We walked everywhere when we were there which was good considering all the tasty diner food we had.

Their kindness and hospitality truly made the experience even more special. The cabin was absolutely gorgeous. Every detail was thoughtfully designed, and you can tell they wanted guests to feel comfortable and pampered. Heated toilet seats? Yep! A huge spa-like shower with an oversized rain shower head? Absolutely. The beds were so comfortable that getting out of them every morning was a challenge. The private boat ramp and direct access to the Homosassa River were complete game changers. We visited during the Fourth of July weekend and opening week of scalloping season, so being able to walk out the front door, hop on our boat from the private dock, and head sstraight onto the water was incredibly convenient. After experiencing that, I honestly can't imagine staying anywhere else. As an added bonus, we had front-row seats to an incredible Fourth of July fireworks show right from our front porch. It was the perfect ending to each day. Thank you for creating such an unforgettable vacation. We can't wait to come back!

I woke up early one day to watch the sun rise over the water. There is a roost of black vultures across the water that were active. MWe hope to come back!

I rarely leave negative reviews, but I feel obligated to warn others about my experience with this…read moreproperty. I checked into the hotel on 03/27/2026 and checked out the very same day because the room condition was unacceptable. The room was not clean and did not meet reasonable expectations for a hotel stay. I was uncomfortable remaining there and chose to leave rather than stay overnight. Despite the fact that I never actually stayed at the property, the hotel has refused to issue any refund and is keeping the full charge for the entire stay. I attempted to resolve the issue directly with the hotel and through Expedia, providing clear communication about why I left the property the same day. Communication from the hotel was delayed and unhelpful. I received responses saying the matter would be sent to management, but no meaningful resolution was ever provided. What made this experience even more concerning was the dispute process afterward. During my credit card dispute, the hotel reportedly claimed that I "never checked out," which is completely false. I did leave the property the same day and have documentation showing my attempts to contact the hotel and resolve the matter. A disappointing room is one thing, but the lack of accountability, refusal to reasonably address the situation, and inaccurate statements made afterward are what ultimately led me to leave this review. I strongly encourage future guests to thoroughly inspect their room immediately upon arrival and keep records of all communication if problems arise.

The unit was clean and comfortable overall, though the sofa and recliner are quite worn and could use replacing. The TV was new, but not set up correctly when we arrived, and after setup it offered only a few basic channels, so we had to rely on the free Roku streaming service for entertainment. The most frustrating issue was the bed foundation, which sticks out at the corners. It's easy to bump into, so be cautious around the bed.

Arthur and Jenn are very attentive and all of the restaurant and store staff are great. The food is delicious, Thank You chef Rhett. The pool and hot tub are immaculate, as Robbie does a fantastic job. She is out there every morning at least by 6:30 am. They are very respectful and considerate, there are no phones or iPads allowed in the pool area and restaurant. This resort loves our country, the military, fire, police and first responders. All branches of the military are recognized and honored. The National Anthem is played at 12 noon on Saturdays a Sundays, I wish it was everyday! I get tears in my eyes every time I hear it! This resort is 21 and over, which I love! The resort is a member of the AANR and abide by their guidelines. You cannot see the water, or the dock with raggedy abandoned boats, unless you walk past the abandoned house, in the way of the view, through the soggy, bug-filled grasses to reach it. The dock has been closed due to boards being a hazard and/or work being done on the abandoned house boat. The bathroom for ladies is not safe as the door doesn't shut all the way and there's a measly hook and eye "lock" on the door. The outdoor lights go on and off. Sleep, on the weekends, is periodically interrupted by the noise from the diesel trucks of the intoxicated workers that stay there I had to buy ant killer/bug poison because the location sits basically one big ant hill. They will get in your rig, food or not. There were random dogs off leash most every day. Take care of your little ones. One of the long term residents stole another camper's small, cute tea cup dog that periodically ran loose. The cops were called for that huge fight. I witnessed one of the dog owners being thrown to the ground and dragged by her large untrained dog as it tore off to attack another dog. One of the large dogs jumped on me and shredded my legs with their unclipped nails. I will have a permanent scar from this incident. The dog owners always insist their dog is so nice. Someone left a dirty diaper next to the dumpster for 4 days. There is a long term father and son resident that can be heard yelling/swearing/fighting, usually in the morning, as the recluse son habitually abuses his father. The cops were called 3 days in a row to calm down the intoxicated girlfriend of one of the residents that was being evicted. The place is a dirty, bug-filled parking lot with homeless people and their untrained dogs infesting it. Make no mistake this was one drama filled month. And, the final straw was the owner not acknowledging my requests to return my deposit. Keep that in mind when they assure you that you'll get the deposit back at the end of your stay.
