There really aren't any enforced rules and it's become a smokers and tokers paradise. You honestly cannot escape the smoke, anywhere. People smoke all around the Tikki bar, on the dancefloor, everywhere at the pool ( even in the tiny no smoking section) and vape inside the clubhouse. You actually can't get into the clubhouse or the bath/shower house without wading through second hand smoke. The premium RV sites back onto the pool so be aware that you'll be smelling smoke of all kinds all day, every day. There used to he a great manager and an entertainment director who kept things in line. Sadly they both quit after a new owner took over. Although there is a new manager, there is little to no management, certainly nobody follows any rules as there is no enforcement. It's now self governing by largely permanent residents with a few semi permanent or short term people. The concensus is that smoking everywhere is okay and we were told that If we didn't like it we should leave, or hold our breath until we don't care. I think the entertainment budget has dried up and what entertainment there is, is a product of a few talented residents. We would love to return if Eden was returned to it's former glory, but it seems that those days are long gone.

We've stayed in other hotels that were highly rated and didn't come close to this hotel. They paled in comparison. The room was not dated or worn. The amenities were plenty, the breakfast was chock full of options and everything was so clean, the pool and the pool area was well kept as was the fitness room. The outside of the property was well maintained. Here's an example. It rained so the ashtray by the bench was full of water.Within an hour or two it was all cleaned with new sand in it. Someone left a bottle of water by the entrance and when I came back down it was gone. It's little things like that that speak volumes about their management. It was a wonderful stay and their management team is on top of everything. Upon arrival we were pleasantly surprised. This property well exceeded any expectations we had going in. Their hard work and dedication in making their guests experience a memorable one was appreciated and didn't go unnoticed. We will see them on our next visit for sure.

We were there for almost three months (Dec 2022 - Feb 2023). We were quiet and kept to ourselves. Three weeks before we were scheduled to leave, we were evicted without reason, no discussion, no written notice per FL statutes. We were told if we didn't leave by the end of day, the sheriff would be called. We are not drinkers or partiers; this type of treatment is totally foreign to us. After returning home we sent two separate letters requesting an explanation as to why we were evicted - both have been ignored. At least have the courage and decency to respond! Otherwise - PROS: Paved, shaded sites. Nice pool. Nice gatehouse workers. CONS: Close sites. Poor water pressure. Inadequate Internet service. Sewer lagoon next to campground often smells. Lots of barking dogs. Location is 20 minutes from most stores, restaurants, & gas stations. Owners seem to be cliquish and contentious when it comes to the board.

The park is spotless -- no garbage anywhere -- and they really put effort into creating a welcoming atmosphere. The weekend we were there they had camper events like coffee & bagels one morning, and hot dogs and s'mores another evening (we didn't take advantage, but it was a nice touch). Great amenities if you don't need a pool. There are a couple of small private beaches on the inlet, comfortable seating areas to relax and watch the boats go by, and they also offer kayaks and SUPs to borrow. The location is excellent -- just a few miles from Tarpon Springs and a little farther to Dunedin, Honeymoon Island, etc., right off Alt 19. We stayed in spot 117. We have a 30-foot RV and had no issues fitting. That said, the spaces in that area are a bit tight, so if you like to spread out and hang outside at your site, you'll probably want to take advantage of the beautiful common waterfront spaces with tables and chairs instead. One thing worth noting -- and it's nothing the park can control -- if you're bringing bikes or hoping to hop on the Pinellas Trail, it's very close, but getting there by bike or foot can feel dangerous. Cars fly down the road and there's no sidewalk. Overall, we had a great few days and evenings here and definitely plan to come back!

My only complaint is the story that's shared while touring is extremely long winded and standing in place for an hour can be very uncomfortable for older folks or those out of shape. They offer you a seat but it's kind of awkward because nobody opts for that and you have no idea the interesting tales will take as long as they do. My advice, SIT before they begin the storytelling -- history behind the house.
