I wish I could give this company a 5=star rating, but they failed at post-sales customer service. The TILE REPLACEMENT AGREEMENT part of the contract that I signed turned out to be basically worthless. I found out almost 2 years later when I had to get other roof work done that the fumigation damaged several ridge tiles, WHICH WERE NOT REPLACED but the problem is really that Adam left me believing that the roof was in fine shape after the fumigation. It is a 2-story home so it was difficult for me to verify the condition of the tile roof myself. I asked Adam to refund the $200 I paid for the replacement tiles, but he refused to. Thus, this 1-star review. read more

Update: Now I know the facts and it's not as bad as I thought. Fact #1: This company was hired to do a termite inspection by the seller's agent. Fact #2: I was given (in the escrow documents) a clearance that said "no termites" and when I asked to see the report I read that dry rot was found in the spots shown on the pictures. Fact #3: This company's owner didn't like my review and came to see the house. At first he said repairs were done on a different door which wasn't true. There is a diagram of the house on the report he handed me so we looked at the correct door. Then he said what looks like dry rot is not dry rot. That contradicted the findings in his report. But he agreed to send someone to fix it. Fact #4: This company had been paid for repairs at closing. Not paid to sell a clearance (my mistake, I didn't know then what I know now) but regardless, paid for repairs that weren't done before the house sold. I'll never know why, and I am not making assumptions, only writing objective undeniable facts. Fact #5: An employee came yesterday and replaced some wood and applied one coat of paint unevenly. He was nice and polite though, if the review was for him alone he would get more stars. Fact #6: I am sick and tired of this but the owner won't stop texting me because he is still mad about the original review. So I'm writing an update and blocking him to move on with my life. What a ridiculous waste of time this entire saga was! read more

I needed an inspection for a real estate transaction, and Cal Oaks termite responded fast, was flexible with my time, and when they arrived were so professional and friendly. I've had bad experiences with some of the big box companies in the past, and this was truly a refreshing experience. I highly recommend this company based on the professionalism they showed me. read more

As a Realtor since 2013, Cal Oaks Termite and Adam Bates are one of the very few wood destroying pests and organisms companies that I will even use out there. He is reliable, trustworthy, and his crew does quality work when work is needed. They are also competitively priced! I recommend all my sellers and buyers have an inspection done with his company prior to close of escrow. Adam and his crew are the best! read more

Adam did a great job. He showed up on time, he was thorough with his inspection and explained everything in detail. He also discovered a huge beehive in the attic that was not previously seen by other inspectors and referred me to a great pest control company that was able to take care of that problem as well. read more

Adam and his crew inspected and performed necessary remedial work at our home in Hemet. The inspection was thorough and precise, with an itemized recommended repair/treatment list. The crew that did the work arrived promptly at their scheduled date/time. And I found them to be knowledgeable, skilled, courteous, and efficient. The work was completed as per the findings and recommendations report, and at the agreed upon cost. I heartedly recommend Cal Oaks Termite for all your 'little nasty critter' needs! Dan E. read more

Cal Oaks Termite came to our house for a termite inspection for a refi. The inspector was on time and very nice. It was also pretty quick. My only concern (and the reason for the 3 stars) is that the inspector was commenting on areas of the house that didn't have anything to do with termites or termite damage. He was showing me a 1" spot on the outside that he said was painted over but rotten wood and that he suspected mold on some wood in the attic that HE COULDNT SEE....Huh?? Then told me that if we were going to sell the house instead of refi he would not have passed us. HUH??? neither of these issue having anything to do with termites, plus we just had the house appraised the day before and he had NO issues. Kind of pissed me off. So if you want the sell your home I would advise not using this company for your termite inspection cuz you just might not pass. read more

I found termite droppings in my house, I called several termite companies to come out and inspect my home and give me a quote of the cost to treat the affected area. I really didn't want to deal with a big company because I feared they would be expensive, their quotes proved it. My house is only 12 years old, I couldn't believe I had termites and the termites were in one spot (that we could see for now) Cal Oaks was the last company to come out and inspect my house Adam came out and was early to the appointment which worked for my schedule. He was honest and courteous, other companies wanted to tent right away, he explained that we could just treat the affected area and keep an eye on it, no need to tent the house. That just gave us piece of mind, then he told us the cost to treat the area and it was half the price of other companies that we dealt with. Later that day Adam called me and told me that a represenative from his company could be there the following morning to treat the area. Chuck and Ben showed up in morning to spray, they took their time and explained everything thoroughly. They were both very professional, friendly and most important honest. They actually weren't trying to make a buck they showed that they care about their image and try to help their customers. I will recommend Cal Oaks to my friends and family if needed. read more

Adam the owner was very responsive and accessible, did a fair honest assessment of my home and needs. His crew showed up on time professional's and ready to get the job done. My seller Alan had a great experience with Cal Oaks Termite and asked me to write a review on his behalf. They arrived on time and performed the termite inspection for an escrow. There were no termites found, but a small amount of dry rot on the facia board was found. They scheduled the repair right away and arrived on time to perform the work. The work was done professionally and no mess was left. The termite clearance was emailed the same day. I would highly recommend Cal Oaks Termite. read more

PLEASE BE VERY CAREFUL...We were warned about the possibility of robbery by the vendor who knew 4 of their clients that got robbed. We live in a very hard to find, dead end street where people always get lost and off the beaten path. The day we got tented, we were cased that evening by a car full of guys. One guy in the back of the vehicle pointing a flashlight on our property. Hmmmm, very suspicious. Just happened to be on our hard to find street the same night? Luckily we set up many cameras, signs and security lights and was nearby. It's the tenting company Cal Oaks contracts that I don't trust. Not only did they leave a mess, but also broke pots. I contacted Cal Oaks and not one response. You'd think they would call us back but NOTHING. Also keep an eye on who they contract for facia board and window repairs before tenting. They forgot to repair obvious rotting wood and almost left it half done. I called to discuss something important with the receptionist and was cut off twice mid sentence. read more

Very pleased with the service, very polite and professional from the word go. Managed to get an inspection even though I wasn't there (I have a door code that I gave them) and received the report the same day via email. If you like supporting local business and need an inspection then look no further. read more

So this company was sent out by the realtor for the people trying to buy our house. I was out of the house during the inspection, but when I got home boy was I pissed off!!! Their inspector made pretty big holes all over our sun room, birds nest, and poles holding up our front patio cover. Plus left wood chips all over, and I have three dogs that have now eaten some of them! Plus left my front gate open. I'm by no means denying that we have dry rot in some areas, but I'm pretty sure you're not supposed to destroy parts of my house to do an inspection!!! So now if the sale doesn't go through, I'm left with holes I have to repair due to this company. Don't use these people for a termite inspection ever!!! read more

I was referred to Cal Oaks by our regular exterminator after finding some insect wings in our garage on some pieces of lumber. After sending them a picture, they were pretty certain they were not termite related, but they still agreed to send someone over to give me some peace of mind. The owner himself came the next day and inspected the area and gave a great explanation of why they were not termites. Very helpful to me to know that we don't need to tent and that we do not have a termite issue! He didn't even charge me for the visit despite having come all the way down to San Diego. I am very grateful! Thank you Cal Oaks! read more

We hired Cal Oaks Termite for our termite inspection and repairs for selling our home, and we couldn't be happier. Every single person we interacted with from the initial inspection to the completion of the repairs was professional, knowledgeable, hard working, and friendly. The estimated scope of needed repairs and cost were reasonable and we felt the inspector did a thorough job, and the end result looks great. The work crew showed up on time, stayed on task the entire time, and honestly I think they left my property cleaner than they found it! I have yet to even find a stray nail, which is impressive considering how much dry rot we had literally all over the house. I never got the impression that anyone was here at the house just to make a quick buck, the guys were all concerned with doing a great job and didn't hesitate to ask me questions when needed (mostly paint choices.) The owner Chuck was here the entire time too, he has a lot of experience and also understands what a sale involving a VA loan entails (which is our case) so I felt reassured. I absolutely recommend Cal Oaks Termite, they will take excellent care of you and your home. read more

I woke up to a termite swarm in the front of our house. A little freaked out that they were actually coming from our house I got on the phone to get some info. This place was the best from the first phone conversation to the inspection. I should have called these guys first because I called several OTHER places and every time I felt like the people on the phone had no clue what the schedule was or their recommendations for what kind of inspection I needed. It was nice to talk to someone who knew the products they offered and she was able to schedule someone to come by. Thank you, Cal Oaks Termite, for having great customer service!!!! read more

An update to my experience with Cal Oaks Termite: I purchased the $300 roof insurance as I was worried about damage to my tile roof. They didn't find any damage and refunded the $300. He was impressed that they didn't damage the roof as most companies "trash roofs" and the fact that my insurance was refunded was a bonus. Thank you Cal Oaks! read more
