    I've lived here for 4 years and until recently have enjoyed my time here. I love the location and my unit. Unfortunately, since Draper & Kramer have started managing this building, it's one ridiculously disruptive event after another. This new management team simply does not get that people live here... and they don't seem to want to get it. My 3 big issue with how they operate is: 1) They don't understand how much notice they should give people before they start DEMANDING things (A week seems to be the magic number for them). They'll spring things on the residence (regardless of how disruptive it is) with an absolute minimum amount of time & zero consideration that people could be out of town. 2) They stopped communicating with residence by slipping notices under their doors & have only been using email to communicate with residence. Not everyone reads their email daily... Including myself. This mixed with the fact they give tenants such short notice of their plans... mean things become an issue for tenants fast 3) They apparently don't get that an insincere apology, lip service, or excuses are not a substitute for legitimate customer service Some of the things that have gone on here are: * Renovations of gym, business center and party room have taken 6 months to complete * 2 of 3 elevators were out of service for a 28 floor building for a month * Almost the entire building maintenance & door staff quit at the same time. With a high turnover rate of the building staff since then * They changed how they accept and distribute packages for residence & informed us if packages aren't picked up in 48 hours they'd be returned. Unfortunately not all packages are being checked in & some of the new door staff have had to be CONVINCED a package was delivered before they'll search for it. * They announced 3 out of 5 levels of the garage would be power washed on the same day with only 1 week notice... and attempted to force people who pay for parking to magically squeeze 5 levels of cars into 2... They threatened everyone that they'd tow any car that wasn't moved off those levels.... At the owner's expense & they weren't responsible for any damage! I was out of town when the 1st notice was sent & returned the day before the power washing was starting. By the time I saw the notice there were no spots left (Appx 25+ cars couldn't find spots) & I literally had 12 hours to figure out what to do with a $75k vehicle so it wouldn't get towed * The NEVER ENDING balcony resurfacing project. They sent out an email with only 5 days notice saying they're repairing cracks on the balconies. Starting with the corner units I live in. I missed the initial email because I didn't realized that's how they were communicating with residence at the time. They initially said our balconies would be unavailable for 3 weeks & we were required to pull everything off their balconies. They expected everyone to store patio furniture (Including grills) in their apartments. Rent here isn't cheap & the fact they didn't seem to give any thought to how disruptive this would be to tenants pissed me off. What made it worst was their attitude that it's just a minor & trivial issue and saying "Sorry for the inconvenience" would shut people up and make them go away. I'll admit I lost my cool over this and to calm me down they did offer to store my things... Which I was ready to do. Till I was told they wouldn't be responsible for any damage to my things while they stored it ("They aren't responsible for any damage" is one of their favorite phrases). With all the construction workers wandering around the building I decided to decline to insure my things weren't damaged. Their initial 3 week project turned out to be close to 5 WEEKS! But that wasn't the end of it & they've had us pull our things off our balconies 2 more times to fix shoddy workmanship. The last time they had us do this is why I'm posting. We received an email on Friday saying we had till Monday morning (3 days) to pull everything off again. I pulled everything into my unit but the work didn't start Monday. I talked to the workers on the scaffolding Tuesday & everyone must not have seen the email with such short notice (or available to read it) & they didn't pull their things into their unit. So the start of the work was delayed with no notice and when they sent out a 2nd notice about it... they made a point to say they weren't responsible for any damage to anyone's property when they start the work the next day. Which I took as a threat to motivate people. My rent w/parking & utilities is over $3,200 & I'm pretty pissed I have to worry about my car getting towed & denied use my balcony for months & navigating around patio furniture & grills & worried if leave town my property might be damaged. As far as I'm concerned... Burnham Pointe has become a stressful place to live with one anxiety causing event after another.

    Me and my girlfriend have been looking to move in together and we had been eyeing a few spots in Chicago for awhile. We did a few "in person" tours and were searching for something that just felt like "home" and nothing was giving us that feeling...until we found out about Burnham Pointe apartments. Ironically the apartment we ended up buying was one of the places we browsed over Facebook but didn't think of to visit because we really weren't familiar with downtown. It ended up being the absolute perfect match for us. Hardwood floors, in unit washer drier, reasonable parking prices, amazing views, very open and spacious floor plans, extremely easy access to the main highways, and of course we are surrounded by anything and everything that is Chicago! Everything is walking distance in the city but I feel like Burnham pointe is at the absolute best location for not only walking distance to essential businesses but also perfectly located as far as our commute to work. The move in was very simple, they have a very large loading garage where you can park your moving truck, the staff inside the building are all so welcoming and friendly. From the doorman, to the leasing agents, to the maintenance crew, everybody has a smile on their face here and treats their residents like family. I felt like our leasing agent, Chris L, and I formed an immediate connection when it came down to my girlfriend and I's needs and what we were looking for in a place. After gathering information from us, Chris showed us what he thought would be a perfect fit for all of our needs and the second we stepped into our soon to be "home" we fell in love! After we viewed the apartment both me and my girlfriend couldn't stop talking about it so we made the call and not even a week later we signed the lease to our new home and we LOVE IT. The building is dog friendly and it's always great to see everyone's dogs while going in and out of the building, my favorite part of going to work in the morning is getting to see other residents taking their dogs to the dog park which is located within the building, or just passing by on my way out. It always puts me in the best mood seeing all the cute pups! This building has it all, heated parking garage, in unit washer dryer, huge outdoor patio with large grills for friends/family gatherings, amazing views of the city, easy access and high security package delivery room (never have to worry about packages getting lost) and so much more. If you're reading this and you're on the fence about moving to the city, MAKE THE MOVE, check this place out and fall in love!

    I've lived here since October 2020 and it's been a great experience, even despite the pandemic. Angelica and Chris in the leasing office are wonderful. Any questions I've had for maintenance have been resolved in a timely manner. The layouts for the apartments are all EXTREMELY spacious for downtown Chicago, and they all have balconies! The amenities are lovely, well used, but never too crowded, and kept extremely nice and clean. I signed an 18 month lease when I originally moved in and can easily see myself staying here for another year or 2 after that. Location is great too - all public transit is close, street parking always available, farmers market close by in the summer, and plenty of restaurants and bars.

    We chose this building in part because of the advertised amenities, but our experience with them…read morehas been consistently disappointing, as has the level of responsiveness from the management office. * Sauna: To our knowledge, the sauna has been out of service since we moved in. It was working when we toured, but we have not seen it operational at any point since becoming residents. * Hot tub cleanliness: On February 28, 2026, when we turned on the hot tub jets, a grimy black film resembling dirt began accumulating in the water. I took photos that night (see attached). This raised serious concerns about maintenance and cleanliness. * Swimming lessons representation and lack of response: During our tour in November 2025, a leasing staff member told us that free swimming lessons were offered to renters, and we confirmed this multiple times because it mattered to us. After moving in, an onsite swimming instructor told us that, to his understanding, there are no free lessons. When we mentioned we had been told the lessons were free and asked whether he had heard similar questions from other residents, he told us yes. We emailed management on February 19, 2026 asking how to enroll or to clarify whether free lessons are offered, and as of March 1, 2026, we have not received any response. In other replies to reviews that complained about amenities, the rental office has said the hotel manages the amenities. But these amenities are still advertised as part of the residential experience, and from a resident perspective the distinction doesn't change the outcome--we relied on what was represented when deciding where to live. If these issues are resolved or clarified, I will update this review. For now, prospective residents should independently verify the current status and availability of any amenities that are important to them.

And it's in the best possible location. My overall experience touring here was a 10/10 thank you Kacy for explaining everything to me and being transparent about fees etc you were amazing so many good laughs and it was genuinely fun touring with you. I definitely recommend moving in here I'm praying that I'll be able to move-in because it's such a great community and location so fingers crossed I get this job and can move into that 1 bedroom you showed me!

She ensures the safety and comfortability of all of the residents and takes the time to make sure all individuals are taken care of. She is the heart of the gallery on wells and everyone else in the building agrees! We all know that there is an open door policy with her and feel comfortable enough to bring anything to her. She is always smiling, remembers everyone's name and is VERY professional.

My fiance and I have had issues since day 1. To name a few: -The Resident lounge is actually an employee lounge throughout the day as that is the only space the employees have to go to. -The grills have been broken since day 1. You have to bring down your own lighter, pick up the metal grates with your hands, and then light it to actually get it to work. -Once snow started in Chicago, the management team would not have the snow removed from common spaces making the grills, etc. inaccessible. -The key FOBs don't actually give you access to anything. I don't even know why they give them to all the residents when they don't work to get you into any of the common spaces. -They will randomly do renovations on a floor without providing any of the surrounding apartments a notice. This is very frustrating especially during a GLOBAL PANDEMIC when everyone is working from home. When you speak to the management team about these issues, they make you feel like you are the only one with problems and that everything is great about the building. That is not true as I have spoken to several residents who are frustrated with all the same issues. This experience has made me think twice about paying to live in a managed high rise building.

The building has amazing amenities including: on site gym, pool, resident lounge, library, etc. If you have a car, they have an amazing ON SITE garage that leads up to the main lobby. I…read morehave lived in multiple high-rises over the last 7 years and this building doesn't even come close to the amazing places I've lived in yet paying by FAR the most here for half of the great things about the other buildings. This is the only building on the planet with no freight/move-in elevators so they take the other elevator completely out of commission giving ONE elevator to 18 busy floors of 20ish units. I've waited 10+ minutes just to get in the elevator and have been late for work on multiple occasions because they give the elevator to people moving in during PEAK hours. To add insult to injury, the cold/unkind and totally apathetic leasing office takes the elevator ONE FLOOR UP AND DOWN instead of using the stairs. All the residents constantly look at each other in disbelief every time it happens. They never say hi to anyone and inconvenience residents on a daily basis. Resident Events are nonexistent and when they do, they're either BYOB (seriously?) cold cheap pizza or 1 seltzer. Gee, thanks! I really feel the appreciation and value of my $2908/mo for one small bedroom. Last but not least, between the drunk people fighting leaving LIQR Box next door and the addiction clinics lining the street - this is a pocket of River North that is totally unsafe. There are ALWAYS issues out front and was even accosted by someone mentally aill walking to my car out front one day. I called Neha in the leasing office (also the biggest culprit of riding the elevator one floor up and down) to help me get the garage open to run in. It was laughable how little she cared, zero sense of urgency and didn't even ask if I was okay or follow up with me. Why hire people who clearly don't give a flying f about residents or their jobs? What's the point? Skip the overpriced bedrooms, unfriendly leasing office, lack of any resident appreciation and concern for you as a human being and go literally anywhere else. There are a ton of beautiful and amazing buildings I wish I lived in instead of Niche. Their only saving grace is the amazing front desk staff (Sherrice and Durandt) and maintenance team which has kept me here. I wish I never lived here, the office team here is TERRIBLE and the only apartment I've ever regretted signing a lease with. RUN! This building and its halls are kept spotless! Whenever I call maintenance they are always prompt and they get the job done. I am extremely picky about where I choose to live and the Streeter does not disappoint. I especially enjoy dealing with Noah who is always helpful, patient and friendly! The amenities are plentiful. The jacuzzi's are maintained and kept clean. Other buildings have failed in their attempt to keep their jacuzzi clean. Sauna and steam rooms are immaculate! They have a swimming pool adjacent to the jacuzzi. They have an awesome gym too! Close proximity to everything! Unbeatable!!! The Amazon package room is run well and they haven't lost a package yet. This is impressive and difficult to achieve. Elevators run smoothly and I never have to wait. The building really demonstrates how they care about their tenants and they take pride in their jobs and it shows. I have given them a five star rating because they earned it and they deserve to be praised for their work ethic and dedication to their tenants and the community. I highly recommend the Streeter. I cannot say enough good things about them! The Streeter is welcoming and I encourage everyone who wants a good quality of life and a clean environment to move to the Streeter. I stress to you all that this is the only place where I felt comfortable and at home. Highly satisfied.

    Warning: South-facing units are a sauna and management isn't transparent…read more We were specifically told we'd have independent temperature control -- our #1 priority when signing -- but management quietly shut off the building A/C for the season without notifying tenants. Even with outside temps in the 30s & 40s and windows open, our south-facing apartment reached 82°F during the day and stayed at 76°F overnight. When we requested an early lease termination due to a medical condition that makes me sensitive to heat, management refused, falsely stating that allowing it would be discrimination against other tenants. They also refused any cost assistance to transfer units, despite the high cost and effort of having to move again. Even with a portable A/C and windows open, the temperature never drops below 74°F and still climbs to 80°F daily. It's made working from home impossible and sleeping uncomfortable. If temperature control or transparency matters to you, think twice before signing here -- particularly for south-facing units.
