NEMA is an impressive building all around. The amenities and the units look incredible. Everything is very modern. The views are stunning. The location is incredibly convenient. The building is still new, so there are some growing pains, but the management team is incredibly responsive, and really cares about making improvements. For example, the management company takes a regular survey of residents to find out what could be improved and started to make real improvements right away. They are incredibly attentive - which is really surprising for such a big building! As for the amenities, they are incredible! The gym is absolutely the best gym you can find in an apartment building in Chicago. That amenity alone is worth the cost of entry. But just wait until you see the rest of them! read more

Ah, where to begin. I've lived at many luxury apartments and this one is special - the management office here can only be described with one word: absolutely horrific. I guess that 2 words, but the "absolutely" was definitely necessary. THINGS TO KNOW FOR FOLKS CONSIDERING THIS BUILDING: 1. They will raise not only your rent, but utilities, which doesn't include electricity (mine went up by nearly 50%), and parking (went up from 300 to 350, even though there are entire floors of empty spots). 2. Expect to wait up to 20 minutes to be able to get onto an elevator 3. You need to pay to use the dining room amenity on the 16th floor even if it's not reserved. They will literally track you down via CCTV and fine you hundreds of dollars. 4. The walls are PAPER THIN. You will hear your neighbor's conversations/TV/late night activities. 5. The 17th floor is disgusting and has a permanent odor of wet dog. The leasing team is very dodgy and not forthright with this - if you inquire about a 17th floor unit, they will show something else of the same floor plan on a better floor. 6. The package room will lose your packages periodically. I've been handed packages from someone else's unit several times, and vice versa. 7. The unit floors are not even, expect to make adjustments yourself. 8. They will charge you for every blemish on the wall/floor/tile that everywhere else will consider normal wear and tear and tack on a "deep cleaning fee" just because. 9. Fun fact: a large pipe in the building burst, flooding floors 50-60 (not sure of the exact floors). People were MAD. That's what you're signing up for. 10. If you ever need to sublet, the process is unnecessarily long and tedious. I moved out yesterday and into 1000M (thank god). As a final parting special, the leasing office informed me that I still had to pay for a whole month of parking but because I don't live here anymore, I cannot access the 13-story high garage via elevator. The only way to access my vehicle is via stairs. TLDR: DON'T LIVE HERE. You have options, don't let the nice gym fool you - it's NOT WORTH IT. RUN FOR THE HILLS (or come to 1000M) read more

WARNING - To current and future residence and dog owners: On July 31, 2025 a dog was mauled to death in this building's dog run. Management knows about it, and despite the severity of what happened, no communication or update has been provided to residents, nor has there been any acknowledgment to the broader community. Understandably, this has created concern among dog owners who use the run daily and trust it to be a safe space. Many have only learned of the incident through word of mouth, social media, Citizen App, or directly from those involved. To date, management has not clarified what happened, how it is being addressed, or whether the dog responsible is still using the shared space. This isn't a small issue. A pet died in a shared amenity, and the people running this building have ignored it while continuing to market "luxury" living. That's not just careless, it's negligent. If you're thinking about moving here and you have a dog, understand that your pet's safety clearly isn't a priority. read more

I have been living here since November (about 6 months now) and I love it. My building is amazing, it has every entity that you can think of. The front desk is prompt and management is prompt to respond. I love the fact that any extra expense that I normally would seek is readily available in the building i.e. workouts, swim lessons, food service, massages, breakfast, and package delivery to name a few. The building is not 100% perfect, but it offers a lot and is worth it in comparison to other living experiences! I'd also like to ask that Nema was not even a move option for me. My broker felt that it was necessary to visit because it would meet my expectations because of where I was moving from. I obliged reluctantly and loved it! The application process was smooth, it took about a week. However, ultimately I was accepted and moved in :) read more

Beautiful building and amazing views of the city. 24/7 concierge is helpful and friendly but a little lenient on who they let loiter in the lobby. Seems like homeless people just hang out there and get into elevators unquestioned. Rent is what you expect for downtown city core. They also provide free wifi which is nice. read more

Such nice staff and don't even get me started if you book the media room! And the pools and the hot tubs are amazing and the view! It was so nice to go to sleep just looking out the window at night at the purple diamond light for a nearby jewelry store and all the skyscrapers. Plus the walking distance to this delicious breakfast place called Yolk South Loop, I love their chocolate chip pancakes! And the even more amazing seafood boil place, called Lowcountry South Loop! It's the seafood itself and the fried Oreos for me tastes so good!!! And the apartment complexs are right next to a skate park and the Maggie Daily Park which is great for kids particularly minors they also have a Put-Put golf which is themed around Chicago! It's great place to live except THEY SO NOT CLEAN THE WINDOWS. Been living here for a year now and they still haven't cleaned the windows. There are spiders and spider webs all around my windows and I have the corner apartment which means large windows across the apartment so I'm paying for the view. I can't open my window for fresh air. There are water stains all over the windows. You can't enjoy the view as well as you think. I added a picture of one the massive spiders that lives on my window. Update: there are currently 7 massive spiders hanging from our windows. Seven!! Beyond disgusted. read more

NEMA has great amenities and fantastic views. However, if you are looking for a luxurious experience, you need to be very CAREFUL. As the popularity of the building increases, the quality of the service from the management team greatly decreases. Chris is the property manager who is in charge of a lot of things. He is a nice person but has really limited bandwidth to take care of the renters, even for VERY important issues. Two weeks ago, my car was TOWED by the property as they failed to timely update my vehicle information with the garage. It is a brand new Tesla Model S and frustratedly, the front and rear bumpers are greatly damaged when the car is towed (see attached photos). The management has admitted that the tow is invalid and should not happen, but they refuse to offer any kind of compensation for the damage and throw everything to the tow firm. This is extremely unreasonable as 1. The car is ILLEGALLY towed by the property in the first place 2. I have spent many hours dealing with this frustrating event. I even need to wait in the leasing office for a very long time in order to just see the management. They ask you to wait all the time and do not get back in emails either. 3. It's costly to repair the car and there is associated value write-down due to the tow accident. This is real FINANCIAL LOSS. I encourage potential renters to think twice when considering moving to NEMA. There are also other horrible things experienced by my friends who lived here. ALERT!!! read more

I have been living this building more than two years. The service of the building I have to say awful. First, every year they charge extra a day for rent. What's that? I paid for a year what's the extra one day? Second, the floor was damaged by drainage systems water, they sent me damage bill without any investigation. Third, the administration fee was charged without any reasonable reason, without good service. The employees just would like to make extra money not for providing good service.If you argue that, they will cancel that, if you paid, they never think it was unreasonable. I recently moved out. The management did the best they could but the place is a mess. I had a one bedroom, facing west. Great view, thin walls and a neighbor who - once I tried to complain and ask her to be a little more considerate - made many a night hell. I went to management and they're useless. All through the pandemic I had to listen to mumble rap and 20-somethings screaming from 4 or 5pm until well after midnight about half of the week. Then, there's the Comcast internet. It's fast as heck, but it's also intermittent. Plus, once I moved and had to get another Comcast account I still have the one associated with NEMA somehow (I've called and called both Comcast and NEMA to try and close that account). As for the pandemic: Masks weren't enforced and there are a lot of frat boy tenants who never wore masks. I made the mistake of asking someone why they didn't wear a mask and it almost became an altercation. Every time I ran into that guy in the elevator he'd take his mask off if he saw me. Overall, the people I encountered who were tenants were privileged assholes. I'm glad I don't live there any longer. Considering NEMA has other buildings that are identical (San Fran) it's stunning they didn't work out the bugs with their entry ways and overall flow from feedback they received prior to building their traps in Chicago. Don't rent here unless noise doesn't bother you, you're ok with intermittent internet, and you enjoy seeing white privilege up close and personal. Consider 1140 S Wabash instead: Good management, slightly thicker walls, nicer people, and reliable internet. read more

Sure they may offer the hotel-like interiors and amenities, but the customer service is the complete opposite. The leasing office are some of the most entitled and self-centered people I've ever met. On the day of the tour, we were requesting where we can park, and they shrugged it off with, "We don't have parking. Go find it yourself." And then they were disinterested during the actual tour and seemed like they were just trying to get rid of us to get back to their mani/pedis. Finally, the cherry on top was when we were actually going through the application, we got held up on one of the sections due to their lack of response. And they had the audacity to remove our look-and-lease credit because of the delay. For your own sanity, avoid applying and living here at all costs. It's not worth the headache and certainly not worth the premium. read more

The leasing agent Christina was really nice until I told her I owned all of my places in the Bay Area and LA out right (which she seemed to be hesitant about). I shared I wanted an apartment in Chicago for when I visit my clients in the IL area not that I needed to explain that to her but I did since she questioned why I would be moving from CA which I found strange. I know several ppl who have apartments in cities they don't reside in 100% of the time because they travel 85% of the time to certain cities and it's easier then staying in a hotel for weeks at a time. Christina told me that the manager (who would not reach out to me) "could not verify" that I owned my property and that having multiunit property is questionable. I'll start and stop with the following a tax bill is more than enough to prove I own my places. Questioning why I own a multi unit mid rise in the Bay Area is unprofessional and the craziest thing I have heard.. After that they were really rude and unprofessional and given the negative reviews on GoogleReviews + Yelp I guess I should not be surprised. The leasing agent Christina not the manager did not want to reach out to try to justify for their actions or even attempt to make things right.. The funny part is the manager @NemaMiami was completely opposite, nice, professional and worked with my business manager when I was a on 22hr flight. Shame on NemaChicago- I hope they fix the many issues tenants have complained about and their poor customer service. I plan to reach out to Crescent Heights I know they do not usually hire ppl who do not provide AMAZING customer service. read more

Very nice building but they are racist. They terminated my lease for just one drunk night incident. They concierges all told me it was because I was black & they had seen much worse behavior from the white residents often. The building and amenities are very nice, but the people who work in leasing and management office are not. They don't provide any good customer service and are rude to residents. I booked a guest suite for my friends visiting, paid and confirmed. When we went to check in, someone was living there. Management office was closed, no one responded to our inquiries, and my friends had book a hotel last minute at ridiculous rates. Whenever there is an issue, the leasing office is never apologetic and are very rude in their responses to the tenant. read more

The front desk staff are so amazing - this building is definitely more of a busier hotel type of building but I love it and I know I have the best support when and if I need anything. A good amount of residents are still not wearing face covering or masks in tight confines like elevators. The building management has done a great job posting signs about the state regulation to protect each other in places where social distancing is not possible. However, there should be more severe consequences for those who do not follow regulations and rules... ELSE, we are all just wasting our time. read more

I called to book a tour and was given a 5:15 PM appointment (the lady on the phone said the tour is an hour long). On the day of my scheduled tour, I called to let them know there was more traffic than usual and that I would be a few minutes late. The person I left the message with was friendly. I arrived in the garage at 5:20 and received a call from Christina (the leasing agent). I let her know I just parked and she made it a point to tell me she is off at 6. I was put off by this. I realize I was running late because of extra traffic, but if she always leaves at 6, then my "hour" tour was already cut short. Because of the unnecessary comment, I did not want to continue with the tour but was already there. She did not check my ID, ask any qualifying questions, and didn't try to get to know me. She was waiting for me at the door and we immediately left for the tour. She only showed me 1 apartment and a few amenities. The property itself is nice but extremely overpriced for a building on Indiana Ave. Unless you leave above the 50th floor, you won't have access to certain amenities. I live in a South Loop building (not far from NEMA) with lake views, great amenities, and a friendly staff. My recommendation: shop around before making a decision. The finishes are nice but that doesn't mean it's worth the snooty leasing staff. read more

Have lived here two years Signed on even before the building was done; our "tour" was in their mobile unit on the corner of Michigan and Roosevelt Certainly like some aspects including gym, pool, grill area, skeeball, in unit package delivery, direct to apartment food delivery (though this has been suspended since COVID hit) Good amount of activities as well - events with food and drink, though understandably have been limited with the pandemic Maintenance is very prompt, responding on weekends and evenings within a few hours and usually fixing things (though we've had to call several times about our door not closing properly, gets fixed but then stops working again) Unfortunately, for the price, has more flaws than I would like Elevators are slow despite being smart, the type where you put in the floor before you get on so rides can be distributed more efficiently Front door staff also just okay; maybe because there are usually several people posted at once, rather than one person being more attentive to everything; has been less than helpful on several occasions with questions and doesn't take initiative to problem solve (for example, asked about a long delay in a pear chef order and was told they didn't know what was going on; I asked to be transferred to speak with them and was told they didn't know the phone number and suggested I go down to the kitchen and ask myself...thanks?) Management is also frustratingly unflexible, perhaps due to the administrative rules rather than their own fault We were supposed to get a rent concession based on our lease but when we asked about it, were ghosted (despite showing exactly in the lease where it was written) Our unit has a lot of trouble with cooling; ecobee continually alarms that it cannot cool despite maximal attempts; after speaking with maintenance and management multiple times, no solution offered besides keep shades down at all times so we had to buy and install a portable AC unit, increasing our electricity bill and also an unpleasant bulky piece of equipment Overall, a nice new building but too many flaws that shouldn't be there at this price point read more

The elevators can be slow from time to time, but if you go into it knowing that, you're all good. It's a the tallest building, so that's to be assumed. I have thoroughly enjoyed my time here at NEMA. As one of the of the first residents to move in after its opening, I have been amazed at the lack of growing pains along the way. Mark and the rest of the management team have done an extraordinary job, especially given the curveball thrown at them with the pandemic. They have also done a superb job in hiring the most professional and welcoming staff. I moved to NEMA for the amenities and have not been disappointed. The gym and pool are at the same level as a luxury fitness club and always very clean. I am moving out of state for a new job and will miss my home at NEMA immensely. I'm updating my previous review to reflect my experiences with management. I lived in NEMA for a year in a north-facing studio and moved out late August. The biggest problem I had with my unit was I could hear EVERYTHING from my neighbor. There's definitely a soundproofing problem with certain types of units. You should make 100% sure your unit does not have this problem before moving in. When I first tried to contact the management office, they blew me off. But the manager Mark Mybeck eventually reached out to me and was apologetic. He worked hard within what was within his control to help me find a solution. The eventual solution was to install a soundproofing strip to help dampen the noise. It helped a little, but not enough. I can't fault Mark for not being able to immediately fix a construction issue within the constraints of the budget he has and me living there. He also offered to let me find another unit to move to, an offer I didn't take him up on as I did not want to move again. In every interaction with Mark, he was polite and tried hard to help me in a reasonable manner. Of course, the building still has what is in my eyes an inexcusable design flaw for at least a certain class of units, but I give him credit for trying. The bottom line is if you're dealing with Mark directly and are reasonable/treat him like a human being, he will bend over backwards to help you. As for living in the building and my unit, I'll skip over the usual stuff about the amenities, etc. Some tips: 1) The Bosch dishwasher is annoying to work with. Mine didn't clean particularly well compared to other dishwashers I've used. 2) The bathroom (sink, shower) drains get clogged very easily. 3) Maintenance is FAST, friendly and competent. I've had the guy show up within 15 minutes of putting in a request via the app. 4) The management is on the stricter end of how it handles coronavirus precautions. The gym has individual stations for workouts. The pool has a waitlist and individual stations. The residents are a mixed bag in mask compliance, but mostly seem to wear them in the elevators. read more

Overall, Nema is nice but I am not sure it's "flaws" make up for the nice things such as the amenities etc. First off, leasing agents/management are not as responsive and are very strict on everything and don't necessarily make you feel at "home" when something goes wrong. Second, the smart elevators take long. There was a massive line to use the Signature side elevator and when asked if the middle doors could be opened to the other set of elevators, the answer was no. Third, their Pear Chef service is horrible! The "estimated" time of delivery is usually off by 30-80mins and the staff are extremely non responsive. Fourth, they have no guest parking anymore. For the amount they charge, you'd think things would be a little better. read more

Things you should know before living here: - You're going to have a very warm Summer as the air conditioning units aren't sized properly (at least for the 2 bedroom units) to the point where they are unable to effectively cool your apartment. This is something that simply should not happen in a "luxury" building. The real cherry on top is that management says this is an issue that "cannot be fixed", an increasingly common response from them which translates to "This building was designed by morons and it would cost too much to fix the countless mistakes we made." - The views are some of the best you'll find but it took them months to clean the windows and they haven't kept up with them, so your view will likely be of dirty windows for most of the year. - WiFi is unreliable. This building is a bit of a nightmare when it comes to their WiFi network. I run a business from home and have been interrupted dozens of times because of the network not working properly. - The gym is great but don't count on a functioning sauna. If you don't use the sauna, then this probably doesn't matter to you, however, the sauna is unable to achieve anything in the range of a proper sauna temperature. Those looking to use the sauna for its potential cardiovascular benefits will need to look elsewhere as this is yet another issue management says "cannot be fixed" (i.e. "we're cheap morons"). Given the costs of this building, both the high price point and considerable shortcomings in the quality of its construction, there are certainly better options that will provide much less frustration. It's truly a shame as this building had such great promise. read more

Customer service here is the worst ever. They will make you feel like if you are asking them a favor when you are paying rent as a resident! I never forget when I was hosting friends for breakfast at 9 am and they came to talk to us in very rude way asking us to stop using the facilities! Yes they did!! You will never feel NEMA home, customer service here is terrible, you pay thousands dollars to feel uncomfortable in your place! I would like to have more professional team or at least educate your team about customer services skills. No one have the right to ask me out of a facility that's available for residents! (Note: I'm a minority and I believe that the are doing this because they can't accept my background!!!) read more

We unequivocally loved living at NEMA. We were in the first wave of people to move in and we moved out in Oct 2020 to head to NY for my husband's new job. I am very sorry to hear some people had soundproofing issues; I don't doubt their experience, but do want to say that we had no soundproofing issues in either our Signature or Skyline unit (we lived in one while the Skyline side was finishing construction). On the Skyline side, we heard absolutely nothing from any neighbors above us or to our sides. In fact, it was so quiet I assumed we didn't have upstairs neighbors. Once, management called saying our upstairs neighbors had a leak--which didn't affect us--and that's the only way I know they existed. I have never lived in a quieter apartment, and based on my current NY experience, don't think I will ever live in that silence again. The staff we encountered were super helpful and friendly. Special shout out to Bruno, Angela, Mike, Mallory and all the guys in the mailroom. Mark was always very responsive. He did his best trying to enforce universal mask wearing (many signs, and many repeated emails); I thought he handled COVID very well. Oh and parking - like another reviewer stated, I was also nervous about an open-air garage in Chicago in the winter. What a strange design choice. That said, we never had snow touch our cars; at least when we lived there, there were enough spaces on the reserved floors that you could park on the inner ring of spaces and avoid snow. We've lived in the building for over a year and have loved our experience. The NEMA team has provided/continues to provide thoughtful & frequent updates about changes being made due to COVID. Although things look a little different, the team has gone above and beyond to keep areas that can be safely used left open. Additionally, Mark (head property manager) has been quick to reply to our frequent questions throughout our entire time at NEMA, and truly does care about the residents & their opinions as evidenced by the choices NEMA has made. We're moving out of state but would sign again with NEMA if we end up back in Chicago. read more

There is currently no residential high-rise like Nema in Chicago. The amenities are hands down the most lavish of any building and we researched/looked at a ton of options before settling on Nema. We have a friend that is an Olympic athlete that stayed with us and he literally said the gym here is nicer than his professional training facility. There is free Spin, Yoga, and Boot Camp workout classes. You can sign up for personal training sessions and there is even a Reformer Pilates room, boxing ring, and basketball court. There is a golf simulator area, sauna and steam room, an indoor and outdoor pool, two hot tubs with heated floors, crazy cool game room, chef's kitchen, outdoor grill area with TV's , etc. Really anything you could ever want. This building is also very technology forward, which we did not see in any other high-rises to this extent. The lighting and temperature systems in unit are connected to a smart home hub that can be controlled through Alexa and/or your phone. They have a key card system to access the elevators and your unit. It is nice to not have to carry an actual key or fab. There is up to 1 Gbps of in unit internet, we consistently receive speeds between 300-500 Mpbs. They utilize a very cool onsite made to order food delivery room service called Pear Chef. Regarding the actual units, ours is a 2 bedroom corner unit facing Grant Park and the lake (NE). The views are out of this world (floor to ceiling windows throughout), the balcony is huge, and the apartment aesthetics are beautiful. We have a king bed in the master (along with a dresser, 2 nightstands, etc.) and a very large L couch in the living room and these fit comfortably in our unit. So many buildings we researched were automatically ruled out because there was no way our bed and couch would ever fit. Not the case in this building with the floor plan we chose. Overall, the building management (Zach and Mark) have been wonderful to work with and very accommodating. The staff is so friendly and professional. The building social events have been impressive. Regarding the location, we love that we have easy access to Lakeshore Drive. Living by the lake is so nice, we go on bike rides etc. There is a Mariano's, Whole Foods, Trader Joes, Target, and Jewel all in this pocket. Trader Joes is literally around the corner, so easy to walk to quickly. read more

Zack and Mark have done a fantastic job with the building. They've done more than manage a high-rise: they've built a community. That starts with the concierges at the front desk who get to know everyone by name, and welcome you as you come home. And it extends to the package room and maintenance crew. The workout space is also amazing. As someone who didn't exercise regularly until moving in, the Gym staff (Natalie, Fernando, Emily, and Alex) have been super helpful, informative, and supportive. If I have one minor criticism, it is that I wish the building would advertise and market them more frequently. The gym team offers great services on fitness, health, massages, etc. But if it weren't for bumping into them and having conversations, I wouldn't have known about them. However, I'll end by saying this: I held off on writing a review as I wanted to be able to comment on all the building and the experience. But, after being here for 6 months, I feel as though I've only scratched the service on what the building has to offer. Highly recommended! read more
