Went to the VIP grand opening for the Alta Roosevelt. The building is huge with lots of amenities. The south loop in it's finest! We were treated to food, food, and more food as well as delicous drinks and music as well as a tour of some of the apartments. There is a dog run and spa on property, a lounge with bowling on the second floor, along with a co-working space, a piano lounge on the 3rd floor, a huge exercise room on the fourth floor as well as an awesome pool, grilling area, bar/game area, and roof top landscape/garden area. Whirlpool appliances, track lighting, and finished cabinets in all the apartments along with location, location, location make the Alta Roosevelt a great building to live in. read more

Moving into the Alta Roosevelt has been a perfect Chicago experience for us. In an amazing and beautiful building you get all the amenities you could need. There is a convenient cafe downstairs and it's a very short walk to the downtown area and the lake. The layout of the apartments and the appliances are all updated and good quality. The staff are extremely friendly and helpful whenever you need it. We always feel safe and secure with 24 hour door staff. Our leasing agent Danielle has been there to help us with any concerns and issue we've had and responds promptly. I'd recommend any new tenants coming in to try and book with her because of her professionalism and drive to help the residents here. You will definitely love life here at the Alta Roosevelt!! read more

I've lived here for a few years now. Amazing amenities, close proximity to stores and restaurants, and in a very walkable area. The facade of the building is stunning, especially when it's lit up at night. The units are nice and modern, albeit with very thin walls, which can be a disturbance. We have a corner unit and even though there is no unit right next to us, just the stairwell, we can still hear the neighbor on the OTHER side of the stairwell perfectly. It's actually kept me up at night; It's a pain how well the sounds travels. The units also have large gaps under the front door, so sound travels through there also. I can easily hear the elevator ding (I am at the end of the hall, furthest unit from the elevator) neighbors dogs barking down the hall, etc - and that's even after buying the door stopper from amazon that is supposed to reduce sound/wind drafts (spoiler alert: it doesn't). Building management seems to a bit on edge; we've had smokers in the building (smoke smell coming right through our bathroom vents) for over a year and somehow no one seems to be able to find out what unit it's coming from? I've also had cigarette butts end up on my balcony a few times (I've made management aware of this) which only adds to the irritation. I've also had large tufts of dog hair float down from above units, which is just gross, especially considering the building has a pet spa. I would hope pet owners would do their grooming there, and not on the balcony, where the hair then falls down, ending up on my balcony furniture. I do appreciate the events that management has put on recently (taco truck, coffee and doughnuts truck, a free "harvest" basket) - although they seemed to have stopped after those 3? The building staff is great though; particularly Madison. I work out every single day in the gym, and with the new covid guidelines, I can only imagine how tiresome and tedious it is to clean the same place every other hour, without fail. She also is always benevolent, super cheerful, and happy to help with anything that you need. Also if you need any kind of maintenance assistance, they have such a quick turnaround time, usually less than a hour. Thank you to the building maintenance & cleaning staff that have done a great job keeping the building in great shape, especially during these covid times with the majority of residents being home 24/7 now. read more

My husband and I have lived at Alta Roosevelt for nearly one year, and are really happy we made the decision to move. We lived at one other popular South Loop high rise prior, and became very frustrated with a recent change in management, and continually experienced a decline in the living environment. After going on a tour of Alta with Abby, we decided immediately to sign our lease. Alta offers corner one bedroom units that have floor to ceiling windows on two walls in the living room, and one of those walls leads out to a balcony. I have never seen a comparable layout in the South Loop. The building population includes a mix of young professionals, and young professional families. It doesn't feel "dormy" the way some other high rises can be described. The children who live here also appear to be well behaved, and have not interfered with any adult fun. Management is extremely consistent, and actually enforces the policies that exist. This can occasionally get in the way of my personal fun, but it is much better than dealing with other residents who monopolize amenities for block parties, or make large messes. The visitor policy is strictly enforced, and you will need to actually rent an amenity space for any parties. The outdoor spaces are enforced with wristbands, and each resident is allowed two guests, for example 2 lease holders + 4 guests = 6 wristbands for our unit. Management does a very good job communicating with residents through email, and handles any problems quickly and professionally. They are also very responsive to criticism. If you read any previous complaints regarding the cabanas being roped off on the weekend when not rented, that was quickly addressed, and we received an email with the policy change an an apology. Now all residents can use cabanas when they are open and not reserved. Not many apartment complexes actually care about resident feedback. The building is kept clean and I always see different areas being painted or cleaned to keep up with wear and tear. The elevator wait time is substantially less then the previous building we resided at. It really feels like whoever designed this building put a ton of time into thinking about the extra touches, like trash and recycling shoots, the package room has a fridge for perishable deliveries, and many other things that you will only fully appreciate after living here for a while. The amenities here are amazing. Many amenity spaces are useful for working from home, or studying. The outdoor area is well broken up so that several different groups can hangout at the same time in different areas. Largely the amenities are well maintained. We have had a few times where the bowling lanes had a stuck pin, but once again this is usually fixed within a few days of notifying the building. The only real negative I come back to is that most amenities close at 10:00PM, and I wish it was later as I often come home later in the evening. I do understand why this rule is in place, but sometimes I wish on the weekend the hours would be later. I love this building so much I could go on and on forever. In the past I have used these sites to make my own rental decisions, so hopefully this is a helpful review. We were also able to experience the lease renewal process, and were very happy with how that was handled. We received a very competitive renewal option, and it is clear that this building cares about retaining good residents. I love living here. read more

I had a very good experience moving into the building earlier last year with the representatives I communicated with. After living here for about 9 months, I can't say if I can confidently recommend this apartment. I have had a lot of noise issues from the gym all through out my lease. Do Not move into the 3rd floor if you end up here. They won't move you with the same rent rate you moved in with if you wish to transfer to another floor. Rebecca, the manager here is very responsive and available but every time I raise a concern, nothing has been done but will just come up with their side of the story. The maintenance team almost entered my unit without my permission and she kept saying that it's odd that I didn't get the notice. I just turned in my notice of vacate form and the rep Danny? made me wait while he was on the phone for awhile and didn't even apologize. The way he went about the reason why I am moving was a whatever attitude. Didn't want to speak further about it anyway. The overall vibe of the management team is not very friendly and are hard to talk to because they will basically tell you there is nothing they can do since it won't benefit on property's end. Front desk agents are sweet and the building itself is brand new. Pet friendly and great maintenance team. Definitely ready to move on to something better though. read more

Moved in and everything was good. Now, even the cabanas by the pool cost $50/h to use. So does the wine room. Nobody is using it - go figure how well management understands basic marketing. Having sold our house, we were in need of a place to live. Our realtor just happened to see Alta was in the area we were looking to be and called to see if they could squeeze us in for a tour. Thankfully, the management staff accommodated us very last minute and we fell in love with everything about the building, unit, and staff. Loren was instrumental in working with us throughout the process and was an absolute pleasure to work with during the sit-and-wait period of house selling. Flash forward to our celebration / apartment warming party. We decided to rent the game room to make the event fun for our friends and to really show them the things that makes Alta different. There were some snafus with logistics, technology, and what not but management was on top of it. What speaks most about their classy character is the way they apologized for the inconvenience. Not only did they apologize verbally, which speaks more than other management teams, but they also presented us with a nice bottle of rosé and wine key but also several other much appreciated items. The entire experience from start to present validated the correctness of our decision to live at Alta. I would definitely recommend living here. read more

We decided to move after the pandemic hit after finishing our 1.5 year lease. All amenities were unavailable due to the shutdown (they stated they would not be giving any sort of credit to your rent) and we decided it was not worth staying in a one bedroom apartment where none of the amenities were available for use which is what convinced us to sign our lease in the first place instead of a MUCH cheaper competitor. We also had a few staff members (we love the maintenance staff, cleaning crew and front desk staff by the way! This review is strictly about the leasing office/management team which these other teams/fellow team members also seem to dislike) mention how there were favorites in the leasing office and we began noticing a little around our one year mark what they meant (maybe there was a change in leadership? - we noticed some new faces). We had a few instances we did not necessarily agree with how they went about things. So we moved out on our scheduled day and left the apartment in perfect condition except for the following: tv mount holes, paint peeled off when we took off the command strips for a few frames (which I assume shows the quality of the paint used), paint needed above our bathroom door and coat closet door due to a towel hook we hung over (the door was the exact measure of the frame so it would scrape the frame when you would try to close the door as there was no extra space between the door and frame), about a four inch scratch on our refrigerator door due to a fridge magnet, scratches in the interior of the door due to our dogs. There were no move out inspections "due to COVID"; however the maintenance team would still make visits for any requests wearing masks and would only request tenants complete a form stating you have not been exposed or experienced any symptoms. The leasing office could have scheduled a move out inspection with this same protocol or while residents were not home in order to avoid charging unnecessary costs but this obviously worked to their advantage. This is where it gets good! We were charged a total of $967.50 to replace the entire front door due to the dog scratches ($300), the entire refrigerator door due to the 4 inch scratch ($597.50) and for paint touch ups ($70). I obviously voiced my opinion and expressed my disappointment with the leasing office as I did not have very good experiences with them prior to this as well and they "met me halfway" and reduced the cost to replace the entire refrigerator door to half the price (-$298.75). When I expressed how I didn't understand how I was being charged at all to replace the entire front door for dog scratches and a refrigerator door for a small scratch (which was twice as expensive as the front door and I assumed would be considered regular wear and tear), I received a snarky attitude saying how they've already worked with me and that they're doing me a "favor" by not charging me for painting a closet door or for a dirty microwave and stove. So I've lived here with my fiancé, Harrison for about 6 months & it's been great! We worked with Loren during the leasing process & she was very professional and easy to work with. The ammenity spaces are great, and are kept nice & clean. All of the staff are very friendly & welcoming. We've also had a great experiene with Yesi. She's very personable & takes good care of you. We had an issue with the utilities & she resolved it professionaly and effectively. She went above and beyond for us to make sure we were happy. Yesi always has a smile on her face & makes Alta feel like home. I love the coffee shop downstairs with it's yummy pastries. Having the dry cleaning in the building is super convenient. The game room is so fun. We actually rented the space for our engagement party & it was a blast. In the summer the pool and grill area is such a great space to spend your time to just relax. If there is anything I could change it would be the soundproofing if the walls. Our floor & neighbors are thankfully very quiet. But if someone is having a conversation outside in the hallway, we can hear it. So that's a bummer. The washer & dryer in unit is also quite noisy. But at the end of the day these are little things to us and are so worth it for all the things we do get. We have a beautiful apartment that faces west & can see the sunset every night. I checked out this apartment while looking for a place in Chicago. Located in South Loop and not know practically anything about the area, the staff was so knowledgeable the buildin, about what was around, and make you feel right at home. They even host events and strive to build a community which is great for residents. From an amenities stand point, the complex comes with parking (%), storage, a bowling alley, a car wash, bikes, on site dry cleaning and many more. The staff are all nice. Unfortunately, after a wonderful start to the process, there were some hidden issues that weren't divulged. I have a perfect rental history for 3+ years and make more than 3.5x the average price of a unit. However, because of a current issue out of my control, they refused my application. While I disagree with it 100%, that's their prerogative. To date, I have yet to receive my application fee & deposit returned that was promised. Seven days and counting. No one will return a call at this point which is quite disturbing considering I put a deposit down on a unit at first sight. It seemed like a great place, however my magical moment has turned into a misery moment. Correction: It's now been 8 days and counting. Correction: 9 days and counting... Correction: 10 days now and counting.....I wonder how long it has taken other potential residents to receive their earnest money back. At this point it should come back to me with interest. Correction: still waiting...11 days now. Correction: day 12 and still no credit returned. Supposedly it has been "expedited ". At this point I may need to contact the BBB. It shouldn't be this difficult. Correction: Day 13 and still nothing from this company. I've asked for a receipt of the credit they supposedly processed but have yet to hear back from management. Day 14 and still no deposit returned. Finally received tracking codes from management. Finally, ON DAY 19, I received my deposit back. Management stopped keeping me informed after day 13 as I was left on my own to contact Wood Properties to get resolution to the situation at hand. Personally, I feel they didn't want my partner and I in their residences as they wanted to keep a current resident happy and found a way to push us out and upgraded a current resident. Very shady and unethical practices from management. Ivy was nothing but kind and apologetic. She didn't cause any of this as she was just doing her job. I know it doesn't take 19 days and countless emails and phone calls to receive a deposit back. Enter at your own risk. The building is shiny on the outside, but if they don't want you in their building they will come up with anything to deny your application. Sad but true. Most places want new residents given the current state of the economy. Obviously, management plays favorites. read more

Very disappointed at this place. Toured Alta Roosevelt with my partner 2 weeks ago. The building is beautiful and the staff seemed nice. Then came the application process. We've been renters in one of the buildings next to Alta Roosevelt for 3 years now. Next year would be our 4th resign with our current building. We've never been late on our rent, even during the Covid period our rent was always on-time. My partner fills out application to Alta and we are told there's an/ issue that was beyond our control. My partner makes more than the required 3X the rent and has a perfect rental history for the past 3 years at one of Alta's competitors. When we were notified of this issue, I suggested a co-signer as the property does allow for that. Unfortunately, I sent several emails to the property manager and she completely ignored me. They had no problem taking our app fee and a $400 hold fee for the apartment we were looking to rent. Not only would the property manager not return a single email, we haven't received the money back for the hold. Here's the bigger gut punch, we were approved to move into an apartment that's actually more expensive than the unit we wanted to rent at Alta. After dragging us along for more than a week,this has been a humiliating experience for us both. According to their management website, Alta Roosevelt accepts residents with Section 8 vouchers. But yet my partner was denied even though he makes more than 3x the required amount and offered a more than qualified co-signer. I'm simply dismayed at the lack of professionalism. We've never been treated this poorly by a rental company. It's quite clear that Alta does not treat all applicants the same. The way we've been treated since applying can't help feel like discrimination on some level. The whole point of having a co-signer is to ensure that someone is willing to take responsibility should an applicant default on their lease. We were not even allowed to present a co-signer. And after numerous attempts to discuss with the property manager fell on deaf ears, it seems a though it's time to move on. Clearly a glowing rental history, ability to pay rent, and the offer of a co-signer was not enough for Alta Roosevelt. I just wanted to share our story in hopes that it may offer some guidance on the process should you decide to rent there. It's evident that they do not use the same standards for each applicant. We have lived at Alta Roosevelt for two months now and it is hands down the best building we've ever lived in. Abbey was an incredible leasing representative, and answered all of our questions promptly and professionally. She still makes a point to say hi whenever we run into her throughout the building! Abbey and Rebekah both made our move-in seamless and welcoming. Rebekah and Ilir handled our move-in punchlist in a timely fashion, and we felt truly taken care of each time Ilir came to the unit for touchups/repairs. The front desk staff (Jonathan, Lala, and Tina) take the time to know each residents name and truly develop a relationship with you! I can't tell you how many times I've returned home from a work trip with bags in hand, and Jonathan gets up from the desk to open the door for me and help me in! When it came to having some property-related questions, Stacy was quick to call us and make sure we were all on the same page and fully satisfied with our service here at Alta Roosevelt. Yesi takes the time to get to know the residents, and truly cares about the property and ensuring that the building feels like a HOME for the residents. She even came out to the pool on an extra-hot Saturday and was handing out bottles of water to residents!! The common areas/amenities are kept impeccably clean, which is often a downfall of large urban properties. But at Alta Roosevelt it always seems like every chair and pillow is exactly in place and the spaces are spotless and welcoming! I could go on and on, but at the end of the day, if you're looking for a new home in the South Loop, this building is it!! When leasing on the higher-end of the rent spectrum, you have particular expectations about how the building we be run, and kept-up. And Alta Roosevelt is just that. It's exceeded all of our expectations and we are looking forward to calling it our home for many years to come! read more

Update to my initial review. It's still a nice place to live. Staff is very responsive to emails and maintenance requests. Amenities are well maintained and the gym is a nice size. But the lack of sound proofing is atrocious. I can hear my neighbors conversations which is ridiculous. Also, it irritates me how they advertise new work out schedules to better the community, but literally nothing changed except for them actually removing 2 weekday classes. Also, they used to have many building events, and you can usually bring a guest. Now they are promoting events where only the resident can RSVP..I've noticed they are starting to get cheap with things like this. read more

Not knowing where I would move back to, I had a realtor find me this place. I was moving in blindly to an area and building I wasn't all that familiar with. Everyone was so Welcoming and friendly from day One!! I couldn't stop the tears from falling but this place really started my healing process!! The building has Amazing Luxury amenities which makes this such a great Value to live in! The gym is top notch along with the Beautiful pool on 4th Floor witch includes grilling stations Chef size kitchen, and ample amount of gorgeous seating space. Game room, Working stations, Theater Viewing room, and a couple more amenities I want to keep secret!!!! Thank You to the entire Staff for reaching for the Stars for All that You do!!! The staff here at Alta Roosevelt are kind, thoughtful, and always go above and beyond to ensure the residents here are treated as a priority. This of course includes the safety of the residents, which is why we are expected to use our keys to enter the building after a certain hour. Unfortunately, some residents seem to believe they just because they pay a lease they are somehow entitled to belittle the staff by writing fabricated stories on Yelp. Having been there on the night Sarah W describes, I can assure you that Angel treated the spawn of satan with nothing but respect. There was no eye rolling nor taunting. And the only harassment that took place was directed towards Angel from the dastardly woman herself. Living at Alta Roosevelt has been nothing short of a dream. Over the past few years we have lived in several "luxury high-rise full amenity" buildings in a handful of major cities and none of them have come close to what we get here. It's worth every single penny. I will gladly continue to pay for Angel and anyone else's "inflated salary" if it means we can continue getting the same quality of service. read more

My only relationship with Alta is in regard to the parking garage. I work in the south loop, and Alta sells spots for a reasonable price. The garage is very, very nice. Also, apparantly, they have good security. I left my window open the second day I parked there, and nothing was taken. The lighting is so bright, I didn't notice my tinted window was rolled down. read more

Our unit is quiet and elevators are quick up to a high floor which is a plus. Only thing is, wondering when the hot tub is opening due to being advertised in photos online. I called multiple times inquiring for information regarding rates and availability...I was repeatedly hung up on based on the sound of my voice...it's sad to see what seems to be a very nice place with no monitoring of the reception. I have been waiting to leave a review to give a thorough accurate depiction of Alta Roosevelt. Overall, the majority of the staff makes the building great. The leasing office staff is wonderful. Very professional, friendly, and accommodating (Jasmin is especially awesome)! The maintenance staff is also great! Very friendly and prompt with repairs. For the most part, the door security staff is great. Tina, Jonathon, and Adrian are phenomenal! Also, the temporary staff that comes in from time to time is also great. My most unacceptable issue with the building is one security doorman, Jose. I have been going back and forth with how to rate as my experiences with him have been so egregious. If it wasn't for everything else being mostly stellar, this rating would be much worse. Jose is extremely rude and makes me feel extremely uncomfortable. His behavior is unacceptable by all measures, but especially for a luxury downtown apartment building. I feel that Jose treats me different as an African American resident. I watch him interact with other residents and its a night and day experience for me. He does not greet me entering or leaving the building (I watch him great those before and after me). He does not do other kind gestures as all the other door staff (example holding the door open when your hands are full). He instead keeps his head down looking at his phone (not a safe behavior at all for door security). I am not calling him a racist, but I'm simply stating that my experiences feel like racial profiling with him. It's been that way since the very first move-in day when he gave my family and I a hard time unloading at the loading dock. I will end my soapbox here as he is not desservant of even this much time, but I would not be honest if I hadn't stressed this. I also want to briefly mention the cleaners. The male owner is moderately rude and very unhelpful. My husband dropped off many items with them that were returned dirty still smelling like cologne. The coat he put in was returned in a dry cleaning plastic not touched at all. The guy stated he forgot to mention the outside cleaners could not dry clean. No refund was given. He simply offered 10% off their inflated 5star 1star provided pricing. There are many minor things that are a concern, but not deal breakers. Of course as a thorough reviewer I felt the need to highlight them. I would still recommend the building overall as a resident. Pros and cons below: Pros: -The staff is phenomenal (except Jose)! Leasing office management, maintenance, and door security. -The amenities are very nice and well maintained. -The units feel premium and luxurious. -The vibe up resident events are great! They are held frequently. -Maintenance repairs are prompt. Cons: -Jose, the doorman is unacceptably rude. -The luxe packaging system is a joke. You never know actually when packages arrive. -The cleaners is also a joke. They do a horrible job and are overpriced. -The business center printer is down quite a bit. -The ALTA gym towels are disgusting! They smell like musty body odor and fabric softener. The smell appears to be permanent in them as I experienced this 3x too many. The moist towel may be the reason why. -You are not able to reserve 4th floor outdoor space for guests/gatherings. -Walls are thin and you can hear conversations through the vents. -Apt doors close very loud. read more

Absolutely terrible staff that do not care about the residents AT ALL. This is an extremely expensive building that blast music outside 24-7, with amenities that never work. It's been months since we were able to use the bowling alley in the game room. Absolutely disgusting experience. STAY AWAY . There are similar places in the area with much less overhead read more

Place is very well maintained and always clean. Very nice and even though our unit is directly by the pool - it is not loud nor does it disturb us! Maintenance requests are easy to place and are addressed very quickly! No complaints except that elevator in the parking garage sometimes stops working but they usually are quick to fix it and there are several floors you can use to enter the building from the parking garage so it's not a big deal. Overall, I highly recommend Alta. The gym is nicer than most of the other buildings in South loop and very pet friendly place with wonderful hosts at the front desks! read more

The building is gorgeous and the amenities are first class. I'm a yoga instructor and teach classes and events at Alta, which are free to all residents. What a terrific perk! All of the staff I have worked with have been incredibly professional, approachable and kind. From the front desk, to the leasing office, to the staff at VibeUp (coordinators of the wellness programs), the staff clearly makes every effort to accommodate the needs of the residents and makes resident satisfaction their top priority. I can see that it is a true group effort and the overall energy of the staff and building is welcoming, positive and very service oriented. Each time I visit Alta I continue to be impressed and am reminded how fortunate the residents are to live in such a beautiful environment with truly luxurious amenities in a fantastic location. read more

We lived here for 2 years and the location is the best in my opinion. The front door staff and maintenance crew - AMAZING! However, the building and office staff / management are poor. The walls are paper thin - you can hear the most basic sneeze or cough. The office staff is difficult and we ran into constant issues. We had auto pay from day 1 - they take whatever money they want. They didn't charge us correctly for parking and our water bill and demanded we repay it instantly once they determined the error. They never took accountability. I was paying $280 a month for parking and had notes threatening to tow my car (even though I had the proper stickers in the right location). The garage exit doesn't work well and they would accuse you of being the issue (trying to enter / exist in a shady way - where you let someone else in). For as much as we paid in rent - the service level was below average and caused more headaches than it was worth. I tried to work with them and escalated my concerns each time as they were valid items I thought they'd want to address and it never was even acknowledged. We are so happy we moved out! read more
