Always love the soy milk boba black tea! They now have the Mango Pomelo Sago! So fresh and nice balance! Absolutely love it!
Still a small booth in the front of 99 Ranch Market. Not much has changed even though the operators have changed over the years. M by has not changed over the many years I have been here. Their boba milk tea is excellent! Staff are nice and quick service! Still highly recommend after all these years!

The renovation is a little weird, with red walls on both sides, and a small cash register in the middle. The staff are friendly and nice. They have a large selection of drinks available. The staff are very nice and willing to help explain drinks choice options to customers. The drinks price are also reasonable. The quality of the drinks are good. A little too sweet, but I can ask for less sweet next time I go back. I am sure their staff are friendly and would be happy to help. Overall, a pretty good boba place!
I was shopping around 99 Ranch and stopped by as I was craving a drink. I ordered my standard Green Milk Tea w/Boba to try. **Pros: The drink has a strong tea flavor (which I usually prefer). The boba pearls has great texture and is nice and chewy. **Cons: Because of the high tea to milk ratio, the drink is not as rich as I would like. It tastes light, lack that depth of flavor, and is quite sweet. Overall it is a cute shop conveniently located in the shopping center, but it's not a place I would revisit.
This is nicely situated inside of 99 Ranch Market and I was drawn in by their Hong Kong Milk Tea on the menu as it's not often you see HKMT on boba shop menus, at least here in the U.S. There was no line and the service was great and quick. Boba was top notch. We drove out from Citrus Heights to satisfy my Hong Kong Milk Tea craving and I wasn't disappointed. They have a lot of good choices on the menu to choose from as well. Flame Cafe outside also has HKMT, but otherwise you'll be hard pressed to find HKMT outside kf a restaurant. It's not often on boba tea menus. I also didn't realize they use organic and natural ingredients for their boba teas which is a nice added bonus.
No fructose, no syrup and 30% less calories than other boba places? Aww snaps. Came here after picking up some oriental snacks from Ranch 99. I browsed their menu for a bit, then I went up to the cashier to ask what were the most popular flavor(s). Brown sugar bubble milk she said. So I ordered that. Handed my money over, she drops the $$ down on a silver plate, rings me up then drops the change back onto the silver plate and pushes it to me. Oh they wanna be fancy with dat silver plate doe. The cashier lady then whips out 5 different colored straws and asks me to choose a color (I went with the minty blue, lol). Less than a minute later, my drink was up. Stabbed the straw through the plastic and took my first sip. Ahhh.. 'twas delish and the balls were of good consistency (nice and chewy). The boba tasted different from all the other places I've tried (quickly, lollicup, tapEx, etc). I believe I paid about $4.25 for a large. Which was pretty reasonable because they use natural ingredients rather than the fake stuff. CASH ONLY BTW. If you don't have cash, I suggest you buy something at 99 and ask for cash back. BOOM! problem solved. Overall, service was good, drink and balls were good. I'd definitely come back again!
Considering I am really into tea-y bobas, this place is fantastic if you're into authentic tasting tea drinks ! I got bubble black milk tea last time, but didnt think much of it. I DEFINITELY LOVE the Bubble Soy Milk Tea though! Im not into sweet drinks, but the sweetness was parfact ! Boba ball consistency was the perfect chewy delicious texture. Only thing I have to say is I wish they had more flavors, but great for simple milk teas. I always try to find an excuse to drop by here if I'm in the area. Love !!
The boba milk tea here is average. I've been by this place while shopping at Ranch 99 dozens of times, but I never bothered to stop in for boba milk tea because I never heard anything that great about this place. Usually, when products are good, word spreads fast. Recently, a friend raved about this place and told me it's their favorite place in Sac to get boba milk tea. So I decided to give it a try. However, after trying this place, I decided it is not amazing boba milk tea, but just average. I ordered the bubble green milk tea with less boba and less ice. It did not have a strong tea flavor, which I would expect good milk tea to have. It wasn't too sweet, which I liked, and probably could have been a tad less sweet. The boba was chewy, but towards the center, it was a pinch hard. I do like that they are using natural ingredients in their drinks. The menu is not extensive and seems to only have a small variation of black or green tea items. I am still interested in trying more flavors, mainly the bubble milk tea. Compared to Bay Area, the boba milk tea here is below average. But since it's in Sac and there are not a lot of excellent milk tea places, it's average. This store is inside the Ranch 99 Market plaza and is to-go only as they do not have any place to sit down. If you are shopping in Ranch 99 and are craving a milk tea, it's not a bad place to go as it is convenient and the only place in the plaza that sells milk tea. But I probably wouldn't go out of my way to come here to get milk tea.
After coming back to Sacramento after college (in LA), I began a search to find a good milk tea place in Sacramento. I had been to to brown sugar probably 3 times before, but never thought much about it. When I came here today, I decided I think it had the best green milk tea (at least to my liking). I stopped by after shopping at 99 Ranch about 5 mins after they opened. The lady there (I assume owner) was very friendly and answered my question about their green tea (which is a jasmine green tea). She offered me a sample of it too! After trying it, I ordered the green milk tea with less ice. The tea flavor was strong, they use real milk, and overall tasted great. The flavor is very distinct, probably because of the brown sugar. One note is that the milk tea is pre-mixed, so you can't really adjust sweetness (they have a sign that says you can, but they just add water to make it less sweet). I usually get 50% sweetness at all the boba shops I go to but without adjusting the sweetness, it was pretty decent for my liking. Prices are also very reasonable too! Only $3.25 for a 16oz green/regular milk tea, which is pretty cheap nowadays. $0.75 for an upgrade, and $0.50 for toppings. Large parking lot!
If you're looking for your typical boba place with your typical taro, honeydew, or thai tea....... this is not the spot. I tried this place back when it first opened. We were in the area, and I figured I might as well give it another shot. The layout of the shop is clean. It's located inside 99Ranch which is a plus side - I'd pick a boba shop over Starbucks in my grocery store any day! If somebody asked me about the menu..I would say this: it's basically green tea or black tea, regular milk or soy milk, and you have a choice of 6 toppings. Their menu just looks more extensive because they put together combinations of types of tea and toppings for you. Today's visit: soy black milk tea with grass jelly. The drink itself is sweet, not too sweet. But not too flavorful either. The grass jelly wasn't too melt-in-your-mouth either. The only reason why I would buy a drink here again is if I'm shopping at 99 Ranch..otherwise I'll stick to my regular boba spots!
This is my favorite boba place in Sacramento. I like how they actually use real milk unlike most places they use powder. The sweetness is just right, boba balls are good. The reason why I give this place a 4 stars is because they don't have a wide selection on the menu. But besides that everything they have on the menu are all pretty good :)
First time here! I ordered a small "Bubble Milk Tea" which is apparently the popular one! Or the customers #1 choice. It was okay! The boba was pretty soft and a big chewy. The drink itself was okay.. more on the sweet side. Coming from the Bay Area, it was decent. I'd come back to satisfy my sweet tooth! but this location wouldn't be my go to boba place due to convenience and preferences.
Really unassuming hole in the wall spot tucked in behind the cash registers inside the Ranch 99 we decided to try this spot out because they looked simple yet delicious and it did not disappoint. You will find very classic combinations here but man are the classics solid. I got a fresh Taro milk with red bean (asked for less sweet) and it was perfect, they give a generous amount of Taro that's been made into a thick paste, adding on the red bean was the perfect compliment to the drink. If you like real Taro (not the fake purple stuff, although I like that too xD) this is the spot! read more

After shopping at Ranch 99 I decided try their milk tea. I ordered the Hong Kong Milk Tea, and my mom order a Milk tea. Both with less ice and less sweet. The cashier was nice and drinks came out relatively fast. Their was a small line, but credit to the cashier. I believe she was the only one their, and killed it, with getting customer orders and drinks out. The drinks taste good! They use premium tea, brown sugar, and milk. So I would recommend trying this place out! It's a good quick boba treat after shopping! read more

Brown Sugar Bubble Milk is a small tea shop inside 99 Ranch Market near the front cash registers. It is not a sit down place. You literally order your drink at the counter and then take your drink elsewhere to sip on since there are no tables or seats. In fact, there's no garbage can either for you to dispose your straw wrapper into. The menu is very simple and basic. You just choose your drink, the size, and then how much ice you want. I like the fact that this tea shop has illustrations on the side so you can see exactly what their definition of "only a little bit of ice" or "a lot of ice" means. Moreover, they have a white board on the front that lists their top 10 best selling drinks just in case you can't decide on what to get. They have different additional toppings that you can add to your drink for an additional cost. They have boba, green bean, grass jelly, pudding, red bean, and chia seeds. An Asian lady was at the counter when I ordered my drink and she was very nice. She greeted me, took my order down, took my payment, and then quickly made my drink. The process was super fast and easy. I had absolutely no issues at all with the customer service. At the same time, I was the only customer during that time so I don't know how service is when and if the place gets busy. I normally always order my milk tea with boba which happened to be their #1 selling drink. I have to say that their boba is definitely fresh and I did think it tasted a lot better compared to the other tea shops. I also noticed that the milk tea had more of your natural herbal tea flavor and not so damn sweet compared to the other shops. The milk teas at other shops tend to be overly sweet with a slight hint of tea. Brown Sugar Bubble Milk definitely had a more natural tasting drink and you can tell since they use natural ingredients in their drinks such as brown sugar, organic soy milk, and loose tea leaves. Overall, I thought the milk tea was okay. I didn't think it was horrible and I didn't think it was the best. I think when it comes to this boba tea shop, it's going to depend on your preference and what you enjoy when it comes to your boba drink. If you're into the super sweet artificial tea tasting boba drinks then this isn't the place for you. You'll be disappointed. If you're more into the natural tea taste with less artificial ingredients, then you'll enjoy the teas here. I personally would not go out of my way to get another boba drink from here, but if I happened to be shopping at 99 Ranch, I'll probably swing by just to check out the other drinks. P.S. they have a stamp card where you get a free drink after a certain number of drinks have been purchased so ask for a card! read more

I know this boba shop has been here for a few years now but today was my first time trying this place. I have specifically been craving a thai green milk tea and came in expecting them not to have it (I was just going to ask if they could combine the two milk teas together), but to my pleasant surprise, they actually had this drink on the menu! The first thing I noticed was that they put on their menu that they use natural ingredients like soy milk and brown sugar and loose tea leaves and this was another plus for me because I prefer that more herbal taste when I opt for my teas. I've always liked the brown sugar flavoring and for me, you shouldn't have to add a crapload of artificial sweetener to a simple-flavored milk tea. This being said, the flavor range is not too wide, limited to drinks like lemon green tea or black tea or pudding milk tea. However, I feel this place does this to focus on bringing out the quality of the tea leaves they use. The boba was nice and chewy, though some were a bit firmer than others. The green tea and thai tea flavors were perfectly balanced. This won't be my go-to place for boba as there are other locations closer to me and with more variety, but I was still pretty pleased with my experience here. read more
It's in 99 ranch super market. It was good but it had a strong bite to it. It made my mouth dry with every sip. Not sure if it was the type of tea or the brand they use but I'm not a fan of it. Maybe would be better if it was milk tea? read more

Worth the drive into the "hood" for this. Located inside Ranch 99 Market at the end of the check-out lanes. I really like what they did with the limited space they had. They made a nice, simple name with a good concept. They only use natural ingredients unlike all the other boba and "teahouses" people frequent often. No creamers, syrups, corn syrup, etc. And you can really taste it in their drinks. The people that work here are actually quite friendly and sweet. If you don't know what you want, just ask them for recommendations. I got the Jasmine Milk Tea with Boba, which is just their Green Milk Tea. If you like pudding in your drink, get that too. The milk tea was just cold enough to drink and not too sweet. A perfect combination of tea and milk topped with the subtle taste of brown sugar sweetness. The boba was perfectly chewy and not too soft. It was so good that I walked back to the cashier and told her how good my drink was and thanked her again. They also do bubble drinks which contain no tea/caffeine. Hands down, this has to be the best/authentic tasting in Sacramento/Elk Grove. Basically, so good it makes you wanna slap your momma. (Which I'd never do.) They do a minimum charge to use your card though. Bring cash! read more
BEST milk tea in town. When i want the best .. I come here... Simple menu... And really really really good milk tea. 5 stars for the taste, menu and service. 1/2 doc'd because its slightly pricy and its located in 99 ranch and not a trendy spot of its own to sit and mingle with friends. Located inside 99 Ranch Asian supermarket, Taiwanese milk tea, you can get the drink at Brown Sugar and pick up some bake goods or dim sum or deli foods from 99 Ranch and you got full meal of the day, breakfast, snack, lunch, snack, dinner and last snack of the day Love their green milk tea, to bad you can't order the drink without sugar only less sugar. You can adjust the ice level. They have stamps card. Charging $ .25 if you spent under $ 10 with card. There's some day they are closed before 99 Ranch. read more

Being a big boba tea fan, I've been coming to this boba place for years and their drinks never fail me. My top two picks are bubble milk black tea and lemon black tea which I always get every time I go to 99 Ranch. Sometimes I crave their drinks so badly that I have to drive there from North Sac just for their boba tea. There are so many boba tea shops in the Sac area now but this place is definitely my go-to place. Today I noticed they posted three new summer drinks and tasted two of them (the owners are so hospitable!): strawberry tea w/ dragon fruit and winter melon tea. Both are perfect for hot summer!! I highly recommend give their drinks a try when you are around. The quality of their ingredients is top-notch and yes, you can taste it in their drinks! read more

Yum! So I think today was the first day of business for them and grand opening is not til next Saturday 10/6. The tapioca was exactly how I like it - sweet, chewy, the perfect consistency and they give you plenty of it so you don't run out of them halfway through! The teas were strong - we got one of each of the regular milk tea and the green milk tea and they were both delicious. Keep in mind I think they are focusing on high quality bubble tea drink instead of your typical bubble tea place that sells lots of different flavors and slushes, snows, snacks etc. From what I can tell they only have a few standard drinks. The two drinks we ordered though were solid and I hope to come back to visit again soon! read more

I consider myself a boba queen, and this place has the best boba considering taste and texture. Now, I believe I love this place so much because it's nostalgic. There was a mom and pop shop in San Jose and the tea was always perfect, it had the perfect sweetness, cream and taste of tea. Brown Sugar Bubble Milk had just that, I get the Bubble Milk w/ Egg Pudding and Boba. For people that like milk tea and actual teas with their boba, I'd suggest this. But if you like the fruity drinks, smoothies, and slushies stick to you Lollicups, Quickly's and Tapioca Express's. read more
