I will try to be as objective as possible. They never return calls, Norberto, my managing agent, is miraculously on the phone every-time you call. The boiler went out over a month ago, during our arctic chill and a new one has yet to be installed. There has been a mobile boiler outside for the last 4 weeks that runs out of oil on a daily basis. I have placed many calls for an appointment with the exterminator, of course it is never anyone's job to help. They will "give me the extension of the person in that department" of course, they then are unavailable. That said, My super Mike Dey is always there to do any work when needed, and does not like to accept any gratuity. He would even help install things like curtains,and lights which frankly he does not have to do. The floors and staircase are mopped and disinfected multiple times a day. The two stars is only because of Michael. Full Disclosure: I am a real estate agent, this review though is from my experiences exclusively as a tenant. An update: I was able to break my lease 9 months early after threatening them multiple times with a lawyer. I was living with a really bad roach infestation, with inconsistent hot water, as well as terrible sanitary issues regarding the lobby and garbage rooms - all of which they were unwilling to fix. I tried speaking with the management, Mekkehan Uludag but she might be the most useless and inconsiderate human being I have ever met in my life. All they care about is taking your money. That's right...disgusting is the only word I can find to describe Bronstein and the way they do business. No sense of urgency, honestly or courtesy to ANY of their tenants. Good luck getting in touch with them. Twenty messages left with three different people and still nothing, two weeks later. My building has roaches and while the exterminator is legally required to come once every month, I have only seen him three times in two years. As for maintenance, my pipes broke and the apartment filled with steam. Paint was peeling, the floor was soaked, and lots of stuff was ruined. Awful people. Dangerous building in Ditmas Park, the cops have keys to the building to perform vertical patrols on the regular. Illegal activity in the building, loitering of neighborhood junkies in the lobby and nightly pot smoke in the lobby. The Super is a joke and 'only works M-F 9-5' so he won't pick up the phone or even speak to you in the hallway... despite those being my full-time working hours. Mice and roach infestation with no remedy and worst of all, when harassed by a tenant (with a police report to prove it) and my own personal safety was in jeopardy, they said too bad I couldn't leave a month early. Now they've sent me an erroneous invoice for almost 3K which I have a feeling will end up following me, and my credit, despite documentation. I was a former tenant up until this month with Bronstein Properties in Brooklyn. It has been a NIGHTMARISH seven years with them. They are a big corporate agency that deals with many units across New York City but that is no excuse for their unethical business practices and unacceptable living standards for tenants. They have left me in awe of how careless they are about running adequate, livable units and even more so about how easy they find it to screw up tenants accounts payable and loose track of rent payments. Trying to even get a hold of ANYONE down at their Forest Hills Headquarters proves to be a fruitless odyssey. Please think twice about ever considering any apartments by Bronstein Properties or Highlawn Associates. I've been in this building for several years now because of my lease, and I will get the * out of here as soon as it's up. Roach problems, noisy and rude neighbors, but the thing that's currently driving me nuts? It's the end of Feb and I just had to get out of the shower because my WARM water ran COLD. This isn't the first time either. I've repeatedly had problems with heat and hot water, and when I called, the person I spoke to was SO rude. "No other tenant has ever complained". Well you know what? I AM. And please...the neighbors I DO like? They've all had their fair share of complaining. We've been sent a lease renewal and bronstein says our apartment is worth 1700? This group really should be illegal. I moved into their apartment in Queens which had a gas leak from the moment I moved into the place. It took over 4 months to get a new range for the apartment. The property manager, Ben Snyder, is the most incompetent person I have ever spoken to in a managerial role. At one point he yelled at me on the phone when I was requesting the new oven. On top of not reducing the rent for living in an inhabitable apartment, I was assessed a late fee. The apartments are dirty. The super is a waste of oxygen. This place robs unsuspected tenants blind. I really hope that others from the community want to take this company down because how they treat the working class is completely unethical and should be, if it is not already, illegal. Worst property management company ever! Do yourself a favor and do not move into any of their buildings unless you want to have a very stressful lease term. No complaints against the superintendent whatsoever, in fact it's just the opposite ... they try to be as helpful as much as possible. The negative review is toward the management company which also goes by the name IMPERIAL. In the 2 years that I lived there, I had numerous complaints about noisy neighbors, dirty hallways, the elevator that reeked of cigarette smoke, smelly garbage, cockroaches and lack of extermination services. They (not one time) ever returned my calls, messages or emails. I never before had encountered such an unprofessional company that lacked simple consideration for their tenants. This was such an awful experience from a company that is supposed to be professional. I am just so lucky that my lease expired and that I moved into a respectable building managed by a professional management company for a change. I am sorry to say but If I can give negative 1 star I would. I am a counselor and all experience I had with this company can be categorized as the most horrible moments in my life. I have to say I pro will have PTSD if I still have to deal with them. And thank god I am moving out. I have said my profession is a counselor, and I don't judge normally. But when you feeling being humiliated, I guess I have to judge this time. They have the Worst attitude toward tenants. The way they talk to you and the way they address any issues are just disrespectful, disrespectful, and disrespectful. Did not catch her name but one of the secretaries there is the rudest person I've ever talked over the phone with. I called their office to get the name of my building manager and his number (I had gotten a name and contact number when I just moved in) and she said they did not give those number out. Everything went downhill when she called "sweetie" and then I got a sarcastic "ma'am" from her. It is so sad to see people like her in the customer service field. Horrible! There are no other words. Truly an awful management company. The apartment itself if perfectly fine but the way they manage their tenants is the worst. They had to do some sort of electrical work in every apartment in the building, the electricians were fine they did what ever they had to do, but then it took nearly 4 months for some one to come back and finish the repair work like the sanding and repainting that needed to be done after the electricians left. My super didn't speak any english and I don't speak a lick of spanish so after a few futile attempts at trying to get him to understand what i was talking about I asked the building manager just to tell him to come any time to fix it, and all he has to do is let me know which day he will be there. That was all I asked for... took 4 months to finally get some one to answer me after multiple emails, phone calls, voicemails, etc. They have lost checks I've sent for rent (which were on time - every month, like clockwork because i have them sent from my bank automatically on the 1st of every month). They have also deposited my checks and still sent me a notice saying I am late and that unless I pay them by a certain date they will evict me. I called the bank - they had cashed the check back on the 2nd week of the month... how dumb can you be???????? I almost lost my mind at the sight of this piece of paper. Then their office is ONLY open from 9-5 M-F. If you call at 4:45pm fat chance having your call answered. Then you can't even leave a voicemail because the after hours machine won't let you. The actual office people are rude and never believe their tennants. They treat them like they are already defaulting on the rent and burning down the buildings. So miserable... I only renewed my lease because moving is an even bigger pain in the ass. read more

My fiance and I moved into the same building as another reviewer (Russell E.), back in December of 2007. For the first 6 months we were here we had barely any hot water. It didn't matter what time of day, it was almost always cold or lukewarm. They only responded to my emails when he perceived something I wrote as "threatening". It got fixed after that. So I guess the perceived "threat" worked (although it was not intended). BUT, the other issue we have with the people in 51 has not stopped. In fact, it's worsened. We now have 3 rooms in our apartment that are affected by water running down the walls and leaking through our ceiling. To make matters worse, there are 2 electrical sockets in direct line with where the majority of the water comes down the wall, and the light fixture in our bathroom is totally submerged if we attach the glass globe that is supposed to cover the bulbs. I am in the process of submitting a complaint to the FDNY for potential fire hazards. Hope this helps. read more

I'm usually not such a negative person, but when I get disrespected as much as I have dealing with this company, its hard not to be. Getting a preview of my apartment obviously didn't reveal the cockroach problems and dirty water from the faucet before I signed the lease. Okay, well, its NYC, the rent is relatively cheap, sh*t happens, but it took over 6 months to coordinate with the exterminator and finally handle the pest problem. It's now almost a year and a half, and I still have dirty water. When I have the energy and time, I get on their case, and they retort with a bunch of hot air. Eventually I get to busy to deal with it. I have left messages although have never once received a phone call back from the manager of my building (David Rivera, the worst), and when I do catch him in the office, its all lies. Wendy has been relatively nice to me, but when push comes to shove, its David that has to deal with it. Secretary is usually rude. Bronstein took over my apartment building from Vantage a few months ago. I didn't think a company could be more difficult to lease from than Vantage, but Bronstein wins. My apartment became infested with bed bugs and roaches and it was impossible to get a hold of anyone at Bronstein. I left message after message. Apparently they got my messages and two weeks later had my super tell me to call an exterminator- one who was quite unorganized and incompetent himself. I later found out from the super that the apartment directly below mine had bed bugs and several others too. An elderly man died in the apartment next door to me and though his body was removed, his place was not touched for 6 months and I'm sure that's where roaches came from as well. I explained all of this on the messages I left at Bronstein, but nobody would help me get a hold of an exterminator. In the past, Vantage would at least answer the phone and schedule an exterminator to come in while I was at home after work without a problem. People keep vacating my building and I plan to as soon as my lease is up this year as well. read more

DO NOT rent from Bronstein Properties, under any circumstances. I lived in one of their buildings in Washington Heights for a year. In that time, the bathroom ceiling fell in three times because of a plumbing leak in the apartment above that Bronstein refused to have properly fixed. Whenever we tried to reach the property manager he had changed cell phones and couldn't be reached. Then the super would show up and try to apply a coat of plaster over the leaking ceiling instead of fixing the leak. We asked multiple times for a plumber, and instead the super would give us some song and dance about how the tenants upstairs weren't closing their shower curtain properly. Then, within a a few days, the ceiling would completely fall in, wood boards and all. Then it would take weeks, and multiple phone calls, and 311 complaints to get anyone to come fix it. Then... wash, rinse, repeat. The living room ceiling fell in once - giant heavy chunks of plaster scattered everywhere. When I finally got hold of the property manager, his summation of the situation was a shrug and, "This is New York, sweetheart." Yeah dude, and in New York, we believe in ceilings that stay put. The best / worst part, however, was the infestation of hornets that moved into our kitchen wall. They built a giant nest inside the wall after entering through a crack in the outside bricks. We spent weeks asking the super to call an exterminator for us (the property manager had presumably switched out his burner phone again, and was unreachable.) Instead of calling an exterminator, the super plugged up the hole in the outside wall with caulk. Now imagine that there are maybe a thousand hornets trapped inside your kitchen wall. They can't get out. If you were a hornet, what would you do? Exactly. They all came in. Take a Stephen King movie. Set it in a New York apartment. Cover every surface of that apartment with giant hornets. Crawling. Flying. Up the windows, in the flower-pots, ricocheting from window to window. That was our life, for the three weeks in which Bronstein Properties first refused to acknowledge the problem, then refused to deal with it. The "exterminator" that they sent showed up in shorts and a t-shirt, with what basically amounted to a fancy can of Raid, told me that he was scared of wasps, and wouldn't get close enough to the nest-hole to put poison inside it. He did haphazardly spray at wasps flying past us though, covering the apartment with poison. (Then he asked me if I was single.) We ended up going out of pocket to get a real exterminator, who told us that the nest was gigantic and should have been dealt with much sooner. Bronstein Properties then refused to reimburse the expense. The day we moved out, we talked to two tenants in the elevator. One of them was upset because her living room ceiling had just fallen in - on her elderly husband, who was sleeping on the couch at the time. Just another day in the life of Bronstein Properties... Are there going to be hornets in your apartment? Well - unless you move into my old one - maybe not. But what's certain is that WHATEVER problem occurs - and these are old, badly maintained buildings, so problems are certain - Bronstein Properties will do whatever they can to avoid dealing with it, and you'll be living in rubble until they do. read more

There are so many things wrong with these people, where to begin. First, the Property Manager of the building I used to live in is rude, arrogant, argumentative, disrespectful, and unresponsive. He truly lacks any type of people skills required for position of ''manager''. If you call their office for anything, you feel like you are truly disturbing them and it is always a major inconvenience to them to even respond. If you do get someone on the phone, they are rude and disrespectful. It also seems that the normal thing for anyone there is to allow their voicemail to be filled so you can not leave a message. Now, the building itself in which I used to reside....Well the Super is extremely lazy and often times never to be seen. Debris can be seen in the common areas for days before it gets taken care of. If it snows, your building will be the only one on the block that still has snow piled up for hours/days before it gets clean and safe to walk out. Water has been turned off more than once without any type of notice. If it rains hard, rain water will seep into your apartment through the window sills. The façade of the building needs updated, water damage to interior is clear. I informed them of this after the first time I noticed this. Their response, ok we will look into it. They never came. When rain was in the forecast, I kept old towels on the window sill to catch the drops. After in incident of being stuck in the elevator and trying to get the super, who was never around, FDNY had to be called to get out. When I called the property manager to inform him, he finally returned my call after a week and an email to him copying my attorney. He was quick to call them, and become argumentative over everything said. Let's talk more about the building. ROACHES, why yes they can be seen quite easily. Again, trash in the common areas, check. Does the property manager enforce rules of the building to anyone, apparently not? The same violators continue to do as they wish in the building. Such as leave their apartment doors open when cooking food with the most nauseating smells imaginable. Letting kids run around and use the elevator as a toy. Common occurrences are leaving baby strollers, buggies, boxes, trash bags, old furniture, etc. in stairwells where people walk. So in summary, AVOID THEM! They no longer manage the former building I once lived in. Is it any surprise why? Because they are terrible at property management. read more

We moved into a Bronstein building in sunnyside last year. The first year was fine but now we have bed bugs. Bronstein failed to tell us that the woman across the hall has a bed bug infested apartment. Apparently the issue has been going on for years. 4 apts on the 6th floor and 4 apts directly below on the 5th floor have bed bugs. We called Bronstein, they told us to call their fumigator, which we did. This doesn't solve the issue though, as the woman across the hall refuses fumigation so we are going to deal with this issue over and over. The woman across the hall is an elderly lady who also has an incontinence problem and the entire hallway smells of urine. We pay over 2 grand for a 1 bed that smells like a subway platform and our personal belongings are being infested with bed bugs. read more

We live at an apartment building in Queens on 73rd Street. I thought that the building was fine--even if they were a little bit negligent in fixing water damage in our apartment caused by the storm. However, then we found out that we had bedbugs. The people above us had them, too, and we were never notified. We had our apartment sprayed 5 times, and now, after 2 months, they're back. They are all over our side of the building, and we are paying a lot of rent for the privilege of living out of plastic bags. Although they state that they do notify adjacent apartments in writing of bedbugs, it is not the practice of the management company or the pest control agency they use to do so. They do not notify, inspect, or treat adjacent apartments for bedbugs, which means that we have done more work bagging, cleaning, and vacating our apartment than anyone else in the building. We have spent a tremendous amount of money bagging and cleaning our belongings, and have been living out of plastic bags now for almost five months. Every time they've come to spray we have to rent a hotel room because we live with my grandmother, and she had trouble breathing after we returned the evening of the first spray. So now we need to go to a hotel so that the room has time to ventilate the next day before she sleeps in it. We would move if we could afford to do so, but the expense of living like this has wiped us dry. They admit no responsibility and are not accountable in any way, shape, or form. Every time their terrible pest control agency comes to spray, they find another reason why it is our fault, even though we have spent a considerable about of vacation time and money doing everything they have asked of us. The PCO admits no responsibility for ineffective treatment (they blame the management company for not inspecting adjacent apartments) and the management company accepts no responsibility for the problem not being solved (they tell us that it's the PCO's fault). The bottom line is that other apartments around us have bedbugs and have not been inspected or treated. DO NOT RENT FROM THESE PEOPLE. I can't stress it enough. They are terrible. Whatever deal they have going with their PCO means that there is no disincentive for them to just keep spraying, and spraying, and spraying--even if there are no results. read more

We live in 43-08 40 St in Sunnyside, Queens. If you are looking to rent in this building, I suggest you run fast. This building is infested with bed bugs. We moved in with a newborn baby (who was in the neonatal intensive care unit for 3 months) to deal with bed bugs. Bronstein pays an ineffective exterminator $350 to rid the apartments of bed bugs. This man has yet to fix the problem. As a result, we had to hire our own exterminator TWICE. So far we have spent $5,000 for this disgusting apartment. They agreed to deduct the $350 from our rent. To make matters worse, the neighbors next door, who have a HUGE bedbug infestation threw out their blood stained and bedbug ridden mattresses in the basement where the laundry room is. The furniture was not wrapped plastic, as the law requires. We are moving this month, before our lease expires because of this problem. On top of the 5K that we spent on bedbug extermination, we are losing two months of $3500 of rental dues because our lease is not up yet. Also, they don't provide heat in the winter between 10PM and 6AM. People in this building use cheap electric heaters that are huge fire hazards. So, in addition to bedbugs, and no heat, you are at risk of dying in a fire. STAY AWAY FROM THIS BUILDING at all cost. read more

NO. No no never. I'm not even going to bother being objective. These people are beyond incomptent. They all deserve to lose their jobs. In this economy it's difficult to find a job and I hope they all have to suffer. 1. Let's start with the 11 pm phone call from Norberto telling me that because there's a pipe leak above me, the plumber will be coming at 9 am tomorrow. Uh...I have a job. I don't think so. 2. I contacted the property manager, Vilma, to try to schedule the plumber. I took a day off of work. Conveniently she had a sick day too. NO ONE SHOWED UP. I had to talk to Vilma's boss to get just the super to come in. 3. I send an email to Vilma's boss, Joe, clarifying that it's the leak AND the clogged pipe that BOTH need to be fixed. So, they end up sending a plumber on a Saturday AFTER they gave me so much shit about the plumber only work from 9-5 Mon-Fri. OK, but you knew when I signed the lease that I'm a single woman with no family, no boyfriend and basically no one to stay at home. I'm NOT letting a total stranger in my apartment. 4. Finally, I'm happy that the pipes are fixed and called the super to come and fix the hole. He comes in and says he can't fix it because there's one more pipe to be fixed. 5. I send an email to Vilma (the property manager ) and Joe (Vilma's boss) and asked to make an appointment for a phone call because I had some questions about what was going on. 6. NO phone call. No email. 7. So by now I've filed several complaints with HPD. I've had an HPD agent come in and look at the state of my apartment. We will see what happens. These guys are assholes. I have lived in apartment building that was taken over by Bronstein, and I cannot begin to tell you how rude and bad the customer service is. They are some of the most unprofesional individuals that you will come across. I read below that someone mentioned how when they were making a request to have something fixed (it appears that heating is a major issue with this company) the property manager kept saying " I don't know anything about this, nobody else has mentioned anything to me" well that is the same exact response that I received when for a period of over three weeks the heat in my apartment would not work. The absolute worst in customer service. Our building was purchased by BP and the office clerks have an awful attitude. They are rude and do not return phone calls. I would give a ZERO if there was an option. Bed bugs on bronx river rd, poor management, roach infestation no one returns your calls or emails. Threatening to sue at this point to get my deposit back and to fight the lease. Had to dispose of all furniture and belongings. Disgusting and filthy apartments. DO NOT RENT. RUN!!! I rented an apartment at Brooklyn that looked nice and quiet. Few months later, the cockroaches and all kind of insects start to show in the apartment. the apartment was full of holes under the doors. later on, 4 adult people and a dog moved in in the 1 BR apartment upstairs and they were making a lot of noise day and night. the dog was running back and fourth all the evening. they were moving furniture and dropping heavy things on the floor even after 1 am. when i signed the lease, it stated that no pets were allowed. I called the management office several times. the manager Nolberto did not answer any of my letters or emails. and after 3 months of calling the management and 311, Nolberto told me that they have sent letters to those noisy people and that is all what he can do. I am sick of them. they can only ask for the rent each month. I am moving. stay away of these properties. read more
