Ceiling water leak.
Jenniffer C.

Poor living conditions under this management. I've had 5+ ceiling water leaks this year and have not received support from management. The repair team does not respond to my emails. Poor job at repairing the ceiling, worst job at analyzing and fixing the root cause of this issue.

The soap and bleach splashed onto my window

If I could give ZERO starts I would!!! So I've been complaining for YEARS now about a nuisance tenant above me. For context I have two autistic children and she makes noise ALLL DAY AND ALL NIGHT. I've been ignored nobody takes those complaints seriously. My building has now had 3 different property managers and I have complained to all 3 about this woman. Today as I'm standing in the kitchen sis is throwing BLEACH AND CLEANER out the window!!! It splashes into my kitchen gets all over my sons plants (which i had to throw out) I go downstairs and let the property manager k ow he goes imma go talk to her which is his response all the TIME! I go upstairs to knock on her door and ofc she doesn't answer. So I go back down and start spazzing because at this point this is ridiculous and UNSAFE my kids could of been in that window. The property manager tells me he spoke to her and she's gonna get a notice from legal which is the management offices party line. I went to him the other day asking him to CC me on the email to legal and he refused. Now as I'm rightfully going off this man as I'm in the door attempts to slam the door in my face which I stopped by pushing the door and then proceeds TO GRAB, MANHANDLE AND PUSH ME telling me to get out the office. Assaulting me while his little henchman the super was there. Someone else who I done complained about cause he's lazy. I call the police and because of the angle of the camera and the no sound because you know their cameras of course record video and not audio they refused to take my report. Now in the audio clearly you hear him slamming the door in my face and my yelling about it and the altercation. This comes Weeks after them knowing I made a a HUD complaint for them denying my children's medical reasonable accommodation for a bigger apartment. It's giving retaliation. I don't know what kind of employees Wavecrest is hiring or what the protocol for dealing with tenants is but I know for damn sure he shouldn't be putting his hands on me or anyone else for that matter! It came to my attention later in the day that he was in an actual ALTERCATION with another tenant!! But of course Wavecrest gonna cover themselves. I've sent emails with no response. I call nobody in the main office in queens answers the phone. THIS COMPANY IS CROOKED AND SHADY DO NOT RENT WITH THEM. TENANTS DONT MATTER TENANTS RIGHTS DONT MATTER ALL THEY CARE ABOUT IS MONEY.

Another person lingering in the hallways.

Here I am again! Wavecrest Management has STOPPED me from paying my rent online because I won't do recertification. Why should I recertify when management does nothing? We have unwanted people living in the stairwell and vestibule and sleeping on the roof. But they say they are working on it. They are only working on getting the working people out of the building. Wavecrest is one of the worst management companies I have ever dealt with. Rodents are running throughout the walls, as well as leaks inside the walls. I want someone to come and help the working tenants in this building. They DON'T DESERVE NOT 1 STAR!!!!

ceiling the menace in 3k flooded, an "accident" all I'm asking is to transfer so they don't finish it off and come through my ceiling !

It's so disheartening looking at post from 6+ years ago seeing nothing changed, actually worse. Even more sad when same tenants follow up. I've lived in the Wavecrest buildings since they opened in 2013. Wrote a lot of this on Google, but the building was beautiful. Tenants went through interview process to get in. ... upkeep is horrible, cheap repairs if any, MICE! Etc etc written this so many times .. These places are able to get away with treating us like this because New York is expensive and cost of living is not affordable. With this said in stuck in this place where there are open apartments but I'm forced to stay in an apartment that's failed inspection for over a year but for me the worst part is the menace to the building they allow to harass me. This lady child encourages her children to make all kinds of noises throughout the day. Doesn't work, children don't go to school bedtime ? That's a foreign word to them . Can you imagine children running at 2am on a Tuesday . It's my life riding scooters, jumping off furniture I assume, moving furniture, yelling at the top of lungs, dropping heavy items anything you can think of to harass someone living below you . I've emailed management for the past year ! They've done nothing but tell me I'm on a transfer list . There have been at least three empty apartments in my building for the past 6 months two for the past year ! I've sent a book of emails begging to be transferred videos of the noise, reports, harassment report of her aggressively approaching me. Their responses include "why do you advise we do" "we can't accuse someone of harassment with no proof" even advised I "you can transfer outside of Wavecrest" seriously !?! Clearly not an option but thanks suggestion or what permission!?! How is this management still open !?! MODERN DAY SLUM LORDS . They own several locations now, and hide behind employees they providing housing to. They know the people living in these conditions can't afford to get out of them so they refrain from providing even basic repairs. Either forced to leave and they get the next victim in and charge more, or we have to stay and put up with this. The tenant flood my kitchen a month ago and said "it was an accident" to the super . Accident !?! My things in my kitchen are damaged and no one has even contacted me !

870 Jennings St Good Evening, id like to report a genarally concerning complaint. As of recently the building has been in horrible conditions. It is extremely unsanitary and unkept. The floors are consistently dirty with black foot steps, strange liquids on the floor, the elevator railings are dirty, the lobby stinks. The staircases are dirty and smell like weed, cigarettes and urine. We have two full functioning elevator and recently we have only been able to use one because the other is being used as a garbage storage. This is honestly very disappointing the building is a mess and it's embarrassing as a tenant. On top of the insanitary conditions, the building entrance doors always seem to be broken.

I have been a tenant with Wavecrest Mgmt for 8yrs and with being here this long going through three Superintendents and the bldg is still in poor conditions, they demand rental arrears and will fail at providing any much needed repairs to your actual apartment, even after doing an Order to Show Cause - where I took them to court for repairs they found themselves doing a real quickjob on what I asked for at the moment but have yet to fix the bigger problem which are a gaping hole under my kitchen sink and my stove/oven being completely un functional , yet I make it work. they always ready to ask for rent rather demand rent yet fail to maintain the apartments. I have seen them repaint the lobby, these jobs that are more imperative than attending to a tenants apparently. Overall disgusted with the lack of maintaining the tenants needs.

The fact that Wavecrest have numerous buildings and can't maintain none of them is hilarious to me. since moving into this MT Eden building they have NOT done anything to fix the problems in my apt and not just that my son and I both were injured do to the negligence of this management company. The flooring is literally decaying under my feet, the windows EVERY single one are broken I put up plastic to keep out the cold but HPD told me I had to take it down due to it being a fire hazar, there must be a water bug nest somewhere because they stay flying around my apt. And to make matters worse they have the audacity to take me to court to put me and my son out after NOT doing half the work that needs to be done in here Like fixing the falling ceiling in my bathroom but the fire department had to come and cut open the ceiling so it wouldn't fall on us while we used the bathroom.

Bucket filled up and overflowing under sink cabinet to catch the sewage water as the moron is taking shower from next door

I essentially moved in order to be closer to where I work (which is in Western Suffolk), but I have nothing but great things to say about my apartment and Bronstein Properties. For the price I was paying, the apartment was great. Lots of space, great neighbors (which I know can be hit or miss), and very rarely ran into any issues with temperature, property damage. I say rarely because there was one minor incident, but it was fixed ASAP. Heat wasn't working during the Winter. I called Bronstein the day i discovered the issue and somebody was over the next day and fixed it. Facilities were always clean too. While I had great neighbors there was one guy downstairs who had a tendency to come home drunk and drop half of whatever drunken munchy food he picked up. By the next day or day after it was cleaned up. The couple of times I've dealt with Bronstein on the phone they were always pleasant. If I ever make my way back to Queens again, I'd strongly consider moving into another Bronstein apartment

Fortunately, we had dated photos of the apartment showing it was in the same shape as when we moved in a few years prior, and we were able to get most of our deposit back after a lot of back and forth. If you're a tenant in one of their buildings, I highly recommend documenting the condition of the apartment when you move in (missing screens in windows, small chips or scrapes, etc.). Otherwise, they will make every effort to keep your security deposit.

I simply asked for clarification regarding newly imposed co-op insurance requirements and how the coverage thresholds were determined. Rather than receiving transparent answers or supporting documentation, I was repeatedly told the requirements were "non-negotiable," threatened with fines, and ultimately informed that management would "not engage further" because the conversation had become "repetitive." As a shareholder, asking reasonable questions about building policies, insurance requirements, and risk management should not be treated as an inconvenience. At no point was any actual explanation provided regarding whether these limits were based on insurer recommendations, legal counsel, lender requirements, claims history, or any formal analysis. Instead, responses felt dismissive, defensive, and unnecessarily combative. Professional property management should include transparency, accountability, and respectful communication with residents -- especially when imposing financial requirements and penalties. I hope ownership takes shareholder concerns more seriously moving forward and improves how management communicates with residents.
