The building (The Drake, Rego Park, Queens,) is not up to code and the tenants should be informed that they are not required to pay rent until it is. Bronstein Properties who is the current management company does not follow the law. They also discriminate against people with mental disabilities by making fun of them. Under the law, if the building code does not comply with the law, the tenant is not required to pay rent. The Housing Maintenance Code in New York City outlines the minimum standards for maintaining buildings and properties to ensure the health and safety of residents. It covers various aspects like sanitation, heating, light, ventilation, and fire safety. Owners are obligated to provide adequate janitorial services, maintain essential services like heat and hot water, and ensure the property is in good repair. Avoid these people like the plague. If you have to deal with them, as a tenant, first call 311 and have a city inspector come to your apartment. That way everything will be on record with the city. And the inspector might find violations you never thought about. Secondly, if you speak on the phone, record the conversation so everything discussed is on record. They record the conversations too, so might as well have your own copy. If you email, CC yourself too. Don't trust Elias Polanco, and the managers for the units. The company operator is useless to help provide useful info to reach the proper people. If you must, show up in person, and record the visit. Again, for your record. These people lie, and over promise. They also try to harass tenants to move out of rent stabilized apartment by delaying repairs as long as possible. read more

While I don't doubt others have had different experiences as they've stated in their reviews, I was pleasantly surprised by Bronstein when they took over my building's management. They kept the superintendent and his maintenance team in place, which I appreciated as they were awesome. They also deposited rent checks promptly, which was good. The leasing office was very easy to work with when moving out, including with logistics associated with my half-month early move out, a refund of my security deposit in full, and a prorated rent refund. I worked primarily with Jessica Shenners. from the leasing team, who was excellent. She was super prompt in responding, professional, and helpful. read more

Trying to connect with anyone in this company is a waste of time. My attempt is to connect with someone in the department for paying rent. I had a problem with getting the rent due and I'm getting blocked in the process. So I tried to speak with them to use an alternate way to pay the the rent. There is a man who sits at the main desk gets. He sounds like he was woken from his nap and when I ask for specifics he asks me what is my problem. He will not connect me with the problem because he wants to know my issue. I told him its none of his business. This is not a goveernment business. I called the building Manager who gave me the direct number and proper person and to speak with Wanda. BUT, the phone rang and rang and then disconnected. having been a tenant in this coop building for over 30 years I have never experienced such a lack of profesionalism. No matter the issue from service questions and basic needs to severe problems I.e. a new stove catching fire there has never been any communication from management to help to resolve this. This happened several days before Christmas. this is a luxury coop building.I have had several management companies all with really good service. I have never reviewed any management company before. This company is the worse management ever. They collect rent and nothing more. I live in a coop building but I am a long time renter, therefore, I have no rights from them. We have a super but that is just for the owners of their apartments. Renters have no super. There is no one to call when we have an emergency. It took 4 months after HPD came and issued a violation, for them to repair a leaky bathtub faucet. If you are smart, do not hire this management company. They only collect money and nothing more. I think it depends on your property management staff assigned to your building and even the building itself. When I called, I would reach someone but whether they followed up in a timely fashion or at all was an issue. I have lived in my building in NYC since 2001. When Bronstein Properties took over as Landlord just a few years later, I was pleased with how nicely the management made changes in the building. They've renovated and made the building more modern and nicer looking. Each department would be so friendly and I can talk to them at any the time on any issues I would have and they've always taken care me as a tenant. One person in particular is Jessica Shenners, who is a Director of Leasing. Years ago, she was just an employee in various departments, but I can appreciate that Bronstein Properties LLC saw her tremendous value and promoted her, which is well deserved. She has been a Godsend, a kind lady, genuinely makes time to listen to her tenants and their needs as she has done with me for over 20 years. She's compassionate, fair, dedicated, and always professional. She's a rock and always makes me feel like I can depend on her if ever I need to reach out for any reason, she is always there and responds right away. Thank you for everything, Jessica! I've been a tenant in their building for over a decade. They have been good with upgrades in the building but completely unresponsive to a persistent issue with a neighbor's noise. I have sent multiple emails with absolutely no reply. I am confronted with neighbors who do not care and stay up all night every night till 5am with no floor coverings stomping, yelling, etc. I am forced to call 311 on an almost nightly basis. I think the reviews speak for themselves... poorly maintained properties, the super could care less about cleaning around the building, cleaning the halls and elevators, properly shoveling the steps and sidewalks - and responding to requests. There's roaches and mice - the pest control comes infrequently and only after multiple complaints to management... no fire alarm system in the hall nor extinguishers anywhere visible through the building.... a true shame. My buildings super has 3 cats in the basement (for sure a health code violation). The stench from the cats comes up to the 6th floor!! Unless you enjoy keeping bed bugs as pets...RUN AS FAST AS YOU CAN. DO NOT pay attention to how big the apartment may be, it's not worth any of the hassle or expense you will experience with the multiple issues that Bronstein will lie about. I live in a Bronstein apartment in Brooklyn with my fiance, small dog, and cat. After Bronstein made us jump through every hoop imaginable to officially sign our lease, they then decided to lie about the bed bug issue in our building. The vacant associate at Bronstein claimed at our lease signing that there was a bed bug problem in, "just one unit on the 4th floor" and never on the 5th floor (where we live) or anywhere else in the building, that we have nothing to worry about. My fiance then asked her again, "are you sure there was never a bed bug problem in our unit or surrounding units?" to which she replied, "Absolutely not, it was just one unit on the 4th floor and it was taken care of promptly." Fast forward one month after move-in, and I'm covered in bed bug bites. After speaking with all our surrounding neighbors, they all confirmed that they too have bed bugs, and have notified Bronstein of the issue numerous times over the past 2 years. After calling the exterminator (Bronstein won't call, you must call, this must be too difficult of a task for them), we were given the protocol for extermination: Basically, packing up all our belongings, washing every piece of clothing we own, and living out of plastic bags for 2-4 weeks. Let's not even talk about how the extermination company claimed that the pesticide they use is 100% pet safe as long as the pets were out of the apartment for 4 hours (which we followed precisely), then come a week later, both our pets had been extremely ill. Now on top of living out of plastic bags, we get the added fun and expense of vet bills! Don't even get me started on the non-functional elevator, not having a mailbox key for over a month, having to beg for a smoke detector (against the law?), the lazy super that claims any and every issue is "not part of my job description", and the building manager that NEVER returns a phone call! I have lived in 3 other buildings in Brooklyn since moving to the city, and even though none of them have been perfect, none have had bed bugs or lied as much as this terrible management company. Run away as far as you can and live in any other building. p.s. If you have a pet, Bronstein will not care about its welfare (see note above about the lying exterminator); however, they do demand a $1,000 dog deposit prior to signing the lease ! I'm almost too angry to write a review. Roaches and mice are quite comfortable in this apartment. So comfortable that I discovered only the other day that mice had eaten the stuffing out of my loveseat and made a cozy family nest there. The critters scrambled when I pulled up the cushion. I don't use the oven because its floor is covered in mouse mierda. Roaches live in my refrigerator. The panel to the fridge's motor has been eaten away, offering yet another home for both roaches and mice. Ceiling paint is crumbling. Base boards are cracked and full of holes. Every morning, I wake to a stove top littered with mouse turds.While making the bed recently, I lifted the pillows to discover a mouse who immediately dashed. I don't blame the super. He's responsible for the multi-apartment complex as well as the bodega on the corner. My doorbells haven't worked for three years. I could go on but hope I've offered a useful sampling of what's wrong. All of the above has been reported. You ever want to pay top dollar to live in a roach and mice infested slum??? Well then Bronstein Properties is your place!! I only lived there for 13 months months. By month number 7 The roaches were coming out from behind the sink they were coming out of the door holes they were coming out of the cracks in the floors. Mind you this is the Bronstein property in Yonkers this is not even in the city. I took the elevator with roaches and mice. One time I got off the elevator because a mouse was running in circles on it. The super is one of the laziest people I've ever encountered in my life. For the entire time that I was in my apartment my neighbors bathroom flooded into my bathtub the super came 13 different times doing the same temporary fix. He was A palled when I asked him for a plumber stating that I didn't need to have a plumber hence the problem continue to happen up until the day I moved out. I emailed the owner the property manager and just about anybody else that would listen and nobody acknowledged the filth that we were living in not tried to correct it. Finally the icing on the cake I moved out on New Year's eve because I could not take it and I was smart enough to not sign a second lease with the slumlords do you know that someone called me in April talking about I owe $6000 in rent because they didn't find my key when I moved out but the Super was the one who gave me the broom to sweep my place out one final time. They claim they didn't find my keys until March I kindly told them I didn't give a damn when they found the keys I'm not re sending any emails or submitting a thing I don't live in that slum of a building anymore. I reached out to over 9 employees about my move and not one responded now because the entire building is exercising their eviction moratorium you need every penny you want to try to charge me for extra months I wasn't there. This landlord violated the Housing Stability and Tenant Protection Act of 2019 by illegally withholding my security deposit. My building had persistent and unresolved cockroach problem, so I moved to a new building in 2020 during the pandemic. They never set up a time to walkthrough the apartment and collect the keys and told me they could keep my full deposit because I didn't return the keys. This is false and when I sent a formal letter siting NY state law, they ghosted me. In small claims court now. Don't rent from them. read more

Call 311, the landlord and super nothing was done. 311 came wrote a report. And nothing. Oh yeah roof leak and wall is mess up. I reported it and nothing. So glad to move out. ZERO STARS Very retroactive review, but I'll add to the chorus of negative reviews. I'm shocked to see that this place hasn't improved since I rented an apartment from them in 2011. I rented a 1br in Inwood - spacious, "clean", affordable place. I thought I had really lucked out. A few months in I discovered bedbugs. They sent someone to spray, but didn't do anything about any of the neighboring apartments. Bedbugs came back multiple times and Bronstein didn't take care of the problem. In addition: cockroaches, messy halls, noise violations, didn't turn the heat on until way late in the year... just a mess. I notified management that I would be breaking the lease due to uninhabitable conditions, first via calls and messages that never were returned, and then via certified letter, which they "never received." They refused to return any security deposit, so I took them to small claims court; the first court date the lawyer was there, prepared, but saw that I was also prepared and had photos, copies of my letters, receipts, etc etc, and said that he couldn't represent his client because they were apparently sick. Court date delayed for another few months, where they finally just settled with me in the courtroom hallway. Don't rent from them, even if the place looks clean and seems like a good deal. Also, be your own advocate and know your rights as a tenant. read more

We lived in their property at 32-06 47th St in Astoria. On the corner of Broadway. Bed bugs were crawling through the walls within a month of moving in. Neighbors reported the same ongoing issue. Had 5+ treatments and they just kept coming back in through the walls, clearly a building issue that they did not care to properly address. They let us break our lease after 4 months because they didn't want to deal with the problem properly and we wouldn't accept living with the bed bugs. Unfortunately they will probably just rent our apartment to another tenant. Don't let it be you. Also, if you get the pleasure of living next to one of the "recycling areas" that are on each floor enjoy them getting filled with trash and roaches and not being properly cleaned. We complained of this issue multiple times and their solution was to put a note on the door of the recycling area. Too bad roaches can't read... I only wish I read these reviews before I moved in. After all, anyone can have a positive experience if you never have to call your landlord. The incompetence of this company is staggering. I've been living with a clogged shower for a week and they could care less about fixing it. I've been berated by them for "not making myself available" for someone to come in and fix it, yet I've told them on multiple occasions that I can be available at any day, any time, provided I have enough advance notice to take the day from work. They say they'll call you back in a few hours? Good luck with that. The receptionists are rude, the managers change every time you try and talk to the one for your building and nothing gets done. I'm currently in the process of looking into my lease to see if I can break it early so I never have to deal with them again. read more

You wouldn't know they own this building in Sunnyside, because they don't openly attach their name to it, and for good reason. The building is infested with bed bugs and roaches. We were told by our broker from The Realty Depot that there were no bed bugs, which of course was a lie. Within 2 days of moving in, I was getting bites. I peeled back my mattress corner and lo and behold, the entire lining of my mattress was infested with bed bugs. So, we had our apartment and beds sprayed with chemicals several times, had to wash ALL of our clothes and seal them in black plastic bags. Don't live here. Find another, better building at all costs. Don't work with The Realty Depot or Bronstein properties . You will thank yourself later. read more

I can't even begin to list all of the horrible, disgusting, awful things that have gone on in the Bronstein property I currently live in. Let me begin by saying, that the building I live in now used to be a very nice building, in a very nice neighborhood. I've been living here 10 years and all I noticed is the decline in both the building and the neighborhood. I won't go into long detail, because I want you to read my review. My experiences in this building range from no to poor repairs, the management once "losing my rent" and dragging ME to court to evict me; when I had all the proof I had paid and sent the rent certified with signature. Drug addicts doing drugs and what we believe one or two people living on the roof or in the stairways, tenant's kids going on the roof and smoking pot, drinking and having sex, Roaches, water bugs, reports of bed bugs (I've been fortunate not to have them), leaks from the roof, leaking faucets, no ventilation in the bathroom; which is a DOB violation, hot water being turned off without notice due to "an emergency" which has happened several times in the past few months, disgusting, noisy neighbors that litter in the hallways, elevators and stairways, tenants we believe are selling drugs out of the building.....well you get the idea. The most recent problem we've been experiencing are the drug addicts doing their drugs in the stairways and the most recent (as of yesterday) was finding poop (yes POOP) in the stairway, which we believe is from one of the drug addicts staying in the stairway overnight. I've reported this to the management and I'm waiting to see if I get a response. I know it's a long shot that I will, but hey doesn't hurt to try. Needless to say, I'm not expecting a response, because when I spoke to one of the managers a couple of weeks ago she proceeded to tell me how she lives in a luxury building and that sort of thing happens in her building as well as all over the country. Ok AND? Does that help the situation in the building I live in? NO. I didn't ask her about her building or about the rest of the country. So I guess since it's happening all over the place, they don't think they should do anything about it. I also sent an email with the pictures of the mess in the stairway to the joke of a building manager Nolberto. I say joke because that's exactly what he is. No professionalism, barely speaks English and definitely doesn't care about the disgusting things going on here. As a fed up tenant, I will be making it my goal to get out of here and never look back! I'm hoping I can. I've taken the liberty of posting the pic of the poop that was still there at 9 at night, after I told the super about it. I guess the porter, who I'm also posting a pic of, didn't feel like cleaning it. I would also like to add that the super is awesome but he has a full plate. Besides the barrage of repairs he has to do with no help from the management. he also gets a barrage of complaints of what goes on. Cons, Gold Diggers, liars, with no customer service, no respect for their customers, nor their time. Hope ur in no hurry to get a apartment from them:-/ 1) I saw and applied to an apartment in one day (Sunday), listed at $1500 for a studio. I was very excited. The next day my broker I was using, told me they wanted bank statements (that I should not be revealing) and that they would have an answer by the end of the day. 2) Tuesday comes, they tell my broker that they will let him know by 3pm. Then, as I was texting a broker who I used in the past, she tells me that they sent out a NEW LISTING to all their brokers, the same apartment for $200 more, at $1700. They decide not to tell me directly. 3) Wednesday no word, so after 4 days, no answer I decide to take the day off and look for more apartments. I meet 4 agents, they all tell me how horrible Bronstein is, I find a apartment that's also good, at $1645 but.... It's also under Bronstein:-( so the new broker says, since u paid 150 dollars for an application fee, and it's the same property management, maybe they will switch the application for free and give u a quicker answer. 4) so the next day, Thursday, the new broker goes to their office in Forest Hills first thing in the morning, and they switch the application for no extra charge. All day no word. The broker says he has been calling them all day and no one will pick up the phone. He literally phrased it as "I left over 2000 messages" 5) so Friday, 5 days later, the broker calls their office in the morning and says they will let me know by the end of the day. I have been told this exact phrasing, with various times, a total of 5 times. And now it is Friday night, no answer still and at a loss of $150 dollars. I would never think I would have to actually avoid a property management to actually get a apartment in a timely and respectful manner. Thank god I am not at the end of my lease and homeless, cause I would be if I depended on this company for anything besides taking my money. What I think is the most disgusting characteristic this company has is "cheap", they relisted my applied for apartment, for a higher price, and keep my application "pending" for an extra day until I switch it myself. Which is still unanswered. They did not tell me anything about the relisting. So practically they are blue balling me to see if they can get more money for a listing they already advertised. Where is this going? Use someone else....for your own time. read more

I moved into one of the apartments managed by this company less than two weeks ago. I am now dealing with bedbugs in my apartment due to the gross negligence of this company in their inability to get rid of the bugs and make the apartment habitable before we moved in. My husband had bites the first night we slept here. They disclosed that there had been apartments that had had bedbug problems, but said that ours had not had any after we explicitly asked. It now turns out from various sources in this building that that was not true. Not disclosing that information is not legal in NYC, as well as renting out an infested apartment. After my international move from a country where, incidentally, there are no bedbugs, this is just a giant pain to deal with. Anyone who has dealt with this will know. On top of that the company has failed to send us our signed copy of our lease and the bedbug-report. If anyone here has had a similar problem perhaps we could share our experiences. After seeing these reviews I felt somewhat compelled to write. During my short stint in Queens, I lived in a Bronstein apartment. I essentially moved in order to be closer to where I work (which is in Western Suffolk), but I have nothing but great things to say about my apartment and Bronstein Properties. For the price I was paying, the apartment was great. Lots of space, great neighbors (which I know can be hit or miss), and very rarely ran into any issues with temperature, property damage. I say rarely because there was one minor incident, but it was fixed ASAP. Heat wasn't working during the Winter. I called Bronstein the day i discovered the issue and somebody was over the next day and fixed it. Facilities were always clean too. While I had great neighbors there was one guy downstairs who had a tendency to come home drunk and drop half of whatever drunken munchy food he picked up. By the next day or day after it was cleaned up. The couple of times I've dealt with Bronstein on the phone they were always pleasant. If I ever make my way back to Queens again, I'd strongly consider moving into another Bronstein apartment read more

I wish I could give 0 star to them! DO NOT RENT WITH BRONSTEIN PROPERTIES!! I have a serious leak on my apartment for about 18 months and they still haven't fixed it! Their employees lie about coming to fix and the few times they did come, they pretend to fix the real issue and paint over the leak. Which, of course, came back after a couple of weeks! They just don't care about it! Most of the reviews say the same thing, so do yourself a favor and do not make any deal with this people! My husband and I can't wait to find another apartment and leave this one, but NY market is not easy! And by the way, this is not a cheap apartment! The company is notorious for not fixong any apartment issue. Water leaks, mold, falling ceilings, rusty old broken pipes. The list goes on and the wait is absurdly long to fix anything at all. I waited two months with a moldy kitchen wall. But you better not be late on monthly rent payments. read more

We moved into 42-09 47th Avenue a few months ago. While the apartment itself is really quite nice, the building is not maintained or cleaned well. The laundry room machines are filthy and half don't even work. The lobby, elevator, hallways, stairs are dirty and have not been cleaned since we moved in. From their condition, I'd say not for months before either. The basement is locked for trash deposits overnight which is fine. People leave their trash in the rooms on each floor that house the compactor chute. Sometimes this trash gets picked up, other times it sits for days attracting who knows what. Someone spilled what appears to be toast on the stairs last week and it still sits there. Repeated calls to management have not helped the situation. They are charging premium rents for the area due to the condition of the renovated apartments, but I'd look elsewhere if I knew what I know now. Prices like these should get better services. read more

Extremely disappointed with my experience with the leasing department. Mekkehan Uludag was unprofessional and unjust. As a tenant who has been living in their building for 2 years, submitting payment on time every single month, I am offended in the unfair treatment. This company is only about getting the next buck and does not value their tenants. I will be looking for another apt to move into and WILL NOT be re-signing my lease after dealing with Mekkehan at their office! Very unprofessional and insulting. I would leave zero stars if I could. I only wish I'd checked this Yelp page before signing my lease a year ago. I live in Ditmas Park/Prospect Park South. Basically, everything that could have gone wrong with my apartment (short of a fire) did go wrong. Mold-covered leaks, sporadic hot water, heat that (when it's on) sounds like a waterfall, insane, pot-smoking, loud neighbors, a crime-filled neighborhood. More importantly, though, we've been infested with roaches, mice, spiders, ants, and now, the holy grail of infestations, bed bugs. Very funny considering when I signed my lease, they told me there'd only been one instance of bed bugs in 2011, on a different floor. But the exterminator I'm dealing with now has already been to our building twice in the last two weeks. Frankly, there is something they're not telling us. The only benefit to living in a Bronstein apartment is getting toughened up for any slightly less miserable living conditions you'll have in the future. Additionally, they seem to use competent and sympathetic exterminators who are very familiar with how Bronstein infestations work. But, let's be real, you don't want to be seeing your friendly neighborhood exterminator THAT OFTEN. Run far away. Like another reviewer said, don't be fooled by the large apartment and affordable price. IT IS NOT WORTH IT. read more

Just kidding! They're the worst. I tried to negotiate the terms of my lease renewal and after calling and emailing regularly for nearly a month, the only person I could get on the phone said that the leasing manager declined to negotiate the terms without comment. So now I either have to pay $405 more per month to stay in my apartment or find a new place to live and move out of here in nine days. If they were going to deny my request to negotiate, they could have done it when I still had time to find a decent place to live. The building is nice, my super is amazing, but the company can rot in hell. read more

I will try to be as objective as possible. They never return calls, Norberto, my managing agent, is miraculously on the phone every-time you call. The boiler went out over a month ago, during our arctic chill and a new one has yet to be installed. There has been a mobile boiler outside for the last 4 weeks that runs out of oil on a daily basis. I have placed many calls for an appointment with the exterminator, of course it is never anyone's job to help. They will "give me the extension of the person in that department" of course, they then are unavailable. That said, My super Mike Dey is always there to do any work when needed, and does not like to accept any gratuity. He would even help install things like curtains,and lights which frankly he does not have to do. The floors and staircase are mopped and disinfected multiple times a day. The two stars is only because of Michael. Full Disclosure: I am a real estate agent, this review though is from my experiences exclusively as a tenant. I understand very well that I will likely not be working with Bronstein professionally in the near future, but fair is fair. They are a below average management company. read more
