Another person lingering in the hallways.

Here I am again! Wavecrest Management has STOPPED me from paying my rent online because I won't do recertification. Why should I recertify when management does nothing? We have unwanted people living in the stairwell and vestibule and sleeping on the roof. But they say they are working on it. They are only working on getting the working people out of the building. Wavecrest is one of the worst management companies I have ever dealt with. Rodents are running throughout the walls, as well as leaks inside the walls. I want someone to come and help the working tenants in this building. They DON'T DESERVE NOT 1 STAR!!!!

ceiling the menace in 3k flooded, an "accident" all I'm asking is to transfer so they don't finish it off and come through my ceiling !

It's so disheartening looking at post from 6+ years ago seeing nothing changed, actually worse. Even more sad when same tenants follow up. I've lived in the Wavecrest buildings since they opened in 2013. Wrote a lot of this on Google, but the building was beautiful. Tenants went through interview process to get in. ... upkeep is horrible, cheap repairs if any, MICE! Etc etc written this so many times .. These places are able to get away with treating us like this because New York is expensive and cost of living is not affordable. With this said in stuck in this place where there are open apartments but I'm forced to stay in an apartment that's failed inspection for over a year but for me the worst part is the menace to the building they allow to harass me. This lady child encourages her children to make all kinds of noises throughout the day. Doesn't work, children don't go to school bedtime ? That's a foreign word to them . Can you imagine children running at 2am on a Tuesday . It's my life riding scooters, jumping off furniture I assume, moving furniture, yelling at the top of lungs, dropping heavy items anything you can think of to harass someone living below you . I've emailed management for the past year ! They've done nothing but tell me I'm on a transfer list . There have been at least three empty apartments in my building for the past 6 months two for the past year ! I've sent a book of emails begging to be transferred videos of the noise, reports, harassment report of her aggressively approaching me. Their responses include "why do you advise we do" "we can't accuse someone of harassment with no proof" even advised I "you can transfer outside of Wavecrest" seriously !?! Clearly not an option but thanks suggestion or what permission!?! How is this management still open !?! MODERN DAY SLUM LORDS . They own several locations now, and hide behind employees they providing housing to. They know the people living in these conditions can't afford to get out of them so they refrain from providing even basic repairs. Either forced to leave and they get the next victim in and charge more, or we have to stay and put up with this. The tenant flood my kitchen a month ago and said "it was an accident" to the super . Accident !?! My things in my kitchen are damaged and no one has even contacted me !

870 Jennings St Good Evening, id like to report a genarally concerning complaint. As of recently the building has been in horrible conditions. It is extremely unsanitary and unkept. The floors are consistently dirty with black foot steps, strange liquids on the floor, the elevator railings are dirty, the lobby stinks. The staircases are dirty and smell like weed, cigarettes and urine. We have two full functioning elevator and recently we have only been able to use one because the other is being used as a garbage storage. This is honestly very disappointing the building is a mess and it's embarrassing as a tenant. On top of the insanitary conditions, the building entrance doors always seem to be broken.

The fact that Wavecrest have numerous buildings and can't maintain none of them is hilarious to me. since moving into this MT Eden building they have NOT done anything to fix the problems in my apt and not just that my son and I both were injured do to the negligence of this management company. The flooring is literally decaying under my feet, the windows EVERY single one are broken I put up plastic to keep out the cold but HPD told me I had to take it down due to it being a fire hazar, there must be a water bug nest somewhere because they stay flying around my apt. And to make matters worse they have the audacity to take me to court to put me and my son out after NOT doing half the work that needs to be done in here Like fixing the falling ceiling in my bathroom but the fire department had to come and cut open the ceiling so it wouldn't fall on us while we used the bathroom.

I have been a tenant with Wavecrest Mgmt for 8yrs and with being here this long going through three Superintendents and the bldg is still in poor conditions, they demand rental arrears and will fail at providing any much needed repairs to your actual apartment, even after doing an Order to Show Cause - where I took them to court for repairs they found themselves doing a real quickjob on what I asked for at the moment but have yet to fix the bigger problem which are a gaping hole under my kitchen sink and my stove/oven being completely un functional , yet I make it work. they always ready to ask for rent rather demand rent yet fail to maintain the apartments. I have seen them repaint the lobby, these jobs that are more imperative than attending to a tenants apparently. Overall disgusted with the lack of maintaining the tenants needs.

Bucket filled up and overflowing under sink cabinet to catch the sewage water as the moron is taking shower from next door

So, it is important to acknowledge and appreciate exceptions of excellent service and reliability; praising individuals who show competency and pride in their job duties, along with respect, courtesy, and value in their interactions. VNYPM has proven themselves to be this anomaly, deviating from low expectations by restoring confidence and care, rather than sustaining doubt and apathy. As a shareholder for nearly 20 years, in a Pre-War Queens Co-op building, my comparative observations about the detached, duplicitous, ineffective multiple management companies, and unqualified absent Supers I have had the misfortune to witness; have been transformed by Anes with his conscientious responsive team. Especially outstanding, Amy with her diligence, kindness, and delightful sense of humor; and, Izeta with her empathy, flexibility, and trustworthiness. Anes, one of the owners, is accessible via email or phone, and has responded promptly with genuine concern and diplomacy to any urgent matter I have had, particularly health related required accommodations. Thanks to Anes employing Neoly, we finally have a professionally skilled, and dependable live-in Super, who is attentive, friendly, and hard-working. When VNYPM was hired several years ago by our newly elected board, they took over a huge mess; from financial debt and instability, to prior mismanagement negligence, a mendacious incapable Super arduous to fire, and many complicated major repair and maintenance issues. Throw in a pandemic, which created complex and combative lockdown and safety issues to navigate, and additional financial strain on the residents and building. Because of the smart guidance and leadership of VNYPM, and their recommendations and partnership to the Board, it is really remarkable we are now in the best financial shape this building has ever been in, with visible improvements of a modernized elevator, and demolition and installation of tiled stones to our expansive exterior entrance. Looking forward to seeing the interior painting started, and floor cleaning finished, which will make all the difference to re-establish its faded glory, Every building's situation and priorities are different, but they all have the same management needs for dedication, responsibility, accountability, consistency, transparency, prompt honest communication, and decisive action. Management companies are being hired for their expertise, but, let's not forget they work for us, even though they are managing us! VNYPM shows an understanding of this reciprocal relationship, and how properly servicing these demands guarantees mutual success and stability for them, and our residential buildings. VNYPM is receptive to suggestions to what they could do differently or better so they can continue to grow and learn, efficiently problem-solve, and provide the highest client satisfaction. This open readiness to listen, is a significant distinction for me. I applaud VNYPM's willingness to think outside the box, and knowing when to compromise wisely. They offer creative innovative solutions, using only limited available resources, that realize the individualized vision for each building. This makes them uniquely qualified in my estimation, as they are both frugal, and inventive. Hope my positive review provides clarity in your consideration of VNYPM to manage your property. I simply asked for clarification regarding newly imposed co-op insurance requirements and how the coverage thresholds were determined. Rather than receiving transparent answers or supporting documentation, I was repeatedly told the requirements were "non-negotiable," threatened with fines, and ultimately informed that management would "not engage further" because the conversation had become "repetitive." As a shareholder, asking reasonable questions about building policies, insurance requirements, and risk management should not be treated as an inconvenience. At no point was any actual explanation provided regarding whether these limits were based on insurer recommendations, legal counsel, lender requirements, claims history, or any formal analysis. Instead, responses felt dismissive, defensive, and unnecessarily combative. Professional property management should include transparency, accountability, and respectful communication with residents -- especially when imposing financial requirements and penalties. I hope ownership takes shareholder concerns more seriously moving forward and improves how management communicates with residents.

The park across the street has tennis courts and paddleball courts and a nice playground. Of course Flushing Meadow Park is a huge Park with many many amenities. One of our favorite things is to walk around the lake at sunset. Priceless! The pool is closed right now pending renovation but when it's open I think this building will once again be five stars. We love our Doormen, especially Antoine and Tony there more like our own private concierge, much more than Doormen! They go out of their way to make sure that our needs are met and have often exceeded my expectations; sometimes I think they know what I need even before I realize I need it! These hard-working men make it a pleasure to live at the Fairview. 24 hour security is visible and constantly patrolling the building and the grounds. There is a courtyard with picnic tables and chairs to relax and enjoy the evening breeze. There is also a private play ground for residence and a small basketball court also. The huge laundry room makes it almost a pleasure to do laundry it is card operated and almost all the machines work very rarely have to wait for a machine. Parking can be a challenge so you may want to purchase an apartment that has a parking space on the lease already. There is both indoor and outdoor parking that is reasonably priced. The management office has always responded to my needs and addressed issues quickly and appropriately. Although I am not a pet owner, the building is pet friendly. Management seems to understand the importance of pet ownership and pet owners are respectful of their home and surrounding property. I have no issues with noise or pet waste. The subway is about a mile away. Plenty of buses within walking distance Including express buses to Midtown and downtown Manhattan.
