Last inspector I used before him took over 200 photos. Missed many problems and possibly didn't even check certain things. No mention in report at all about non-functioning electrical outlet in master bath. No mention about leaking irrigation pipe in backyard. No mention about ductwork in range hood unsealed. No mention of window frames separating from glass. Didn't notice some windows are difficult to open. Missed three dual pane windows that have bad seals. He said he only found one. Told us that "This house has no sewer cleanout." When I pointed to the cleanout in the concrete next to the master bath wall he said, "That's not it." Plumber confirmed I was right. Didn't put stucco water damage near garage doors in report until I asked for it to be included! Need I say more? I do not recommend.

The bones of the house looked solid but there were cosmetic things we know needed to be addressed. To find out more during escrow, we hired Diamond Property Inspections after talking to a few home inspectors and getting quotes. Their initial response was professional and knowledgeable. They were not the cheapest but their initial contact was the best and they met my schedule. He worked for 3.5 hours as he painstakingly took the time to assess the homes conditions. I was there and walked around the house separately. He caught the things I saw and a bunch of stuff I didn't. Late that evening he emailed his final report. His report was thorough and illustrated there were other stuff that we had to be concerned about including an aged HVAC. We submitted a request for repair credit which the seller tried to negotiate down but we did not accept it and walked away from the home. An offer was placed on a different home that looks more solid and I will definitely utilize Diamond to take a look at that home before we complete transaction. Highly recommended!
