Any small maintenance requests we have had are done within 24 hours. The pool is beautiful. The neighbors we have met all all good people. The walkability to Bridge Park and the walking/bike paths around the area make it a perfect place to live. We would have moved here last year but they didn't have any availability at the time, now I see why. All of the residents I have talked to have had zero negatives to say and their tenants do not turn over like the place we moved from.

Sooo you have to drive your garbage there everyday. Yep - you have to put your garbage in your car and take it to the compactor. I asked management about this and was told they are trying to control rodents. I get it, but for a place as nice as this you would expect valet trash or something like that... soooo when i look out my gorgeous windows i always see the neighbors trash. Pretty lame. There are some great employees who work here and the amenities are nice to have. Removed a star because sometimes packages and deliveries can be a hassle if it's not business hours because the drivers will not be able to access the building unless they have your code (they never read the instructions) but that's not the building's fault. Lastly and most importantly, PEM, the power company, overcharges for power. The bill is more ~double what it is for a house 3x the size of your unit. Expect to pay $200+ in the winter and $300+ in the summer.

Most places have a rent increase of 5% - 10% per year. Not the case here. They had an increase of over 20% and thought they were giving us a deal! Air conditioning is a hit or miss in the summers on whether it actually works (or show up to fix it) so I'd recommend fans for every room. "Brand new" fencing that still has stopped grass from growing over the course of a year. It looks like we live in a low income area with this crap.

Be prepared for your rent to increase in 2023 by 30% resulting in a $559 monthly increase! Utilities are all electric and are consistently over $400 during the winter months. There is literally frost on the inside of the sliding door if the temperature drops below 30 degrees. Walls are paper thin and shower creaks so loudly that you'll always know when your neighbors are showering and even the songs they like to hum. The furnace is moldy and only accommodates filters that stick out 2 inches. Maintenance installs these once per year. There is only 1 maintenance guy for multiple properties including properties in Cincinnati. We found this out when the pipe under the kitchen sink came undone and leaked all of the water from the dishwasher onto the towels and contents under the sink. John was in Cincinnati that day.

As a person, he is extremely amicable and can carry a conversation about a multitude of topics with ease. As a landlord, he is concerned about the overall well-being of his tenants while maintaining professionalism. I know that his big thing is to rent to people with good credit and his rents are lower than market price. I had not even a handful of minor maintenance issues in my first apartment (the first occurring after I had been there for over a year!), which he and his team promptly fixed. This summer, I am transferring to a bigger place once its renovation is complete, and everything looks fantastic thus far. Kevin has been very receptive and accommodating to my suggestions and requests during the process. I should also note that my neighbors at this first place are wonderful, and his other tenants down the street are perfectly friendly, as well -- so, one could conclude that he rents to good people (in my humble opinion). The grounds are clean and very well maintained. After every snow, plows and ice trucks came out the very next morning. The maintenance crew are polite, hardworking, and always on time. The office staff are always available for any questions or requests I may have. I never have an issue with finding a parking spot (unlike my last apartment complex, Sawmill Village) and there is ample visitor parking on both sides of the complex. I do have a tendency to hear the neighbors above me and beside me, but the quiet hours (10am-10pm) make it extremely bearable. Plus, the quality of the apartments and grounds make it completely worth it. The amenities of Dublin Square are unparalleled and I can't wait to use the pools (yes, TWO pools!) this summer.
