Management is occasionally argumentative, especially if you are inquisitive or concerned about sudden changes. They force coax cable internet on all new tenants ($65 + electrical bill increase due to device power use) despite other better and less expensive options being available (proper bidirectional fiber via at&t for example) The maintenance requests can potentially be delayed, you're better off learning basic maintenance yourself for some of the common problems you may encounter, example: changing bulbs for all lights including your oven/microwave, or if your AC powers off - how to get it working again assuming no unit failure has occurred. The street lights are not properly maintained often having dead bulbs forcing anyone walking when its dark to need to carry a flashlight. Further on maintenance - if they damage something like a wall or your carpet.. document this immediately because you will be potentially charged for anything they do if you aren't aware of it when it occurs. On Residents - mostly okay, but the community requires some safety conscious traversal, some residents will speed and skip stop signs and also fail to clean up after their animals. Also.. residents occasionally operate grills/fire pits near the buildings so any open window can get smoke inside of it. On The Goat - Okay place, mixed drinks are inconsistent in quality, counters on the bar area are occasionally sticky, food is alright, better off going to Rusty Bucket next to giant eagle.. Because the servers sometimes just flat out leave you sitting there until you flail your arms. Other amenities - pool - its small for the community size. volleyball area - its there.. gym - its alright, sometimes smells like a locker room due to occasional ventilation issues. On mandatory trash pickup (another forced fee) - they occasionally leave bags half ripped in the middle of the road and are inconsistent in pickup times. Your trash bin may be returned to you in a worse state than you had left it out, as they will also throw the bins onto the ground. crime - as of 2026 there have been a several incidents of vehicle break ins, the lack of proper lighting does not help with this, and the community lacks any form of security in place to protect residents or their property. - The forced ISP changes/charges occurred sometime in 2025 - The trash pickup issues were always inconsistent - The maintenance problems were always present for the community street lights - Pet cleanup issues have always been a thing, not everyone is considerate. On the plus side, the place is conveniently located to a lot of businesses and 270, so..

I spent 3 years in the one bedroom and one year in the two. We moved not because of our experience, but because we decided to buy. It was a bittersweet transition out of HQ. I was extremely excited to buy but sad to say goodbye to HQ. I loved EVERY minute of living here. Both apartments had wonderful closets and that helps with my teacher wardrobe. My balcony on the second apartment served us well. I loved my garage and had great garage neighbors. My favorite amenity would have to be the pool. Not only do they have a great pool with plenty of seating, but they have a GRILL! There's also a fun ring toss right next to the grill that I mastered of course. Overall, I loved the people the most. That was the hardest goodbye. I became friends with people at the pool, my neighbors, and had great connections with the staff. Maintenance was super friendly and took care of everthing very quickly. The office staff was also very friendly and ALWAYS made everyone feel welcome. I will be back to visit and I can't wait!

We got the apartment that we wanted and a nice surprise was a garage was included that we weren't expecting. We got the keys on time and the apartment was clean and had a fresh smell. It's been only the first week but it was a great first week. Lots of reviews mention the poop police in a negative light. This was actually a selling point for us. We don't have dogs and my absolute pet peeve is stepping in poop. So I appreciate that I can take walks and not have to stare at the ground or avoid the grass. Only downside was moving furniture up to the third floor! Now that we've moved in, we will not be moving out anytime soon.

They are not responsive to maintenance requests. There is virtually no parking, especially on weekends, and the app they use as a payment portal is glitchy and overcharges you when it feels like it. I lived here for over a year and it just started bad and got worse. The apartments are not luxury in any definition of the word. Everything is cheap, builder grade. There's no padding under the carpet so you're basically just walking on concrete. The appliances are old and malfunctioning (especially the washers and dryers). The countertops and cabinets are cheap. The windows, doors and walls aren't insulated properly so you can hear everything from your neighbors AND outside. Even worse, the bathrooms are all cheap and outdated. The showers aren't fitted properly so you get spiders and other creepy crawlies. And if you mention ANY of that in a maintenance request they come and look at it and say it's fine. They have no kind of parking sticker validation or any way to tell who's a resident and who's a guest, so most days you're not parking anywhere close to where your actual unit is. And I've been told they're not addressing this issue. We've had over 10 maintenance requests that we submitted in the time living here, and maybe 2 of those were actually answered and repaired. They don't give 24hr notice to enter your apartment, they give you a letter with a range of dates that they might show up.... so you never actually know when they're going to be there. Pool maintenance this year was disgusting and nonexistent. I saw residents fishing leaves & debris out of the pool more than I ever saw maintenance. The pool chairs are also disgusting and falling apart. The treatments that are used on the grass multiple times a year aren't safe for pets even though they're a "pet friendly" apartment complex. Overall this experience was made worse by the staff at Avery Brooke. Rhonda specifically at the main office is one of the most unpleasant people I've met in my entire life, an absolute Karen. Everyone in the front office is highly prejudiced, you can even hear them blaring Fox News in the office if you're ever in the clubhouse. For what they're charging, Avery Brooke is an abomination. Within 10 years those apartments will be falling apart, and they act like they're god's gift to Dublin. There are cheaper places, better places, all within the same area. Or better yet find a private landlord, quit giving these leasing companies any more money to screw over more people.

We love being a central spot our friends and family can meet at before venturing to The Arts Festival, Pride, Jazz and Rib Festival, The Commons, COSI, races, etc. We really enjoy being able to take nightly walks around The Scioto Mile or changing it up by walking to the Scioto Audubon Park or Schiller Park. The PROS: friendly office and maintenance staff; Starbucks machine in the lobby; key fob entrance; decent sized gym for a smaller building; almost monthly resident events; great views of Red, White and Boom; beautiful rooftop views of the city, comfortable outside seating and a grill; main larger lobby and smaller sitting areas on each floor; resident managers for weekend/evening emergencies; large windows that let in amazing light; walking distance to parks, the museum, Arena District, close access to the CBUS and COTA Connect for the airport; laundry room for washing bedding and larger loads; and, if you are a dog person there is a nice green space across the road. The CONS: larger electric bills with extreme temperatures (give and take with the views of the large windows); louder HVAC; noise between apartments and hallway noise (just a part of communal apartment living); dogs barking from time to time (another part of communal apartment living); hefty yearly rent increases (downtown rent continues to rise everywhere); stairwells are not swept that often; and, paying for parking (put apparently that is common everywhere downtown now). Downtown continues to grow with many new apartment complexes being built, but The Julian has the historical character we enjoy with modern conveniences.

!!! DO NOT MOVE HERE !!! This place has multiple issues,…read morefrom ROACHES, to LEAKS, issues with RENT PORTAL, ELEVATOR MALFUNCTIONS, SAFETY ISSUES, and BAD STAFFING. EXTREMELY DIRTY; no one cleans the communal areas. The theater seats are disgustingly stained, as well as all the sofas and pillows. The elevators are never cleaned and all the carpets outside of each elevator are sticky and stained. !! I got a job with Coastal Ridge just to find out what leasing agents can and can not do, because their staffing here at Luxe88 is so stubbornly unhelpful.!! I requested to transfer units due to ongoing issues with mine, and had to go to corporate to get it approved and the fees waived, because Robin refused to do so. Corporate approved it instantly after being given the same information I gave the office Staff. This upset the staff at Luxe88 and they raised the price of the unit I wanted to transfer to, 6 times in one month. I sent friends to spy on the staff, and tour the units just to have the staff inform them that "the price of the unit will not go up this month, you have time to secure it" however for me it was raised, pricing me out. After I informed them I would not be able to transfer to the unit, all the raises in cost dropped and one of their staff members Ashley moved into it. All of which I have documented. MULTIPLE ISSUES WITH THE RENT PORTAL; setting me up for auto payments which I did not approve of, and withdrawing rent on the wrong date. When asking to have my late fees refunded Robin refused, and the resolution was me being taken off the portal making it not possible for me to pay my rent that way, and for 2 months I had to make money orders. After being being allowed on the portal again, I have paid rent manually. However even just this month I was mysteriously re-set up for automatic payments on the 1st. I checked on the 2nd and had a $0 balance due, checked on the 3rd to be sure I still had a $0 balance due. Then on the 6th my balance was all of my rent and a late fee. They refuse to refund any late fees even though rent would've been paid on time on by the 3rd if my balance wasn't $0 on the portal. I had no amount I could've even possibly paid until the 6th when it was too late. The maintenance staff is absolutely lovely and the only positive about Luxe88, however they are dealt a bad hand, due to the terrible state of these apartments, and the office staff. ELEVATOR ISSUES We only have one elevator in building 1020, and it was not functioning for 5 weeks!! Everyone struggled. Handicapped and elderly had to struggle taking the stairs, people moved in all the way to the 4th floor with no elevator. However they refused any sort of financial reimbursement. They stated since it was due to an act of nature, they can not be held accountable. However, regardless of why, If there is not an elevator for a month and a half, we should have a lower rent to reflect a building with no elevator. It also breaks often. The front door breaks more so, and they have to have someone sat in the lobby because the fire prevention system also breaks. When asked about any compensation or lowering of rent due to the building being so comically awful, the staff at the office stated "you should be grateful the building didn't burn down".... Excuse me?! So lower the rent to match the crap level you apparently know this building is at. I have been here for 2 years and will have been here for 3 by the time my lease is up. Most of the tenants here are students who have secretly subleased their apartment from the actual tenants, they are loud, destroy the units, and the staffing does not care to investigate. Do not move here.
