Great apartment complex! Good staff and maintenance, good location. Kept clean, highly recommend!

I've lived here for a year. It's a great place to live but electricity is out of control. The management team takes great care of the building and the tenant's maintenance needs. There are some great employees who work here and the amenities are nice to have. Removed a star because sometimes packages and deliveries can be a hassle if it's not business hours because the drivers will not be able to access the building unless they have your code (they never read the instructions) but that's not the building's fault. Lastly and most importantly, PEM, the power company, overcharges for power. The bill is more ~double what it is for a house 3x the size of your unit. Expect to pay $200+ in the winter and $300+ in the summer. read more

I love living here. The building is clean and the staff is friendly and helpful. The electric bill however, is crazy. I've lived here at Berkley House for 3.5 years and I absolutely love it. It's luxury apartment living so "basic" amenities are the year round heated pool, commercial grade workout facility and a business center that are both open 24/7. Then you get the cool stuff like a private dog park, theater room, free Starbucks, free tanning, free pool tables and even a video game arcade. The staff is just bunch of wonderful people who are all really friendly and most importantly, attentive. They respond to every single one of my inquiries within a day if not immediately and have literally done everything I have ever asked them to. They know residents and even their pets by name and they always have really nice events and gifts for their communities. In terms of location, you can't beat it. It's on a river, within walking distance of a grocery store and a Walmart. Target and Meijer are down the road, dozens of bars and restaurants, a mall, and access to pretty much any major highway is within 10 minutes. read more

Cons, In the last couple months in the parking lot car windows broken out by would be thieves, catalytic converter stolen/other. Crime map in area shows green for low crime but three cars (of the known incidents in last couple months) had windows broken. It would benefit the complex to have it monitored from midnight to 7 am. We are so looking forward to moving out of Berkley House. The lobby area is great, but that is as far as it goes. Apartment finishes are inferior quality, and noise is a real problem. When we spoke to the people at the reception desk about the noise from the apartment above us we got a condescending "you must not have lived in an apartment before". The icing on the cake is being double charged for our June 2018 rent as the result of the Berkley House's staff failure to terminate our auto pay in a timely manner (they waited for two months from the time that it should have been canceled on their end). End result, because we went into the Berkley House website and paid our June rent on May 31, they subsequently improperly auto drafted the June rent on June 4. We are now $1,499 short in our checking account. read more

If you want to be surrounded by constant noise and marijuana usage, this is the place! Drug deals and fires being set in the middle of the night make this for a very unpleasant place to live. Management is aware of rampant marijuana usage throughout the building, and does nothing. Management is also too cheap to install security cameras. Several tenant's cars have been stolen, there is virtually zero security here. Unless you live on the top floor, you will hear every move your neighbors make. Gasp** The building looks great from the outside, keep on driving... Update! Berkeley House will also use every excuse possible to make sure you not only lose 100% of your deposit, but also try to gouge you on fees. Nobody leaves here happy. read more

Hats off to this place. Having lived here for the past two years, I can honestly say having to leave for work and taking my pups with me was equivalent to moving kids out of the home and area for comfort they have had. I lived at the Berkley House for a year, and I am advising anyone looking to move in NOT TO DO IT! The apartments look great from the outside and they are pretty on the inside, but for how much one pays to live here it is not worth it. I could hear everything my upstairs neighbors were doing (including having sex) because the walls are so thin and the structure so cheap. The complex does not follow the dog breed or weight restrictions it has in the lease, or any of the posted rules for the onsite dog park. They state that the pool is heated all year round, but it is just heated enough for the water not to freeze. They make you believe the water is heated enough to swim whenever you want, which is a TOTAL LIE! There is also a HUGE problem with dog waste around the property and in the dog park. I spoke to the front desk staff and the manager multiple times about the dog waste. It would be cleaned up for a couple of days, and then all clean-up efforts would stop again. The waste was so bad that my dog got sick from bacteria in the dog park, and I had to pay over a $400 vet bill. When I informed the front desk of this issue, they still did nothing. Since my dogs illness there have been several other dogs that have caught similar bacterial infections from the dog park. I understand it is a tenant's responsibility to clean up after their pet, but when the problem leads to the point where it is making the pets sick the landlord should take responsibility for it. I loved all the friends I made living there and the amenities, but if I had to do it again knowing what I know now I 100% would not live at the Berkley House. I have lived in multiple apartment complexes throughout Ohio, and I have never been charged for any pet-related damage charges before this apartment complex. I kept my apartment extremely clean and steam cleaned the carpets multiple times throughout the year. When I moved out the apartment was spotless and the carpets steam cleaned. A few weeks after I moved out I received a bill for out light bulbs, carpet replacement in the whole apartment, and a water bill. I had replaced all the light bulbs before I moved out, but still got charged for light bulbs. The carpet I did have a dog, but the pictures they sent to me had stains in places my furniture was sitting. There was no way for my dog to get under the furniture. Plus, I don't understand why the carpet got ripped up in the first place. They claimed the management saw a stain, smelled it, and it was pet urine. That was impossible because my dog had not been in the apartment for at least 48 hours before I dropped my keys off. Plus the carpet was steamed cleaned 24 hours before I handed the keys in. They ripped my carpet up because they knew I had a dog, which is discrimination against dog owners. The water bill was $100, which water was never that high there for multiple months, let alone the one remaining month I was billed for. When I questioned the apartment complex about this they stated the amount was incorrect and was a mistake on their part. I'm still confused as to why they billed me for water in the first place as I had also received a bill for the same time period from Central Ohio Water Distribution as I had every other month I lived at the Berkley House. I e-mailed the corporate office (the leasing office will no longer deal with you after you move out) and left two messages to call me back. I didn't receive a response until over a week later by e-mail. I did however get a past due notice of my damages charges in that time period though. I have been disputing the charges with Preferred Living's corporate office and they will not budge. I have to get them a receipt for the light bulbs and the water bill I paid to the water company. In conclusion, you pay way too much for what the apartment complex is. They charge you a $350 nonrefundable pet security deposit and $35 a month just for the privilege of having a pet there. None of these fees apply towards damages that may be caused by your pet. This company is only out to make money and do not truly care about their tenants. The complex management lied to corporate and told them I only complained once about the dog waste when I complained multiple times and have witnesses that were with me. Aside from all of the stuff I mentioned there have also been multiple auto break-ins there within the last few months. I have never written a post about an apartment complex, but this one is bad enough were I had to. They make me sick with the way they do business. read more

I'm a current Berkley House resident and I will try to offer a fair review, since I've read a lot of horrible reviews of apartments lately... IN GENERAL, Berkley is a fantastic spot to live. It is in a very great location to many shops, grocery stores, food spots, and to Dublin, UA, and Hilliard. I think this is a huge advantage. I rarely drive more than 10-15 minutes to work, eat, or leisure. It's not too far from Downtown and/or campus, which is great, as well; it's just a short uber ride. The amenities here are first-class: the pool is nice and though I have a balcony which looks out at the pool, it's surprisingly quiet -- something which I assumed wouldn't be the case. I've learned that they have fairly strict rules to maintain a reasonable volume at the pool, and this is another hugely valuable asset to the complex. The Berkley staff does a great job stocking water, towels, coffee, tea, creamer/sugar, etc. down in the lobby and it's very clean, and again stays at a reasonable volume. They make an effort to create a community, even if only a small portion of the community takes advantage of things (myself included sometimes). They often have little events like breakfast or tailgates for OSU games or something like this, where they provide food and drinks. I won't keep going on about the amenities, but i'll leave it at this... I have only been impressed with, not only what Berkley offers its residents, but the quality at which it does. It seems to genuinely care that you're having a good experience, and wants you to enjoy your stay here. I would say, be confident that you're not being scammed with what they advertise. IN TERMS OF THE APARTMENT ITSELF - I live on the top floor, so I can't speak for the lower levels, but it is very quiet here and I hardly notice that other people live here. In fact, I am sometimes surprised to run into people, since it is so quiet that I often forget other people live here. Every once and a while during the day, I hear a small dog yipping, but it's pretty infrequently and I've never had an extended problem with it. I have zero complaints about the apartment itself. WHAT YOU SHOULD KNOW BEFORE CHOOSING BERKLEY - the utilities are quite expensive, in my opinion. Because they are so expensive, I have turned off the air conditioning and heat entirely and only turn them on if I feel extremely uncomfortable. Still, with the air/heat off, I find the bills to be quite expensive, and I find myself angry that I pay a sizable service charge for electricity and water EACH month. I think this month I paid close to $200 - with the air off the vast majority of the month. In addition, you pay a lot each month for the communal electricity (e.g. the arcade, movie theatre, etc.) - so it's very difficult to lower that energy bill much. The water isn't too bad -- I think I pay about $40/month. Again, these are just things to keep in mind, as I want to offer a fair review. PARKING can sometimes be a challenge at night, and it's grown more and more crowded since I've moved here, but there are free parking spaces - so I think it's completely reasonable to drive around for an extra couple seconds to find a spot. Overall, I have very few complaints about parking and for the most part I've had a good experience with that as well. OVERALL, I'd say Berkley lives up to its name as Best Apartment Complex in Columbus. The utilities are pretty expensive, but the staff is friendly, helpful, and polite. My sister and I moved into Berkley House in May of 2019. This was the first apartment complex we visited in Columbus and immediately knew that we wanted to live here. During our initial visit, Mallory gave us a tour of the building. Berkley House is different than most other apartment complexes in the area in that it is set up more like a hotel. You enter your room from the inside which, in my opinion, feels much safer and more secure. The lobby is beautiful and includes a movie theatre, which can be rented out for events or TV show viewings, an arcade, a pool table, complimentary Starbucks coffee and multiple computers with free printing. Additionally, there are tanning beds which are free with rent, a pool that is open year round and a rooftop terrace that overlooks the river. From our initial visit, management (specifically Mallory) has been overly accommodating and helpful. During our initial inspection of our unit we mentioned a few minor issues which were immediately taken care of by maintenance. Mallory was extremely helpful during the lease signing process and was there to answer any questions we had. Her attentiveness and professionalism has continued throughout our first few months of living here. Our room feels brand new and we have had no issues whatsoever since moving in. The noise levels are minimal and we feel very safe living here. The location is perfect, only 5 minutes away from Bridge Park and downtown Dublin and about a 15 minute drive to Ohio States campus. There are a ton of restaurants and things to do around the area and most places are within a 20 minute drive. I would recommend Berkley House to anyone moving to Columbus who is looking for one of the nicest complexes in the area. read more

If I could rate Preferred Living and Berkley House lower than one star, I would. Worst experience I have ever had with an apartment complex and from the looks of the reviews I'm not the only one. Don't be fooled by their "luxury apartment suites" it is not worth the money, the extra 30% in bills, the added fees you get upon move out (that you are not informed about until 2 months later, after not receiving a move out statement, phone call, email, or letter), or dealing with RUDE staff at the complex and the corporate office. They tell you that the amenities are for you to host guests etc, but if you have any more than two people the guests are asked to leave. I am a 2016 & 2017 resident of The Berkley House and I love it. The staff is the best I've experienced by far. They often engage with the residents, take care of any concerns promptly, and seem very vested in the quality of the establishment. The apartments are pretty on par, though you won't get granite here, that's not an issue for me. The closets are a bit on the smaller side, but they have great, affordable storage on site. The work out facilities, pool, and huge club house are always well kept. The apartments are a new build, so the construction leaves little to the imagination as far as noise. My Father sent me to to Berkley House (BH) to see if it would be a good fit for my sister who was moving to Ohio from Southern California. Whilst on the tour I was shown the beautiful amenities of BH. I asked if they allowed dogs. I was told that all dogs were allowed as long as they were not considered an " aggressive breed". After the lease was signed they told my sister that she couldn't have her dog because of his size. I specifically asked about size restrictions and I was told there were none. BH is a horrible place, they are rude, arrogant, and they trick dog owners into being trapped in a lease. This place is shady, and poorly managed. Don't let the sales pitches fool you.. read more

I'm a current resident at Berkley House, I live on the 4th floor in a D floor plan with a garage. Honestly I have no complaints about preferred living! My 2 years here have been great, the property is well managed, properly taken care of and the resident events and amenities really make it feel luxurious. The pool is awesome as well as the yearly pool party. I am a very happy resident of Berkley House. I moved to Columbus in August and then in here in November and I have made great friends and found the front desk staff helpful, kind and knowledgeable. I saw Sandra L.'s review, but I haven't seen the same issues - and I am not sure when the first month is they opened here - but it was around August. At this time things are good and I have made friends, met some very interesting people and enjoy meeting more residents in the clubhouse on a regular basis. The gym and the pool (which is still heated all year round) make it worth it for me and my wife. Berkley House has been my best apartment experience in the last 5 years I have been renting! The staff is always helpful and attentive and the suites are beautiful. Not to mention, the amenities are great! I use the gym all the time in the mornings and my boyfriend loves to use the arcade. The dog park has been the biggest asset, our lab loves it! It's such an easy way for your dog to get exercise and play and you don't even have to drive anywhere! I'm so surprised to see the negative reviews. My utility bills are always so much more reasonable than when I had electric, gas, and water. I also recently transferred to a different apartment to downsize and it was such an easy process. There were no fees from my old apartment because I took great care of it. The people below who say they got charges 2 months later that they didn't know about must not have paid attention to the lease they signed or to the very detailed move out checklist that the staff so kindly provides for you when you are moving out! They give you everything you need to know to make sure you get your entire deposit back. I lived in a first floor and in my transfer I moved to another first floor because I never had one issue with noise. It's like no one has lived above me the entire time! I've lived at Berkley House for 3 years now and I love it here. The property is well taken care of inside and out! The staff is friendly and very helpful. The resident events are always fun and the amenities here are amazing. The yearly pool party is an event you don't want to miss! I've looked around at other apartments and I just can't find anything that beats Berkley House. May seem a bit pricey but you pay for what you get and with all the amenities its definitely worth it! The clubhouse is always stocked with coffee, teas and hot chocolate! There is a arcade room full of games to play for FREE! Access to computers and printing. The gym is always stocked with fresh towels and bottles of water. The amenities such as the clubhouse, pool, and rooftop gives this place a luxurious feeling. It's in a great location close to local shops, grocery stores, restaurants, etc. And it's conveniently 5 min from my job. I live on the first floor very close to the door so it's nice being able to get groceries in without the hassle of stairs but Berkley also has elevators if you live on a higher floor. Let me start by saying the apartment itself is just okay. I've stayed at better and worse. It's nothing out of the ordinary and you pay for what should be a lot more. The staff was always great, but overall it was an average apartment complex. The real issue with them and the parent company is when you leave. If you want to be charged for ridiculous cleaning fees and to replace the carpet for no particular reason upon move out, then this is the place for you. I've called multiple times and emailed multiple times only for them to ignore it, yet continue to send me bills and threaten collections. The carpet was absolutely in good condition when I left and didn't need replaced. Yet when I ask for proof to show this to me, they never answer or give it to me. I won't go any further, but I cannot stress enough to look elsewhere if you're wanting an apartment. The Schottenstein group does an infinitely better job. I'd recommend looking with them instead because moving in with this group is a mistake. read more
