    I have been a Berkley House resident for 2 years and have greatly enjoyed living at this property! What sets Berkley House apart from other apartments is that you receive the ultimate luxury experience while living in suburban tranquility. The property offers a top-notch resort vibe with its prime location, unparalleled list of amenities and amazing staff! Location Berkley House is conveniently located between Upper Arlington and Dublin. Both suburbs are known for being extremely safe and upscale areas of Columbus. You do not have to worry about crime or break-ins. The apartment complex is enclosed and secured. Only residents have access to the building. The pool area requires a key fob, which keeps out unwanted trespassers. Berkley House is also in the Dublin school district which is the #1 school district in the Columbus area! Amenities Berkley House offers a wide range of exciting and deluxe amenities! They have a heated pool, FREE Starbucks coffee, dry cleaning service, business center, arcade, tanning beds, dog park, onsite recycling, movie theater, multiple grills, fire pits and a fitness center. The pool is open year-round, so you can take a dip in the middle of January. The property even offers a rooftop lounge overlooking the Scioto River which is perfect for viewing the sunset and fall foliage. As a bonus, the movie theater comes with complimentary popcorn and a wide selection of movies. Throughout the year, they will host community events like monthly continental breakfasts and workout classes. Staff Berkley House was originally developed and owned by Preferred Living, but at the beginning of 2021, the ownership/management changed to Champion. At first, I was concerned about the change, but the management and staff at Champion are amazing! They are caring, attentive and dedicated to providing the best customer service. The maintenance staff is terrific! Issues are resolved in a timely manner. They offer 24-hour emergency services and complete work orders within 24 hours. A special shoutout to the community managers Nicole, Nick, Tim & Katelyn for always being polite, friendly and super accommodating! Overall, Berkley House is the place to be if you are looking for resort style living in Midwest suburbia! Its prime location, amenities and wonderful staff make Berkley House the premier apartment complex in Columbus. Come check out this awesome place. You will want to make this your new home!

    This has been a great apartment to live in. The staff is mature and professional, different from when the complex first opened. The space is always clean and well maintained. There is plenty of space to host friends, whether it's on the rooftop patio, the movie theater room, or in spacious lobby. The 1 bedroom apartment has a great kitchen space. If your going to live in the suburbs, this is a fantastic option because you can take a left and in 15 min your downtown.

The apartment complex is still fairly new and the appliances, fixtures and styling are nice. We don't have any kind of pest issues or many mechanical issues. I will add though that many of our cabinet doors squeak and grind but I went ahead and fixed that. Additionally, our apartment does have some water damage from the laundry machine in the apartment above us, leaking through our ceiling. The first time it happened we had to throw a few things away. 2. Neighborhood: the Upper Arlington neighborhood is very safe and extremely walkable. Across the street there is a short shopping complex with a Whole Foods, which is convenient when you need groceries fast. There are also restaurants on the first floor of our building that we were able to try and enjoyed. However, parking in the garage on the first and lower level as a resident is difficult because you are constantly competing for parking with restaurant goers. It is minutes from the OSU campus and student parking lots, in addition to being quite close to 315 which gets you to 270 and 670 quite quickly. 3. Parking: The second floor residential garage ($50/month) used to allow all residents and when the new management came in they only now allow one car per pass, each additional car pass is another monthly fee. I let my sister have the pass and now I park down stairs. The incline to the second floor garage is basically 45 degrees, and it's steep. I drive a stick and could manage it, but it really is a hassle for manuals and larger vehicles. There are not a ton of larger spots for full sized trucks and SUVs just based on the construction. There is a surface lot out back, but you compete for spots there as well. 4. Amenities: There is not an extensive list of amenities but they do have a small gym on the second floor, a patio with two grills, a trash shoot, and recycling on site. Also, water is included which is a nice bonus! There is a small community room on the 3rd floor and a small conference room with a public restroom right outside so you don't have to run up to go to the bathroom. The courtyard was redone two summers ago and it's pretty drab now, as it has gray concrete tiles and black tables, and not much else. Each apartment (to my knowledge) has a balcony, some are interior facing the courtyard and the others are on the exterior. Ours faces the courtyard and new management has recently told us that only patio furniture is allowed, requiring us to remove our patio plants and lights from the balcony. Many others do plants and lights but for some reason we were told we were not allowed to do that. The gym includes 2 treadmills, one short stack of weights, 5 medicine balls, one bosu ball, one multi use machine, two Ellipticals, one bike, and a couple of mats. However the space is not very large since it is located within the residential garage. 5. The apartment itself: We live in a 2BD/2BA split, where the primary is on one side of the living room/kitchen and the guest on the other side. We like the layout, but there simply isn't much storage space throughout. Now for the reasons we are definitely ready to go: 1. My sister has lived here a total of 4 years and myself with her for 2 years. The old management has a few older policies that were a bit odd but they were always helpful, kind, and accommodating. Our new management which we've had a little over a year now, has come in to enforce every line on our lease. We had to throw away our planters on our balcony for violating the lease, when others did not. 2. The walls are extremely thin in our complex. You will be able to hear conversations in apartments adjacent or above/below you. We have lived around young families with screaming children in the middle of the night, loud snorers next door, party goers blasting music, and you can even hear someone else's phone vibrate on a table in another apartment. 3. The traffic patterns surrounding our complex are odd, to say the least. Turning left out of our complex requires you go out the back way to one of the two traffic lights. There are right-only turn lanes to exit the complex. The traffic lights you are made to turn left out of are not highly sensitive; I have sat at that light for nearly 10 minutes.

I have nothing but good things to say, with the caveat that we got really lucky with our unit and have a HUGE patio. We are in a downstairs "flat" (as opposed to the more common townhome style apartments) so the patio is twice as wide as most people's. One of the laundry rooms is just a few steps outside our patio door, so even though we have washer/dryer hookups we never bothered getting them. We have made so many priceless memories with our friends on our beautiful patio and our cozy apartment, and I will be so sad to move out in a month! I hope whoever gets our unit next loves it as much as we have. Maintenance and the grounds crew are always around, they work very hard and are very quick to respond to any needs. The landscaping is beautiful because they are always out there taking such good care of everything. The front office staff is great, and there is a feature where you can have rent auto billed out of your bank account every month which I love, so there is no fear of forgetting to drop off your check. The complex is incredibly pet friendly - I swear nearly every person there has a dog, and there is a little dog park at the back (although the fence posts are too far apart to contain my 8 lb. dog, but it would be great for medium dogs). The location cannot be beat - right off 71 and High Street, but still very quiet because it is tucked back from the busy roads. The only downside to that is the roads going out to Morse never get plowed and are very treacherous in the winter, but that isn't Georgetown's fault. I always go out the front through the strip mall parking lot to avoid that problem. If it isn't clear enough, 10/10 would recommend. I will be sad to say goodbye!

    This place was nice when we moved in, crappy after a few months, and horrible as we were trying to…read moremove out. Management has fallen to crap pretty much and honestly don't care about who you are; long term tenant or brand new. They don't care when it's winter and your freezing and they certainty dont care if your a day behind on rent (they will fine you hard). They don't care about things like bugs or dog poop all over the property. They don't care about you. They never will. But it wasn't until we were moving out that we finally saw just how bad this place it. We were standing in our Penske truck loading up all our stuff and a few of our neighbors who we weren't lucky enough to meet until our last night show up to say goodbye. About 10 people passed us that night and all were unhappy with management and how their apartment was 'holding up.' All of these people differed in age and financial situations. Some were saving for a house, some had been there 15+ years. All of them unhappy. People don't like being jipped out of hard earned money, no matter your financial situation, and the horrors I heard from these people were eye opening to say the least. One person thought the higher rent ($850-$1100) was affordable and loved living their but figured they could fine a better place to call home, wishing for a friendlier staff who cared about them as people. Most, on the other hand, were long term (one lady was with them for 15 years...15!) and was horrified with being 'pushed out' of her second home their; she had moved from one of the condos into an apartment after her husband died and now management was forcing her, once again, to find a new home; this time away from her beloved garden apartment. HORRIBLE!! One person I met was disgusted, down right pissed off, with the leasing office saying ''he's never been treated so horribly in his entire life.'' This man has been around all of Columbus trying to find a nice place to live that (all he wants) is safe and affordable. He finally thought he found it here but ''apparently not.'' We asked him for details but it was along the lines of how rude the staff was and that maintenance never cleans up the area and never returns his service requests. He also had an apt in the back and said that cars were always getting broken in to. For higher end rent outside the city, this is a disgrace to call home. The only reason I gave two stars was for the wonderful patio area I was able to have. Tip- if you have a dog, don't bother telling them. You'll not only pay out the nose for damages (that aren't there) when you move out but they base what breed you have by Google pictures. I have a mut so I was kicked out because she looks like a banned breed. My vet papers say mut and I wasn't willing to shell out big money for a dog dna test. Needless to say, they treat you like inmates here while wearing the fakest smiles you can imagine. I had a gap in my gate (to the patio) that small dogs could get through, and stray cats, and raccoons, ...etc. I complained to the office, explaining that small dog (thanks to their owners) were letting their dogs under my gate and my dog was growling at them... I got in trouble, not the other owners. I asked for them to fix my gate and it took MONTHS for them to finally get over and patch a hole. HORRIBLE! At the end, which is worth adding, be prepared for fee's. I left that apt spotless and I got charged for a whole apt worth of carpeting because they dug it all up and happened to find stains. My carpet was spotless and professionally cleaned. The only stains that may have been there are from water since we ate in our kitchen. (like spilled glasses of water or whatnot) The rug guy said it could be blood stains ...wtf... how incriminating to throw that at one of your tenants. It made me feel like such a criminal....blood stains!? Did an ax murderer live there before me!?!? I glad I moved out when I did. Such a horrible a vibe from these people. I love the neighbors but the people here are very private so don't expect a loving neighborly atmosphere. I was making a garden bed at 5pm, since it was raining that morning, and this old guy comes out his window and starts screaming at me that I'm being too loud and need to stop. I apologized and explained what I was doing, that I had to grow my own food to save money and he slammed his window shut at me. Some people here, most, are older and don't like it ''rowdy'' so younger couples beware. I don't think I saw any kids here, apart from maybe one family. Not a very kid friendly place.

    Moved in pretty seamless even with my roommate coming from out of state. Was a bit surprised with…read morethe limited number of local and/or state agencies on the preferred employer list. Pricing: With all the amenities and very well managed snow, landscaping, and trash seems very reasonable. We both moved out during COVID. Both went in and cleaned post move out. Both knew with having two dogs deposit being refunded was unlikely, but we figured we would at least break even. Between the deposits, pet fees, and month extra pet fees. We paid a ton towards this $$$$... both dogs are over 8 years old and haven't been destructive in years. Spend their days just napping together. However, we received a notice that there was pet damage. We took photos when we moved out of the carpet and no visible damage was to be seen on any floor and no smells either. So we where a bit shocked. We question them this and they said the damage was visible underneath the carpet. In the pictures provided really only looked like water spots and could've really come from ANY unit on the property. Their policy is to not clean the carpet because it can pull up the stain or smell.... ummm HUH???? Say what??? Basically they damaged their OWN carpet in order to charge us the difference. Also every time during the almost two years of living there when ever anyone moved out they pulled the carpet.... saw this happen on the same unit for 3 different occupations. They made no offer to compromise on the carpet replacement amount. We paid on time and even moved out at least one week and turned keys ahead of said move out date--- all during COVID lock down. I do not recommend at all. Unless you are ok with that... its a safe neighborhood with great amenities with a very flexible dog policy (less restricted breeds)
