The most concerning issue was a repeated fire alarm malfunction in my unit over almost a year. Despite multiple reports to management and assurances that it was fixed, the problem continued to recur. At one point, even after being told it was resolved, the alarm malfunctioned again. This was a significant safety concern, and I also involved the Columbus Fire Department and City of Columbus due to the ongoing issue. During the summer, I also experienced repeated air conditioning failures, with indoor temperatures reaching unsafe levels (around 90°F). Multiple maintenance visits were conducted, but the issue persisted for months. I was repeatedly told the problem was "fixed" when it was not. At times, I was advised to use fans or open windows despite unsafe indoor conditions. The apartment manager at the time was also extremely unprofessional and combative in her interactions. On multiple occasions, she responded to maintenance concerns in a dismissive and hostile manner, including raising her voice and placing blame on me--for example, stating that issues could be resolved if I simply opened windows or used fans, rather than addressing the underlying problem. As a result of the AC failure, the leasing office promised compensation for hotel stays and inconvenience, which was never provided. Overall, my experience reflected poor communication, repeated unfulfilled maintenance assurances, and lack of reliable resolution for safety-related issues. I would not recommend this property based on my experience.

I have nothing but good things to say, with the caveat that we got really lucky with our unit and have a HUGE patio. We are in a downstairs "flat" (as opposed to the more common townhome style apartments) so the patio is twice as wide as most people's. One of the laundry rooms is just a few steps outside our patio door, so even though we have washer/dryer hookups we never bothered getting them. We have made so many priceless memories with our friends on our beautiful patio and our cozy apartment, and I will be so sad to move out in a month! I hope whoever gets our unit next loves it as much as we have. Maintenance and the grounds crew are always around, they work very hard and are very quick to respond to any needs. The landscaping is beautiful because they are always out there taking such good care of everything. The front office staff is great, and there is a feature where you can have rent auto billed out of your bank account every month which I love, so there is no fear of forgetting to drop off your check. The complex is incredibly pet friendly - I swear nearly every person there has a dog, and there is a little dog park at the back (although the fence posts are too far apart to contain my 8 lb. dog, but it would be great for medium dogs). The location cannot be beat - right off 71 and High Street, but still very quiet because it is tucked back from the busy roads. The only downside to that is the roads going out to Morse never get plowed and are very treacherous in the winter, but that isn't Georgetown's fault. I always go out the front through the strip mall parking lot to avoid that problem. If it isn't clear enough, 10/10 would recommend. I will be sad to say goodbye!

Management has fallen to crap pretty much and honestly don't care about who you are; long term tenant or brand new. They don't care when it's winter and your freezing and they certainty dont care if your a day behind on rent (they will fine you hard). They don't care about things like bugs or dog poop all over the property. They don't care about you. They never will. But it wasn't until we were moving out that we finally saw just how bad this place it. We were standing in our Penske truck loading up all our stuff and a few of our neighbors who we weren't lucky enough to meet until our last night show up to say goodbye. About 10 people passed us that night and all were unhappy with management and how their apartment was 'holding up.' All of these people differed in age and financial situations. Some were saving for a house, some had been there 15+ years. All of them unhappy. People don't like being jipped out of hard earned money, no matter your financial situation, and the horrors I heard from these people were eye opening to say the least. One person thought the higher rent ($850-$1100) was affordable and loved living their but figured they could fine a better place to call home, wishing for a friendlier staff who cared about them as people. Most, on the other hand, were long term (one lady was with them for 15 years...15!) and was horrified with being 'pushed out' of her second home their; she had moved from one of the condos into an apartment after her husband died and now management was forcing her, once again, to find a new home; this time away from her beloved garden apartment. HORRIBLE!! One person I met was disgusted, down right pissed off, with the leasing office saying ''he's never been treated so horribly in his entire life.'' This man has been around all of Columbus trying to find a nice place to live that (all he wants) is safe and affordable. He finally thought he found it here but ''apparently not.'' We asked him for details but it was along the lines of how rude the staff was and that maintenance never cleans up the area and never returns his service requests. He also had an apt in the back and said that cars were always getting broken in to. For higher end rent outside the city, this is a disgrace to call home. The only reason I gave two stars was for the wonderful patio area I was able to have. Tip- if you have a dog, don't bother telling them. You'll not only pay out the nose for damages (that aren't there) when you move out but they base what breed you have by Google pictures. I have a mut so I was kicked out because she looks like a banned breed. My vet papers say mut and I wasn't willing to shell out big money for a dog dna test. Needless to say, they treat you like inmates here while wearing the fakest smiles you can imagine. I had a gap in my gate (to the patio) that small dogs could get through, and stray cats, and raccoons, ...etc. I complained to the office, explaining that small dog (thanks to their owners) were letting their dogs under my gate and my dog was growling at them... I got in trouble, not the other owners. I asked for them to fix my gate and it took MONTHS for them to finally get over and patch a hole. HORRIBLE! At the end, which is worth adding, be prepared for fee's. I left that apt spotless and I got charged for a whole apt worth of carpeting because they dug it all up and happened to find stains. My carpet was spotless and professionally cleaned. The only stains that may have been there are from water since we ate in our kitchen. (like spilled glasses of water or whatnot) The rug guy said it could be blood stains ...wtf... how incriminating to throw that at one of your tenants. It made me feel like such a criminal....blood stains!? Did an ax murderer live there before me!?!? I glad I moved out when I did. Such a horrible a vibe from these people. I love the neighbors but the people here are very private so don't expect a loving neighborly atmosphere. I was making a garden bed at 5pm, since it was raining that morning, and this old guy comes out his window and starts screaming at me that I'm being too loud and need to stop. I apologized and explained what I was doing, that I had to grow my own food to save money and he slammed his window shut at me. Some people here, most, are older and don't like it ''rowdy'' so younger couples beware. I don't think I saw any kids here, apart from maybe one family. Not a very kid friendly place.

There are some great employees who work here and the amenities are nice to have. Removed a star because sometimes packages and deliveries can be a hassle if it's not business hours because the drivers will not be able to access the building unless they have your code (they never read the instructions) but that's not the building's fault. Lastly and most importantly, PEM, the power company, overcharges for power. The bill is more ~double what it is for a house 3x the size of your unit. Expect to pay $200+ in the winter and $300+ in the summer.

Its a really quiet place as well, im not sure whats with the building numbering system but it needs tweeking bad. If your not from there it's a pain tryin to figure out where your building nunber is. Management is occasionally argumentative, especially if you are inquisitive or concerned about sudden changes. They force coax cable internet on all new tenants ($65 + electrical bill increase due to device power use) despite other better and less expensive options being available (proper bidirectional fiber via at&t for example) The maintenance requests can potentially be delayed, you're better off learning basic maintenance yourself for some of the common problems you may encounter, example: changing bulbs for all lights including your oven/microwave, or if your AC powers off - how to get it working again assuming no unit failure has occurred. The street lights are not properly maintained often having dead bulbs forcing anyone walking when its dark to need to carry a flashlight. Further on maintenance - if they damage something like a wall or your carpet.. document this immediately because you will be potentially charged for anything they do if you aren't aware of it when it occurs. On Residents - mostly okay, but the community requires some safety conscious traversal, some residents will speed and skip stop signs and also fail to clean up after their animals. Also.. residents occasionally operate grills/fire pits near the buildings so any open window can get smoke inside of it. On The Goat - Okay place, mixed drinks are inconsistent in quality, counters on the bar area are occasionally sticky, food is alright, better off going to Rusty Bucket next to giant eagle.. Because the servers sometimes just flat out leave you sitting there until you flail your arms. Other amenities - pool - its small for the community size. volleyball area - its there.. gym - its alright, sometimes smells like a locker room due to occasional ventilation issues. On mandatory trash pickup (another forced fee) - they occasionally leave bags half ripped in the middle of the road and are inconsistent in pickup times. Your trash bin may be returned to you in a worse state than you had left it out, as they will also throw the bins onto the ground. crime - as of 2026 there have been a several incidents of vehicle break ins, the lack of proper lighting does not help with this, and the community lacks any form of security in place to protect residents or their property. - The forced ISP changes/charges occurred sometime in 2025 - The trash pickup issues were always inconsistent - The maintenance problems were always present for the community street lights - Pet cleanup issues have always been a thing, not everyone is considerate. The convenient location also makes it a great place to live - with a COTA bus to get you to OSU, UA, north campus, and the Short North, as well as all of the attractions around Grandview, I cannot recommend them highly enough!
