I made the mistake of trusting mine when she recommended them for my condo inspection... lesson learned. The water heater didn't even work, yet somehow the inspector missed it--so I spent my first three weeks bonding with cold showers. The warranty company wouldn't cover it since the issue existed before I moved in. On top of that, I had to replace both toilets right away. Somehow they missed that too. Of course, when I contacted them, they denied any responsibility and took zero accountability for their mistakes. All in all, I would definitely not recommend them, especially if they're being suggested by your real estate agent.

Before starting, he clearly explained what he would be inspecting and how long the inspection would take, which really helped set expectations. He immediately got to work and pointed out several things that were not working properly as he went along. At the end of the inspection, he took the time to go over everything he inspected, explaining what needed minor repairs and what should be updated to better protect and safeguard my mother's property. Kevin also let me know that he would be sending detailed documents with all the photos he took during the inspection, which was very reassuring and helpful. The bones of the house looked solid but there were cosmetic things we know needed to be addressed. To find out more during escrow, we hired Diamond Property Inspections after talking to a few home inspectors and getting quotes. Their initial response was professional and knowledgeable. They were not the cheapest but their initial contact was the best and they met my schedule. He worked for 3.5 hours as he painstakingly took the time to assess the homes conditions. I was there and walked around the house separately. He caught the things I saw and a bunch of stuff I didn't. Late that evening he emailed his final report. His report was thorough and illustrated there were other stuff that we had to be concerned about including an aged HVAC. We submitted a request for repair credit which the seller tried to negotiate down but we did not accept it and walked away from the home. An offer was placed on a different home that looks more solid and I will definitely utilize Diamond to take a look at that home before we complete transaction. Highly recommended!

He totally owned up to his mistake and for me that speaks volumes about a person. The actual inspection was pretty good as far as I can tell, I'm not an expert on these kinds of things but the report was very detailed and had a lot of photos. He flew a drone up to the roof to take a look and even pointed out minor details like staining on the carpet that I honestly didn't catch when I saw the property myself. Seems like he used infrared to check for water leaks when inspecting the plumbing in the bathrooms and kitchen. In terms of pricing, he was one of the more expensive options but given the level of customer service he provided and the quality of the report I would say it's worth it. Overall, the experience with Elias was very positive and if I ever need inspection services again, he'll be the first I call.
