View from the front entrance of the one bedroom I am staying in.
    D W.

This property is in a wonderful location. Our kitchen was fully stocked with cooking utensils, plates and silverware. Bed was comfortable. The only downside was two floors of stairs down to our unit. Then two up when leaving. My daughter and her husband would have loved it. However, I am out of shape and after a few days I just stayed and enjoyed the view. I would definitely stay again ... making sure I only had level of stairs.

    'Lake view'

The front desk lied to my face on three separate occasions before I finally overheard the truth. When booking, I was assured I would have a beautiful lake view. When I checked into my basement apartment with a view only of the house in front of it, they said that every single lake view room was booked. As I noticed that there were a ton of vacancies that day, they again said that all of the lake view rooms are booked back to back. That next day I realized that I was the only one in my entire building, and they stuck to their story that they are all 'fully booked'. I finally gave up and went to sign the paperwork and overheard another employee telling people who used the same company I booked with (we both booked using our separate timeshare company Interval International), and not their Branson's Nantucket timeshare, that their shareholders must take priority. She even continued on that if you book through Interval International, that they only have access to their 20 worst rooms. She explained it as a selling point to join their timeshare to access the nicer rooms. Additionally, I arrived at 7:30 for check in and the desk closed at 6. I spoke with a young man at the activities desk who was on a private call who very rudely greeted me with 'what do you need' before pointing me to an unlocked box outside with my name, paperwork and key in a Manila envelope. I had no instructions prior to access this box, so it was expected and absolutely his job to help me check in. Their pools and game rooms all close at 8 so I recommend you have some sort of plan for your nighttime entertainment. Do not recommend.

Beautiful views, friendly staff, great location! We absolutely enjoyed it, it was a great birthday trip/present. The movie theater on the first floor is clean and excellent for a night in

On the desk of the sales rep that berated us.

You check in at the main building which had several nice features plus a great lobby with a computer, coffee selection and a fire pit/fireplace outside to enjoy. After being given our rooms we discovered we were right above the pool in building 7 which was a bit loud for us. We called the guest services who graciously moved us a few rooms to allow for a quieter experience which we greatly appreciated! It didn't take long at all and we could then get situated. The room has a nice round balcony with a table and chairs on which we could enjoy a meal and the view of the lake. It is also amazing how many birds you hear throughout the day! We lived that aspect. The elevators all access paths and rooms so they are handicapped accessible which is so helpful (visiting with an elderly relative who doesn't do stairs well). The grounds seem to be well tended with lots of fun amenities like a playground, tennis courts and lake access. We took a bit of a walk and enjoyed a bench down by the lake. Our room was well kept and had a gas fireplace which we thoroughly enjoyed on a rainy day. We also live that we can cook and eat in or go out. I love how firm and comfy the beds are, as well as how many extras they provide like towels, blankets, shampoos etc. We read a few reviews prior to coming that said the WiFi was horrid, but we had no trouble and my husband was even able to work remotely most of the time. It is a secure network as well which is super helpful. Not sure if it was our unit or building but it worked wonderfully for us. We have greatly appreciated our stay and love the care the staff takes with our questions. We recommend this spot for an out of the way stay!

The "waterfalls" have no natural river or water source connected to them, and in several places you can literally see exposed pipes feeding the water features. The cave and rock structures also appear heavily manufactured. In some areas, you can look underneath the rocks and plainly see man-made construction materials, including exposed particle board. I don't necessarily object to themed or artificial attractions when they're presented honestly. What bothered me was the misleading presentation. The tour tries to create the impression of a natural Ozarks landscape experience, but once you notice the construction details, it starts to feel more like a theme park set than a scenic nature tour. For the price charged, I expected authenticity and transparency. Instead, the experience felt staged and deceptive. I spoke with an employee about it afterwards, and he acknowledged it was fake and suggested I go elsewhere if I wanted to see real tock formations & waterfalls. I don't think I'll follow his advice, but I won't be coming back here.

Also, there's a really cute marmot and a cute skunk on property too. Outwardly, the places look nice, but once you look at the details, you realize how run down this place really is. We are owners and needed to spend points as we couldn't roll them over nor save them. I wonder exactly where my HOA is going to, but it's definitely NOT this property. We ended up in a 2 bedroom cottage after issues with 2 studios in their Lakeside building (see my review in the Lakeside property). The cottage seemed super nice when we first got in here after our studio debacle, but you can see there are water leaks, mismatched ceiling paint (prob a fix to a water leak), AC broke after 2 days when it's been 95+ outside, a broken lamp in the downstairs bedroom, exterior lock not put on correctly, and deep gouges in the floor. Most of the cottages have cracked siding and missing roof shingles (prob the reason for water leaks). We looked up staying here out of pocket and realized that staying a week in a 2 bedroom cottage costs $100 more for the week than our HOA for 75k points. Also, 75k points gets you a week in a 2 bedroom cottage in Jan/Feb. For Aug, you can only get the studio in their dilapidated building. The hot tub at the lighthouse is cooler than Table Rock Lake and about the temperature of the pool. The main pool by check in seems nicer and is great for kids. One of the doors in women's restroom is missing from the stall and the steel in the men's restroom is rusted. Not sure how hard it is to get replacements. One nice thing is that it's away from the center of Branson so it's quiet. Stay away from this property and Capital Vacations. Our AC stopped working and we dealt with it as it was 73° so not unbearable, but on our last day, it was 86°. We told the front desk and asked for a portable AC, which they said they only had a fan. The AC tech came out and when pulling the breaker to work on it properly, the breaker box became separated from the siding. Unfortunately for us, the AC wasn't fixed but the tech left a box fan. The box fan was NOT going to work for the 86° temp so we decided to pack up and check out. Michelle was super apologetic at the desk and offered to move us to another unit, but we didn't think it was worth it since it was going to be less than 6 hours. After being home for a few hours, 11 hrs away, I received a call from Carla checking up on our AC complaint and wondering if our unit had cooled down. WHAT?? I had to tell her that we checked out last night. This place doesn't know which way is up.

They claim that the sales meetings aren't pressured but in reality you are absolutely pressured to go to these meetings. I know they say there are some perks for doing it but then I just found out there aren't any perks at all. The water heater isn't even big enough to fill up the jacuzzi bathtub 1 time. Water turns cold before the level gets up to the jets. No elevator. I looked around the room for this sales meeting and there is no one under 50 years old. I just had spinal surgery 10 months ago. I checked in late around 11pm. I was stuck carrying a 52 lbs suitcase up and down the stairs because there is no elevator or even a stairs bypass path. I do believe that is an ADA violation. On previous trips to Branson (I come here regularly because I have family that live near by) I was put at The Falls which was very nice. This Worldmark property is a downgrade compared to The Falls even though I was told that this place is supposed to be better. It's not. And last... DO NOT let this place scam you into attending their sales meeting with the offer of a free week vacation. The offer is complete trash. 99% of the available locations have an upgrading fee. I then did a regular online search for the same place using the same days in the offer and found it was $861. Where is the free week vacation if it costs roughly $350 more to use the free week offer than just booking online directly?
