From the initial planning phases to the final inspection, the entire team was professional, transparent, and incredibly skilled. Maximizing a smaller footprint (around 320+ sq. ft.) requires smart design, and they nailed it. The craftsmanship is excellent, though the project was delayed (primarily because of additional nuanced city requirements), their communication throughout the construction process kept us at ease. Though not everything went smoothly, they appropriately addressed and rectified any issues that popped up during the construction process. If you are looking to build an ADU in the OC area, save yourself the headache and go with this team. We gladly recommend OC Builders to family and friends. We were incredibly satisfied throughout the build process and of course the results are beautiful, and will definitely go with this team again should another project come up. They deliver high-quality work and true professionalism!

It hardly rains here but, on that day, IT WAS POURING! As I ran toward the office the first thing I saw was Erin holding the door open. "Yolo?" She said, "I don't want you out there getting wet." She was ready and smiling, even though I was hours late and it was 30 min. to closing. "I'll be fast." I said, "don't want to keep you past closing." I meant it but it was well past 5 by the time I left. I returned the very next day, excited to show my husband, but by the time we got there it was after 5 again and the office was closed. From far away Erin saw me, returned to unlock the doors, and gave us a personal tour of Plan 4. To top it off, while closing the models she had fallen. She had a nasty scrape on her leg and a twisted ankle, but she never complained. "It only stings a little," she said, never rushing us. She just kept limping along answering all of our questions with a smile. It never feels like a sales pitch because she knows her stuff and believes in her product. She even lives in a Tri Point home herself. Who has the nerve to be there after 5 o'clock, TWICE! and expect to be attended to? I do apparently, selfish, inconsiderate me! And yet Erin has still gone out of her way to give me the best home buying experience possible. I tell myself that the reasons I love Sage Court are logical: the lower price for more sq ft, the beautiful & perfectly matched finishes, and the sparkling pools and big parks that come to life with people walking their dogs and families playing pickleball, but maybe it's because Erin makes the experience great. I appreciate that and in turn I appreciate the company she works for. It's a great way to start a great life in my new home. I really recommend you go see her if you have a chance. For a brand-new home, the amount of ongoing repairs has been shocking -- and many issues keep happening repeatedly because they were never truly fixed the first time. Here is just a portion of what we have dealt with since move-in: * Multiple fire sprinkler head issues * Garage door malfunction * Shower enclosure leaking -- not once, not twice, but three times in the same bathroom with the same leak, requiring repeated drywall remediation * Plumbing problems, including water seeping through the upstairs hallway ceiling and damaging the dining room below * Roof issues, including ridge tiles needing repair * And most recently, we discovered a side yard water intrusion issue that appears to have existed from day one -- now causing visible moisture damage and foundation concerns. What has made this even more frustrating is the declining level of customer care. In the beginning, the warranty team was willing to help, but after the repairs kept recurring, they became noticeably impatient and unwilling to look deeper into the root causes. Instead of understanding the stress this puts on homeowners, the responses started to feel dismissive -- as if we should simply accept these problems as normal. This is not what you expect when you invest in a new home. A builder should stand behind its work, especially when the same issues keep coming back year after year. Unfortunately, based on our experience, Tri Pointe has not delivered the quality or customer support that homeowners deserve.

For a new home, I changed all the toilets, air conditioning, garage door motor, and had multiple issues with screens and windows. We are now about to change all the hardware for the sinks, two of which became inoperable. The fence is in poor condition and I will have to change that at considerable expense. We had a major leak in the upstairs bathroom that leaked into the living room literally months we purchased the house. The house was built in 2023.

We made the purchase pre…read moremarket and from the point we advanced a non-refundable quarter million, the pace on construction slowed to a crawl. The project leader changed at least 4 times in the six months it took to complete the job. They tried to nickel and dime us by failing to include mirrors, shower enclosures and even doorstops. On completion the house was extremely consistent. The roof leaked every single winter. How can a new roof leak so much. The did make non-trivial efforts to correct this, but there were still new leaks after they performed a major revision. The smoke alarm circuit was not connected to AC, which caused endless issues. Every house has problems but we had more than anyone should expect from new constrution. Finally, we were told the house was a near teardown with only a small portion of original foundation. In fact, nearly the whole 1940 foundation was still in place. Personally, I would use them again if they were the last builder on earth, but fortunately they are not.

During this transaction, several issues arose that buyers should be aware of before entering into a contract with this builder: * The purchase agreement is a unilateral builder-drafted contract that strongly favors the seller. * Material timeline information related to city requirements and construction status was not communicated in a timely manner. * As a result of delayed disclosure, the buyer incurred appraisal and loan-related expenses that could have been avoided with earlier notice. * The escrow was canceled unilaterally by the builder, and the buyer's deposit became a point of dispute requiring formal written demand. * After multiple formal written demands and persistent advocacy on behalf of the buyer, I was ultimately able to secure the return of the buyer's initial deposit. Based on this experience, I strongly recommend that prospective buyers have an attorney review the City Ventures purchase agreement line by line before signing and fully understand the builder's cancellation rights, disclosure practices, and deposit provisions. There are many reputable other home builders in the market, and buyers should carefully compare contract terms, transparency, and communication standards before making a decision. This review reflects my professional experience in this specific transaction and is intended to help consumers make informed decisions.

They will mark repairs "fixed" when they were never addressed, they will ignore requests for repair. I don't even know how they're allowed to continue building in the state as they are ultimately stealing our home value without any real recourse. Purchasing from them has been a huge regret.
