Property: Canvas Anaheim I had an amazing experience with Tri Pointe as a builder, agency and lender. The entire process was so smooth that the home purchase didn't feel "big" in scope. I hear a bunch of horror stories about getting mortgage approvals and etc, but this was so quick and easy. It really felt like any other day and no headaches at all. Cannot make a single complaint about the process. Everything was super simple and straightforward. Additionally, the front office always answered my calls no matter how annoying I was. I constantly pestered them with questions about the homes, upgrades, and they even went to the model to measure things for us when we were shopping for furniture for the house. WOW. The fridge fit perfectly because the front office helped measure it when we could not stop by. World class service. The construction manager Chris was amazing as well and is passionate about the project. There was an issue with our countertops and they replaced the entire thing to ensure the quality was perfect. That is truly A++ Customer service!!!! The homes have an amazing layout and are unique when compared to other comps. The price is really great to if you got in an earlier phase but still good at a later phase. We looked at many other new constructions in Orange County, but this had the best value and layouts by far. It is right by the packing house and Disneyland which is a huge benefit. The amenities are great as well, except there is no gym which is the only downside. The streets are very big and offer plenty of parking. It's not tight driving through and there is always ample parking. Upgrades are expensive and a bit of a rip-off. This is how these construction companies make money. It's the upgrades that net profit. That is how it goes with all new builds, except the very select few that you do get what is shown in the models. However, pick wisely and do not go over budget. If you can reserve some cash on the side, we upgraded the more pricey things with a third party and saved a ton of money. Not all can do this, but if you have money outside of the down-payment/loan, do your own upgrades with a third part contractor at the fraction of the cost. We did the floors, crown moulding and some other things outside of the builder. The Train -- yes, the property is next to train track, but you honestly barely ever hear it. The train is so fast that it comes by in a couple of seconds. It's not loud at all even when you are outside... For anyone who is complaining about the train, please go to Northern California or any area outside of Anaheim to listen to a real train. Those trains are LOUD and annoying. Typical trains also have loud horns, but the one that passes by does NOT use horns. The train here is super quick and quiet, that it's not an issue. This did not change our perspective on the property and the people who complained about this are too cynical and never lived by a real train with clacking tracks, loud hours and no privacy wall. This is the quietest train we have ever heard... All in all, this is a beautiful property, beautiful homes, great amenities, professional staff and an amazing construction crew. I cannot recommend this property enough. A+++

ATWELL COMMUNITY Beaumont. Bad Bad Bad experience! From their home advisor, to sales person, to the loan consultant. This place had us waiting and waiting and waiting..... then finally got an email from them that they are opening the Lots for picking and asking us to reapply again again again.. verification this and that letter here and there. We did everything they ask and on top that they raised their price from 20 to 35+ while waiting. At the end we just got tired of the run around. Such a mess! They can't handle the demand and still taking new clients. Now almost everyone I know is backing out. One of our friends daughter got turned down due to change of jobs and they had put down a down payment. Please do yourself a favor and read all the 1 start review. Most of these 5 starts are not real and probably paid a Starbucks gift cards. I hope Tripoint and the Pardee homes reads all of our concern and get rid of their seller/advisors and whoever is in charge of it. before someone start a lawsuit. BTW Most of the new home owners on the reviews are having lots of Plumbing problem. Read it!

The pool water is imported from The Rio olympics ! Nasty. Disgusting. We pay for this!?!???

However, DYM has now done our master bathroom, guest bathroom, kitchen, and windows. The place looks phenomenal! DYM did our bathrooms/windows in 2020, and they did our kitchen in 2022. It's been really great to see their company grow, and while I was worried as they grew we'd see things slip or something (I'm pretty sure we were one of their first ~10 clients in 2020), but that is definitively not the case. They were actually even better in 2022 as they had grown into more of a rhythm/process. There are so many crummy contractors, and we had heard every horror story you can think of. I'm happy to report we have no exciting or scandalous home renovation stories, and I mean that in the best possible way. With DYM, things get done on a schedule and with good quality. There's no "and then they disappeared for a week" or "and then they said another project came up" or "their plumber flooded our home and they said they weren't responsible." They just planned, demoed, adapted the plan (hooray for the inevitable demo day surprises), built, and finished. Wonderfully uneventful every time! While Jade and David are awesome, I also have to give a shout out to their crew. Carlos is a true master at his craft. He picks up on all the details, makes brilliant suggestions, and works crazy efficiently. They crew also does a great job at sectioning off the construction site and cleaning up. Renovations inevitably impact your lifestyle, but they really do everything in their power to limit it. I would trust their crews to do literally anything in our home. The most mind-blowing part is how strongly DYM stands by their work. We had some bathroom tiles get loose almost two years later, and I texted Jade asking for advice (How can I fix this? How much do you think it would cost if I hired someone? Have someone you would recommend?). I wasn't asking for her to fix it - it had been over two years. However, she just went ahead and fixed it with no cost and no questions. Hell, she even got me a birthday cake. Seriously...what contractor does this stuff? It's awesome! The group at DYM is also fantastic at making other contractor recommendations. We had a neighbor spring a leak and damage some of our drywall. We asked Jade for recommendations on someone who could fix it, and they person did a great job at a great price. It's so nice to have a source of information like that. We literally always recommend DYM to our friends whenever they mention they're doing a renovation. The only reason some of our friends have gone with someone else is because the other contractor was cheaper by a few thousand, and I don't think it ever ended up being worth it. The other contractors almost always added way more costs along the way, did a crummy job, or took forever. So you might be reading this review holding two quotes and wondering "Is DYM really worth the extra money?" Trust me - it is worth it and you won't regret it.

The remodel included changing the old plaster to mini pebble, installing new tile, adding a new LED pool light, and doing the deco seal around the pool. Once all the materials were ordered and ready, the actual work was completed in about a week, which I was really happy about. Tamir kept everything organized and the crew stayed on schedule. I also appreciated that he was able to accommodate a couple of last-minute additions I requested during the project and made sure everything was taken care of. Shortly after we reached out, we were contacted by Mike Woepse, who was a superstar throughout the entire process. In our initial call with him, we had a variety of questions, and he had clear and thorough answers to all of them, ranging from advice on lenders, the current state of the market, which areas seemed to fit our preferences, what our timelines would look like, and how we would be working together. By the end of the call, we knew that we had found a good fit. This was a remote search, as we were not actively living in the area where we were looking to buy. Normally, this can introduce some challenges, but Mike and his team were comfortable with it, having worked with many buyers and sellers throughout the COVID era. They made it clear that they recommended visiting homes in person, which we were on board with, but that also was a good sign that they cared about us and wanted to make sure that at the end of the day, we wouldn't be surprised by anything about the home. During our first showings, Mike walked us through things to look out for, while also being attentive to things that my wife and I pointed out about the homes as pros and cons. He also scrutinized each of the homes with a more experienced eye, pointing out things like termite damage, unusual (and possibly not permitted) additions, or other concerns that would have otherwise slipped past us as newcomers. Throughout the whole search, we felt like he was looking out for our best interests. After a few more rounds of searches, we found a couple of homes that we wanted to make offers on. Of course, Mike was completely prepared for that process too, walking us through everything that we needed to do on our end, and recommending strategies to approach counter-offer situations. We eventually had an offer accepted, and we went into escrow for our first home. Mike and his team had several recommendations for inspectors, which we worked with to take a closer look at the home. We started to find a few concerning issues, and in a situation where a first-time home buyer might feel overwhelmed, we instead felt like we could bounce questions off of Mike and his team about anything and receive an honest and helpful answer. Around this time, we also found another home that we liked even more, and even though it would be a bit of a challenge to navigate the cancellation for the first home, another round of offers and counter-offers, and another closing process, we decided to pursue this other home. We ended up having our offer accepted with only a two-week window to close, which was very tight, but with the help of Mike and his team, we were able to coordinate access for inspectors and a family member to get everything looked at. On top of that, we also found some things that needed to be worked on in the near future, which would be a bit expensive, and Mike helped us decide on an appropriate amount of seller credits to request before closing, which the seller accepted. Finally, we were able to close on our first home! We're very excited, and we're grateful that we worked with KBRE to do it. Mike and his team literally worked 'round the clock to accommodate our work schedules, and we couldn't be more satisfied. We will happily be recommending them to anyone that we know that is looking to buy or sell.

Their pricing was comparable to others, but the ability to visit their in-progress projects gave me confidence. I'm very very particular, and while no remodel is perfect, Creative worked to bring my vision to life. My advice: plan everything in detail beforehand--or hire a designer. To save costs, I handled all the design myself while working full-time, which was highly stressful. Having everything mapped out helps avoid delays, last-minute changes, or compromising on your vision. Golan and Jordan were fantastic--Golan handled planning and communication, and Jordan ensured everything stayed on track. They always responded to my texts in a reasonable amount of time. Their tile crew was exceptional (I often bumped into them because they worked long hours and weekends to complete my home and were really nice and respectful people), and they tiled nearly my entire house beautifully (we're talking 2000 sq ft of flooring, 3 bathrooms, and a fireplace). I appreciated that Creative didn't nickel and dime me for small changes, and when a gas leak was discovered (due to careless cabinetry work), they fixed it--and more (we found more leaks during the repairs)--without extra charges. Despite delays beyond their control, they completed the full renovation in about six months--from pulling permits to final inspection. Major work included a new kitchen, three bathrooms, tile flooring throughout, interior paint, a new electrical panel, and whole-house LED recessed lighting. Even after the job was done, they returned to fix small issues without hesitation. That kind of follow-up is rare in a world full of disappearing contractors. I would recommend Creative for any remodeling project, big or small.
