I made the mistake of trusting mine when she recommended them for my condo inspection... lesson learned. The water heater didn't even work, yet somehow the inspector missed it--so I spent my first three weeks bonding with cold showers. The warranty company wouldn't cover it since the issue existed before I moved in. On top of that, I had to replace both toilets right away. Somehow they missed that too. Of course, when I contacted them, they denied any responsibility and took zero accountability for their mistakes. All in all, I would definitely not recommend them, especially if they're being suggested by your real estate agent.

The bones of the house looked solid but there were cosmetic things we know needed to be addressed. To find out more during escrow, we hired Diamond Property Inspections after talking to a few home inspectors and getting quotes. Their initial response was professional and knowledgeable. They were not the cheapest but their initial contact was the best and they met my schedule. He worked for 3.5 hours as he painstakingly took the time to assess the homes conditions. I was there and walked around the house separately. He caught the things I saw and a bunch of stuff I didn't. Late that evening he emailed his final report. His report was thorough and illustrated there were other stuff that we had to be concerned about including an aged HVAC. We submitted a request for repair credit which the seller tried to negotiate down but we did not accept it and walked away from the home. We were in another state at the time, so our realtor was present for the inspection. Inspection was done and nothing major was noted so we proceeded with the purchase of our home. After we were in the home, we noticed a major termite infestation and also a huge ant infestation. Don't know how this was not noticeable to the inspector. Our oven was not working when the report indicated it was. A phone call was placed with Greg Stevens, us and our realtor as we wanted to go over some things. Greg was very rude and sarcastic, and when we asked certain questions his response was " I only do visual inspections". He didn't want to take any responsibility for his lousy inspection. With some major things wrong, we could've asked the seller to fix certain things or ask for more money back for repairs/fumigation. With the first rain and subsequent rainy days our roof leaked. We were surprised as the inspection report only said "areas of roof repair noted". I was getting quotes from about 10 roof repair companies to fix that particular area of the roof only to be told by ALL companies that our roof was shot, it was over 20 years old, skylights were cracked and old and needed to be replaced. Around $10,000!! BUT ALL companies said this didn't happen within a years time, the damage has been here MANY MANY years. So, Greg Stevens didn't see this or didn't care to report it? Makes me wonder if he was in cahoots with our realtor. Again, if we knew the roof needed replacement, we could've asked for money to replace it, asked the sellers to replace it or just look for another property. Honestly, I would have looked for another property. Greg's poorly executed inspection is now costing us $10,000 in a time where I lost my job to Covid and money is so very tight.
