Inconsistent, wasting your time and creating charges that are not consistent with the contract. I really liked the location, because was close to my best friends, but I regret ever having business with them. We have never been late on rent, they have not been on time with anything. Never showed up to the property, wasted 3 days of my time. When time came to get our deposit back. The time has come and passed and check has not been mailed. The value they have to offer is not corespondent to their efficiency of adequate property management. Just to think we were considering to let them manage a property for us we recently acquired.

Read the reviews, they are about horrible treatment and service. Believe every word on here about Pegasus and ignore them at your peril !!! If anything, the reviews on here are too kind. They will make wonderful promises to help, all they will do is make everything 10 times worse. There Operations Manager, Theresa, ALMOST NEVER! answers calls or returns emails to board members or to residents. As a board member, I literally gave up trying to contact her after weeks of unreturned calls. I can only imagine how members are treated, because they all complained about this horrible company. Theresa rarely does what she says she will do and makes every excuse you can imagine, including blatantly lying to your face, how she has a job I am completely baffled, I can only guess the owner never reads these reviews and/or Theresa intercepts any complaints. I do know when I tried to call the owner I never received a return call, but Theresa referenced my attempt, so she probably intercepts the calls since the owner is never there, or maybe he is happy with this reputation and his customers being treated this way. Either way, believe EVERYONE, Pegasus doesn't have one single good review anywhere!, avoid this company like the plague. We terminated them after 3 months, it was 3 months too long!

    After reading the reviews, I noticed most of the high ratings come from owners. That might explain…read morethe difference in experience, because as a tenant this company was difficult to deal with. Email communication often felt passive aggressive and any time I asked a simple question, I got long policy explanations instead of a real answer. I had to follow up several times just to try to renew my lease and kept getting the runaround. I eventually moved because paying rent on time should not come with that much hassle or uncertainty. I rarely needed maintenance since I handled most things myself. Getting my security deposit back took far too long and every time I asked about it, I got more excuses. They charged a 250 application fee, a 25 per person monthly service fee on top of rent, and even offered a 95 option to fast track the return of my own security deposit. On top of that, they offered to charge 495 for move out cleaning. No thanks I can do that myself. I've never ever not gotten back a security deposit. I'm not that person. Everything felt transactional and unnecessary, which honestly pushed me toward leaving. Right before my lease ended, I sent notice that I was moving. Even then, I got what felt like an automated message telling me my renters insurance needed to be confirmed for the next year. I replied saying I was moving out in a few days and still had insurance, and the response I got back basically told me to send proof or be charged 10 dollars. I am not letting anyone nickel and dime me over things like that. 10 dollars. Please quit the shit. Owners may have a smoother experience, but tenants deal with a very different side of things. Best of luck if you decide to rent from them. I will not be using them again. As a property owner and a renter, this definitely isn't the way people should be treated ever. I only have 2 stars because after 30 plus days I got my deposit back. Minus a f*+^€n 5.00 e-check fee. Yall needed that I guess.

Charge enormous fees for basic things. It's all predatory and completely scummy if you ask me. Hopefully they get better in the future.

    Unethical company. They receive complaints and cancel them out without properly or fully addressing…read morethem. They haven't produced financial reports for our HOA for more than half of the year and won't respond to requests for them. They stonewall any other requests and then try to ignore legal document records requests or impose fee schedules that aren't published. You can't actually get your community manager on the phone. An answering service takes a message and a follow up return call never happens. Updated to include more in response to their reply. Their own reply was proveable dishonesty. They still haven't posted the most recent months Financials. Other months were posted only AFTER I posted a screenshot of their lack of compliance on the Google review. Despite multiple requests for other documents they're still NOT in compliance. They issue violations fines before the board even meets to approve them. Our Bylaws state that issuing violations and fines can't be delegated. Yet this year they've generated themselves another 20k+ in profit from doing exactly that. The board members Andy Van Dine and Bobbie Lopez do nothing substantive to supervise them or rein them in. And when I attended the board meeting I wasn't given any type of hearing as required by the bylaws. Instead, I was cut off by Carlos their manager before I was even finished talking and then muted and kicked from the meeting. Funny to note as well, their management did respond to me via email but only AFTER I posted here.

    Our leasing experience with this management company was frustrating due to poor communication and…read morelack of follow-through. The process took about a full month. During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.

The dog stations are never stocked and are falling apart. There are "doggie bombs" everywhere and it smells like it. If you have dogs, this is a major health concern. And if you don't have dogs, this is a major health concern. The water was turned off for months in the dog park! And now the dog wash is broken. So if you're reading their list of amenities and the dog wash is a perk to you, not a single resident has been able to use it in 6 months. The gym is not only filthy but they have not restocked sanitary wipes in months, regardless of me repeatedly asking. It's getting disgusting. They mark service requests as complete when they haven't even looked at, let alone serviced what was requested. Like my dryer, because that could never be potentially hazardous, right? Don't even get me started on the gates or the weird crime rate that's gone up. A ring doorbell is your friend here. I LOVED living in this complex, I mean this sincerely. Used to recommend this place to anyone looking in the area, now I hesitate. As of late I find myself frustrated in my own home. Even after speaking with the office it seems like this is above their heads as most of these concerns are supposed to be regulated by their maintenance team. This place has potential if they could get all of their ducks in row, but as of now every week they are slipping further and further from the "luxury apartment" life style they advertise, be sure to keep that in mind before signing a "luxury apartment" lease. Really hoping that the property director can get this place back up to par before it all goes to hell in a handbasket. And to further my point about marking service requests complete that have not been completed, adding a photo and example I just received via email while standing in the dog park. Lynx team, y'all need to do better.
